The campground is between a railroad and a busy highway. The site we were in was about 25-30 feet from the road. The road noise woke us up a few times when the big trucks went by. The site grass was mostly dry and there are a lot of low spots and bare dirt. The site was not long enough to accommodate a 33-ft 5th wheel and the truck. We had to park across the small road. The staff was friendly taking the reservation. They charged a $8 reservation fee. We camped here in a Fifth Wheel.
This park is located between railroad tracks and busy street. The sites are small, no fire rings or picnic tables. The cost was $47.00/night PLUS $3.50 per dog. We have 2 dogs, so that was an extra $7.00 per night which would be $98.00 extra. We purchased a year pass for $70.00, but it is a calendar year so is mostly over. There is no Wi-Fi. On the weekends, the park is overrun by large groups tenting. We are frequent guests in this area, but will not be staying here unless we are desperate. Also noted: tent camping is normally $24.00/night but on the weekends a taped up sign says it is $47.00/night?? We camped here in a Fifth Wheel.

Sites are very short and narrow. Campground is situated between a very busy PCH and a railroad track. Reservation was made with a very friendly lady, check-in was less friendly by a different individual. We camped here in a Motorhome.
Held a family reunion at this campground (50+ people). Half of us were camping in RVs, half in tents. Staff at park were very friendly and accommodating. Unfortunately, due to budget cuts, there were no picnic tables at any of the campsites we were in. Hard to have meals together. Street noise was annoying, but surprisingly the train wasn't that bad. Kids enjoyed the pool. I was told the restrooms were pretty seedy. Had a problem with our sewer not draining, and maintenance came right away to try and fix it. There are several full time residents in the area we were camped, very friendly and let us use their picnic tables. We camped here in a Fifth Wheel.
Our family moved to this park when it was Sand & Surf. We have lived here for well over 4 years. When this park was taken over by the county it went down hill quickly. The grounds are neglected, and the bathrooms have mildew and mold growing on the ceiling and walls. This is especially obvious in the shower stalls. There is fecal matter that has sat on the wall of one toilet stall for weeks now. This has been brought to the staff's attention, but nothing has been done. Needless to say, the bathrooms are unsanitary. We pay a monthly rate, but those that rent by the night pay $65 for a pull through. We camped here in a Travel Trailer.
VERY TOUGH to park a large rig. If you do go the wrong way and the back in. Pet fee (not in 2008 Trailer life) is $3 per dog per day. The sewer connections are raised and the connectors must be raised to empty the water. Also make sure you have extensions on your sewer connectors as you will need it. Spaces are very tight and the train tracks are 100 feet from the sites. Highway 1 is 100 feet on the other side. They have shared fire rings. It is very crowded on the summer weekends making the pool area almost unusable. Trash cans are at the ends of each section. We camped here in a Motorhome.
This park is now managed by San Luis Obispo County and has been renamed Coastal Dunes RV Park. The restrooms are in need of repair, the noise from Highway 1 and the trains can be unbearable. The pool is nice and clean, the sites have grass and while not huge are much better than Pismo Coast Village. This park really caters to senior citizens and and older families; with the exception of the highway and trains very quiet at night. The price is low for this area and last minute reservations are sometimes possible. However due to the noise I would not stay here again. We camped here in a Tent Trailer.

My husband and stayed there in August of 2003, with our kids. I will never go there
again. Their pull-thru sites consist of were you park and about five feet of space before the next one. The pool has sharp rock around the outside (my youngest cut open his back.) Trash bins were overflowing. What they say is near beach, is actually a 5 or 6 block walk to the beach. There is a highway in front of you were large trucks drive by all night. The best part was the train tracks that ran 100 feet behind the park. The trains go by all night, shaking the entire motorhome. Of course there is no mention of this in the brochure. Also the security staff was VERY rude. We camped here in a Motorhome.
Would not recommend this campground. The restrooms are used by the areas homeless population on a daily basis. Plus the showers are pay showers so people that are camping in the sand dunes on the beach come in to use the showers all day long. High amount of foot traffic in and around the entire campground. Never felt comfortable. My kids were bullied by older kids when they tried to play on the playground. There is a bridge next to the campground that had it's daily bridge residents talking to themselves. Police activity is constant in and around the campground. Would never return to this area again. Nice little campground near Pismo Beach that gets overlooked by most. Not for large rigs, but the location is great! Small spots, and I don't think you can reserve them. Bathrooms clean. A great second choice if everything else is booked up. We camped here in a Motorhome.
Enjoyed the marsh that was behind our trailer, but noise from wooden bridge is annoying. The bathrooms are cleaned by the same individuals that clean another RV park. In other words, they are not clean. Both parks have much to be desired. Some staff can be rude and confrontational. We camped here in a Travel Trailer.
Park was being renovated during our stay. Good basic campground with backin sites. Park road a little tight for the big rigs. Located next to an airport, but very little traffic. The beach is about 1/4 mile away. Pismo State Beach Oceano Campground, where there is a butterfly grove, is even closer.. We camped here in a Motorhome.
Wonderful find, but not on reservation system. First-come basis. San Luis Obispo County operated park with full hook-ups. Back-in sites, most double wide for second vehicle. Tent space, firepit, and table with each site. Two camp hosts. Weekly rates available. Two week limit. A few sites can handle 40' trailers. Small children's park onsite and larger community park across the street. Just 1/4 mile to beach and Oceano OHV State Beach. Next to Elks Club RV parking and around the corner from Pismo Beach State Park Oceano Loop. We camped here in a Motorhome.
