Very nicely kept park and amenities and our site was concrete pad with nice landscaped yard. Lot of Winter Texans and mostly friendly, but there are groups that travel together. Lots of Happy Hours and some play instruments. Activities are posted daily outside, which was nice. The parks amenities are great. I rated this park an 8 because there were parks closer to fishing areas, which we like and other site seeing areas in the Rockport and Port Aransas area. We stayed for a month and paid $345 plus electricity. We camped here in a Motorhome.
This is a new and very beautiful park. The landscaping is wonderful and very neatly done. The sites are more than ample, some are double wide. The people are friendly and really know what they are doing. I would recommend this park to anyone. Great Park. We camped here in a Motorhome.

Very new RV park. This park is still not complete, but it is getting there quickly. Rate is based on weekly stay. Cable TV is not currently available at all sites as the owner cut off service to unused sites. It didn't bother us as we have satellite available. It is going to be a very nice park with easy access to the Aransas area. There are no pull-thru's but all the sites are wide and easy to get into. The grounds are maturing quickly. While we were there the Bathroom/shower (nice) and pool opened and the laundry got very close to opening when we left. By the next "Winter Texan" season this park should be at the 90+% completion rate including paving the roads. If vacationing in this area again, I would stay here. We camped here in a Fifth Wheel.
Great campground would rate a Ten but, can't till the pool, bath house and rec rooms are finished. I am sure they will be nice as the rest of the place is. The roads are not in but graded and watered down on dry days. Looking at the rest of the park you would think they will be a top ten campground in all the books. The hosts are very nice, they have a special under construction rate. I would reserve for next winter if I was going to winter in this area. We camped here in a Fifth Wheel.
We just stayed at this park last weekend and it was awesome! It is very private but close to the amenities of town. The park is so beautiful and the landscaping is gorgeous. It is a brand new park. The pool, hot tub, club house and bathhouse with private restrooms including full size showers are being erected right now. We loved staying there and can't wait to go back. The amenities they are adding will only make it better. It is a great park!! We camped here in a Fifth Wheel.
Old old park. The park is dirty and full of dog feces. Our motor home was covered with the wet weeds and grass when the mower cut the lawn; not only that our sewer hose was sliced open. The owner has her own policy of not accepting responsibility for their mistakes. She said we should contact the person who mows the grounds. There are a lot of dumpster divers in and around the park. Park is the old city airport with campsites on both sides of the runway with 300' fishing pier at end of runway. Great park for fishing and close to everything in that area. Very friendly park. We were warmly received and guided to our site and stayed with us until all our hookups were successfully made. This park is has both full time mobile homes and RV sites that very spacious and well maintained. Located conveniently to all stores, Wal-Mart, Lowe's, etc. We will return next year. While we did not actually stay in this park, we visited friends here and wished we had. Park was clean and sites were a little close but adequate. Because of the snowbirds, this park was full and did not have availability until too late for us to change our plans. My husband played pool with some of the residents and found them to be friendly. It is well landscaped, with concrete streets and wide pads. There are many different configurations of pads to select from, for different prices. It is very, very clean and a real community of pleasant people. Many actively attended activities, including a weekly music jam. It is close to water and easy to get to from major highways, but has a small town atmosphere which is very appealing. We will be back next year for the winter. We camped here in a Motorhome.
This is a great RV park in Aransas Pass, Texas. This RV Park was immaculate. We arrived after hours on a Saturday. Upon arrival, there was a packet taped to the office window with our name on it. Inside the envelope was a site map highlighting our site. Within minutes we were greeted by a Park Host in a golf cart that escorted us to our site and assisted us in getting parked. The other residents in the park were absolutely wonderful and quite friendly. We would not hesitate to stay here again and have no problem recommending this park to anyone visiting the area. The nightly rate reflects a week rate discount as we stayed a week. Cement pads, a small patio and small picnic table are nice but very windy while we were here, so we did not sit out much. This is a cement pad and grass between sites park, no sand. Many things to do in the area, especially Port Aransas, accessible by the FREE ferry. Also many things to do in Corpus Christie, only a few miles around the bay. Clean restrooms and laundry area are nice and the park is very clean. Camp host is friendly the camp helpers keep the grounds looking nice. Good local restaurants in town with seafood and Hispanic food excellent plus fish markets if you want to cook your own. We will stay here again if in the area. We camped here in a Motorhome.

