This small, quiet "gem" of a park has a brand new clubhouse with clean bathrooms and large immaculate shower rooms. The tidy attached laundry facility has brand new machines. The landscaping is lovely and management seems to be constantly working to improve the place. Everyone's very friendly and helpful, yet the park's also very peaceful and secluded. This is a real bargain! We camped at Magnolia Farms RV Park in a Fifth Wheel.

This is a small (48+/- site) place nestled in Foley on the border of Magnolia Springs AL. A very neat, tidy and well maintained and nicely landscaped place with spacious sites. Both ownership and management are the most responsive and caring bar none. This park is has a communal atmosphere with friendly and welcoming folks. Lots of community activities with group dining at local restaurants and potluck dinners and parties. It is close to town and if Foley doesn't have it you don't need it. It is 15-20 minutes to the beach with many local and colorful restaurants along the main drag. We enjoyed lots of local TV via antenna. Easily one of the nicest and friendliest places we have been. The story here is VALUE, and assigning a rating with that in mind. The park is NOT luxury living, but spotless, with the Manager probably the friendliest we have ever experienced in 40 years of RVing. Then, there's the "residents", folks who show up in Dec for the season. There's no Rec center, but plenty of residents wanting to do things like bowling, fishing, shopping...etc. with us "visitors" being invited to all. No cable, but good over-the-air Digital signal, 3 bar Jet Pack wi-fi. Park wi-fi good signal, fair band width. The place is immaculate, with the Owners activily engaged in keeping it that way. But really...25 bucks a night for full 50 amp hookups? If it were to be much more, the rating would be lower frankly. We'll be back for sure, as long as the value holds. MAKE SURE you don't use your Good Sam GPS, which wants to direct you to the other two "Magnolia" named campgrounds in the area. Use 13381 Lipscomb Rd., Foley, AL 36535.

This park is a gem and we were so happy to have found it. All campers were extremely friendly, everyone was made to feel very welcome. It is located conveniently to the Gulf, shopping malls, sight seeing and golf. The Manager and Owners are on site and they are very helpful, friendly and take great pride in their RV Park. It is very well maintained, some of the sites have concrete pads, wooden decks. Most are grass sites but fairly level we had no problems. The wifi service was excellent, clubhouse very nice with large screen TV. No cable TV but satellite reception was fine. Its best to come in on Rt. 49 to Mannich Rd. and follow sign. Great park. Very quiet, senior residents. Cleanest showers and baths I have seen since RVing. Site reserved before arriving and when we got here the manager showed us what sites were available and we could pick any of them. Grounds are spotless. Close enough to Foley and all the stores/outlets and eating establishments. Why pay hundreds more and stay in Gulf Shores or Orange Beach when this great campground is 30 minutes away. This is a clean park for adults. During the day there's occasional aircraft noise from the nearby small airport; at night it's very quiet. Sites are long, near-level grass. There are some trees but no shade.Many sites have wooden decks or concrete pads.
Voltage is good. A few sites are 50A only. Fires are not allowed at the sites; there's a big fire ring by the clubhouse.
Roads are wide asphalt, in excellent condition. The owners and hosts are very friendly and helpful. WiFi is strong.
There's one CenturyLink DSL line, max 1.5 MB/s download speed, for the entire park, so speed varies greatly. Verizon LTE works well.
There's no cable, but there are strong terrestrial broadcast signals from ABC, CBS, FOX, NBC, and PBS.
Laundry: 2 top-loaders ($1.50), 2 dryers ($1.50 for 45 min.).
Credit cards are not accepted; payment is cash or check.
To stay on paved roads, take County Road 49 to Mannich Lane, then west on Mannich Lane. We camped at Magnolia Farms RV Park in a Motorhome.

The second best park we have been in. The manager maintains the park exceptionally well. Grass sites with full hookups and a wooden deck. Quiet park with occasional helicopter noise. Fields of cotton, peanuts, and/or winter wheat surround. Seven miles from Foley but easy to get there. Full hookups. Military rate. We would stay here again - if we were in the area. The sites are on grass; some have a concrete patio or a wood deck. The grounds are well kept and attractive. Shopping is about 15 minutes away. The rate reflects the weekly rate. We loved this park. Quiet and peaceful. My only criticism is that they do not take credit cards. The park is immaculate and away from any road noises, yet an easy drive to the gulf coast. The staff are very friendly and helpful. I highly recommend this park. Repeat visit and this campground just keeps getting better. Very quiet and one of the most beautifully landscaped and kept campgrounds in the area. New addition to the club house - porch with electric and wooden walkway. More 50 amp sites being added along with wooden decks at the sites. Checked in with the campground manager and was given choice of site - a feature that more campgrounds should adopt rather than just throwing you on a site - like it or not. If you are coming to the Foley/Gulf Shores area this is the place to stay - extremely affordable, excellent WI-FI and quiet. We will be back. We camped at Magnolia Farms RV Park in a Motorhome.Undo

Newly opened park. Only 7 miles from Foley where you can find everything you want and 15 miles or so from the beaches. Excellent Wi-Fi, new club house, outstanding laundry facilities and spotless facilities. All grass pull through sites, landscaping and overall upkeep of the park is top notch. Owner was on site putting up fencing with the park manager/workamper - very helpful and cordial. This is a great place to stay for a quiet, peaceful break from the busy campgrounds found closer to the beaches. We will be back for a couple months next winter - "Bravo to the Owner and workampers". Very friendly, accommodating, manager & owner. Both were willing to do anything asked of them to make our stay comfortable. Absolutely spotless restrooms & showers. Excellent clubhouse facilities with satellite TV for guest use. Many tables for guests to use for socializing, playing cards, etc. Quiet, secluded park; great for relaxing, yet close enough to Foley for restaurants & nightlife if desired. We will be back again!! Just opened Dec 2012. We had the only paved pull through (owner is supposed to pave more sites), and the rate reflects a week at $125, daily rate is $30. They accept only check or cash. Tight entrance and exit from the country road for us. Tight turn inside for our 40+ft motorcoach and tow. We made it, but if this place fills up, might not work. Very quiet, solitary, out of the way on back country roads. Nothing is close by; US Post Office designates this as Foley, while Magnolia Farms would be closest. Our site was very level with easy hook up access. Other sites are all on grass, might be a problem with the rains as there were puddles all over even on asphalt road. Nice new clubhouse with code lock access. Wifi worked great. Beautiful new wood table and bench at each site; weather was not cooperative for use of those. Cordial owner and site manager. Come prepared for a solitary experience and a drive to Foley or Fairhope. A good place for someone who wants to just sit back. We camped at Magnolia Farms RV Park in a Motorhome.Undo

Recently opened campground - new owners doing excellent job in getting it on the road. Brand new club house and laundry facility. New picnic tables at sites. Several sites have padio pads, but rest are grass - level and easy to get in and out of. Park is beautifully maintained and manicured.
