I stayed at this park for an extended stay, about a year and a half, while I was in school. I really enjoyed my stay. The park was clean, well maintained, and well managed. The pool was always clean and was family friendly. We camped here in a Motorhome.

We stayed here 3 nights in a 35-foot motorhome. We had to back in and then park our car in front. It was a tight squeeze for both, so I doubt that anything much bigger could fit. The park is old and small and with mostly permanent residents. It is clean and well maintained and the pool area was attractive. There is a charge to use the bathrooms and showers and the laundry area was kept locked, too. The owner was friendly to me but I don't think I would want to cross her. It is close to the expressway so there was a lot of noise, but that makes it convenient to most things. This would be a good location if you were planning long term because it is "homey". We camped here in a Motorhome.

Campground is mostly for full time residents. Pool not heated, "out of service" and locked during the winter. Planes flying overhead during the day light hours. Not the greatest neighbor hood, light industrial with a motor cycle training school near by. Sites not bad but you are hearing motor cycle and airplane noise all the time. There is no such thing a 'dog waste pick up.' RV'ers pick up, but long term residents do not! Some people are nice but most of the long term residents are stand offish. Would never stay here again! We camped here in a Fifth Wheel.

The park is clean and green. It's more of a full-time resident park rather than a vacation RV park. We were handed a couple of dozen pages of rules. The park is near a fairly busy road and also has planes flying overhead. Children are to be kept next to your RV, so it's safe to say it's not really child-friendly. It's quite suitable for a one-night stay. We felt safe here. The residents are quiet. Both restrooms were closed for repairs. Wi-Fi is no longer free: It's $3.99/day or you can buy a weekly or monthly Tengo plan. The Wi-Fi is strong. We camped here in a Travel Trailer.

This is a tough one to rate. The sites are very narrow and one may have to park cockeyed to be able to open slides. The pool was fine and the spa was cool compared to others. Most of the park is homes and just a small area for RVs. Getting there is a battle. All I can say is read the directions the Web gives and look at a map if coming in from a different way as we were. Both GPS's tried to send us down streets that were not made for RV traffic. We camped here in a Motorhome.

Nice park - stayed here on our way through visiting relatives. Close access to freeways, shops, etc. Gravel pull through sites with full hookups. Concrete pad to put by door so you don't drag gravel into your rig. RV part of park is located in center of a mobile home park so you have access to their lobby, pool, laundry, etc. Free Wi-Fi in lobby / library. We camped here in a Travel Trailer.

We stayed here visiting family in Phoenix for Christmas. Check in was easy and we were escorted to our site, which was a nice long, level pull through. Only thing missing was a table. The site was clean and well maintained. We did have a problem with the power (it went on and off a couple of times). I moved the power cord to the next pedestal for the night and reported the problem the next morning to the office. Within 10 minutes, they were out and replaced the breaker-problem solved! Good location, close to Costco, freeways and restaurants (In and Out Burger!). We camped here in a Travel Trailer.

The park is near I-17 and 101, with fairly easy access. There was shopping within about 5 miles of the park. The park’s staff was only informative about the park’s services: the free Wi-F\i being in the lobby and library; the available over the air television channels and availability of internet connection at your site for a fee. There was no mention of garbage collection. At first glance the park appears old and tired. The majority of the units appear to be long term/full time residences. They seem to have been manufactured in the 1980’s and 1990’s. There appeared to be only one that might have been manufactured in the 2000’s. The park is divided into two different sections. One for people with dogs and the other for people without dogs. There are two different types of sites. The majority of the sites are back-in. There are few pull throughs that are in the middle of the park, right on the main entrance road. The pull throughs are gravel with a crest so there is a slope to the front and back from the center high point. The back-ins seem to have a minor slope as well (mostly front to back). The interior road is paved. The pull throughs offer a good view of the southern sky for satellite reception as the pull through sites are on an island with roads on both sides so there are no obstructions. The back-ins might pose more of a problem to get a clear view of the southern sky depending on the adjoining neighbor. They have full hook ups: water, electricity (50/30/20 AMP), and sewer. There is no cable TV. The pull though sites have an outside bench and a small concrete patio. There is no outside table. The sites are gravel. Not much space between the sites. There was garbage collection at your site twice a week. Other than that, the common dumpster was located next to one of the fenced pet area. There was a fenced pet area with scooping utensils for clean up on each side of the dog half of the park. There were sufficient paved roads in the dog half of the park to walk the dogs. We only used the park’s free internet connection since the only access was in the main building. There is both a Cat5 and Wi-Fi connection in the main building. The pull through sites are fairly close to the main building. It just wasn’t convenient to pack up the laptop and head over to the main building. We didn’t use the indoor pool, hot tub, restrooms/showers or laundry room. All of these are located in the same building in the center of the park. We would only stay here again if we needed to be on this end of town for no more than a week. We camped here in a Motorhome.

