Date of Stay:

Typical 55+ park with a mix of transient rigs of all sizes and park models. Some sites are fairly small for the size of the rig on it, however they were adequate for the stay. Well maintained, great staff and friendly residents all go to a pleasant experience. There is a pool, laundry room, game room, large meeting hall and most everything you'd like for an extended stay. It is an urban park on the north end of Phoenix with all the amenities that the urban area has to offer. Some drawbacks due to road noise, but it really is not excessive and well within tolerable limits. There is an airport nearby with flyovers from small aircraft during the day, but again very tolerable (even preferred by some). Good value for the money. Rate is quoted at the monthly rate.

We've been coming to this park for several years. We have relatives in Maricopa and this is the closest park. Unfortunately, the facilities have been going downhill and the rates are going up so it just isn't worth it anymore. I do like the isolation sometimes, but the smell of the feedlots and the sticky flies, plus the raised prices ($400/mo, $200/wk,$30/night with no discounts) went over the break point for the area. They double up the electric rate for monthly residents to make a little more money (cost ~8 cents/kwh, they charge you .16 cents and add tax-worked out around $100/mo for 2 people). The people in the park are friendly enough but most I talked to are abandoning the place due to the owner's indifference and "iffy" business practices. There were only about 20 rigs left in January out of the 100 or so sites. Too bad, it was a good place for a stop over, but I can't recommend it anymore. I'm sure it will be out of business pretty soon and possibly picked up by someone willing to make it a nice place.

Date of Stay:

Closest campground to downtown Colorado Springs. Clean and well maintained with most sites having a great view of the city, as the campground is on a bluff overlooking the city. The turn into the access road to the park (Garner Street) is a little dicey due to the offset construction (turn wide if possible, otherwise you're going to ride up over a curb). Most sites are large and can handle anything a big rig could need, along with tow vehicles and extra cars. Some sites appear to be owned and occupied by long-term residents, but it is completely acceptable in the surroundings. This wouldn't be a park for the family on a vacation to see the sights of Colorado Springs, but more of a week or monthly rate stay for self-contained rigs only (no showers/bath house). Laundry room is only 1 or 2 home-type machines and we never used them. You can be downtown in minutes and enjoy the restaurants and businesses there or turn the other way and be in the mountains in about 10 minutes. All in all a good stay.