Although there are no hookups at this campsite, where can you get an ocean view and sound for $10 a night. A little loud at night with the ATV, but very fun stay. I would definitely come back again. I love camping on the beach. We camped here in a Travel Trailer.
Dry camping right on the beach: the actual number of 'campsites' is just a guess. You are literally at the edge of the Pacific Ocean. Camping on the beach, with miles of fabulous sand dunes to your back. Access is roughly one mile south of Pier Avenue, or 3 miles south of Grand Avenue off hiway 1. Just south of Pismo Beach. There are good instructional signs at these access points. Check out the website for details. This is ATV heaven in So Cal, so be prepared. Can be crowded at holidays. Can be windy too with blowing sand and salt spray. Not a place to take a heavy 45-foot monster rig, but for the more nimble campers, the views are just magnificent. We camped here in a Motorhome.
If you don't love quads, campfires and a party atmosphere I would not recommend camping here. We were fortunate enough to get a spot right at the water's edge but not too close. Saw several people who misjudged the tide rising and got flooded, buried and stuck! "Banana Boy" will come out to fill your freshwater and drain your graywater tanks, but other than that, you're on your own. We were here for a week and should have started charging for tow service. At least four times a day we had to pull out people who didn't air down their tires (and 4WD means zilch at Oceano if you're not aired wayyyyy down), with one guy actually running over our stakes and getting stuck right in our camp. If you don't mind some craziness, bring your beach chairs and watch the fun when the tide comes up. Just bring your patience and a quad! We camped here in a Fifth Wheel.
This can be a fun camping experience if you don't mind sand & wind. Four wheel drive is a must if you are pulling a trailer of any kind. Try not to arrive at high tide so you can avoid the soft sand. I recommend bringing plywood to act as skirting to keep sand from drifting under rig. We camped here in a Travel Trailer.
This park is wonderful. We got stuck in the sand but a helpful camper helped us out and we had a wonderful time. The waves are at your front door. We camped here in a Fifth Wheel.
You're either going to love this place, or hate it. You are literally on the beach, and chances are you will get stuck in the sand at some point. No specific spots or hookups, but there is a truck that comes around and sells water at .50 per gallon and will pump out for $30. If you like ATVing, this is paradise as there are great dunes right behind where you camp: you are in between the ocean and the dunes. Be sure to register and pay, as there is a stiff fine if you just park without doing that. People drive their loud ATVs 24/7, and it can be hazardous to walk around because of them. So, if you are looking for relaxation, stay away. But for the unique experience of camping right on a beach and being right by outstanding ATV riding, you can't beat it. This is our 3rd visit here in the past 3 years. Sites are just dirt and the park is pretty run down. Lots of people living in their RV's here, in fact, this year they converted our favorite end site into a long term site. We come back because it is on our way home each year. We like the dunes and you can at least walk without too much traffic hassle's on the farm road leading to the property, as well as the dunes. The restrooms don't look inviting and we don't use them, Each year we come, we comment amongst ourselves about the bitter, unfriendly attitude of the woman at the front desk. She clearly is not a people person but she is here year after year. Just don't ask her any questions and you should be okay. enjoy! We camped here in a Motorhome.
Clean and orderly park in the sand dunes with little or no noise. Short drive to many restaurants and groceries. Was there a week and would definitely return. We camped here in a Motorhome.
I was surprised to find they took reservations on Reserve America. When I got there though they told me RA hadn't charged me correctly and I needed to pay more money. The park was very quiet and fairly clean. There are probably about 2 dozen permanent or semi permanent sites. The office and store are only open 9 to 5. The sites are a little close and are dirt and gravel. Not good for tents and are a little uneven. The dunes are right behind the campground. The office will lend you saucers for sliding down dunes. Fires are allowed but you need to bring your own pit. We camped here in a Motorhome.
There are multiple laundry rooms (2 washers and 2 dryers) throughout the park but they are small and do not have rods for hanging clothes and small space for folding. The sites on the top of the hill have a bit of a upward slant that challenges the leveling process. The sunset views across the dunes is really beautiful from the comfort of the rig (i.e., no winds whipping you back and forth). We camped here in a Fifth Wheel.
Price reflects CTC + $3.00 park fee. Full H/U includes cable. Wi-fFi is available thru Tengo (extra charge). This was our 2nd visit. We stayed for 5 nights. Right next to the preserve area of the dunes - beautiful. ATV restricted. About half mile hike to the beach over the dunes. Large and level sites. Not far out of town - very quiet. If you like sand and wind and desire no trees, this is the place for you! We found this park had minimal maintenance as the trash was not picked up for several days and accumulated outside the receptacle areas. We will not return to this park again. We camped here in a Motorhome.
A very nice campground adjacent to the Ocean Dunes State Recreation Area. About a half mile hike to the beach over the dunes, but much easier to drive thru town and then drive on the beach. Much to do in the area in nearby Pismo Beach and Grover Beach. The sites are level and large enough for my 40' motorhome with many pull through sites and back-in's available. Not such a good place to stay if you are just passing though for one night since it is some distance off highway 101. We camped here in a Motorhome.
