After staying at this park for 4 months and sending 4 emails to Sun RV Resorts Corporate offices, we decided it was time to move on. The only reason we stayed is because we already had it booked, and we wouldn't try to get out of the commitment. The corporate offices don't care about the Park Residents. I talked to a Representative of a different Sun Rv Resorts Parks at the RV Show in Mercedes, Texas. I told him I wouldn't stay at another of their parks if the rent were free. He said he would have someone from Corporate contact me, but they never did. The only thing keeping this park open is the park models and mobile homes, some of which are in terrible shape. There are several of these park models and MHs for sale, but they aren't selling. Most of the people I talked to that do own one of these units would leave this park if they could sell their unit. This park lures new people with very low rates to first time visitors. Of all of the first time visitors we talked to, none of them will ever return. The regular rates are the same as the highest rent parks in the Valley. BEWARE We camped here in a Fifth Wheel.

It is a very nice park, not the greatest location though. Right next to expressway 83. Very noisy. The facilities are better than most, but the activities are really lacking. Most of the activities are geared towards the over 70 age group. They have some very strange park rules, no food or beverages are allowed in the pool area, exercise room (this includes water) or pool table room. They also don't allow alcoholic beverages in any of the buildings, but they don't tell you this until after you are there. Not much going on after dark. I would not recommend this park for anyone under 65 or 70 years old. We camped here in a Fifth Wheel.

Not sure of nightly rate, $318/month 05/06 season. Indoor pool, whirlpool. Billard, laundry and exercise rooms. Have stayed there 2 winters previous and am going back. We camped here in a Travel Trailer.

Small, tight grass spaces with concrete patio pads. WIFI was $12 for the week. It is centrally located in the Rio Grande Valley, and is convenient to places both at the eastern end and western ends of the valley. Highway 83, through the valley, is undergoing massive reconstruction and the campground is right in the middle of this mess. Be aware that many exits on Highway 83 are closed. Staff very nice. Birding areas all very close and easy to reach. Also easy to get to Mexico. We camped here in a Motorhome.