We stayed in a travel trailer for seven nights. Very nice park, extremely well maintained. All sites are flat and level with a concrete patio and aluminum picnic table. Only negatives that prevent it from being a 10 are, the free TENGO intranet was slow and unreliable. There are numerous small planes flying over from a local airport with an occasional jet thrown in. There is loud truck noise from the freeway and local streets. If the above are not an issue, this is a great park. We would return to this park if in the area. We camped here in a Travel Trailer.

If you like the desert, you will love this park. It is clean and well maintained. There is a lovely pool and spa, the cleanest laundry room ever, and a nice community room with a pool table, sofas, etc. There is lots of consideration for pets with multiple pet areas and even a pet grooming area! It is easy enough to navigate around. It has paved streets and gravel pads so there is very little dust. There is nice landscaping between sites and even a few trees here and there. Only negative is that Wi-Fi isn't great (sporadic strength in the connection) and the TV is only local channels. We camped here in a Motorhome.

Very beautiful RV park with pool, large laundry room, ok size sites, but beautiful views of mountains. No shade and lots of traffic noise. It felt like a very secure and safe RV park because of the 8' rock wall around it and no neighbors near by. Mostly industrial area. But, overall I would definitely stay there again. I have no real complaints. Staff was seen, but not heard. They kept park clean and running efficiently. We stayed there about a month and love it. We camped here in a Motorhome.

This is the worse RV park we have ever stayed in and we have stayed in at least 200 different parks in the past 25 years! The management is rude, unreasonable and unprofessional. The blonde lady everyone talks about is unbelievable and all reviews about her are true. If you complain or even ask about anything, you are asked to leave and there is a no refund policy. There is no customer service. The RV park is run down and dirty. Maybe the management should stop smoking and standing around and actually do some work! They should also take a communication course! There is an adult only section, but really the whole park should be for adults as they do not let children walk around the park or ride their bikes. The only people staying here are one`s forced to due to the low cost. Never stay here! Go park at Walmart if you have to! We camped here in a Travel Trailer.

We stayed here for 2 months ONLY because it was the closest park to where our son lives and the rate was reasonable. BUT, there are some REALLY trashy permanent trailers in the park and a REALLY trashy trailer park behind the RV park. Staff was friendly but when a permanent resident moved a disgusting, piece of garbage, trailer right behind us we complained and they refused to do anything about it. Evidently a permanent resident had moved out of it into another junky trailer and was trying to sell it. It was finally moved after 3 weeks. The RVers were friendly and so were most of the long term residents. Also, when we arrived the owner told us that he was going to be replacing the ratty picnic tables. Saw in a review from 2010 he was saying the same thing. Still has ratty picnic tables. We could not use ours. We would not stay here again. Rate is based on monthly rate + electric. We camped here in a Fifth Wheel.

Good location on north side of town with easy access to malls and restaurants and healthcare. Management was friendly and helpful. We ended up staying here 4 months instead of just 2 weeks that we initially planned. March-June. Pool and hot tub are on opposite sides of the park. Also some unusual campers here that work for the carnival. (Literally 20 people sharing a camper.) Lots of snowbirds, and year round residents, and students from the motorcycle school. Cable TV and internet are good. They also offer RV storage. If you are in search of a campground with the best weekly rates, this is it. Had a hard time finding affordable weekly rates in the area and lots of parks are 55+. They keep good tabs on the property and patrol it. We felt comfortable leaving our rig here for a week while we did a side trip. Sites are basic gravel. Occasional smells of garlic from the restaurant nearby. Also next to the castle adult frills store. We camped here in a Motorhome.

Check in is quick. Park is clean. Sites are level but the streets are narrow. Backing in was a challenge. Hook ups are at the very back of the site, so additional hoses may be needed. WiFi worked well. Laundry room could use a little cleaning. The bright spot at this park was the fact they have a covered carport type facility, where you can wash your car on your own with a 30 minute limit. They furnish the water. That seems extremely generous in the arid desert. Because we had such problems maneuvering in this park, we are not sure we will stay here again. We camped here in a Motorhome.

The rate shown is the advertised rate. They give discounts for AAA and Good Sam. The park seems to be about 60% park models; however they have quite a few short term sites. The sites are level and utilities are good. They do restrict the park to 55+ and no unit older than 1990, but that's a good thing, in our opinion. The office staff was very friendly, with the check-in easy. The showers were extremely clean and modern. We'll stay there again. We camped here in a Travel Trailer.