The staff is very friendly and so are the other RV'ers. We stayed here from the middle of November 2010 to the end of January 2011. There is a lot of activities at the club house or you can chill out on your own. We met several nice couples and enjoyed our stay here. Probably will return next fall. Stayed here for a year. Well laid-out campground with great palm trees and concrete sites. Owners (who stay here frequently) are friendly, but seem to have little involvement in park management. The park manager is very rude and appears to have inappropriate "control" issues with guests. Campground amenities are good (though a pool would be a great addition). All here are retirees and most are very friendly neighbors. I would rate this park with a higher score were it not for the persistent rudeness of management. We camped here in a Motorhome.

Price reflects Passport America discount. I asked for a pull-through for a 2 nights stay. He led us to the corner lot facing the entrance which was not suitable for our 37" motorhome, as the patio was several feet to the rear and I had to walk in the grass upon exiting the RV. The bad SMELL we discovered was from the nearby sewer treatment plant. We had to close the windows on a nice, breezy day. I wouldn't use the showers because of no privacy in the dressing area. We camped here in a Motorhome.
Outstanding park for adults. Absolutely nothing for kids to do however. No pool or playground, which we didn't mind. Concrete streets and pads with no annoying speed bumps. Everything was immaculate. Good WiFi and cable TV. Staff friendly and helpful. Would definitely come back again. We camped here in a Motorhome.
Very well kept park with nice level concrete pads. The staff is very friendly and Wi-Fi is strong. We're staying here for a month and a lot of the others are long-timers. The park is booked up solid for the winter with snowbirds. Great park. We'll be back next year. We camped here in a Fifth Wheel.
By far the best RV resort in the area. Managers are very helpful and do their best to make your stay pleasant. They have a waiting list in the winter and are having more and more summer people. I was here with a rally group and the managers and owners were so friendly and helpful with information and hook ups. We had a rally rate and found the site just what we need for a rally again next May. The Big Fisherman restaurant was close by with delicious food at reasonable prices. If you want take the fishing tour, you need to book early but there is information on local interests in the large meeting room which has a 52" TV with cable, kitchen, pool table. All this site lacks is a pool. We camped here in a Motorhome.
Rate reflects discount. A well kept quiet park just a block from the pier and a few blocks from the bridge to free ferry to Port Aransas and Mustang Island activities. About ten miles from Rockport/Fulton area. If you are interested in fishing or nature, this is a good base park. There is grass between sites and landscaping is kept up. Did note ant hills in the grass. Restroom and laundry are clean. Management is friendly and helpful. A number of good local restaurants are within a few minutes drive. HEB grocery and Wal-Mart are within a few minutes too. We hope to stay here again. We camped here in a Motorhome.

