Stayed for three nights and campground is very clean and very close to Outlet Shopping Center. No shade, but weather was great this time of the year. Campground staff was very accommodating. We had some electrical problems with the coach and staff recommended a local RV Electrician who came right out and assisted us. - bkboren

My wife and I stayed for two weeks and really enjoyed the resort and it truly is a resort. Very nice clubhouse with the best exercise room I have ever seen. Its own movie room with theater chairs and popcorn, lots of planned activities. The resort is very well kept with trash service at your site. The sites are roomy with lots of grass around your all concrete pad and patio.
Gated resort no worries about leaving bicycles unlocked or anything else for that matter. Only a few minutes to the beach or even closer to anything ever needed in Foley.
Second visit in only a few months and I'm about 1200 miles away round trip, will surely be heading back again! - 2010 43 AB

We stayed with 4 other motorhome friends over Fourth of July. The campground had a full schedule of activities for the weekend, which we all participated in. Everything, including food, was well planned and enjoyed by all. this is a great place to stay, but is limited to Class A motorhomes. The entrance and park roads are all very wide and are designed for Class A coaches. Our site was level, as are all sites. All pads are concrete and wide. This park definitely deserves the high ratings folks have given it. We would definitely stay there again. - User3770

All the necessities at a reasonable PA fee. No picnic tables, no fire ring, etc., but a good overnight spot if you are traveling through, or here for the shopping at the discount mall. Has gravel access roads, grass sites but spacious and comfortable. Owners live on the premises and a very helpful campground host gets you parked. We stayed here three nights at the Passport America rate and an additional night at the regular rate of $30 which is a little pricey for the facilities offered but there are very reasonable weekly and monthly rates available. Gravel road, grass sites. Park perimeter is trees and barbed wire fence, it feels like parking in a pasture or grassy field, only with hookups. Sites are wide enough for slides but still close together. The pull through sites are very long and easily accommodated our 60 foot length. Very few trees in the park. The park is on Hwy 98 so there’s some road noise. No picnic table or pad. Rustic but pleasant. A great park to “do nothing” or as a base to visit Foley and Gulf Shores. Very nice, helpful owner. This was a great little park we stayed at on our way to TX from Florida. The owner has put a lot of love into this place, and they have one of the best club houses we've seen. Laundry facilities are neat as a pin and inexpensive. The grounds are neat, but basic. Don't expect a resort-environment here. You make your own fun. The only downside is the sites are a little close together, but that didn't present much of a problem. Residents are super friendly and there's lots of room to roam. The on-site manager was very friendly. This location is very convenient to the outlet mall and popular restaurants. It's quiet and small with about 20 sites and less than half were occupied. The sites hookups are shared so you are close to your neighbor; one faces one way, you face the other direction. We had to use blocks to level our motorhome - we haven't had to use them in 2 years. Roads are gravel, sites are gravel filled in with grass. Their website said $25 for non members but when you arrive there is a sign for $30. Manager said they don't have anyone to change their website. A little too high as to the unmaintained area and lack of any amenities other than hook-ups. Not likely to return here, not enough of a savings to be worth it. - User1828

This is a park for those who want to park their rig and enjoy the surrounding area. Located 10 miles from the beach, and right behind the Outlet Malls. It is designed for Elks Members, but will accommodate guests for a surcharge. The sites are spacious and very level, but close on the utility side to your neighbor. Me and my wife have stayed at this park for many years but since the new owner has taken over it has become a retirement community. We go there on holiday weekends to have fun and enjoy time with friends and family. Now all that's there are older people that want piece and quiet ALL the time. So no more having fun cause you have go to to bed at 9 PM. When going camping it's all about fun and no worries. If you have kids they will have fun in the lazy river and slides but make sure they are quiet and in bed by 9 PM or you will get a call for park manager because some retired couple got hurt cause they interrupted their bingo game or their afternoon nap. I wish the old owner was still there "The Original Jonny" we always had fun back then. No disrespect to older people but the park's name says "Johnnys RV Resort " not "Johnnys Retirement Community ". - Bama72

The rate is based on the monthly rate divided by the 18 days we stayed. Park office personnel were very courteous and escorted us to our site. All pads are concrete and narrow (approx. 10 ft wide). Sites are narrow, but there is about 6 feet of space on each side of the open slide outs. Roads are asphalt and are approximately 12 feet wide. Because the roads are narrow, maneuvering big rigs is difficult. Laundry is satisfactory. Washers and dryers are $2 each. Nice water park, which is great for kids. The park appears to be occupied mostly by a few permanent residents and it fills up each weekend with locals or semi locals who bring their kids to use the water park. Many guests just park their RVs there and come in on Thursdays and leave on Mondays. We left after 18 days due to the following reasons: 1) Very loud music from park guests that went on until 2:30 AM; 2) guests who drive their 4 wheelers up and down the narrow streets with music blaring at a speed of about 20 mph while consuming alcohol - we were nearly run over on 3 occasions while walking our dogs; 3) park rules limit 1-2 vehicles per site yet we saw sites that had 4 - 5 vehicles per site - our neighbor left his truck parked fully in the street over night; 4) guests routinely cut through sites on the way to and from the water park. If there is not enough room due to parked cars, they just cross beneath your awning; 5) guests were not inclined to obey park rules; 6) we saw no presence of park officials after hours. Because of the narrow streets and parked cars, we were not able to pull out of our pull-through site. There was a vacant site behind us, so the only way out was to back up on to the vacant pad to exit our site. We will look elsewhere for a place to stay in the future. - Charlie C

