I'm happy with this park. As mentioned by others, the sites are small: I would not try to use this place with anything greater than a 38'. Getting the rig properly placed within the pad is tricky. We had to park on a diagonal to be able to open the slide. The landscaping and grounds are nice. Wi-Fi and cable TV worked very well. The main advantage is the location. Just a few blocks off I-5, and a good central location if you want to go as far south as San Diego and north to Laguna Beach.

Large and spacious sites - Wi-Fi offered on four separate channels, and reception was excellent. The park is a couple of miles southwest of the town, and is on the way toward Carlsbad Caverns. Office staff is very friendly and lots of tourist information is available at the desk. We were happy with the park. The only complaint is that there is a lot of dust flying, and that's no fault of the management. It IS the desert, after all, and it is probably that way everywhere. We would stay here again.

Very convenient to the city of Franklin. The park was very well groomed. Hosts are friendly and helpful. Sites were level and hookups are conveniently clustered. Wi-fi and satellite TV worked very well. The fireflies at dusk are amazing. Don't miss the side trip to Highlands, N.C. Many waterfalls and rapids along the way. There's also a waterfall that you can drive behind. The only downsides: Cash or check only. No pool.