This was our second year here. We had an extended stay of 2 half months which came to less than the nightly rate . Very nice place with friendly people. We parked here in a 40 footer. It has nice and wide interior access roads. Sites are not crowded. Near the marina and one of the best hamburger cafes in the area so fisherman should be very pleased. Good security. Saturday night musical entertainment is wonderful with RV'ers from other parks playing country and blue grass music. Happy hour is every evening in the rec hall. All is usually planned by the winter Texan's staying here. There is not a lot of organized events such as wood shop or a pool etc. which is the only reason I did not give it a ten. This is on the whole a clean well appointed, quiet place. I would stay again with out hesitation. Many of the occupants have been coming for years. We camped here in a Motorhome.
It is a great location for exploring central Gulf Coast - Port Aransas, Corpus Christi, Rockport. There are nice large cement pads and grass. There are lots of long-term residents who seems to be enjoying themselves - activities etc. The showers were very clean - doubt if very many use them which was okay with us! Entry to showers, laundry, and office is rather limited and while we there two out of the three mornings the staff were cleaning the cement for over two hours making it difficult to use the facilities. We appreciate the care taken to keep this RV Park in A+ condition but in the morning when folks are using the showers etc does not seem to be a good time to be blocking off the area. Showers etc can be cleaned in the afternoon when folks are out and about. Other than that we would stay here again. The staff was friendly, and gave good directions and everything was super clean and in great condition. It is a nice place for walking dog down to ICW and pier- saw dophins, herons, and egrets. The only thing this park lacked was a swimming pool. Our rate was the PA rate. Had there been a pool we would have stayed there longer. Would definitely go there again. Staff were very friendly as were the campers in the park who were Snowbirds from all over. Plenty to do around the area. We camped here in a Fifth Wheel.
This has to be one of the cleanest CG's we've been in. The owner/managers work hard to keep it that way. They have and will go out of their way to accommodate their guests. I hardily endorse this CG to anyone planning to visit this area. We camped here in a Motorhome.

Nicely maintained and landscaped park with wide cement roads and level cement sites. Friendly and accommodating owner. We arrived late in the day without planning and were well taken care of. We would return. We camped here in a Fifth Wheel.
This is a beautifully maintained park. We just happened to luck out and get the last space available; otherwise, I understand this place is usually full in the winter months. They have sites of varying sizes; you pay more for wider, more spacious sites, but ours overlooked a canal in the back, and I didn't feel claustrophobic about the neighbors. We can only stay a week due to incoming reservations, but I wouldn't mind at all spending multiple weeks or months here. We camped here in a Fifth Wheel.

Nice, clean park. Everything works. Yes, a lot of concrete, but if it wasn't there, there would be a lot of MUD...concrete is better than mud. Friendly office staff and telephone people. We used Passport America for 2 nights @ $15.00 and then the rate went to $28.00. Weekly rates of $125 are very good and should be used even if you are staying only 5 nights. Given the facilities, clean area and sites, we felt it was a very good bargain for the $$ Cable TV is $1/night (strange) and pay Wi-Fi, which works very well. Guess I'd rather pay for internet access and have it work than have slooow internet that's free... Road signage to Aransas Pass is a bit confusing due to the construction on US 181 and Tx 361/Tx 35. We don't think this is a knock against the park. Fault Texas road construction. We certainly will be back and might spend a month here in the upcoming winter. We camped here in a Motorhome.
The on-site manager Ben was extremely helpful and friendly. The park was clean, safe, and friendly. This was our first trip and adventure parking with our new 5th wheel, and we found it very easy and Ben assisted us with unhitching. We had no difficulty finding the park, and it is close to water, grocery, and water. We originally chose this park because it was a pet friendly place to stay, but now we will return because of the park and staff. We camped here in a Fifth Wheel.
Concrete everywhere; entrance, roadways, and pads. Person who answered phone is gruff, but personable when going face-to-face and when helping to back into a site. Many winter-Texans were evident and everything was spotless. WiFi is pay as you use it rather than free and ditto for cable TV. Size of sites was OK for our 40' motorhome, but had the impression of being stuffed into a campsite as most are small widths. Probably will not stay there again due to difficult access from major highways and confusing signage on roadways...typical for TX. We camped here in a Motorhome.
This is a very new park (2008), so the vegetation still needs time to cover all spaces between paved sites and the sites have no numbering. The owner/manager lives on site and is very helpful/pleasant to work with. Park is about halfway between Corpus Christi and Rockport. Nice laundry and shower facilities. While there is no dog run/park within the park, there is a deserted road right outside the south side of the park for the dog to run free. There were lots of well behaved dogs in the camp. Also, probably 60% of the park is permanent residents (workers in the area). The street to the RV Park is rough and narrow with tanker trucks coming and going at all hours. The good news is that the RV park is only a short distance down this road. We camped here in a Fifth Wheel.

