Level concrete sites and patios with grass between sites. A great snowbird destination. Definitely would return. Rate reflects monthly stay. - Barbie Queue
Very nice RV park with concrete pads, flat sites, and lots of sunshine. No shade. It was very clean. Pool and hot tub were very nice and very crowded over Labor Day weekend. It was a nice park just a few miles from the beach and we would stay here again as we have friends in the area. - Bastion
Clean and quiet. Long, level pull through. Easy in and out. Lots of Snow birds here this time of year but we had no problem getting in for a couple of nights on our way through. - coehotrodder
2nd time to visit Bella Terra for Tiffin motor home rallies. Staff was very helpful and went above and beyond the call to assist. Someone from office escorts you to your site upon arrival. Love us some Bella Terra. Our site was facing the lake, enjoyed sitting outside in the morning with coffee looking at the water and beautiful resort.
This is a resort for class A motor homes. - Jimmy Campbell
This was our 5th stay at this resort, and ranks as one of our all-time favorites. The rate was based by the week. This is a beautiful park, wonderful pool and hot tub, excellent facilities, and immaculate landscaping. The sites are all large and concrete, and the interior roads are all paved. The staff will go out of their way to help you any way they can. We can't wait to return! - sleeps
Best resort we have stayed in. We use this as the standard against which to compare other parks. Well spread out sites with full hookups, good cable and WiFi. Superb community center with great fitness center and pool. - fish-trails.com
All the necessities at a reasonable PA fee. No picnic tables, no fire ring, etc., but a good overnight spot if you are traveling through, or here for the shopping at the discount mall. Has gravel access roads, grass sites but spacious and comfortable. Owners live on the premises and a very helpful campground host gets you parked. We stayed here three nights at the Passport America rate and an additional night at the regular rate of $30 which is a little pricey for the facilities offered but there are very reasonable weekly and monthly rates available. We will stay here again. - upatoiboy
Gravel road, grass sites. Park perimeter is trees and barbed wire fence, it feels like parking in a pasture or grassy field, only with hookups. Sites are wide enough for slides but still close together. The pull through sites are very long and easily accommodated our 60 foot length. Very few trees in the park. The park is on Hwy 98 so there’s some road noise. No picnic table or pad. Rustic but pleasant. A great park to “do nothing” or as a base to visit Foley and Gulf Shores. Very nice, helpful owner. Rate reflects PA discount. For the price and relaxation, we may return. No Wi-Fi. - Full_Timer
This was a great little park we stayed at on our way to TX from Florida. The owner has put a lot of love into this place, and they have one of the best club houses we've seen. Laundry facilities are neat as a pin and inexpensive. The grounds are neat, but basic. Don't expect a resort-environment here. You make your own fun. The only downside is the sites are a little close together, but that didn't present much of a problem. Residents are super friendly and there's lots of room to roam. A great place to stay for a week or a season. - LiveWorkDream
The on-site manager was very friendly. This location is very convenient to the outlet mall and popular restaurants. It's quiet and small with about 20 sites and less than half were occupied. The sites hookups are shared so you are close to your neighbor; one faces one way, you face the other direction. We had to use blocks to level our motorhome - we haven't had to use them in 2 years. Roads are gravel, sites are gravel filled in with grass. Their website said $25 for non members but when you arrive there is a sign for $30. Manager said they don't have anyone to change their website. A little too high as to the unmaintained area and lack of any amenities other than hook-ups. Not likely to return here, not enough of a savings to be worth it. - User1828
This is a no frills park and only has about 40 sites but it's very clean and quiet and in a perfect location. We enjoyed our stay here. We stayed for a month. - Tyra's rv
This is a park for those who want to park their rig and enjoy the surrounding area. Located 10 miles from the beach, and right behind the Outlet Malls. It is designed for Elks Members, but will accommodate guests for a surcharge. The sites are spacious and very level, but close on the utility side to your neighbor. No pool, no picnic tables, no bath houses, no frills. - simsfmly
.Nice park - very family orientated - water park draws the kids. Quick overnight stop on the way to Florida. - brownbear
Nice clean friendly park. Many activities. We were there in March for a month along with many other snowbirds. The spaces are a little tight but long enough for a 45 ft motorhome once you get in.
We paid the monthly rate of $ 450 which includes electricity, cable and internet
My only complaint is that it can be difficult to connect to the internet and it is generally slow. If the internet were better I would rate it higher. - Fluffy 41
Nice park. The restrooms and showers are well maintained. Wifi is typical for RV parks, slow and sporadic. Sites are easily accessible. Lots of organized activities. - Boyds nest
This small, quiet "gem" of a park has a brand new clubhouse with clean bathrooms and large immaculate shower rooms. The tidy attached laundry facility has brand new machines. The landscaping is lovely and management seems to be constantly working to improve the place. Everyone's very friendly and helpful, yet the park's also very peaceful and secluded. This is a real bargain! - Freddie and Alvin
This is a small (48+/- site) place nestled in Foley on the border of Magnolia Springs AL. A very neat, tidy and well maintained and nicely landscaped place with spacious sites. Both ownership and management are the most responsive and caring bar none. This park is has a communal atmosphere with friendly and welcoming folks. Lots of community activities with group dining at local restaurants and potluck dinners and parties. It is close to town and if Foley doesn't have it you don't need it. It is 15-20 minutes to the beach with many local and colorful restaurants along the main drag. We enjoyed lots of local TV via antenna. Easily one of the nicest and friendliest places we have been. - Phred13
The story here is VALUE, and assigning a rating with that in mind. The park is NOT luxury living, but spotless, with the Manager probably the friendliest we have ever experienced in 40 years of RVing. Then, there's the "residents", folks who show up in Dec for the season. There's no Rec center, but plenty of residents wanting to do things like bowling, fishing, shopping...etc. with us "visitors" being invited to all. No cable, but good over-the-air Digital signal, 3 bar Jet Pack wi-fi. Park wi-fi good signal, fair band width. The place is immaculate, with the Owners activily engaged in keeping it that way. But really...25 bucks a night for full 50 amp hookups? If it were to be much more, the rating would be lower frankly. We'll be back for sure, as long as the value holds. - tres gatos
The current name is Magnolia RV Park II.
