Would be a great park except for the manager and the cleaning of the showers. Ground in dirt in floor. Mould Mould Mould. If the manager managed instead of working in the kitchen the place would be better. We camped here in a Fifth Wheel.

Park is nice. Wireless internet is poor. There are a few wireless antennas in the park, but with the volume of RV's and park models, getting connected can be difficult, and staying connected can also be challenging. Cable TV connection is available, but you have to contact local cable company for hookup and pricing. Winter pricing rates are $874.50 including trash for 3 months. Electricity not included. There are actually over 800 spaces within the park. Gates are closed at night, so security is good. The library is excellent with thousands of books, some VHS tapes, lots of puzzles, and magazines. Plenty of activities and entertainment. Internet and cable TV kept us from giving a higher rating. We camped here in a Fifth Wheel.

We had a reservation at another RV park in the Donna, McAllen, Mission area of Texas for the month of December. We arrived early and decided to stay at this park. We liked it so much we canceled our reservation and booked in here for 5 months. Park is well run and a great park for the price. It has two pools and all kinds of activities. Washrooms very clean. It is a mixture of park models and RV's. People are very friendly. Kids allowed for a week for a grandkid fix. It is a 55 plus park though. Close to Mexico and shopping. We camped here in a Travel Trailer.

The previous writer is right on. I got in trouble at the potluck for eating from the wrong side of the table, for not wearing my badge and for tapping my bingo card to move the red windows ... and that was within the first 3 days! Park amenities are OK, right price, convenient but the residents seem to resent "intruders" and aren't that friendly. We camped here in a Fifth Wheel.

This is a mostly mobile home park. The staff is friendly but there are a lot of silly rules in place. Seems to have a large turnover in staff. The patrons are mostly older people and not very friendly. Advertises Wi-Fi available, but in fact is only available in rally/recreation hall. We camped here in a Fifth Wheel.

Rate based on 4 months ending March 1, 2009 at $1110 plus 13 cents per kwh for electric. On site Mgr is very moody at best. A 55 plus park of mostly mobile homes and not that friendly to RV'ers. RV sites in back row, dog run row, are long, at least 100' but only 24' wide. Grassy sites that are not solid, readjusted level 4 times in one month due to rain and sinking. Other RV sites are considerably smaller averaging 20' wide. Very small pool, 2 hot tubs, 1 inside and 1 outside. Very poor Wi-Fi at best. Hired help very good but most are leaving due to the dishonesty of mgr. Second time and last year here. Lot better parts in area. Best thing going for this park is the Jam session on Friday's, other entertainment is mediocre at best. We camped here in a Fifth Wheel.

A very friendly campground. The facilities were in very good condition. There were a lot of campground activities and the people worked at getting new camper involved in the activities. Most of the RVers were snow birds. We camped there for a couple of weeks and we would stay there again. There was a train that ran by the campground occasionally but we didn't feel that was a problem. They don't accept credit cards. Over all a very nice place. We camped here in a Fifth Wheel.

This is a winter Texan haven. There are a lot of park models for rent and many have visitors from all over the northern tier of states and Canada. The permanent models are extremely well manicured and cared for. The RV sites are all back in and can be a bit tight, but your neighbors are all accommodating and will help anyone get in and set up. The streets are wide and the place is gated and is shutdown at 8 p.m. Residents have the code to the gate if you go out at night. This typical of many of the RGV parks and it certainly is one of the top ones. There are many activities in the park if that is what you look for and it is situated in the middle of the Valley so one can explore in either direction in an hour or less drive. The only drawback is the WiFi signal. You have to go to the activity areas to get a signal, which isn't all that bad because some of us need to walk. We will definitely use this one again and recommend it to anyone going to the Valley. We camped here in a Fifth Wheel.

Management needs a change. It's their way or the highway. Many people complaining and many changing parks. Now requires 4 month reservations. Residents in park are great. Very friendly. Park very well kept and all the things you could want to do. Park is super. We camped here in a Motorhome.

The best thing about this park was the RVers - friendly people willing to chat. Big park with three distinct areas. The RV area is tight with spaces barely allowing enough room for your tow vehicle, which must be parked across the front of your RV, Poor excuse for grass at each site so the owner would be better advised to replace the weeds and dirt with some stone. If you have a dog, find yourself another park. With 1300 sites, they provide one small, dirty, fenced area. This was the poorest setup I have ever seem for dogs in a large park. WIFI was barely adequate. Their claim that this is the premier RV resort in RGV seems says little for the RGV. I will not be returning to this park. We camped here in a Motorhome.

This park is fast pricing itself out of business as its owner is raising prices tremendously every year and seems to think people will pay the same prices as they do in Florida for a seasonal stay. The valley is nice, but it's not Florida! We were here from Jan. through April and the rate reflects the average cost per day including electricity on a pull through site. With all that said, this is the best park in the Rio Grande Valley --we checked them all out because we like the area, the people, the cost of living, the proximity to Mexico and services available there, and the weather. We didn't like the wind or the hot/humid temps of April and would never stay past March again; our dog was extremely allergic to something in the ground cover and the burrs are simply dangerous to man and animal! The park has so much activity scheduled, you could never do it all. The pool is outstanding, but for 2 months, you can't get in it there are so many people. On site restaurant food was not good. Propane delivery at site; cement sites with full hook ups; paved streets with curbs; grapefruit trees on most sites; no grass, just TX scrub and dirt (if you can't stand dust and a dirty RV, you won't like it here!)except for people who live in mobile homes and have cultivaed grass; on-site P.O.; wireless good, but modem was a problem because you can't use Outlook for outgoing mail so we had to re-install our Verizon PC card to have protected internet; cable outstanding with many premium channels; free landline hook-up and local calls; not the freindliest staff; not much to do outside the park except S. Padre Island and Progreso, Mexico, but plenty to occupy yourself with in the park and lots of seasonal Winter Texans. Pet freindly, but not very good facilities for such a huge park, although they say they will have running water, bigger dog park and better facilities next season. We will return until the park is too expensive. We camped here in a Fifth Wheel.
