I won't repeat what others have said. Small, beautiful park with killer views, concrete patios. new gravel and spotless grounds. It would be a 10 if only they would get cable TV :-) . No reception on the antenna, so bring something to read!

After leaving our original destination campground in Oklahoma due to deplorable conditions, we pressed on to Oasis on our way to New Mexico. Late arrival, we took a spot and were welcomed the next morning by a lovely, friendly and helpful staff. Park is perfect. Clean everything, private showers with toilet and laundry in all bathhouses. All sites concrete with concrete patio so no leveling needed. Newer park, trees are still maturing so no shade. It does get hot during the day. As soon as the sun goes down it cools off for long walks in this very large park. Large grassy area near the front of the park for the dogs with fenced in dog run. We were only going to stay overnight but ended up here for 3 days enjoying the canyon, the museums and lots of shopping to restock. I would recommend this park to everyone and will return if ever in the area.

Pleasently surprised as there was only one current review. We called to check availability but this is owned by the city so no one in office on weekends to confirm availability. We took a chance and drove on through. There is a "host couple" who live on grounds and they check you in. Level paved sites with full hook ups, strong WiFi, cell reception and cable TV! Only back in sites in this park. Walk to nice pizza place and small down town area.

Was supposed to be an overnight stay, but the little downtown looked like it might be fun to explore (it wasn't) so we reserved for 2 nights. Read reviews about "beautiful river view sites" and we were put in a site with views of an old garage full of junk, old trucks' trailers and tractors. Pull throughout do not have sewer and again we were told the few others that had full hookups AND a view were reserved or services were "shut off". Lies, there was a full service site with beautiful views right behind us (everything worked, I checked) and no one was there the morning we left. In fact, the place was deserted. I don't appreciate being lied too or taken advantage of so I can not give this place a good review. Bathrooms are as clean as old worn out bathrooms can be and the view of the river is nice when I walked down there. Unseasonably warm and the flies will eat you and your dog alive! Lots of full time/ seasonal trailers in the perimeter sites. Not coming back.

We are actually here as I write this. I was skeptical when a friend told me she was here 20 years ago, but they obviously work very hard constantly updating and keeping this place gorgeous. Pool, laundry and bathrooms look new, clean and modern, and they are currently working on the rec room. Store is big, well stocked and the whole place is spotless! It's enormous, so lots of space to walk or bike. WiFi is hit and miss, mostly hit and the base camp has satellite TV. It's right in the middle of all the attractions and just a few minutes from Hill City which has a small hardware and grocery store. If your coming to the area, this is the place to stay.

GEM in the middle of nowhere. Stopped on our way to Hill City SD and so glad we did. Small and spotless with nice views. Would recommend and will return if in the area again.

Not for dogs. This campground is as described by others, but the thorny weeds are everywhere and they were especially bad around the door to my motor home. I have a small long hair dog and even carrying her to a place I thought looked good, she still ended up with thorns everywhere, and they hurt when you pull them off! Even my short hair dog didn't make it 3 feet before he was standing with his paw in the air from the thorns stuck in his pad. I will never return if traveling with my dogs.

HOT! We needed an overnighter and this was perfect. Right off I-64 but very quiet. Nothing around so make sure you have what you need. My only complaint is that the sites are in an open field w/o a single shade tree and on a 90+ degree day our A/C just couldn't cool down the unit. It ran nonstop for hours, and while our motor home is newer and in excellent condition, it never got the unit below 80. They need to bring in some large mature trees.

The park is immaculate, which is why the bath houses were such a disappointment. Easy pull through sites for big rigs (and there were lots of them!), many with concrete pads. Wifi hit and miss depending on others, basic cable and close neighbors. Bath house in desperate need of renovation, broken tiles with mold and mildew in shower, poorly lit sink area and toilet stalls small, dark and uncomfortable. Sky lights have spider webs, dead bugs and filth. Great park if you have a comfortable bathroom in your camper. Bring a bleach cleaner if your in a shady site, picnic table full of mold and mildew too!

LOVE this place. Our rate included 2 dogs and no discount. Well worth the money. Tight getting in and out, but sites spacious once your settled in. All grass and need leveling. Owners trying to grow new grass and ask for "breathable" mats only. Some sites face the beach, some don't. Be sure to call and discuss with extremely friendly and helpful staff if this will be an issue for you. Bath house modern and spotless. Grocery stores, pharmacy, restaurants w/i easy drive. Probably crazy here in season, but our stay was perfect . Will be back .

Overnight stay on the way to OBX. That's about all it's good for. Out of the way and really nothing in the area. No one in office from 4pm Saturday until Monday morning so bring cash unless you want to write you credit card number on a card in a very unsecure box! A few permanent residents whose sites could have used a bit of sprucing up but otherwise we were the only guests there. Big grass spots, level and pull through for any size rig. No need to unhook your tow. Bathhouse absolutely spotless with handicap shower and toilet stall. Would stay again.

The staff is so super helpful and friendly that I feel bad saying anything negative . But, we reserved sites months ago to meet friends and they "weren't available" when we got there. We were put on the main road into the campground and the sites were so tight that our friends could not open their awning all the way. Not fun, as it rained all 3 days we were there . I checked out the sites we reserved and while not large, would have given us more space. The kids playground was 10 ft from our door, but there were no kids in the campground so at least it was quiet from that standpoint. Now the real issue, traffic. The back of this campground is long term RV residents, lots of long term residents, and a "village" of cabins, lots of cabins, and the traffic in and out of this area never stops. Day and night, cars, trucks and golf carts coming and going right by our sites. Noisy, stinky, distracting and unacceptable. I'm sorry to say we won't return.

This park is enormous, spotless, very well maintained with a friendly attentive staff. BUT..not all spots are created equal. We called for a reservation months ago and I feel like we were given this spot (323) because they knew that we wouldn't know what we were getting and no one else would take it. There was about 3 feet of grass between us and the motor home next to us and the fire ring was literally under the motor homes slid out. Yes, they came and immediately replaced it, but why do you put people with reservations in this spot w/o telling them what to expect! You can't tell me there was nothing else available when we made the reservation. We barely had room to open our awning and our table was right next to the sewer hook up and in the hot sun since we didn't have enough room to move it under the awning. Not very appetizing to say the least. The space was so tight that there was no breeze and with only one small tree you couldn't sit outside on a very hot weekend. Every other spot I observed in my walks had open spaces with room for tents, canopies, chairs and large parties. I called the minute we pulled into the spot, but of course there was nothing else available. There are other smaller campgrounds in the area and we will look into these when we return in the Fall. I feel like they took advantage of us not knowing what we were getting and I'm VERY disappointed and will not return.

Outstanding owners. Park is a work in progress and needs still needs work, but the area where we stayed with the cabins is very nice. Easy access to I-85 and nice dog run. Would definitly return.

I agree with everything others have said. Big beautiful scenic campground with lots of activities and road in is a nail-biter for big rigs. Bathrooms could be taken care of a little better and definitely need some updating! (Same dead bug on the floor for 3 days before someone finally mopped). BUT, while I do understand the need for seasonal residents, I wish there could be a designated area for them. Seasonal campers are scattered all over the campground. Some trailers really need to be cleaned up and repaired, others just look like cheap gift shops with lights, flags, spinning plastic flowers, plastic animals, gnomes, trolls, flags, etc.
