We had a nice pull through site. The trees could pose a problem in some spots. The campground was very full over the holiday weekend, but it was still very peaceful. This was a very convenient place for us to stay. The pool was well maintained, as well as the laundry areas. I would stay here again, but I would request a pull through. We stayed for a space shuttle launch. Great view of the NASA launch area. Campground was very, very full, then virtually emptied out the next day. Be sure to call ahead if arriving after the office closes--we did and had a disaster, because we had to change sites the next day. They do not have any system for after-hours check-ins and the staff doesn't care in general, which is why I can't rate them higher. Very picky about keeping dogs tied/on leash. We decided to camp at this campsite on a whim. I thought that the campsites were fairly cramped and tight together. The park itself was wonderful was clean and it was easy access from I95 and US 1. The swimming pool was large and clean. There are showers and laundry facilities adjacent to the pool. I could wash clothes while the kids swam. A short walk down to the river led to a dock that had great views of the Kennedy Space Center. This would be an ideal place to watch a shuttle launch. Personnel from office were extremely friendly and reserved a spot for me even though I didn't really qualify (I only wanted to stay one night and they had a 2 night reservation rule). When I showed up, my name was written down and the fee was honored even though it was a verbal commitment. It would be a good idea to bring a bicycle here for children. The road is graded and goes down to the river and the kids liked riding on the grade. Pets are allowed. Be sure to put your food away because the squirrels will eat everything in sight. No fires are allowed on the ground here. You must bring something to elevate the fire. I just used a cinderblock with a tin bucket on top of it. Other people were doing the same thing and were fine. This the fifth time we have camped here, but the first time for a shuttle launch. The campground is a wonderful place for watching launches. The campground was very packed, mostly with snowbirds staying long-term. However, even though it was packed, it was fairly quiet. Probably because the average age of the majority of the campers was 60+. The majority of the noise came from the nearby small airplane airport. First time this bothered us at this campground. The reason for the 8 rating is because it was difficult to get a hold of a live person to make a reservation. Had to call many, many times before getting a person and not the answering machine. We stayed here for a week. The sites are very close together. Our awning touched the RV next to us. WiFi inside the office works great. This is a county park and the office staff do a very good job of looking after the customers. Our neighbor was a young worker living in the park and he and a friend were talking very loud late into the evening one night. I told the staff and they promised I would never be disturbed by him again. They posted a note on his door and we never heard from him again. We camped here in a Travel Trailer.
We were satisfied with the campground for our purpose--to see the space shuttle launch. Not sure what was biting but we had many bug bites on our legs so make sure you have good bug repellent. Also, close all your windows. We got a small lizard in our car. WIFI was down about 25% of the time and would not reach to our site. The lady in the office during the day was very moody and was not at all helpful or concerned when she was told their WIFI was down. We camped here in a Motorhome.
An excellent park overall - the staff is top notch. It is not a luxury park, but does not try to be. It is a great natural Florida setting without being primitive. We camped here in a Travel Trailer.
This campground is a good place to stay to see the Space Shuttle Launch. The staff were friendly and helpful. The WiFi was located at the office/rec room and was not accessible from most RV sites. The park is located in a very densely tree covered area and was fairly hard to maneuver a larger RV in. I would probably not stay here again do to the gloomy trees. We camped here in a Fifth Wheel.
We camped here to go to the Shuttle launch and Cape Canaveral. It was fine. The pool was not very warm but the laundry worked great. Everybody was friendly and the park was kept up nicely. We camped here in a Travel Trailer.
We had learned from other forums this was a good, if not the best, RV Park from which to watch a shuttle launch. I had also read reviews reflecting low overhead clearance of low hanging tree limbs had caused damage to the roofs of several RVs. On Sat., Dec 1st I read in the paper that a shuttle launch had been scheduled for Thurs, Dec 6th. I called the park and asked if there were any available sites. I gave the weekend manager the size and height of my rig and was told spaces were going fast and that there might not be one available large enough for our rig. She told me she would call me back before then end of the afternoon with any answer. That afternoon I received a call and was informed a site large enough for my rig had been found. This park has a heavy canopy of palms, oaks, “water” oaks, pines, elms, and other trees. After checking in, I walked in front of the rig to ensure we weren’t going to hit any low hanging limbs. The exterior height of my rig is 12’ 09” and there were NO limbs on the main roads that would cause us any concern. I walked the park many times (dogs will do that to you) and observed no sites large enough to fit us (36’ 5er) with any threatening limbs. Seems as if the management has favorably responded to earlier complaints and trimmed accordingly. We expected the park to be full, but discovered it at between 70% and 80% RV capacity. All extension requests were granted (launch kept getting postponed). We found this to be an exceptional park. Sites were spacious and occupants friendly and helpful. The location is unbeatable, as is the $24 nightly tariff (Jetty Park almost 17 miles south is $40 per night..not sure if they charge extra for daily parking). The sites are not paved, but it isn’t difficult to level your rig. You will need “patio” rugs to cut down on the leaves and dirt entering your rig. Although I’m sure rain water percolates quickly, it is probable that a rain storm will make things messy for at least a short period of time. I only observed one poison ivy vine, something I’m allergic to and am constantly on the look-out for. This suggests to me the management has gone out of their way to eradicate. There are a bazillion squirrels that will drive your dog nuts, but what the hey!?! The pool was in use daily. We didn’t use of visit the bathhouse so no review on that. Had no problem connecting to WiFi. Were able to pull in ABC, CBS, and NBC with our rig’s antenna. This is a great park! We camped here in a Fifth Wheel.
Stayed here to witness Space Shuttle Launch. A good place to view launch under the palm trees. The squirrels are all over the place. Be sure to close your car doors, my son left mine open and I later came by and closed it with a squirrel inside. Chewed up some window gasket. Good thing I wasn't getting in when I discovered it. Only reason I didn't give a 10 is no wi-fi except at the office and they were working on lounge so I didn't have access to that facility. We camped here in a Travel Trailer.
Great campground. Nice pool. A section of the campground was occupied by summer camp kids. They ran around at night and were somewhat noisy. The pool was always full of kids and was not a pleasant place for older campers. The restrooms were not as clean as they should be due to the kids. The management was friendly and helpful, especially in giving direction and making recommendations as to sites and restaurants. The was plenty of shade and the sites were excellent. A good experience and I would go there again. We camped here in a Motorhome.
Nice park. Third time we have camped here. The sites are close together, however. The dock is very nice. The restrooms could use a good bleaching as the curtains are moldy, but it's Florida and mold and mildew are difficult to control. It gets crowded on the weekend, but had no problems with other campers. There was even a large boy scout troop camping, but they were very well behaved and posed no problems to us. After purchasing our 1st travel trailer (older model), we chose Manatee Hammock for our maiden voyage. Yes the sites are tight and my husband almost took off the side of the trailer before we were at our site but I like the trees and vegetation. Just take it slow. Manatee is on the Intercoastal with a spectacular view of Nasa's VAB building. If you are lucky enough to witness a launch, this is the campground to book! The reason we bought our trailer is because we have dogs. Manatee Hammock is a dog lovers paradise! I would have sworn there was a Shih Tzu convention in town. Fantastic. OK, the details.. The campground is located on US1. There really isn't much around other than NASA. Your close to Playa Linda beach (best beach on the Atlantic). They have a nice lighted fishing pier. All the campers were very friendly. This is a small County park and I prefer this to the "resorts" that make those of us in travel trailers feel inferior. My parents stayed here in their big rig and I don't know how they got it in. It made me a nervous wreck. If your looking for a quiet, friendly CAMPGROUND, I would suggest Manatee Hammock. The only reason I'm not rating it higher is we didn't use the facilities. We camped here in a Travel Trailer.

