Rate includes Good Sam discount for premium site. I verified that this is NOT a Passport America park. All utilities worked perfectly. We enjoyed cool weather, so shade was not an issue although western sites are protected in the afternoon. Sites are level but narrow, and along with a lot of concrete account for lower rating. Clean showers and laundry. Park is near shopping center and medical clinic. We camped here in a Motorhome.

The rate is Good Sam pricing. We had a FHU 50 amp site. Some sites are water and electric only. This is basically a large gravel parking lot with one main road down the middle and back-in only sites along both sides. Free wi-fi and cable worked okay. Bathrooms and laundry were nice and clean. Park next to RV park with hiking and biking trails. We felt it was very overpriced for what it was. We camped here in a Fifth Wheel.
