This is a very nice park. We had a large pull-through on the end of a row. The site had a large concrete surface for parking and patio combined. It wasn't very full in August. The sites are grass and all have concrete pads. Able to wash my motorhome for a small fee, well worth it. Staff was very friendly. Park is very close to outlet mall, great restaurants (including Lamberts), and grocery stores.

Wonderful experience staying @ Anchors Aweigh. Level sites, cable and good wifi. Only setback is lack of trees. The temperature was high and it was very hot. Youth group from out of town came in to do bible study for the kids. Great job. - Skymessenger

Bella Terra is easy access from I-10 using the Baldwin Expressway and Foley Beach Expressway. Internal roads are paved with large concrete sites. We drive a 44' MH with a tow which we removed when arriving at the resort. We had no difficulty navigating into the site or around the park. The utilities are well placed along the side of the site. Electric and water pressure is good. We stayed in a lakefront site that was nicely landscaped and included a screened gazebo. The resort is lovely, clean and well maintained. The staff of the resort have the best customer service practices that we have ever encountered. They called us several times prior to our arrival to confirm our reservation, check on our arrival time, and just to make sure we were all set. When inside the park, they alerted us right away for a couple of packages that arrived. They were extremely friendly and made us feel welcome. The guests were the same way, very friendly and we really enjoyed the week that we spent there. Workout room is good, club house is nice and we used the hot tub as well. Wifi is good for basic internet activity. We hope to return next year as we had such a great time during our stay. - LvR

Bella Terra is a Class A Motorhome resort. Though many of the lots are privately owned, there are plenty of rental spaces available. Cutting to the chase, this is the finest MH resort in the South! It also happens to be at our favorite destination, Gulf Shores, AL. BTW, the rate I posted is a weekly rate. You would just need to stay here to understand how great this place is! - Rick & Brenda

We stayed here for 4 nights, and enjoyed our stay. The resort is clean and beautiful. The sites we were on (252) was a pull-in, with a nice view of the lake and fountain, and was close to the clubhouse. The pool was beautiful, but chilly (unheated?), and the "hot tub" had to be turned on 30 mins prior to use in order for it to be "hot". (?) The clubhouse is gorgeous, with nice exercise facilities, a massage room, a sauna, mens/ladies locker rooms, a movie theater, and gathering area with bar and kitchen. I did not give the resort a "10" due to its lack of other amenities......we have been to other parks that offer a lot more for the price (outdoor sports facilities, clubs for any interest, etc) The utilities worked as they should, we had a strong Verizon signal, and a clear shot of the sky for satellite. I would stay here again, but would not consider buying a site, due to lack of amenities for the price. - henny38

All the necessities at a reasonable PA fee. No picnic tables, no fire ring, etc., but a good overnight spot if you are traveling through, or here for the shopping at the discount mall. Has gravel access roads, grass sites but spacious and comfortable. Owners live on the premises and a very helpful campground host gets you parked. We stayed here three nights at the Passport America rate and an additional night at the regular rate of $30 which is a little pricey for the facilities offered but there are very reasonable weekly and monthly rates available. Gravel road, grass sites. Park perimeter is trees and barbed wire fence, it feels like parking in a pasture or grassy field, only with hookups. Sites are wide enough for slides but still close together. The pull through sites are very long and easily accommodated our 60 foot length. Very few trees in the park. The park is on Hwy 98 so there’s some road noise. No picnic table or pad. Rustic but pleasant. A great park to “do nothing” or as a base to visit Foley and Gulf Shores. Very nice, helpful owner. Rate reflects PA discount. For the price and relaxation, we may return. No Wi-Fi. - Full_Timer

This was a great little park we stayed at on our way to TX from Florida. The owner has put a lot of love into this place, and they have one of the best club houses we've seen. Laundry facilities are neat as a pin and inexpensive. The grounds are neat, but basic. Don't expect a resort-environment here. You make your own fun. The only downside is the sites are a little close together, but that didn't present much of a problem. Residents are super friendly and there's lots of room to roam. The on-site manager was very friendly. This location is very convenient to the outlet mall and popular restaurants. It's quiet and small with about 20 sites and less than half were occupied. The sites hookups are shared so you are close to your neighbor; one faces one way, you face the other direction. We had to use blocks to level our motorhome - we haven't had to use them in 2 years. Roads are gravel, sites are gravel filled in with grass. Their website said $25 for non members but when you arrive there is a sign for $30. Manager said they don't have anyone to change their website. A little too high as to the unmaintained area and lack of any amenities other than hook-ups. Not likely to return here, not enough of a savings to be worth it. - User1828

This is a park for those who want to park their rig and enjoy the surrounding area. Located 10 miles from the beach, and right behind the Outlet Malls. It is designed for Elks Members, but will accommodate guests for a surcharge. The sites are spacious and very level, but close on the utility side to your neighbor. I actually waited too late to make my reservation, so I had to reserve a spot at another campground down the road. On our way in, I told my wife that we weren't driving past Johnny's without stopping to see if they had a cancellation and they did. Spent a full week there, the kids love the pool area and it close enough to the beach. Booked my site for next year. GREAT Place and very family friendly. - BTR007

Me and my wife have stayed at this park for many years but since the new owner has taken over it has become a retirement community. We go there on holiday weekends to have fun and enjoy time with friends and family. Now all that's there are older people that want piece and quiet ALL the time. So no more having fun cause you have go to to bed at 9 PM. When going camping it's all about fun and no worries. If you have kids they will have fun in the lazy river and slides but make sure they are quiet and in bed by 9 PM or you will get a call for park manager because some retired couple got hurt cause they interrupted their bingo game or their afternoon nap. I wish the old owner was still there "The Original Jonny" we always had fun back then. No disrespect to older people but the park's name says "Johnnys RV Resort " not "Johnnys Retirement Community ". - Bama72