Plenty of trees close to the roads making it difficult to drive, especially during the hours of darkness. I didn't like the fact that they made a copy of everyone's driver's license or ID card in order to stay at their campground. They used the excuse "it's a Homeland Security requirement". The showers were hot, but dirty. Black mold in the cracks and on the shower curtains. The campground is very convenient to tourist attractions and plenty of shopping nearby. We don't plan on returning to this campground because there are so many more in Florida to visit! We camped here in a Motorhome.
A county park; lot of local residents-many tents/pop-ups/young children; beautiful scenery--Cape Kennedy is across bay; park well maintained; plenty of room to walk dog and visit "nature"; fishing pier on bay; all sites are dirt with small patches of grass; about 3 miles from I-95. Contrary to prior review we found this to be a very nice park. The park attendants were friendly, courteous and helpful. WIFI access is available throughout the entire park. In fact, there are at least two WIFI transmitters available. You do NOT have to go to the game room to use the WIFI. We camped on the far side of the park and WIFI was available inside our motorhome. The park is very shady and satellite TV reception is very difficult. The park does not offer cable TV. The pool area, restrooms and showers were clean. There were some seasonal campers but all units were neat and tidy... no old trashy units. Sites were large and mostly level. The park has a long fishing pier, small boat launch area for canoes and group camping area with covered pavilion. This is a perfect park for watching launches from the Kennedy Space Center which is directly across the river from the park. It took 9 minutes from the park entrance to the KSC Visitor Complex entrance. The highest rate one can pay is $22/night for a non-resident full hookup site. There were squirrels everywhere and a hawks nest with babies high up in a tree. The only reason we rated this a little lower was due to the narrow roads. Trying to manuvering a 40' motorhome through all the trees brought us within inches of scraping trees in some spots. The park needs to cut some trees further back from the turns in the roads for better big rig access. We will definately return. We camped here in a Motorhome.
Campground is very convenient to Kennedy Space Center... just an eight mile, 15 minute drive to the space center. This campground has too much shade to suite us. Sites were level and size was OK. The worst part of this campground is the lady in the office. She is not friendly or very helpful....in fact she is rude. Campgound has free wireless interent service if you sit in the game room by the front office. We camped here in a Motorhome.