We stayed at this park over 1 1/2 years ago, and it was exactly as we remembered. The entrance is odd as you feel like you are driving into a farm field, but as soon as you drive up to the place it comes to life. The ranch also has a riding stable, but the biggest draw is you are literally 20 feet from the dunes (not the ATV dunes, the preserve area) and there is a path to go out and explore. We took our 2 dogs and went out for a long walk. The views were incredible, and the sunset was to be remembered. The sites are mostly level gravel/dirt pads with sand drifting over them, but they are very clean and well kept. There are some seasonal sites; RV resorts but without the cost. We love this place and will continue to come back whenever we pass the way of the central coast. This place is far better than those south in Buellton or North in San Luis. Worth the extra 20 mins on the road to enjoy the peace, quiet, and extraordinary views. We camped here in a Motorhome.
We are here for a month long stay working the outage at Diablo Canyon. This park has been very helpful, they welcomed workers for the Nuclear outage. I am across from the restroom, laundry and have seen other comments about not seeing anyone cleaning. Every morning they clean their facilities. We are staying on top layer of campground, it is clean, surprisingly not that windy, just a cool breeze. Our dealings with the office were great and very accommodating. They are very flexible, and not controlling and obnoxious about their rules. Will definitely recommend them in the future to any Nuclear workers looking for a place to stay. This park is not for everybody. Not much in amenities. All sites are dirt and dusty. They do monthly stays at $700.00. Lots of weekend beach bums and kids. WiFi at extra cost. Staff is friendly. It looks like it was a nice park at one time but is pretty run down. We might stay here again if all the other parks are full. We camped here in a Motorhome.
Spaces are dirt, narrow, un-level; cigarette butts, litter and remnants from campfires in every site. No one cleans the sites after people leave. Dog poop is everywhere, no one seems to care about picking up after their dogs. Quiet hours and the one car per space rules aren't enforced. The people who work here, and I assume live here, don't seem to care. We never saw anyone cleaning up the entire 4 days we were here. If you have kids and like to let them run wild until midnight, this is the place for you. If you want a quiet get away, this isn't it. Next time I'll stay down the road at Pismo Sands. Good Sam rate for 50 amp full hookups. Silver Spur Riding Stables are next door. Robust well water but use a filter. Not a fussy park, a little rough and rundown around the edges. It backs up to the Oceano State Dunes protected areas. Divided into two levels. The lower is wind protected with easy access to the office, meeting areas and the better facilities. The upper area has better views and access for walking those magnificent dunes. Large enough pull through sites for the most extravagantly long rigs and trailers. Back-in sites are just too narrow: they'll situate you every other site when possible. No dune buggy, ATV or off-road vehicles allowed to run in this park as there is no direct access to the beach. Must be trailered to beach access areas just down highway. Generally not as packed over the high summer season, as there are no pools, playgrounds or the direct beach access folks generally seek out when traveling with children. Laundry, restrooms, showers can be marginal. There are long term seasonals who (with the exception of one) keep their sites nice with gardens and bird feeding stations. We extended into monthly increments, cutting the nightly price nearly in half. We camped here in a Motorhome.
We stayed over the 4th of July weekend. The rates go up on the holidays and was more than I stated. We were on the upper level, with a little more wind. We could see all of the fireworks from the valley. This place is sand and gravel with no trees. I didn't see them clean the sites after someone left, but most picked up after themselves. The staff was very nice. Since it is back in the dunes, there is no freeway traffic. We camped here in a Travel Trailer.
This park has long pull-thru sites available that are of dirt/gravel composition. The park was very quiet on the two nights of our stay. I would gladly stay here again. We camped here in a Fifth Wheel.
Sites were short, narrow and not very level. Luckily it wasn't busy while we were there because it would have been close quarters had our neighboring slots been filled. Very windy up on the hillside. The path to the dunes was mid-park and about 1 1/2 mile walk to shore line. Not too noisy with dune buggies but then it wasn't very busy at the park. We camped here in a Fifth Wheel.
We came here as our second choice, the first choice wouldn't provide a long term site. This park sits at the edge of the Pismo Dunes Nature Reserve. The surroundings are beautiful. The walk through the dunes to the beach is fabulous. It's a quiet park. The managers are friendly, eager to work with us. They provided us a nice spot for our three month stay. Our second choice soon became our better choice. We camped here in a Fifth Wheel.
Stayed here previously and noted that this was not my first choice in the area. Stayed here in order to visit family for Thanksgiving. Not as windy on this visit, but was pretty chilly. Plenty of room for the MH, but not much room between you and the next site. Verizon cell and aircard strength is very good. If you get a chance, go to Jocko's Steak House in Nipomo: it's not too far away and worth a visit. We camped here in a Motorhome.
This park is located on a bluff right next to the sand dunes. Most sites are on the upper level, which can get exposed to wind and blowing sand. Most of the 30/50 amp, full-service sites will accommodate big rigs and are satellite-friendly. There is a separate section for long-term (monthly+) stays, and there are a number of permanent rigs in this area. The sites are a mix of back-in and pull-thru. Many of the short-term sites on the upper level are sloped in a way that makes leveling difficult without boards or pads. Wi-Fi is available for a fee. We camped here in a Motorhome.
Secluded RV park, with asphalt roads and dirt sites, that were not very level. Very quiet at night. Wi-Fi available for $5 per day or $15 per week. Twelve channel cable TV worked fine. Restrooms and showers on upper-level were old and rusty, but those on lower-level were in good shape, probably because they were not used as much. Sand dunes were beautiful, but the beach is a long way away, find a shorter route. Enjoyed our stay. We camped here in a Fifth Wheel.