This is a small park of about 50 RV sites, all FHU 30/50Amp, park is well kept, you park on grass & each site has a nice size wooden or cement patio, no cable, but they do have WIFI throughout park and WIFI is very good. There is a nice clubhouse with tables, lounge chairs & TV, a nice laundry room with 2 washers & 2 dryers & folding table. Friendly manager, good amount of people here for the winter already, everyone friendly. We are here for 6 days Nov. 19th - 25th, pd the weekly rate as it was cheaper. Mgr. was nice enough to tell us that the wkly rate would be better way to go even if only staying 5-6 nights. Rates are $30 day, $145. wk, $400. Month + elec. We came to visit friends in Foley & Gulf Shores & would stay here again when in area. Pk is about 1/2 hr from the gulf beaches. The only thing do not follow your GPS to get here as it will take 98 to Lipscomp Rd which is a red clay dirt road part way. Trailer Life directions are good. To get here When going on Hwy. 98 going west go across Hwy 59 keep going on 98 till you get to Hwy 49, go north a few miles on 49 to Manich Rd, there you will see sign to go left to park. go a couple blocks to park on Lipscomb Rd where it is blacktop by the park. - 2GermanAmericans

This small, quiet "gem" of a park has a brand new clubhouse with clean bathrooms and large immaculate shower rooms. The tidy attached laundry facility has brand new machines. The landscaping is lovely and management seems to be constantly working to improve the place. Everyone's very friendly and helpful, yet the park's also very peaceful and secluded. This is a small (48+/- site) place nestled in Foley on the border of Magnolia Springs AL. A very neat, tidy and well maintained and nicely landscaped place with spacious sites. Both ownership and management are the most responsive and caring bar none. This park is has a communal atmosphere with friendly and welcoming folks. Lots of community activities with group dining at local restaurants and potluck dinners and parties. It is close to town and if Foley doesn't have it you don't need it. It is 15-20 minutes to the beach with many local and colorful restaurants along the main drag. We enjoyed lots of local TV via antenna. Easily one of the nicest and friendliest places we have been. - Phred13

This is a clean park for adults.
During the day there's occasional aircraft noise from the nearby small airport; at night it's very quiet.
Sites are long, level concrete separated by grass strips.
Most sites have picnic tables.
There are some small trees but no shade.
Voltage is good.
Roads are wide asphalt, in excellent condition.
The speed bumps are annoying, but do no damage if taken at the posted 5 MPH.
The manager and hosts are friendly and helpful.
WiFi is strong in the clubhouse and immediately adjacent sites.
There's one CenturyLink DSL line, max 1.5 MB/s download speed.
Some sites are wired for DSL; it's possible to get individual service from CenturyLink.
Verizon LTE works well.
There's no cable, but there are strong terrestrial broadcast signals from ABC, CBS, FOX, NBC, and PBS.
There are two private showers, one usable in a wheelchair.
Laundry: 2 large top-loaders ($1.50), 2 dryers ($2 for 45 min.).
Credit cards are not accepted; payment is cash or check.
Rate is monthly, not including electric ($0.12/kWH).

One of the best parks in the area of Gulf Shores, Al. This small park is west of Foley, Al about 7 miles and north of Magnolia Springs, Al about 1 mile. The park is about equal distance to Gulf Shores and Fair Hope. Reported to originally have been part of the RV park next door with the intent of selling lots (rather than rentals). It currently has a combination of privately owned lots (21) and unsold lots (20) for rent. Nice club house, laundry, showers, pool, and all concrete pads & patios. The property has been well maintained and has nice landscaping of grass, shrubs, and trees. The park manager (Jim) is also the HOA president and is very pleasant and helpful. The host was was also pleasant and helpful. Internet work very good and had two antennas in the park to aid in signal strength. This is a very affordable park by the month, quiet, clean, well managed, and is great to rent for winter stays 1-3 months (or purchase for yearly stays). Please note that the park is under new management. We were very happy here in our stay. Speed bumps are in many of the campgrounds to keep speeders down and we did not have any problems with them. We arrived at the park after 2 PM and the office was closed. Had to call a number which was fine but ended up speaking with a young child and not the owner. Information was being relayed between her and the owner. Not professional at all. Was given site location and told to check in the next day. Site was horrible. Had to back up over the small patio to park and was up hill at that. Was greeted by another person who had a beer and appeared intoxicated. Golf course was in bad shape. Greens were not mowed. Had planned to stay a week. Immediately started looking for another campground. Will not stay here again. - twominds

There is a clubhouse on site, but not much else in the way of amenities in this senior community. The park was well kept and management was friendly and helpful as well as other members of the community. We enjoyed staying here for 4 months and look forward to returning in the future to revisit the Mobile flea market, USS Alabama, Alabama coast, and other attractions. - Terry5048

Nice grassy sites with some trees and very clean and close to gulf beaches. Owner lives on site and very friendly and let us pick out our site. This is a seniors park, with children allowed for short periods only. Mostly full timers, retired, or snow birds. The park is well maintained. Most available sites are grass pull through. They are large, 35 to 40' wide and 70' long. Management is very friendly. They do an excellent job keeping the park neat and safe. We lived here over 1 year and enjoyed it immensely. Not a lot of facilities, but well maintained. Not considering amenities, I would rate this park a 10. - FT1946
