Some of the things that others didn't like didn't bother us. The staff was very friendly, the park was clean. Some have mentioned that the vast majority are permanent residents. This is true but all sites appear to be well kept, not a bunch of "junkers" as we have seen at other parks. ATT was good, easy satellite set-up. Sites were a little close and angled up in the back but we had no trouble leveling. I would have given this a little higher rating except for the wifi. The cost was $3.95/day. We have an external adapter which gives us excellent reception. We had a good signal but the wifi was VERY slow most of the time. We weren't streaming or skyping and it sometime took over a minute to load a site. We would stay here again/

As someone else said there are trashy RVs all over the place but as far as our area it was satisfactory. We were lucky and had a site where I could get satellite; there would be many that couldn't because of trees. There is no wifi except in Clubhouse. It is adequate. ATT cell service is iffy. We stay here to visit relatives but be aware that traffic in the entire Fredericksburg area is AWFUL. Don't plan to get anywhere fast at any time of day.

This is one of the most nicely laid out campgrounds we have been in. Large open sites. Easy access to Mt. Airy (Mayberry) Easy satellite set-up, good ATT. The only negative is the wifi. It worked for about 1/2 hour one day. Other than that we couldn't even get email. Don't plan on it. Other than that we really liked the park.

Sites were easy in-easy out. Getting satellite reception was interesting considering all of the trees. Good ATT. Pretty good wifi. Very nice staff. C2C members be aware: on 4-1-2017 they raised their "add-on" fee from $10 to $20. We had reserved prior to 4-1 so they honored the $10.

Friendly staff, very quiet at night. Good ATT. We had no trouble with satellite setup though others would. The big problem is they have no concept on how to place rigs. We had a 32' TT + truck. Had to place markers at rear of TT to make sure it wasn't hit and park truck at an odd angle. Two sites down from us was a much larger site where they put a pop-up (after we were already settled) that could have fit in ours with room to spare. There were quite a few others in the same situation. Someone said wifi was great. We have an external adapter and the wifi was very slow.

Very nice staff and well stocked store. Our site was easy to turn into but there were others that had interesting experiences. Our satellite setup was easy but there were others where it would be impossible because of trees. Good ATT and convenient shopping areas. That being said it is VERY noisy in the AM. Everyone in the surrounding area must go to work on a Harley or a truck with no muffler between 5:30 AM- 6:30 AM! We carry an external wifi adapter and were able to get a good signal but the wifi itself was one step above useless. We do not stream movies etc, just email and some surfing. It would sometimes take 3-4 minutes to load a site if you didn't get dropped first.

This is a very nice no-frills park which is fine with us. Don't need pools, club house etc. Sites were easy in-easy out. Our site was easy satellite setup. Owner was extremely friendly and helpful. Only negative was wifi. Considering the limited occupancy it was very spotty. Were dropped on quite a few occasions and it was VERY slow. We were using an external antenna and I am sure those without one had worse problems. That being said we would stay here again.

This a very nice park on the Mississippi River. The spaces alternate between grass and concrete and the staff keeps everyone spaced out, which is nice. I would imagine things would be closer when it is more crowded. Staff was friendly and helpful. WiFi was pretty good. Good ATT and easy satellite setup. Some sites may have had a few more trees which would have presented a problem. Sewer was placed way forward of w/e and if you were staying for a long period you would need a LONG sewer hose. We were here only for two days so just waited until we left, pulled forward and dumped.

Very nice park as are most of the COE parks. Lots of room between sites. Nice staff and easy parking. Good ATT and we had easy satellite set-up. I could see that others didn't. My only problem with COE parks is the ridiculous check out time of 2:00 PM and check in of 3:00. 12:00 would be much better and more convenient for everyone.

I would have rated this higher except for the gentleman who parked us. His wife, who checked us in was very nice. In contrast, he was abrupt, sarcastic, and generally devoid of personality. The park itself was easy in- easy out as were the sites. As others stated, everything is on grass, which didn't present a problem. The wifi was very good and satellite set-up easy. ATT worked well. Walmart being within walking distance was very nice. We would probably stay here again.

Very large sites with easy access. Staff was very friendly and competent. Good ATT and wifi. Easy satellite setup. Good utilities.

The $31 reflects the daily entrance fee ($7) in addition to the campsite fee. This is a very well laid out park, large sites, lots of space between sites good roads. East satellite set-up and good AT&T. There is only electric hook-up, but quite a few faucets available. There is a dump site. Someone else didn't like "no trees." That is why I liked it; no leaves, no branches, no sap, no bird poop. We would stay here again.

This second time we have stayed here and would again. Very large interior roads, and very large pull thru sites. Everything was easy in-easy out. No trees which is great. That means no, leaves, branches, scraped rigs, bird poop. Good ATT, excellent wifi, easy satellite set-up. Excellent clean, laundry.

Staff was very friendly and helpful. Site was easy in but hard to find space for tow vehicle. Good wifi and AT&T. Easy satellite set-up for us. (moveable dish). Did not see as many junky trailers as others mentioned. We would stay here again.

As stated by others the sites are very tight. Our sewer hook up was closer to our neighbor's RV than ours. Site is just long enough for rig (32"), forget the tow vehicle. Nearly everyone had to park parallel on the street. Wifi was only fair. Easy satellite setup. Friendly staff. Not overpriced. Might stay here again.