A big park with large spaces. Utilities work good. But everything is sandy and in a very short period of time the salty breezes will start corroding the metal parts on your RV. The park is easy to get in and out of, but it's a LONG way from shopping or restaurants. NOTE!-- beware the weekends- this place is "party central" especially in summer when the rowdy dunebuggy people come in. While we were there,a huge group was drunk, playing music and whooping it up until well after 1 a.m. Even after I told them to be quiet, they kept at it. The next morning when I complained to management, I was told "next time call the sheriff because we don't have security on duty." Sorry, that doesn't cut it. A campground with 215 spaces and they have no security guard?? We will NOT be back. We camped here in a Travel Trailer.
Stayed here for three nights. Not too windy this time but on a previous visit it was very windy. Had a pull thru site which was not very level but we managed fairly well. Nice views over the dunes. Did not check out the facilities. This is an Encore/ELS park and of course there was the added $3 "activity fee" which I have heard referred to as a utility charge. Why can they not include it in their rate? Not many activities here but a lot to do in the area. Would probably stay here again. We camped here in a Motorhome.
Avoid at all costs. They do not do repairs. The laundry is old and always broken. The sites are small, have no grass and needed new gravel a few years ago. About 10 fire pits for the whole park. We stayed for two months and it was hard to get something repaired. Yet the prices kept going up? I called the headquarters of Encore and they tell me to tell the manager at the campground about repairs. You might as well talk to the wall. I had a camper with 3 little dogs loose pooping all over and they were lax on the leash rule. Not kid/dog friendly. Open/broken drain pipes by the restrooms that were not covered up. Little legs could have easily fit, just don't take a late night trip to the bathrooms because the bulbs were all out on the bath houses. I also had a problem with multiple raccoons in the left open dumpsters. What the office told me: here is the number to the trapper, the manager won't call. We camped here in a Fifth Wheel.

This was our first stay along this particular coastal area. We prefer the "quieter" type of parks and not the wall to wall howdy neighbor style often found in high use areas. We were given an end site with a nice view of the dunes. The pad was not too level and I had to use my jack blocks but the end result was fine. Took a look at the restrooms and laundry and decided to use my own rig. We were there midweek and it was very quiet. The walk on the dunes is terrific but don't expect to get to the beach easily as the walk is probably 30 minutes. Don't expect to stay very long this winter as the park is filled up with construction workers for the nuclear plant repair. Diesel trucks and 3 shifts?? No thanks. We camped here in a Motorhome.
As mentioned in earlier reviews, very windy in the afternoon. Very quiet. Does not allow ATV's in the campground. Very dusty, as all sites are gravel and dirt. Some train noise, but not too much. Bunches of raccoons, so don't leave anything outside. Would stay here again, but not first choice, because of dirt and dust, Mama's words. Stayed in the upper campground. The lower campground would not see the dunes, sunset, but would avoid the winds (I think). Fairly level sites, but saw some with extra blocks for leveling. We camped here in a Motorhome.
This is our "backup" RV park when we are going to Pismo Beach. We just traded in our 26' travel trailer for our 36' fifth wheel and I needed a site with pull-thru and plenty of room to maneuver, and I knew this would be a good park for that. The views from the top of the hill are very nice of the dunes and the surrounding area. Bathrooms are convenient, though only average in cleanliness and comfort. The family of raccoons (at least 5 of them) wandering through the park and scavenging was a bit of a turn-off, and I viewed them once chewing on a sewer line. It does get very windy, so do not plan on using your awning much. Also, can be 5 to 10 degrees cooler than surrounding parks, for better or worse. Very family-friendly. We camped here in a Fifth Wheel.
Nice park. Be advised that is it generally very windy in Pismo-hence the dunes-and the upper spots in this park have high winds every afternoon. Not a lot to do at the park but it's not a far drive to lots of activities. Staff was very nice and helpful. Didn't use the showers-but they didn't look very clean. Recommend Tanner Jacks for good food and a great happy hour. We camped here in a Fifth Wheel.
My favorite park, not a resort nor is it trying to be. A spotless, well groomed park with dune views for some but somewhat breezy to wind blocked lower area still having dune access. No ATVs allowed to drive in park. Great riding stables within walking distance. We camped here in a Travel Trailer.
Name is now Pacific Dunes Ranch RV and the Resort is off the name. Should make some happy. The park is still neat, clean, friendly and a great place to stay. Rest rooms/showers spotless, small fairly well stocked store, video arcade for kids and community room for clubs. Very good riding stables for beach rides within walking distance. There was not a blade of grass in sight. Trees were mostly non existent, with the exception of a king palm tree here and there. The list of amenities leads you to believe there are fire rings available, which is not the case. The campsites are so small I don't know how you would even be able to have a fire. I am still trying to figure out what qualifies this as a resort. There is no pool, spa, or even beach access that I could see which could suggest this is a resort or even justify a $3.00 a day resort fee. I will not stay at this campground again, it just did not live up to my expectations. If you don't want to pay to rent horses, or bring your own, and if you don't ride ATVs this is not the park for you. We camped here in a Fifth Wheel.
Nice Park in a country setting. Don't expect to "walk to the beach" from this park unless you are up for about a 1.5 mile one way hike in the dunes. If the wind blows while you are at this park, prepare to clean sand out of every part of your rig! Quiet setting, clean facilities and nice views. We will not return in favor of other parks in the Pismo area that are closer to town and to the beaches. We camped here in a Motorhome.