For this area, this campground would be very tough to beat. A really beautiful campground, with tall palm trees and other shade trees. The sites are tucked in among the trees, so you don't feel like you're camped right on top of your neighbors. On the water end of the campground is a large grassy area, perfectly located for watching launches from Kennedy Space Center, just across the water. The drive to KSC from this campground is about 5 minutes. We didn't explore other things in the area, because the Space Center was all we were interested in. We were told repeatedly that we'd never be able to find campsites in the south half of Florida at this time of year, so a $22 site in such a perfect little park, with plenty of vacancies was a great surprise. Will definitely go back! We camped here in a Motorhome.

The park is very nice the showers are hot the staff is friendly and the location is good. You are close to the space center and can take the tour, you are also close (within 10 minutes) to many eating establishments and flea markets. The place is rustic and has a great view with water activities and sightseeing as things to do. I would stay here again if I am in the area. Stayed there Thanksgiving weekend 2002.

Speedy, but convenient. Rate includes $3 daily electricity fee. Mostly here to see a Space Shuttle Launch. Everything said below is correct. Park really caters to long-term guests this time of year. $15 fee to wash vehicles. Highway noise is annoying, but not all that bad. We stayed in the "grove" section, all concrete pads, all motorhomes, good satellite access. Trailers and 5th Wheels were in other sections of the park. Staff is friendly and efficient, but also annoying somehow. Maybe it's because we're only here for 10 days. Park is actually at Mims, FL - right next door to the KOA. WiFi is not free. We'll probably not stay here again, mostly because of high price. Otherwise, a much better than average place to park. We camped here in a Motorhome.
Spent 10 weeks here at the end of high season. Very busy in April but by May the place was mostly cleared out. Weekends would pick back up. One lap pool shorter than 25 yards not heated. One spa operational, the other drained. Family pool just like you would find in your backyard was nice and heated just right. Clubhouse not in use off season. Pool restrooms clean. Laundry room and restrooms in middle of park nice and clean. Concrete pads for motorcoach only. Nice people and staff in park. Pathway throughout park for nature trail. Pet friendly. Gated with keypad entrance. Tennis courts, shuffleboard, fire pit near Rally circle. Two resident alligators to watch in separate ponds. Easy access to I-95. Would stay again. Reserve early for motorcoach lots in high season. We camped here in a Fifth Wheel.