A relatively new park - not a resort as it does not have a pool. It does have a nice gathering room for cards, etc. Laundry facility is small and clean. Cable TV was a bit snowy and the owners tried to correct the matter. One Wi-Fi access point did not always work, but they have several and one of the others always worked. Area looked like it might flood if there was an abundance of rain. We would return again if we needed to be in Aransas Pass rather than Rockport or Corpus Christi. We camped here in a Fifth Wheel.
This is a recently constructed park so everything seems to work well and hookups are well located. Staff is very eager to make sure you are happy. An RV park resort it isn't, though. No pool, nothing for kids but there were some activities in the rec room. What made this attractive for us may turn others off. It was a block off the highway so traffic noise was minimal, there is nothing around it but it is great for birdwatching and it was about a half mile walk to water. All sites are concrete pads, so you are high and dry but the ground surrounding can puddle up pretty good after a rain. It does make a good base for exploring the Corpus Christi region. WiFi was excellent. We'd stay again. We camped here in a Travel Trailer.
The quoted rate reflects a weekly rate. This park is only 3 years old so much of the vegetation is still young. All of the streets,sites & patios are paved, and the sites are spacious with ample room on both sides. The registration office is still in a temporary building, but there is a very nice laundry and community center in the park. The park hosts were very friendly. There are nice walking trails and a fenced-in dog run area. The only negatives were the lack of cable TV, fee-driven Wi-Fi and only one laundry/rest room area which was quite a way from the camping area. Perhaps once the park is more "mature", ratings will improve. The park is about a mile from the coast but easily accessible (but not clearly marked) via Hwy 35 Bypass. I would return to this park again. We camped here in a Motorhome.
It is new and nice. Not a destination but easy in and out for 45 footer. Paved level sites. Office was helpful when we asked to extend. Many spend winter here and I can see why. We camped here in a Motorhome.
As stated below, this a new park and facilities are continuously being added. The grand opening for the large Activity Building (club house) is March 24 with free food and dance and tour of the full project. Pool, billiards, weight room, library, gathering room with wet bar and a Great Room along side a full kitchen are all included. Off the road, neat and tidy. New laundry and showers to be built in the surveyed expansion which may take it to around 75 spacious sites. The golf course will have 5 active holes this spring and the other 4 by fall (already set in place and being rejuvenated). Driving range in place. The owners community has had a surge of sales and then building, but this has not bothered the rental community at all. Come this fall this place will be THE PLACE TO BE. Dances, season/holiday meals, special gatherings are already being planned. We will be back for 5 months. We camped here in a Fifth Wheel.
Rate is based on a monthly stay plus electricity. While improvements are ongoing, this park is still a ways from being a "resort" and is overpriced for the quality of services. Sites are level concrete pads with patio and table; however, there is no cable TV and the Wi-Fi is not only not free, but is priced much too high. Far enough off the highway to be quiet while fairly convenient to Port Aransas, Rockport, and Corpus Christi. Verizon cell and Aircard service were good. Most residents are returning snowbirds so there is a clique, but most residents were friendly. The new management is upgrading the park, and many of the "owner" lots have been sold, which resulted in construction vehicles and noise starting each day. There are other parks in the area with comparable or better facilities that are more reasonably priced, and if we return to the area, we'll look elsewhere. We camped here in a Motorhome.