Like all RV parks, this one had good things and bad things about it. On the good side it is relatively new and modern and some of the sites have nice views of the dunes. There were several things we didn't like however. The laundry room was small and the machines needed maintenance. There was a sign that warned that if you were going to use both washers at once you needed to start them 5 minutes apart or the drains would overflow. I think that when they are charging you $35 a night they should be able to figure out how to get two washing machines to work at the same time. We were here right after President's Day and they must have been busy that weekend because the garbage dumpsters were overflowing. I feel that a facility should be able to handle the garbage even when it is filled to capacity. Perhaps they just want to save money by having the trash collected as infrequently as possible? We also had to pay an extra $4 to get WiFi so that brought the cost up to $39 for one night's stay. We probably won't be back - it was too expensive for what you get. We camped here in a Motorhome.
We were part of a rally but have used the stables for beach rides(Great) and have wanted to stay there. We were not disappointed. The park has no trees, it's in the middle of sand dunes! Restrooms and showers were immaculate,club house large and very clean. All employees were helpful and informative on local area. Will stay here again for SURE! We camped here in a Travel Trailer.
This was the third time we've stayed at Pacific Dunes Ranch. It is not a bad place overall. My biggest complaint goes for the incredibly narrow spaces. We had a "regular" site as opposed to a "premium" - maybe the premiums are wider? Don't know, but we were right on top of our neighbor. He literally had to go under our awning to dump his tanks, which of course meant that his sewer connection was just outside our window. There are literally no trees or grass. All the sites are a combination of sand and gravel. Our site was so unlevel, we had to lower the trailer's tongue almost to its limit of travel in order to get the trailer level. Which meant the rear end was sticking way up. The inner sites (as opposed to the outer perimeter where we were) are level though. It was very quiet at night. The fog rolls in and everybody heads inside their rig. Overall, if you don't mind the close quarters, it's a good alternative to your "typical" Pismo area parks which tend to be booked solid during the summer - just try to get a premium site toward the back, away from the outer perimeter. This is an expensive park; weekend rates are $40 per night. The sites are narrow and there is NO grass anywhere. The ocean is not close, even though the parks ads indicates a short walk to the beach. For anyone wanting to ride ATV's this would be great. We camped here in a Fifth Wheel.
Awsome spot. Great alternative to the Pismo and Grover beach area. Only four miles from Pismo. This site sits in an incredible spot. It sits right at the end of some huge and great sand dunes that separate the park form the beach. Long but amazing walk to the beach. Very friendly staff. Very clean. This are has one of the most beautiful scenery. Highly recomend it. We camped here in a Motorhome.
Stayed here over the busy Memorial Day weekend. The park is at the edge of the dunes, not close to the beach. There is horseback riding, and you can borrower saucers to slide down the sand dunes. The beach is about a 1-2 mile drive. Did notice a few permanents, but well kept for the most part. They did not charge me extra for 3 kids, but then again the rate was quite high already. Small store and arcade for the kids, and OHV area close as well. Did not use the bath house. Overall a pretty good park. We camped here in a Travel Trailer.
We've stayed at this park before and enjoyed it more. This time we were with a fairly large
group. The group area is not as nice as the other part of the park dedicated to individual campers. Spaces were very tight and the sites seemed more dirt than gravel as opposed to the other areas where they were larger and had more surface gravel. All in all a nice park that could be a great park, especially considering the location. Hookups are well placed & worked well. Sites are fairly level We will stay there again. We camped here in a Fifth Wheel.

Park is close to cities of Pismo and Shell Beach. There were several residents at this park - sites not very well kept. Sites are too close together, all dirt, no grass, no shade, but relatively level. Firepits advertised but didn't see any. Walking distance to the sand dunes, but quite a hike to the beach. There is a horse stable on site where you can rent horses and ride to the beach. Park is clean, but expensive for
what you get. We camped here in a camper.
We are finding this park pleasant, very green with trees, full hookups, internet in sites. It is fairly quiet. We are in a back row which is a pull through, very easy to park with long sites for a tow car. There is a train track somewhere close behind us, but we only heard the train horn once during the day and once during the night. Not enough to be bothersome. Our stay will be for 3 days and we would probably come back if in this area again. We camped here in a Motorhome.
This park was very clean and organized. The kids enjoyed the pool and playground a lot. There were a handful of people who live at the park and we happened to be parked near them. We pretty much never saw them and it didn't make much difference. Our biggest complaint would have to be that we were parked up against the main road and the traffic was very noisy. Back in the rest of the park there was almost no street noise. We normally stay in the Pismo area, but this was very close by and a little less expensive. The park was so clean and easy to be in without all the crowds of the Pismo RV parks. We camped here in a Travel Trailer.
This was a nice park, and it is as advertised: minutes away from Pismo Beach. It's well kept, and the staff is very friendly. There are quite a few seasonal or full time residents. This is a very well run park. It's green areas, pool, etc. are all in excellent condition. Lot's of dog's and owners, but they kept their pets on a leash and cleaned-up after them. We have a dog and appreciated that. The sites are a bit close but well maintained, level and clean. A staff member escorted us to our site and helped us set-up. The park is also very close to the beach. Wi-Fi and cable TV worked well. Really like this park and plan to visit again and stay longer. We stayed one night. We camped here in a Fifth Wheel.