This is a summer park for the kids (water-park) and a winter park for snowbirds. All adult activities (card games, coffee room, in-park dining, socializing in general is very "cliquish" and controlled by the snowbirds.
Park is very clean with very narrow paved roads. All RV parking sites are finished concrete. All sites are very close together which can make it very difficult to maneuver anything 35' or longer. They have widened some turn areas so not to run over curbs and grass although. Two vehicles can not pass each other on the same street without one of them parking on the side.
Cable is very good however, their Wi-Fi is awful to nonexistent. Monthly group meetings have discussed the awful Wi-Fi and Managing Staff promises to have it fixed or they're currently looking into the problem. 3 months there and it didn't get any better.
Be aware, that management sometimes will move you to another site to accommodate another camper for various reasons without notice when you check in. Be very careful of children playing in the streets or riding bikes/skateboards/motorized carts after dark with no lights. Coming back here is not in our plans for now. - Spad55

This small, quiet "gem" of a park has a brand new clubhouse with clean bathrooms and large immaculate shower rooms. The tidy attached laundry facility has brand new machines. The landscaping is lovely and management seems to be constantly working to improve the place. Everyone's very friendly and helpful, yet the park's also very peaceful and secluded. This is a small (48+/- site) place nestled in Foley on the border of Magnolia Springs AL. A very neat, tidy and well maintained and nicely landscaped place with spacious sites. Both ownership and management are the most responsive and caring bar none. This park is has a communal atmosphere with friendly and welcoming folks. Lots of community activities with group dining at local restaurants and potluck dinners and parties. It is close to town and if Foley doesn't have it you don't need it. It is 15-20 minutes to the beach with many local and colorful restaurants along the main drag. We enjoyed lots of local TV via antenna. Easily one of the nicest and friendliest places we have been. - Phred13

The story here is VALUE, and assigning a rating with that in mind. The park is NOT luxury living, but spotless, with the Manager probably the friendliest we have ever experienced in 40 years of RVing. Then, there's the "residents", folks who show up in Dec for the season. There's no Rec center, but plenty of residents wanting to do things like bowling, fishing, shopping...etc. with us "visitors" being invited to all. No cable, but good over-the-air Digital signal, 3 bar Jet Pack wi-fi. Park wi-fi good signal, fair band width. The place is immaculate, with the Owners activily engaged in keeping it that way. But really...25 bucks a night for full 50 amp hookups? If it were to be much more, the rating would be lower frankly. We'll be back for sure, as long as the value holds. - tres gatos

This is a clean park for adults.
During the day there's occasional aircraft noise from the nearby small airport; at night it's very quiet.
Sites are long, level concrete separated by grass strips.
Most sites have picnic tables.
There are some small trees but no shade.
Voltage is good.
Roads are wide asphalt, in excellent condition.
The speed bumps are annoying, but do no damage if taken at the posted 5 MPH.
The manager and hosts are friendly and helpful.
WiFi is strong in the clubhouse and immediately adjacent sites.
There's one CenturyLink DSL line, max 1.5 MB/s download speed.
Some sites are wired for DSL; it's possible to get individual service from CenturyLink.
Verizon LTE works well.
There's no cable, but there are strong terrestrial broadcast signals from ABC, CBS, FOX, NBC, and PBS.
There are two private showers, one usable in a wheelchair.
Laundry: 2 large top-loaders ($1.50), 2 dryers ($2 for 45 min.).
Credit cards are not accepted; payment is cash or check.
Rate is monthly, not including electric ($0.12/kWH).

One of the best parks in the area of Gulf Shores, Al. This small park is west of Foley, Al about 7 miles and north of Magnolia Springs, Al about 1 mile. The park is about equal distance to Gulf Shores and Fair Hope. Reported to originally have been part of the RV park next door with the intent of selling lots (rather than rentals). It currently has a combination of privately owned lots (21) and unsold lots (20) for rent. Nice club house, laundry, showers, pool, and all concrete pads & patios. The property has been well maintained and has nice landscaping of grass, shrubs, and trees. The park manager (Jim) is also the HOA president and is very pleasant and helpful. The host was was also pleasant and helpful. Internet work very good and had two antennas in the park to aid in signal strength. This is a very affordable park by the month, quiet, clean, well managed, and is great to rent for winter stays 1-3 months (or purchase for yearly stays). Propane is available in Magnolia Springs at a reasonable cost. Note: No web site for Magnolia RV Park II. - tzdr8v

Please note that the park is under new management. We were very happy here in our stay. Speed bumps are in many of the campgrounds to keep speeders down and we did not have any problems with them. We arrived at the park after 2 PM and the office was closed. Had to call a number which was fine but ended up speaking with a young child and not the owner. Information was being relayed between her and the owner. Not professional at all. Was given site location and told to check in the next day. Site was horrible. Had to back up over the small patio to park and was up hill at that. Was greeted by another person who had a beer and appeared intoxicated. Golf course was in bad shape. Greens were not mowed. Had planned to stay a week. Immediately started looking for another campground. Will not stay here again. - twominds

There is a clubhouse on site, but not much else in the way of amenities in this senior community. The park was well kept and management was friendly and helpful as well as other members of the community. We enjoyed staying here for 4 months and look forward to returning in the future to revisit the Mobile flea market, USS Alabama, Alabama coast, and other attractions. - Terry5048

Nice grassy sites with some trees and very clean and close to gulf beaches. Owner lives on site and very friendly and let us pick out our site. Seasonal and permanent residents made us feel very welcome and included us in activities. Will return again when in area. The only thing I would update is the washer and dryers. - Marcia55

This is a seniors park, with children allowed for short periods only. Mostly full timers, retired, or snow birds. The park is well maintained. Most available sites are grass pull through. They are large, 35 to 40' wide and 70' long. Management is very friendly. They do an excellent job keeping the park neat and safe. We lived here over 1 year and enjoyed it immensely. Not a lot of facilities, but well maintained. Not considering amenities, I would rate this park a 10. - FT1946