It is still being developed, but the pool is done now. The laundry, library, restrooms and showers are done also. The rest of the community center is under construction. This may well become a luxury RV park in the future, but for now it's a work in progress. The staff is very friendly and the park has full services. Lots of concrete, including a huge parking area at the office and concrete pads and parking sites. WiFi cost us $12 for the week and worked well. The big activities center is still under construction but the showers, library, washrooms and laundry are open and functioning. The swimming pool is still a big hole. They started work on a golf course but it will take a lot of money to finish. They let us wash our RV: once. We got the PA rate of $17.50. We did notice that the long-term residents in the park are a tad cliquish. It was hard to get anything more than a "hello" from anyone. We wouldn't hesitate to return. We camped here in a Motorhome.
Very clean and except for some highway traffic, quiet. If you're a light sleeper, better move on. I am; we should have. Also they need to take the word "Luxury" our of their title; it's just a plain ole RV park. Staff is friendly but not very knowledgeable about local things to see and do. We did go to Corpus Christie and go aboard the USS Lexington. Great Verizon cell & data, and I saw the WI-FI, but we we use Motosat. All in all there are several other local RV spots that looked as good but are much less pricey. Mind you, we did use our PA discount for the noted rate. Sites on the row we were put in were VERY narrow, just enough for slides to go out I sat in chair outside and looked right in the neighbors rig. We camped here in a Fifth Wheel.
This resort is growing every year. Twice as many sites this season and they will double for next season. The pool will be constructed in spring 2011. Hugh activity building; part completed with the rest of the interior being completed soon. Spatial, nice sites, planned activities, full services, good management. The gated community has lots for sale, and is beautiful. Lot owners, pad renters and management get along very well, making our stay enjoyable. We will stay here again. This campground is in the process of construction; however, they currently have about 15 sites. In addition there are privately-owned sites available for rent in certain months. The sites and the road are cement, which is rare in this part of Texas. The sites are also very wide. Although the sites are back-in only, they are angled from the road and very easy to back in to. The clubhouse is currently under construction. If a restroom and laundry are important to you, then you should call ahead to see if it's completed. There are also plans for a pool, although construction has not started on this yet. The daily rate reflects the monthly rate of $350 plus electricity. This campground is located between Corpus Christi and Rockport, TX, so there are plenty of activities nearby. We looked at several campgrounds in the area, and almost all have either gravel roads and/or sites, and many have deferred maintenance. Southern Oaks is new and clean. We would definitely stay here again. We camped here in a Fifth Wheel.
The second best campground we have ever been at and a lot cheaper than the best one. Nice people, nice sites, restrooms, showers, laundry, everything was perfect. If we were interested in spending all our time at one location this would be it. They allowed me to wash my vehicles, trash pickup, Wi-Fi was terrific but we were right across from the office. We were given a spot on very short notice and at a good price. I would definitely stay again. We camped here in a Fifth Wheel.

Nice pool area however, not alway's open, they cover it every night and keep it covered a lot of day's unless you let them know you want to utilize it. Walmart and Lowe's just down the road. One of the very nicest and well laid out parks we have ever stayed in. The staff is very friendly, professional and knowledge. The park is spotless as is the shower and restroom facility. We stayed 2 months and enjoyed the park and facilities. Friendly neighbors, and lots of activities. This park is very well kept and the staff do a lot of work to maintain it. Grass is trimmed and edged and watered..trash pickup daily from your site. Good dog walking area. All concrete streets and pads with palm trees at all sites. Only gripe is that the Wi-Fi is spotty and kept dropping off. All the staff were helpful and ready to assist if needed. We plan on returning again in the fall. We camped here in a Fifth Wheel.
Excellent park. Great owners and managers. We have been here since May 2010. The only bad experiences we have witnessed have been caused by the folks who are giving the park negative ratings. I guess if you get asked to leave because of your obnoxious behavior and inability to get along with others it gives you the right to put the park down. We camped here in a Fifth Wheel.