This park is older but we found it to be nice. Our site only has 30 amp service. Some sites have trees that are a little low on clearance. I found the management to be very responsive. When I asked to move because of the tree clearance concerns, she called the maintenance person and he came and trimmed the branches within ten minutes. We would come back again. We stayed a month here in 2009 for the Diablo Cyn outage. The manager's behaviour was very "Nazi" like, not agreeable or willing to work with you. Staff was always watching your every move. We were from out of town and didn't know of another place to stay so made reservations again for the fall 2010 outage. We payed our deposit and arrived for a month's stay. We were told that all that was available was a premium space. Their web page says that includes 50 amp electric. We were given a spot with 30amp, we stayed one night and complained the next morning about the electricity. The manager was argumentative about what electricity needs we needed for our rig. Said we didn't need 50amp and argued that our space the previous year wasn't 50amp. I told her my husband was an electrician and thought he knew better than her about our electrical needs. She was not willing to accommodate us. We decided to leave and was told that no refund would be given us. We are now staying next door. Much better place and all their spaces are 50 amp. I have stayed all over the country with my husband's job and have never been treated as rudely as the Pismo Sands manager treated us. We camped here in a Fifth Wheel.
Well, the satellite pictures looked good. The sites are narrow and we couldn't put our awning out. We have a 36' motorhome and backed into a site with our rear end against a fence and the nose is 1 foot behind the white line in the street. There are plenty of kids here and pets. Not everyone cleans up from their dogs. People hang out their laundry and toys are everywhere. We have not seen anyone from the park in our area since we got here. As RV's leave no one checks the sites. This campground is several miles from the beach and in a rundown part of town. We are here for 4 days and will not return. We camped here in a Motorhome.
My wife and two boys stayed here for a week in July. We were pleasantly surprised with the park. It was nice. We stayed here in a 32 ft motorhome and they put us in a site that was probably better suited for a smaller class-c RV. There seems to be people living here full time or at least semi-permanent but their trailers and RVs were all in good shape and things were clean. The people we saw around were very nice. We had nice patch of grass on our site which was nice to hang out on and play catch or just sit around. The bathrooms and showers were in decent shape. This was in a pretty good location in relation to Pismo Beach and about 10-15 minutes from Avila Beach which is much better than Pismo in my opinion. We would stay here again. We camped here in a Motorhome.
A very nice park. It was very well laid out with large easy access sites. Everything was nice and clean and well maintained. At the center of the park were all the facilities, pool, shower, store, video arcade, playground etc. They had a nice grassy area between the sites, which made it nice to sit outside and enjoy the weather. I would definitely stay here again if I were in the area. We camped here in a Motorhome.
Good Sam rate for 30amp full hookups. Verizon cell and aircard reception was good. Green, clean and neat. Easy access on highway 1, however the mostly local traffic dies down in the evenings. Amtrak runs by here someplace, but was far enough away to not be an issue. Newer owners wrestling with upgrading this small, older park to meet requirements of modern RVs. Owners and hostesses were customer oriented, friendly and delightful. Had problems with the 30amp power box and they had it replaced pronto. There are only a couple 50amps sites: generally the larger sites which are all taken by long-term seasonals. Located far enough from the beach to support grass, lush bushes, trees: very welcoming. Pick your site carefully if you need satellite access. Office has some supplies, but one is close enough to Grover Beach, Arroyo Grande and Pismo Beach to shop til you drop. Clean pool, laundry, showers and restrooms at this gated park. Even has a child friendly sandbox play area. We extended our stay and moved sites several times. All sites include a table and fire ring, but are just too close for all the paraphenalia that most folks want to enjoy when camping. Strongly recommend removing each fire-pit and impliment a dozen COMMUNITY fire rings scattered strategically about. Would foster better RV camper relations. We camped here in a Motorhome.
This park is a nice park but too overpriced in the peak season. Out of the peak it seems to be a little more reasonable. If you have kids they will love it, can't really find anything to complain about except for the electrical service (30 amp) is a little weak. Probably won't use this park again unless a necessity that we have to be in this area, then I will bite the bullet, pay the price and enjoy. We camped here in a Motorhome.
Great park. Very nice staff and excellent, very clean facilities. We overnighted here based on a Good Sam recommendation and were glad to be a Good Sam member. I recommend this park for an overnight or a stay in the Pismo area. Easy access in an out and throughout the area. Stayed at other parks in the area but will always come back to this one. Best value, safe, and clean. We camped here in a Motorhome.
Clean and great family park. Our Power was a big problem we only showed 109 volts, EMS system would shut down the coach. Inspected the box and saw the 30 amp plug broken. Reported problem to park and they had someone replace it in 10 minutes. Voltage went up but still saw issues. When my neighbor checked out I switched over to his plug and no more problems. I will stay here again. Park people were friendly. We camped here in a Motorhome.
Camped here 2 nights. Great facility, clean, good Wi-Fi, good cable TV. Good staff. A bit noisy from the road next to the park, but not bad in winter with windows closed. Good grass and some shade. A bit close to your neighbor, but this is prime property close to the beach (half hour walk). We did not have 50 amp service at our site so don't know if other sites do. I would certainly stay here again, good value. We camped here in a Motorhome.
Very good park well kept up and the staff are very pleasant to deal with. We've stayed 2-4months at a time and really enjoyed it. Super launder equipment, pool and hot tub are kept up very well (pool could be a little warmer). We Stayed the monthly rate $710. We camped here in a Fifth Wheel.
