The word "Resort" does NOT convey what type of place this is. This was our second time here. Both times, the space we reserved by phone, with e-mail follow-up, was occupied upon our arrival. The roads are gravel as are the spaces. Over half of the spaces require a significant amount of blocking to get level. The bath house facilities are too few (for example, men's: 1 each urinal and toilet, 2 showers, 2 sinks) thus we used our on-board facilities. On weekends the managers let their kids use the support golf carts to run all over the place for hours. Three or four golf carts circling for hours through the campground is not what we care to see or hear. Next time we're in this area we will stay some place else. We will not return here.

Our first time here and rate reflects a deal for first time SKP's. This place is great. They rang that bell like you see in old westerns which is a signal to others that new guests are checking in. From the time we arrived to the happy hours and socials. including serenading of "Happy Trails". we had nothing but praise. Even found a few full-timers to attend church with in nearby Artesia. Location is great for Carlsbad and Roswell trips; to name a few. We loved the night time coyote singing and we even saw a road runner. The spaces were huge and utilities placed correctly. We'll get back some day.

This is a very nice park and the owner really works to kept it pretty. He'd just finished setting up his autumn displays which were beautiful. The bathrooms were very clean and the showers are huge with great hot water supply. We had called, as well as sent an e-mail, asking for a pull-through because we're just over 64 ft. Upon arrival there were plenty to choose. He suggested the one we ended up taking and it was great. All sites are gravel (and level) and a large grassy area with picnic table and fire ring on the right side. This place was so quiet we slept with windows opened. There's a paved path associated with the local authorities that is reachable from the park. FYI - if you follow routing to here from southbound I-81 there is a 13'4" bridge (signs posted 15 miles before) that was not listed in our Rand McNally Motor Carriers Atlas. All in all, the type of place that deserves a 10.