This was our second year at this resort and we have already reserved our site for the 2008 season. We are only able to stay a month due to work schedule but would recommend this place to anyone wanting a quiet well kept campground. The staff is friendly as well as the people whom stay at this resort. They do not discriminate if you only have a small Travel trailer or a large expensive motorhome all are welcome and treated with respect and kindness. The bathrooms are Large and cleaned daily as is the washer-dryer areas. The pools are sparkling clean as is the hot-tub. They have planned activities like wine and cheese tasting and bingo as well as pot luck dinners etc. We camped here in a Fifth Wheel.

The park was very clean. Geared towards bigger rigs. The Washrooms were very clean and large with each having a shower, sink and toilet. Attached to the washroom was a laundry room. Very (owner oriented) golf community. Newer development with all the golf related amenities. Golf carts that go 3x the posted speed that other vehicle are allowed to travel, and owner residents that really don't tolerate visitors or outside campers, to the point one owner stated swearing at the wife while using the dog park. Not sure what the nightly rate is because we own a site in this wonderful park. We stay for 6 months. Nature is wonderful here. We saw a bobcat, flock of wild turkeys, deer, snakes, alligators, sand hill cranes (with chicks). The last two years we watched great horned owls make nests and raise their chicks. Eagles soar. We can watch the shuttle and rockets take off from our site. We have amenities--library, movies, workout room, security patrol, post office. It's great! We camped here in a Fifth Wheel.
Gigantic RV/house/park model type of place with every amenity, numerous neighborhoods and levels of sites. It does not have any transient feel and most sites are owned and you'll get a sales pitch. If you are "on the road" exploring to see new and different areas and folks, this probably isn't the place for you. If you want a Florida place for the winter to golf (too cold for swimming this far north) or socialize, this might be it. Gated community, miles of roads to bike/walk on. Great experience. Excellent staff. This resort is all that it is built up to be. From the first meeting at the main gate guarded entrance to our exit after extending our stay several times, you could not ask for more. The site that we enjoyed was well landscaped and private. Near a trail, we felt like we were the only ones there. Very dog friendly. If you don't have a dog- don't let that bother you. Respectful owners. Everyone was very nice, and the local longer term residents-owners wave at everyone! You do not feel like you've intruded on their space. This was our first stay. We'll be back soon! This a a fantastic place to stay, even if you are a Florida resident. There are sites with shade available, as very necessary in August. There are 2 pools, plenty of walking available and wildlife abounds. There is RV repair on site which we used for a minor problem, and they were very good. The church on site was very friendly and all in the park made us feel welcome. The nightly rate reflects buy 2 nights and get 1 free. We camped here in a Motorhome.