Pretty densely populated campground in a sea shore resort community. Lot’s to see, do and experience in the area. We stayed for three nights and were satisfied with the layout and accommodations even though it was probably filled to 100% Great pool environment. The sprinklers did get my trailer wet and I was cleaning aluminum for the next week. That’s the price you pay for the nicely grassed environment. Probably on of the best in Oceano. Would return. I think I'm getting used to paying high prices in Calif. This campground has it all and pretty much covers things to do for the whole family. One thing I noticed is if you stay ten days in a year you get one night free. Another thing I was impressed with is when the sprinklers come on in the night it doesn't get your Coach wet, good job. It is a great park, quiet, clean and well-kept, level concrete pad and grass at many sites. There is friendly and helpful staff, I needed to fax a couple letters and they did it for free. The bathrooms are the largest, cleanest ones I've ever encountered in an RV park. It is a decent location, we biked to the dunes and up the road to Pismo Beach. We camped here in a Motorhome.
Pretty expensive, even with a weekly rate. Road noise and train tracks keep it from being very quiet. But you are very close to the dune access areas and beaches. The sites are close together on the hookup side but there is nice grass and picnic tables. Park is very clean and well maintained. The heated pool and spa are excellent. Yes, the sites are a little close, but it still has more room than most of the other campgrounds in this area. The sites are paved, and have a grass area with table and grill. Excellent maintenance, the park is clean and well kept. The new owners have gone out of their way to make our stay pleasant. Next time we are in the area we will certainly stay here again. As stated in previous reviews, the side by side hookups can cause some real closeness. We had site # 12, an end site and did not have anyone across from us. Nice, with a greenbelt and a fire pit. # 13 is similar. Did not look others. Quiet, very quiet. Wi-Fi was offered, but use Verizon air card and reception was very good. We have family in the Pismo area and found this to be the better campground of all of the other places we have stayed, including Pismo Coast Village. Had to get propane, which was a little awkward because of the location of the filling station, but the staff were very helpful. Would stay here again. We camped here in a Motorhome.
This is a great park, and probably our favorite in this area. They have lots of pull-thru sites, grassy areas, and fire pits for rent in sites without permanent pits. Conveniently located to Pismo Beach and other areas, we also like to just stay at the park and relax. We camped here in a Travel Trailer.
This was our first visit to this park. We have a 36 ft. 5th wheel and stayed here in for one week. Pro's: Clean, pull through and back in paved sites, very spacious, nice large grass area, heated pool and huge hottub, fire pits (select sites), quiet, laundryroom clean, clean bathrooms/showers, kid friendly, bike rental and arcade. The pirate ship playground was nice. I feel secure with the children riding bikes and scooters around park, people drive slow, 24 available staff. No evident permanent residence with "junky" sites. Camp host lives on site, some long term residents but super clean trailers, nothing offensive. Con's: No beach access, so you drive to the beach (dunes close by, so you can pay $5 to take a 4 wheel drive onto the dunes), 5 minutes to Pismo if you don't have 4X4 and you have to pay for parking in Pismo now, RV store expensive, drive to town to get other food is far, some staff rude (mostly good though), no tents allowed or anything on grassy area, no enclosers from awning, raccoons come onto the grounds to find food and climb in the trees by the campgrounds. There is an extra vehicle parking fee ($25/week or $4/day, extra fee's for more people at your campsite. Overall, we would stay at this park again. We had some issues when we first got here. They forgot to give us a fire pit site, which I specifically requested. So, they accommodated us by bringing a portable one to our camp. It did fine and kids were happy. Another issue: we kept losing our electricity. We complained to staff for two days to fix it, they finally did. Management came to our site and offered us two free nights for all the trouble the electricity problem caused. That was great of them to extend that courtesy. We would stay here again and would recommend to our friends. We camped here in a Fifth Wheel.
I thought the sites were adequate. The main distraction at this park was the ever-present maintenance staff. They were always under foot, making a lot of noise and not very pleasant. They spent several hours in the early evening power washing the pool deck with a very loud compressor. They decided to clean the pool as soon as we went swimming. Items in the store are very pricey. The staff at the office were very accommodating. We camped here in a Motorhome.
The spaces are too close together. I asked for a wide space in the office and was told that I was being given one. There was only about 12 feet between my RV and my neighbor in my space. When my neighbor put out their awning, it was one inch away from my slide out. We camped here in a Motorhome.
The sites are so tightly packed in it took 45 minutes to get in. There was a lady parked in the middle of the narrow road, when we asked her to move so we could park she screamed obscenties at us. This continued throughout out stay. Managment new about this, and promised us a free weekend after all the problems we had. They never fulfilled their promise. We were so tightly packed in that our stairs out of the trailer ended up under the trailer next to us. It was just awful. We camped here in a Travel Trailer.
I enjoyed the park very much. The staff in the office was very friendly. If making reservations, try and do it ahead though, because they are often booked. I was impressed with how friendly the girls in the office were. The bathrooms were nice and clean. One of the maintenance guys needs to watch his mouth though. We camped here in a Travel Trailer.

Rudest staff we have ever encountered. I think the worst park experience we have had since we started RV'ing. Unless you like being berated and treated poorly, I would try Pismo Village right down the road. We camped here in a Motorhome.
What can I say, It's Pismo Beach. Got to take the Quads out and rock the dunes and relaxed in the evening. No real complaints, although nothing to rave about either. We camped here in a Motorhome.
We have stayed at this RV Park many times. Very nice people and it is quieter than Pismo Coast Village (a zoo in the summer months). Not much to do for the little ones compared to other parks. They have a swimming pool and a jacuzzi. Nice laundry room on site. You have to drive to the beach or into Pismo (2 miles) to find good restaurants. There is a fresh produce stand within 1/2 mile from the park with the best strawberries. We camped here in a Fifth Wheel.