This is a clean park for adults.
During the day there's occasional aircraft noise from the nearby small airport; at night it's very quiet.
Sites are long, level concrete separated by grass strips.
Most sites have picnic tables.
There are some small trees but no shade.
Voltage is good.
Roads are wide asphalt, in excellent condition.
The speed bumps are annoying, but do no damage if taken at the posted 5 MPH.
The manager and hosts are friendly and helpful.
WiFi is strong in the clubhouse and immediately adjacent sites.
There's one CenturyLink DSL line, max 1.5 MB/s download speed.
Some sites are wired for DSL; it's possible to get individual service from CenturyLink.
Verizon LTE works well.
There's no cable, but there are strong terrestrial broadcast signals from ABC, CBS, FOX, NBC, and PBS.
There are two private showers, one usable in a wheelchair.
Laundry: 2 large top-loaders ($1.50), 2 dryers ($2 for 45 min.).
Credit cards are not accepted; payment is cash or check.
Rate is monthly, not including electric ($0.12/kWH).
To stay on paved roads, take County Road 49 to Mannich Lane, then west on Mannich Lane, then south on Lipscomb Road. - wjzcbn
Please note that the park is under new management. We were very happy here in our stay. Speed bumps are in many of the campgrounds to keep speeders down and we did not have any problems with them. Clean bathrooms, laundry and clubhouse. Close to many attractions and Mobile for Mardi Gras. - 3huskies
One of the best parks in the area of Gulf Shores, Al. This small park is west of Foley, Al about 7 miles and north of Magnolia Springs, Al about 1 mile. The park is about equal distance to Gulf Shores and Fair Hope. Reported to originally have been part of the RV park next door with the intent of selling lots (rather than rentals). It currently has a combination of privately owned lots (21) and unsold lots (20) for rent. Nice club house, laundry, showers, pool, and all concrete pads & patios. The property has been well maintained and has nice landscaping of grass, shrubs, and trees. The park manager (Jim) is also the HOA president and is very pleasant and helpful. The host was was also pleasant and helpful. Internet work very good and had two antennas in the park to aid in signal strength. This is a very affordable park by the month, quiet, clean, well managed, and is great to rent for winter stays 1-3 months (or purchase for yearly stays). Propane is available in Magnolia Springs at a reasonable cost. Note: No web site for Magnolia RV Park II. - tzdr8v
Very nice quiet park. We were in the back of the park among mostly friendly snowbirds. Our site was a back-in with plenty of room. - Land roving
This is a Passport America park, and they give a discount for 7 nights Their regular rate is $32/night, $150/week, and $360/month. Gravel sites in older section. Newer section has 2 rows of sites with concrete parking pads and concrete patios; these are $400/month. The monthly rate includes 900 kWh electricity, full 50 amp hookups, Wi-Fi at sites. If you are staying at the park you can golf for $10 a day. We have stayed her twice before in past years. We are staying here now for a week. There is a club house and some activities. Not a bad park - 2GermanAmericans
This park is near the village of Magnolia Springs, 5 miles west of Foley. Full time residents and long term winter guests are the mainstay. The host was indifferent to my short term stay of 3 days. No map of the park and I had to ask for a statement as well as the amenities. OTOH the residents are very friendly and helpful. If you have a dog you will fit in very well. The park is terraced with the Community building being on the top level. The next 2 levels are older, well shaded, and sites may be on grass or concrete. The newer and lowest level is more spacious and open. The showers were fine as was the Wi-Fi. There was no defined path to the community building or parking. We can recommend the Blue Marlin Family restaurant a few miles west on 98. The 9 hole par 3 course is well kept and fun to play. It is the only reason we would return. Rate posted is the PA rate plus tax. - rossby
There is a clubhouse on site, but not much else in the way of amenities in this senior community. The park was well kept and management was friendly and helpful as well as other members of the community. We enjoyed staying here for 4 months and look forward to returning in the future to revisit the Mobile flea market, USS Alabama, Alabama coast, and other attractions. - Terry5048
Nice grassy sites with some trees and very clean and close to gulf beaches. Owner lives on site and very friendly and let us pick out our site. Seasonal and permanent residents made us feel very welcome and included us in activities. Will return again when in area. The only thing I would update is the washer and dryers. - Marcia55
This is a seniors park, with children allowed for short periods only. Mostly full timers, retired, or snow birds. The park is well maintained. Most available sites are grass pull through. They are large, 35 to 40' wide and 70' long. Management is very friendly. They do an excellent job keeping the park neat and safe. We lived here over 1 year and enjoyed it immensely. Not a lot of facilities, but well maintained. Not considering amenities, I would rate this park a 10. - FT1946