Much has changed in this park since we were there last year. The office staff has changed and the current staff is friendly and helpful. There are clotheslines just outside of the large and clean laundry. We arrived just at the close of their busy season but had the opportunity to attend a park-sponsored cookout which was fun! Also the snowbirds are gone, there are still plenty of permanent residents that are friendly and welcoming. We would definitely return - it is a much better park since the office staff is better. We camped here in a Fifth Wheel.

This is an UPDATE: Since we were here last December 2012, the park has changed management. It has also chanced it's name from an "RV park" to a "RV resort" with no change in amenities except a substantial rate increase: from $21 in December to $34 in April 2013. There is still no security whatsoever, and the speeding through the "resort" is atrocious. We stayed here for a week and probably will not return. We camped here in a Fifth Wheel.

We stayed here for a week. The staff was very friendly and helpful. The sites were level, but not very wide; if the park is full, staff said April, the rigs would be very close. When we were there, we had plenty of room. Most sites are permanent residents and definitely no speed control of any kind. No free Wi-Fi and cable was not available, but plenty of Phoenix stations on the antenna. The activities were attended mainly by the residents; pool and pool room was great and many other activities were available. The park has a huge clean laundry room and showers. The park is in the country, but shopping was close. We would stay here again. We camped here in a Fifth Wheel.

OVER 55 Park. Love it. Only has grand-kids for short bursts. Gave this park an 8 because no free WiFi and no cable TV. Beautiful 20' X 50' indoor heated pool and huge hot tub. Spent several days here. Rate is a tad bit high, but relatively quiet location is convenient to shopping and needs. Will stay here again. No staff on Sundays so you pick your own spot and settle up on Monday. We camped here in a Fifth Wheel.

Very nice park but the sites are small and hard to back in to. Unorganized staff but friendly. Security gate. Received Passport-America rate for 2 nights, but it's not good on weekends. On-site propane delivery and trash pickup. Would definitely stay here again. Concrete patio. We camped here in a Motorhome.

Friendly staff welcome guests to Royal Palm, a well-tended 495 space 'age-qualified' park, about 100 of which are RV sites up front. The community is gated, so arrival before the 3pm office closing is recommended. A lone, if lovely, 50 foot tall 50 year old palm marks each spacious (if boring) site. Each includes a 7'x25' concrete patio floating upon a sea of neatly raked gravel. A individual mailbox with your site number stenciled on the lid will be filled by an actual U S Postal carrier each day, if you plan ahead. Trash is picked up twice weekly from below your mailbox; this is a problem unless you travel with an actual garbage can of adequate size. Recycling bins are available but there is no dumpster to be found. Restrooms are available (and clean!) in the clubhouse; showers are strictly door-less/open air adjacent to the pool. The pool is lovely, huge, and heated to a delightful 88 degrees. So is the spa. There is a large game room, card room, and exchange library, too. A clean, bright, laundry with multiple machines is in an adjacent building. Unfortunately, all these facilities are a multi-block walk from the RV area, so self-containment is a must. $32 nightly or $459 monthly. Wifi extra--itengo--and pricey. Fortunately, both Del Taco and McDonalds (one mile south at 19th Ave and Northern) offer free Wi-Fi. Would we stay again? YES--we left our trailer in the storage area ($42 monthly) and will be back in three weeks. We camped here in a Travel Trailer.

This is a large Mobile Home Park (55 plus community) located at W Dunlap Ave. about a mile east of I-17. RV sites are located in a corner of the park right along Dunlap Ave. but divided with a fence but a lot of road noise. The dog walk area is all gravel so on hot days it could be a problem. They have a 2 pet limit. It is cheap enough and served out needs as we were visiting some relatives in the area. The sites have a concrete patio slab but 40' is the max length. The swimming pool/spa is centrally located in the park so it is a good ways from the RV Sites. The staff was very friendly and if you need a cheap place and live out of your RV, it is fine. We would stay here again. We camped here in a Motorhome.

This is mainly a permanent resident park located next to the Turf Paradise Horse Park but they do use empty slots for short term visitors. We spent two weeks here and enjoyed our visit. The pool was heated part of the time and then the heater broke. The guy that would fix it was in the hospital for surgery over Christmas so I can't complain too much about it. The hot tub was wonderful though and we used it a lot. The residents were very friendly and we even had one that brought presents to all the kids in the park including ours for Christmas. This was a very economical place to stay for winter time in Phoenix, especially finding a place that allows kids. We camped here in a Fifth Wheel.