We have stayed here twice for 2 weeks and 4 weeks. It is a very nice park for short stays. Most of the sites are pull through with side by side hookups, which we don't like because your patio looks at your neighbors patio and there are space conflicts depending on the size and type of RV next to you. There is nice grass everywhere, but the landscapers move your picnic table and other items when they mow the grass and don't always move them back. The park is gated and very secure, and the nicest we have seen in the Pismo area. The rear section of the park has a lot of full timers and that section tends to be a bit trashy. We camped here in a Motorhome.
We stayed at the park in Feb 04. The park was very crowded and had many RVs that live
there. It felt more like a parking lot with small grassy areas next to the hookup areas. There is a train that goes by regularly, can wake you up at night. The park was clean, although it says families are welcome we did not see any children. We camped here in a Travel Trailer.

This park is one of the best on the central coast. However, the managers are aware of that
and are very arrogant and non-customer friendly. Their staff are much nicer, just don't care for the managers themselves. Several instances over the Labor Day Holiday weekend with disregard for their customers. Also, with the site set up facing each other (opposite entry's permit camping with friends very easy) you have to share your site with strangers which we didn't care for much. Great facilities, including awesome bath/showers and pool area. We camped here in a Fifth Wheel.

I really don't appreciate it when the sites are "most common site 22'" and when you get there you can't totally setup. Our site was 15' wide and we had to park the tow rig in the road. Nicely landscaped and well maintained. You have to be careful pulling in and out of the main driveway as it is very easy to scrape bottom. We camped here in a Travel Trailer.

Wonderful well kept clean park close to Pismo Beach. Nive landscaping, all paved sites/roads, with a great pool for the kids and a nice well stocked store. We camped here in a camper.
Rate was 'winter' price. Beautiful location but be warned - there are No hook-ups. Each site has a picnic table and big fire rings; CG hosts sell the firewood. Sites are generally pull-through, paved, level, and there is lots of grass and scenery between you and your neighbor. We enjoyed listening to the frogs at night and walking over the sand dunes to the beach. We camped here in a Travel Trailer.
Stayed 5 nights and would have loved to have stayed more if we had time. The campground is not on the reservation system until mid-May, so was first come, first served. Turns out, the campground was only about a third full each night. Had space #39, in the middle of the campground. There is lots of space between sites, and there is lots of open space for kids to play. It's a great park for families and I understand why it's always near capacity during the season. Good dog campground too, as you can take your dogs on the beach as well as around the grounds. There are doggie pickup bags at the hosts site (#15), so there is NO EXCUSE for not picking up after your dog! I would go back in a heartbeat. Nightly rate reflects senior discount and off season rate. We camped here in a Motorhome.
For a state beach it gets two thumbs up. The sites were well maintained and all pull throughs, so it was great. A little busy but worth the time to stay and enjoy this area. The dogs had a great time and everyone was just wonderful. The night time was a little noisy but everyone quieted down around 12 midnight. Will return, great place for the price. Camped here Memorial day weekend. Most of the sites are pull through, the others are double wide back in. The pull-throughs are long, saw several with 2 motorhomes. There is lots of space between sites. The rangers and camp hosts patrol all the time (unlike most other CA state parks) and we had no problems or complaints. There is a single dump station and there was a long backup on going-home day. We would camp here again. We camped here in a Travel Trailer.
We found this park to be very nice and comfortable. Spots are level, roomy, and have good separation. Park was about 30% full so it was nice and quiet, the summer months might be a different story. Short trail leads out to a wonderful beach. Very dog friendly. We camped here in a Motorhome.
We have stayed here many times and even though it is dry camping their showers and restrooms are used by quite a few people. Access to one of the most beautiful walking beaches in California is only a hundred feet away. The town of Pismo Beach is very interesting and fun to visit. Access for biking and trail walking is good also. We camped here in a Motorhome.
Stayed two nights and would have stayed more if we had time. We arrived on a Monday afternoon without a reservation, and the campground was almost full. They would only let you book for two nights without having had reservations. Had space #40, in the middle of the campground. Dump station here, also used by those camping at Oceano campground. Rates vary depending on season. No reservations during winter season. Sites are far apart, much quieter than Oceano campground. Be aware of generator hours. Short walk to Monarch butterfly exhibit Nov-Mar. Not all sites accommodate large RVs. We stay here with 33' RV and car. 38'+ might find it a little tight and few spots to choose from. We camped here in a Motorhome.
This is a great family campground; however its been a while since I have stayed at a California State Beach Campground on a summer weekend. The bathrooms are really quite disgusting and my neighbors started drinking at 9:30am and they were loud and vulgar by 5:00pm. I love the large campsites; the closeness of the dunes and beach; within walking distance of the pier; and the generally quiet and family oriented atmosphere. We camped here in a Motorhome.
I see reviews on Pismo State Beach Oceano but not North Beach. If you are not an ATV fan or Party Animal but love the Central Coast; this is the park for you. My family and I have camped here more than 25 times over the last 15 years and we always have a great time. Sitting on the Dunes watching the sunset is always special; every winter we come to camp and watch the wintering monarch butterflies. My husband enjoys golf at the small 9 hole course nearby. No hook-ups and the restrooms are maintained by the park service; but the sites are very large, campers are quiet and family oriented. I have camped at Pismo SB Oceano but much prefer North Beach We camped here in a Tent Trailer.
