This is an old KOA. Rate for a 50amp is $520 per month which included electric. Wifi is available and the majority of the time worked ok. We were here for 8 months for a temp. job assignment. Saw 4 different sets of managers and staff. Sites are in desperate need of rock. Not level. There was a picnic table and standalone grill in our site but it was extremely close to our motorhome and it couldn't be moved. Large tree stump right in the middle of the site which was in the way. Run down trailers and modular homes that are being rented out. Cabins have long term rentals that need to clean up the outside. Tent area is overrun with grass and goatheads. Washers and dryers didn't work most of the time. Thankfully there is a very nice clean laundry right down the road. Bathrooms may or may not be clean. Works with minimal staff. Office opens at 8 and closes at 5 the majority of the time. The pool and hot tub are not operational. There is a small area for kids with a swing set. The main office building is in dire need of repair. There is a nice fenced dog park which could use a little repair, i.e. holes in the fence. Old dead trees that have branches break off with a good wind. The water pressure was good but the electricity did go off just about every day. During a storm it did go off at night and guests didn't know what to do as there was no emergency contact number or a member of staff on site. 4 years ago this was a nice park with different owners. The present owner is out of state and has no ideal what goes on and doesn't seem to want to supply funds to bring this back up to a nice park to stay at as we saw now improvements in the time we were there. We would not recommend this park nor do we plan on staying here again unless there have been significant improvements. Would not be able to overnight without unhooking your toad.

We have been here since Nov. 2014 due to the hubbys job. We had stayed here before and this is the reason we chose this park. The rate listed is based on the monthly rate and includes electricity. The manager and staff are very helpful, courteous and are always working on things around the park. The restrooms were very clean during various times during the day. We did not use the laundry. The office area was always clean and there were gifts, small selection of groceries, etc. We will probably not return unless they bring in some gravel. When it rains it is nothing but a mud hole and there are large holes and ruts throughout the park.

We took advantage of an advertised special which is why the rate is low. This park has wide gravel sites that are deep and back in only. Good electric, water, and sewer. No dog park but most walk their dog on the walking trails surrounding the perimeter of the park. Nice facilities and lots of activities if you're into that. This is a RV Co-op park. They will try and sell you a lot. We found the owner to be stuck up once he found out we weren't interesting. There were some owners that also wouldn't give us the time of day and gave us the impression we were intruding on their park. Work kampers were excellent! When here on a monthly rate the rate does change month to month due to the "premium months". We probably will not stay again due to the attitude of the main owner.

We've been here since January and it has been a very pleasant experience. Clean showers, restrooms, pool, hot tub, fitness center, club house. Clean everything!! Nice staff who go out of their way to handle any situation. We've just learned of a special 3 month rate beginning October first, that will save us almost $450 over the 3 months. Lower monthly rate includes cable and electric!!!! We were so excited we paid the deposit and reserved our spot. Call today and see how you can save too!

We stayed at this park enroute to Houston. Pull through site was great since we were pulling an enclosed trailer. We decided while here to have some minor work done. Staff was friendly and was able to recommend some great eating places in Sanger. Seemed to be quite a few perm residents, but sites were kept clean and orderly. We would stay here again.

We stayed at this park for 4 months mainly because they did have a place for us to park our enclosed trailer. Rate is based on a monthly rate. Electric was additional per month and cost us anywhere from $85 to $180. Sometimes we felt electric wasn't read correctly. WiFi when it worked, was great. Has 1 women's and 1 men's restroom which included a very large shower. Always appeared clean. Manager is friendly but not on site much, as he and his wife drive school buses. There is no dog park but is dog friendly. For the most part, pets were picked up after by their owners. A little sprucing up could make this a great little park. We would stay here again if in the area.

We were here for 2 months and had to leave early due to a family emergency. Everything with the facility was nice. We did eat at Mark's Grill and it was very good. Even though pets were allowed, there is no dog park and not really anywhere for the dogs to do their business. We did experience bad winds for a few days: approximately 70mph. Electric was extra but didn't seem to be unreasonable. Our site included a nice propane bbq grill and a tiki table. If in the area would stay again but would probably look at something closer to town.
