As far as we experienced, the previous comments are accurate. Alas, we decided the park wasn't for us. Three pages of rules, some of which boggle the mind. (OK to let vaccinated, spayed/neutered, licensed cats wander about unleashed. No dog barking, but OK to leave dogs unattended in outdoor cages/crates. When was the last time you walked your dog past a roaming cat or a penned dog without a bark-fest ensuing? Had to get out the super-duper reading glasses to go through the rules. Had it been printed in 12 pitch, it would probably have been six pages long). We simply decided we probably had no chance of staying a night without at least one rule violation. We moved on, but wish this truly beautiful park well.

Perhaps we missed something, but this does not appear to be a "traveler's" RV park. The website says to call "Neil" for current rates 'till 12/31/2013. Called Neil. Neil said rate was $30/night. Asked if sites were available "today". Neil said "I'm out of state, are you in the park" "No", I said. "Lemme call you back" Neil said. Ten minutes later, Neil called and gave us the info on how to find "his site", and just go to the brown building in the front and stick $20 in the box. Sounded--well--interesting. Went to the "Resort" (BTW, it's nothing of the sort) and found the site. Long story short, too narrow for us. We suspect the "Rates" page on the park web site is actually a bulletin board to let site owners rent their sites. We let Neil know the site wasn't for us and moved on.

Previous comments are accurate. Not much to add except some guests feel it's OK to cut through occupied sites and some guests who don't feel they need to pick up after their dogs (we have dogs and we are furious when we see something left for us to step in). Park rules are a bit vague at times in some areas, therefore open to abuse. Rate is 10% off for AARP.

Previous comments are accurate. No broadcast TV, no ATT cell coverage. Good WiFi. Will, the manager, is a great fellow and he goes out of his way to make sure all is well with your assigned site. He even spent an hour or two insulating our water supply since snow was expected that night. We hope to get there again--without the snow. Rate was PPA w/50A

As a general rule, we only stay at KOA when the alternatives demand we do so. Keep On Adding has largely priced the chain away from our consideration. However, if one is in the area we intend to stay, we do compare it to what else is available. This one drew our attention due to the nightly rate. It was actually comparable, and in one case less expensive than other area parks. We took a chance and booked a reservation. Well, all we can say is what a great place! Above average site size. Well kept sites. Stable power, good water pressure, no problem septic. WiFi excellent, but at check-in, be sure to let them know how many devices you have as each device must have it's own log in. The only problem we had was with another transient (noisy west-coaster). The permanents were great. While we'll certainly use this KOA again when were in the area this place made such an impression on us, We'll look a bit closer at KOA in general as we travel. Never thought we'd say that.

All of the previous reviews speak the truth. The only thing I can add is that the promoted discounts (GS, AARP, etc) do not apply to the advertised weekly rate. A quiet, yet busy park, so make reservations. Rate based on weekly price of $191 and change.

Nice park within walking distance of the Aztec ruins (BTW worth the walk). Reasonable site size. Good power (50A), water pressure, WiFi and no issue septic. Few to no rules--might, or might not be a problem for you. Our neighbors were "neighborly". We could see that others were not. More than average road noise along Ruins Road. This is a busy park, so be sure to make a reservation.

Nice park just outside of town. Reasonable site size. Good power (50A), water pressure, WiFi and no issue septic. A tad rustic, but what's wrong with that? This is a busy park, so be sure to make a reservation. We took a chance without one and got lucky. REAL lucky.

When I see a park review like you're about to see here, I automatically assume someone associated with the park wrote it. I swear, I have no vested interest in this park, but I wish I did. What a difference two years makes! Since Western Horizons sold this park, it has improved significantly. The sites are more than adequately sized. Great utilities. Solid electric, good water pressure and the sewer didn't back up--even after 3 days of heavy rain. Wifi is one of the best we've ever seen in an RV park. Owners, management and staff are obviously working hard to improve what's left to improve, but from what I can see, there's not much left to improve.

It's unusual that we find a park that really flips our switch, good or bad. This place did it. And, not in a good way. We were looking to stop in the Colby, KS area for the night. There were no recent reviews of this park since this time last year, so we were curious and stopped by. By "stopped by", we don't mean we drove through the entrance. We mean we found the park next to a Walmart. We parked at Walmart and wandered in (easy, too easy). Here is what we found. We probably wouldn't have found the park in the first place had we not been fortunate to see the EXTRA-small camper sign that directs you to the park. You know the one, a 1 square foot blue background with white relief of a trailer you see along County roads. Yep, that's all there is here. We can't imagine how many potential customers have missed that. Wished we had. It is no longer called Bourquin's RV Park & Restaurant. The restaurant is dead. It is now Bourquin's RV Park & Farmer's Market. We didn't see any farmers, or a market, just poor passer's-by who paid money to park there. This is a teenie-tiny RV park charging premium prices for teenie-tiny sites. Not as bad as KOA, mind you, but close, and still charging WAY too much for what they were selling. Sad! We truly felt sorry for those who'd paid to stay there. At least the owners didn't presume to call the place a "Resort" and charge yet another $3 per night. The park's only claim to fame is it is a very, and we mean a VERY short walk to Walmart (lock EVERYTHING up). That's the best we can say. We didn't check to see if we would be allowed to park at Walmart for free. We suspect not. By-the-way. There were at least two motels in town that advertised less for a single room than Bourquin's charged for their tiny pieces of dirt. Not at all a fair deal for the RVer. We'd have paid $20 for a night at this place, if they'd talked real pretty. $15 if not. Not a penny more. We decided we could drive another hour or two, and did. WE DID NOT STAY AT THIS PARK!

Can't answer the previous posts about sales tactics. We are RoD members, so we were able to skip that part. We will, however, ditto the tight roads, but we managed with a 38' MH. Nice folks at check-in and nice neighbors too. Spaces are tight, but again manageable. We stayed with our RoD membership. Free with $3 for 50A elec. Free WiFi.

This is our second time here. Last was Nov. 09 and what a difference the time of year makes. In 09, the place was nearly empty, in Feb it's nearly packed. They found room for us just the same and honored PA to boot. Free functioning WiFi.

Good, if older, park just east of Tampa. Tight, but doable roads. We've stayed here twice now and it has been good both times. Great and helpful staff and friendly permanents.

This is the ONLY KOA we stay at by choice. Very nice smallish park. Good sized sites. Everything works and is well maintained. Best propane prices we found in the area. They make their own deals, so you can often get a decent rate rather than the standard KOA overpriced rip-off. Free WiFi. Rate listed is daily for $750/mo + elec (not bad for south Florida in December.)

Good for an overnight. Was probably great in it's day, now run down and a bit shabby. Confusing traffic pattern. We came. We slept. We left. PA rate w/ 50 A Electric.