There is nothing more this RV Park can offer for the traveler who wants everything (unless they want to put in a landing strip for fly in visitors.) This place is soup to nuts. Outstanding plush landscaping, superior amenities, friendly staff, etc. makes this place a 10 star resort if there is such a thing. I'll definitely recommend this resort to those with a taste for elegance in an RV setting. We camped here in a Motorhome.
There is a real mixed bag as to which sites are good and bad. Some are much more maintained and landscaped than others. Some feel really cramped with landscape. It is a very crowded park during winter season. Restaurants feel very old and stale. All in all, we enjoyed our stay and staff is friendly. We would stay here again but, it is quite a long way to activities outside the park. We camped here in a Motorhome.
This is not a campground but a resort, only trailers, fifth wheels, motorhomes need apply. There is no campground friendliness, staff members were nice however. This would be a great park for anyone wanting to purchase a home or pad for seasonal living especially for the northern visitor. All spaces are owned so transients are parking in an unoccupied space. We had an excellent level concrete pad and grass all around, palm trees for shade(?) and it was well landscaped, very pretty resort. Laundry sites were few and far between the sites however. Restrooms and showers are in the laundry buildings. WiFi did not work from our site. We had rain the last night of our visit and our beautiful pad had 1 1/2" of standing water on it. The whole area looked low, I wish them luck during rainy weather. We camped here in a Fifth Wheel.
This would probably be a great place for Northeners to winter in, but we weren't taken with it in the 4 nights we spent there. The two restaurants weren't too fresh/clean. There were carpenter ants and fire ants all around our pad and a wasp nest in the electric connection box. We camped here in a Motorhome.
One of our favorite spots. Have stayed there several times. Office staff and lot owners are all very friendly. From beautiful lots to gorgeous resort homes --- something for everyone. Outstanding RV Resort with a golf course. This is off season and the golf is very reasonable. Beautiful setting in a ownership type park. Evidently all of the sites are owned and the management handles the rental when they are gone. A mixture of RV's, huge RV port homes all adjacent to a wildlife refuge area. I have seen the most wildlife of any place I have been..deer, possum, racoons, ALLIGATORS, armadillos, and SNAKES. Did I mention rattlesnakes??? This morning my Boston Terrier was sniffing a small brown object and jumped back. I investigated and found a pygmy rattlesnake coiled up. Evidently this area is infested with these things during the summer months. It is also infested with alligators. If you don't bother them they don't bother you. WIFI needs a little work as the coverage was weak at my site. Otherwise this place is fantastic....just watch your dogs. We camped here in a Fifth Wheel.
This used to be a 10/10/10 Trailer Life rated resort until the rating requirements changed enough to make restrooms/showers closer to every camp site. We have stayed here for a number of RV rallies, two of which we have put on. We now own both a house and lot in this resort. It's not cheap but you get a lot for your money; fitness center, swimming pool, on campus post office, bank, church, restaurants, beauty shop, golf course, nature trails, fishing, shuffle board courts, rally facilities, dog park, wilderness with deer, turkeys and alligators, free Thursday night movies, RV service and supplies store, and much more. It is adult oriented though grandchildren are occasionally seen. We camped here in a Motorhome.
Very interesting place to visit, but real real big. This place is like its own city. The office people were very nice and we liked our stay here but it is kind of crowded for our taste. Lots of houses and park models mixed in with the RV sites. We camped here in a Motorhome.

This park has it all. Golf, RV service, store, food, and lots of spaces. We bought a lot on the lake which was absolutely beautiful. If your an avid golfer, this is the place for you. We camped here in a Motorhome.
Paved wide streets lead to paved sites with good power and good water pressure. Not
really a campground; but an community with a super on-site RV repair facility, two restaurants, two pools, a bank, a golf course, and really wonderful people. The park is close to I-95, however it is surrounded by nature. Secured entrance. Daily trash pick-up at your site. We camped here in a Motorhome.

This is a high-end facility. It caters to the retired crowd, although children are welcome. Activites and facilites are geared to the person in their 50's and older. The sites are lovely, with your choice of sun or shade. Many activites are available, both physically active or sedentary. Pets are welcome. We saw dogs of all sizes. People were considerate in not allowing them to be noisy. Although the park (this is no KOA campground!) was gorgeous and well-kept (see their website; the pictures are true-to-life), the best thing was the amazingly friendly atmosphere. Short term visitors mingled with people who had huge, expensive homes there. We did not run into any "them" and "us" and were delighted with the warmth and friendliness of everyone from the landscaping crews to the office staff to the residents. We camped here in a Motorhome.

