It pains me after coming here for over 10 years and posting many stellar reviews here, to give this park less than the "10" it routinely received when it was run by owner operators. Several years back, it was sold to a chain of RV parks and as a result two things happened. First, all the beautiful flowers all around the park are no more, the beds are mostly neglected, the roads are deteriorating and the people in the office are just employees now and pretty indifferent. Secondly, don't even think of staying here if you need reliable and functional internet service. We have gone round and round with the employees and the internet "supplier" Tengo Internet for over a month. During that time, we have received maybe 2.5 weeks of marginally usable service, the rest of the time either one or both of the Wi-Fi towers were out of commission or the server was so slow most websites would time out on it. Speed test shows speeds as low as 0.1mbps down, 0.01 up, pretty awful for the represented "high speed" internet this park claims to be happy to sell you for extra money. Tengo Internet makes a fraudulent claim that they supply 4 to 10 times faster than dial up, using 0.28 mbps for dial up which is nonsense as all dial up these days is 0.64 or better. The so-called internet service in this park is big time terrible, and the absentee owners could care less, that's the bottom line. Don't stay here if you really need internet and don't have another way of getting it. Otherwise, it is still a nice, well located place, but far from what it used to be.

While it is well located for shopping, it is far from downtown and basically a very large trailer park for full timers. The daily rate is way too high for the amenities and general appearance of this place. A plus are the large sites for short timers but ours came with a junk trailer and two dead cars next door. The train noise at night can wake you up unless you sleep with all windows closed. By comparison to other parks in San Antonio in this price range, this one just doesn't measure up.

Rate cited is Passport America. Good value at that price, pretty expensive otherwise. Convenient location but hardly 10 minutes to River Walk as claimed in advertising. Very small sites, very poor quality roads. Would stay here again.

Your basic parking lot but a very well run one. Rest rooms spotless, helpful management, spacious and clean and very well located for overnight or short term stay. Rate cited is Escape member rate.

Definitely basic but quite adequate for an overnight stay. Power was good, cable TV was excellent, site was flat and very long making pull throughs very easy. No WiFi at our site. Restrooms old but clean. Quiet area. Owner was pleasant and helpful. A real bargain at the Passport America rate of $10 plus $2 for CATV.

The previous review is spot on. This place is tired and needs a face lift. It does have a decent exercise room and very good CATV. However, the Wi-Fi which you have to pay extra for is a complete flop, it basically doesn't work during the day, only late at night or very early in the morning. Office staff were pleasant. North pool is very nice.

Convenient over nighter next to the Econolodge. Advertise a $10 PA rate but demanded $15 when we checked in. Level, easy pull through, otherwise nothing to recommend it for a longer stay. Rate included tax.

Decent overnighter, easy to get to, level sites with sufficient space. Avoid the bathrooms, they really are primitive and badly need renovation.

Very nice spaces, very well run office. Nice pools, decent exercise room though hardly "state of the art" as advertised. A bit remote from shopping and, yes, there is definitely noise from the nearby airport. A bit pricey, particularly when you add on the ridiculous local taxes. It would have felt like a better value if Wi-Fi had been included and the quality of the CATV was better. If I owned this place, I'd look around and notice all the vacant spaces I have in high season and maybe realize that I needed to be more competitive. Awful lot of vacancy for this time of year.

Nice place in a quiet location. Exercise room, nice pool, clean laundry. Rate cited is Texas resident summer rate. Yes, we had to pay $5 per day for Wi-Fi but it worked perfectly. Very nice folks at the office, very convenient location. RV sites up front OK though the first one we tried wasn't sufficiently level. Will definitely make this our way station for final preparations before we return home to Lake Chapala, Mexico.

For what it is, a park geared to full timers and long termers, this park deserves high marks for spotless and impeccably maintained rest rooms, laundry, and office. The reception couldn't have been more welcoming. We found it to be a perfect overnighter for us, easy in and easy out. Basic but very well run.

Over nighted here and were impressed. The W-iFi was free and excellent, the pool and club house were nice, the pad took a little maneuvering but was concrete. CATV was OK but we opted to tune all the new digital stations in San Antonio directly on our HDTV and reception was excellent. Note that rate cited was PA, a good deal! We'd definitely stay here again.

Cable TV doesn't work and Wi-Fi a bit erratic though pretty fast when running. Was able to pick up a few digital stations with my antenna. Bathrooms really could used updating and water pressure was pretty low. Laundry worked OK. Old but very clean park, but really wouldn't suggest you bring a 40 footer in here, however. Spaces really not all that large. Lots of permanents but they appear to be pretty well supervised as sites were clean. Best feature about this place is the hiker/biker trail that starts immediately across the bridge and goes for quite some distance along the river and around a very pretty park and lake. To access this, just walk out the front of the park, south on the sidewalk across the bridge and then make a right just past the end of the bridge. Be warned that Delta is a pretty hot place in the summer!

This place strikes me as one of those places that is in such a good location they don't have to do a particularly good job to still draw a big crowd. The Wi-Fi hardly worked, the rest rooms were not given the attention needed to keep them clean and bug free. Trash cans were overflowing. We had a site where the utilities were simply in the wrong place for any kind of RV making it impossible to hook up the CATV. I'd stay away during the busy times like the July 4th weekend we were there.

A pretty new place but maybe less money should have been spent on the office and more spent on properly constructing level sites because many were not and ours was one of the worst. Wi-Fi was erratic, we ended up tapping into another site coming from somewhere outside the park. Just crammed a little too tightly for some place in this price range. Very nicely kept, however.