The reason I am giving them a 2 is because of their reservation system or lack of. Called for reservations for 3 rigs and was called back with a confirmation of available sites. A few days later I recalled to be sure that it was OK for fifth wheels since on website they claim they are a "motor coach" park. Was then told "no problem, we accept fifth wheels." Next day I received a call from a person who wanted to know why I called and when I explained she then claimed to have only one available site for the date requested even though our reservation for 3 sites had been previously confirmed. Had to make alternate arrangements to go to a different park. At least we didn't arrive with all 3 rigs to find out that they didn't have enough available sites even though they had previously confirmed them. It appears that the left hand doesn't know what the right hand is doing. We camped here in a Fifth Wheel.
This is a new very nicely landscaped and maintained RV park. Laundry and restrooms/showers are very nice and kept clean. The clubhouse is user friendly and larger than most RV parks have. Managers and owners are friendly and work to make this the best park possible addressing problems when they occur. The heated pool and hot tub have a covered patio and are great. There are many planned activities for us Winter Texans if you choose to participate. Sites are available in different widths and lengths with concrete pads and roads. Shopping, ship and dolphin watching, beach walking and fishing are all near by. Friendly RVer's make you feel at home. We'll be back next winter! We camped here in a Motorhome.
This is an excellent park. We paid $125 for the week. The park has concrete pads for parking on, well kept landscaping of palm trees, thick grass, and rock. The staff was so friendly and helpful. It is evident the owners have put a lot of planning, time, and energy into this park. (It was fun joining them at Karaoke night!) The bathrooms and showers were beautifully tiled and clean. There was also a spacious laundry room. The clubhouse had activities going on daily, and they supported a good Wi-Fi connection. We were able to wash our RV on site at no cost. Our four children enjoyed walking the dog to the pet area, singing karaoke, and the ice cream social. The location allowed us to get our supplies at Walmart, visit the ocean, see the USS Lexington, and shop at Corpus Christi. We thank them for such a welcoming stay. We were only there for a week, but already feel like part of the family. We would definitely stay here again! We camped here in a Motorhome.

This park is new, beautiful and facilities well maintained by work campers. The fall of this park will be the owners, as the managers are managers only in name, for the owners (not RV people) interject into the management as they see fit, for their own personal gratification, overriding their managers decisions. Rules are made at will and changed or applied differently between renters. Decisions are made and then changed and changed yet again. These people lack any of the people or administration skills needed to manage this park and should get qualified managers and then step back and let the managers do the job they have been hired to do (very basic business principle). A group of some 15 couples moved to this park last season (09/10) during construction based on the physical properties it would yield when completed. We arrived this season (10/11) to find the physical facilities complete and thought we had finally found nirvana … but alas, things quickly changed. The activity building is small for the number of renters, with very bad acoustics. The pool is finished but not heated. There are a number of young families living in the park that work in the local labor pool, so you need to be very cautious driving – even riding your bike. The Wi-Fi seems to work well, some times but it’s impossible to depend on. We went to our broadband card in frustration. Not comfortable in this park and will not return. We camped here in a Fifth Wheel.
Very clean very well managed a lot of activities we had a blast. The next trip to Texas we will return. All sites are level and concrete it is almost new so the trees haven't had time to grow. We camped here in a Motorhome.
New park, officially opened in February and was quickly filled. Has all concrete streets and sites, new sod and palm trees between sites. Presently adding 40 additional sites. Great rates and sounds like reservations for 2010 winter season are filled, but there are a number of summer sites available. Great owners and managers, and have a really good staff of Workampers assisting. All hard surface access streets and it's close to Supercenter Wal-Mart, HEB grocery, bay fishing and the island activities, but far enough away from the gulf and its salt spray. Easy access to hwy 35 to go to Rockport/Fulton or Corpus. Without a doubt, one of the nicer parks in the area with single, one and a half and double wide sites, it is not crowded like most of the parks in the area. As fulltimers, we will make this our homebase. We camped here in a Fifth Wheel.
Park officially opened in Jan 2010. We were there during construction, and all efforts were made to make us comfortable. Great owners and even better managers! All concrete 50, 60 or 70 foot sites, some double wide, with all concrete roads. Immaculate. All palm trees, maybe 12 foot high. I like trees, but this is almost as good. Activities and lots to see in Aransas Pass and adjoining communities plus fishing in the gulf only 10 minutes away. They are adding another section this summer so there will be something like 45 new sites in fall 2010, mostly double wides. This is a first class operation mostly for 5th wheelers and Motorhomes of Winter Texans. We are going back. We camped here in a Fifth Wheel.