In Seinfeld terms, this is the "Del Boca Vista" of RV parks. It is NOT a campground. It is a big and impersonal real estate development of mostly houses that have big RV garages. Yes, it has nice roads, big sites, and all the things to get a good rating in a book, but the reality is that is totally not cozy or charming. Mostly Florida scrub-bush land. Trails were flooded when we visited and nice paths are golf cart only. We especially felt that it was not kid-friendly. Check out Manatee Bay (county park) for a more cozy experience with great waterfront on the

This is a sparkling clean, almost scenic park. I would have given it a 10 if we had not been embarrassed at bingo by a man asking over a microphone "who owns the two bicycles out in front?" We parked our bikes in front of their huge, lovely activities building while everyone else parked golf carts all in a row. And because the bigger restaurant's food was marginal. This new park offers bingo, flea markets, dances, bridge (but not duplicate)and other activities. People are nice and friendly. They have an area with large homes being built for sale (I didn't care for it since the trees had been cut down)with many on the golf course. The golf course was flat and not impressive; nothing awful about it but nothing to rave about either. We enjoyed riding our bikes on the very nicely kept streets. Few dogs were seen, none heard. Most people seemed to stay in their motorhomes until an activity came up ; then you got to see just how many people were staying there! They had little frame homes for sale with RV ports attached (six figures)and no one asked us if we wanted to look at any which was fine with us. There were some very scenic lots with little yards and palm trees, several laundromats (brings Lots of quarters), a lovely church with church bells that rang on the hour, post office, cafe for sandwiches, etc. and some groceries for sale, and a nice building for dining at night with a bar and outdoors eating area on the golf course (the food was pretty bad but the drinks were great). Just outside the park in Titusville were some restaurants including a Chinese buffet (fair), a BBQ place (excellent with the exception of their Mexican food). The town was very quiet and not a pretty town. Cape Canaveral could be seen from almost anywhere in town and my husband watched the space shuttle Columbia lift off from an activities building window!! We walked up to the brick wall that holds back the ocean; we saw no beaches and had thought we'd be able to swim and sunbathe (it was too chilly to swim in January anyway; we came home early). We do recommend this resort and do not forget to buy a couple big bags of Florida oranges from a street vendor; they are fantastic! We camped here in a Motorhome.

We were there in off season (October). 5 star condo park with numerous lake (small) and golf course sites. All the amenities including restaurants, groceries, RV sales and supplies and activities. We were put off the prior spring when we drove by in our toter and asked if we could see the park (as interested transient renters) We were not allowed to drive through but had to ride with a saleslady, on her version of a tour and at her speed. She was not too happy to have to spend time with a non-buyer. When we stayed there this fall, we found the real reason for the guided tour.
There are many for sale and for rent signs (for the season) "by owner" which we weren't able to see on our abbreviated fast tour. Nonetheless, it is a class park, large back in sites, many with excellent landscaping. Easily handles any big rig. We camped here in a Fifth Wheel.

This place is great. It is a small city inside a large track of land. You have everything inside this park, houses, ports, space for RV's, fire house, RV repair shop, 18 holes of golf, golf cart shop, driving ranges, lakes, ponds, fishing, restaurant, three or four pools, and on and on. The staff is very nice. Guard on gate at all times. Rating Woodall 5/5 and TL 10/10*/10 and this is true. We love this place, check out the large homes in park, very nice. We camped here in a camper.

This is a RV condo resort. Sites are available for rent, very spacious, well separated, nice views, excellent amenities including golf course, workout room, library, club house, two pools. Very pleasant. There were some children, but not many when we were there in June. Special rates available for multiple nights. You can always buy a site, build your Florida room or even your four bedroom house with RV port. We camped here in a camper.
This is an over 55 RV and Golf Resort. Most sites are owned but many are available for rent. Small 9 hole golf course is in good shape and was enjoyable to play. Club house and pool are also available to renters. Owners and staff are friendly and very helpful. Some sites do not have cable so you'll need to check on availability. Wi-Fi is easy to access and worked well. Close to Kennedy Space Center, Daytona Beach, Cocoa Beach and Orlando. We camped here in a Motorhome.
