This was our "snowbird" destination for 16-17. We like to see the site/sights and the park is a great base camp. All utilities/facilities are first rate and the owner is constantly making improvements. Any problems are addressed promptly. No pool, no playground so usually no kids. Full time residents and most part-time are seniors. Fellow campers are friendly and helpful. There are game night, occasional pot lucks, and dinner and shopping trips. It is a GOOD place. We camped at Magnolia Farms RV Park 2 in a Travel Trailer.

Tips for other Campers:

Groceries are available in Foley, Fairhope, and Gulf Shores. Other stuff can usually be found without going to Mobile. Seafood dominates in restaurants but other things are available. Fresh seafood is convenient. The Naval Aviation Museum in Pensecola should not be missed as well as the Battleship Alabama, and the coastal forts.

We made a point of coming back to this RV Park on our way home even though it's a little out of the way. The people are super friendly and helpful and the park is clean, quiet, and well run. The bathrooms and showers are probably some of the nicest and largest we've ever encountered. The meeting room and laundry are also clean and well appointed. This is a super bargain! We camped at Magnolia Farms RV Park 2 in a Fifth Wheel.

I have lived here for 3 years, and the new mangers are great and the place is beautiful. The quiet setting is so nice and the park is always in beautiful shape from lawns to flowers and background. Enjoy the clubhouse, park outings, weekly get togethers, game nights and parties . The park has too many things to put down. I wouldn't be any other place. Very nice adult park. We camped at Magnolia Farms RV Park 2 in a Fifth Wheel.

This is a small park of about 50 RV sites, all FHU 30/50Amp, park is well kept, you park on grass & each site has a nice size wooden or cement patio, no cable, but they do have WIFI throughout park and WIFI is very good. There is a nice clubhouse with tables, lounge chairs & TV, a nice laundry room with 2 washers & 2 dryers & folding table. Friendly manager, good amount of people here for the winter already, everyone friendly. We are here for 6 days Nov. 19th - 25th, pd the weekly rate as it was cheaper. Mgr. was nice enough to tell us that the wkly rate would be better way to go even if only staying 5-6 nights. Rates are $30 day, $145. wk, $400. Month + elec. We came to visit friends in Foley & Gulf Shores & would stay here again when in area. Pk is about 1/2 hr from the gulf beaches. The only thing do not follow your GPS to get here as it will take 98 to Lipscomp Rd which is a red clay dirt road part way. Trailer Life directions are good. To get here When going on Hwy. 98 going west go across Hwy 59 keep going on 98 till you get to Hwy 49, go north a few miles on 49 to Manich Rd, there you will see sign to go left to park. go a couple blocks to park on Lipscomb Rd where it is blacktop by the park. We camped at Magnolia Farms RV Park 2 in a Motorhome.

This small, quiet "gem" of a park has a brand new clubhouse with clean bathrooms and large immaculate shower rooms. The tidy attached laundry facility has brand new machines. The landscaping is lovely and management seems to be constantly working to improve the place. Everyone's very friendly and helpful, yet the park's also very peaceful and secluded. This is a real bargain! We camped at Magnolia Farms RV Park 2 in a Fifth Wheel.

The current name is Magnolia RV Park II.

This is a clean park for adults.

During the day there's occasional aircraft noise from the nearby small airport; at night it's very quiet.

Sites are long, level concrete separated by grass strips.

Most sites have picnic tables.

There are some small trees but no shade.

Voltage is good.

Roads are wide asphalt, in excellent condition.

The speed bumps are annoying, but do no damage if taken at the posted 5 MPH.

The manager and hosts are friendly and helpful.

WiFi is strong in the clubhouse and immediately adjacent sites.

There's one CenturyLink DSL line, max 1.5 MB/s download speed.

Some sites are wired for DSL; it's possible to get individual service from CenturyLink.

Verizon LTE works well.

There's no cable, but there are strong terrestrial broadcast signals from ABC, CBS, FOX, NBC, and PBS.

There are two private showers, one usable in a wheelchair.

Laundry: 2 large top-loaders ($1.50), 2 dryers ($2 for 45 min.).

Credit cards are not accepted; payment is cash or check.

Rate is monthly, not including electric ($0.12/kWH).

To stay on paved roads, take County Road 49 to Mannich Lane, then west on Mannich Lane, then south on Lipscomb Road. We camped at Magnolia Farms RV Park 2 in a Motorhome.

The story here is VALUE, and assigning a rating with that in mind. The park is NOT luxury living, but spotless, with the Manager probably the friendliest we have ever experienced in 40 years of RVing. Then, there's the "residents", folks who show up in Dec for the season. There's no Rec center, but plenty of residents wanting to do things like bowling, fishing, shopping...etc. with us "visitors" being invited to all. No cable, but good over-the-air Digital signal, 3 bar Jet Pack wi-fi. Park wi-fi good signal, fair band width. The place is immaculate, with the Owners activily engaged in keeping it that way. But really...25 bucks a night for full 50 amp hookups? If it were to be much more, the rating would be lower frankly. We'll be back for sure, as long as the value holds. We camped at Magnolia Farms RV Park 2 in a Motorhome.

This is a small (48+/- site) place nestled in Foley on the border of Magnolia Springs AL. A very neat, tidy and well maintained and nicely landscaped place with spacious sites. Both ownership and management are the most responsive and caring bar none. This park is has a communal atmosphere with friendly and welcoming folks. Lots of community activities with group dining at local restaurants and potluck dinners and parties. It is close to town and if Foley doesn't have it you don't need it. It is 15-20 minutes to the beach with many local and colorful restaurants along the main drag. We enjoyed lots of local TV via antenna. Easily one of the nicest and friendliest places we have been. We camped at Magnolia Farms RV Park 2 in a Fifth Wheel.

This park is a gem and we were so happy to have found it. All campers were extremely friendly, everyone was made to feel very welcome. It is located conveniently to the Gulf, shopping malls, sight seeing and golf. The Manager and Owners are on site and they are very helpful, friendly and take great pride in their RV Park. It is very well maintained, some of the sites have concrete pads, wooden decks. Most are grass sites but fairly level we had no problems. The wifi service was excellent, clubhouse very nice with large screen TV. No cable TV but satellite reception was fine. Its best to come in on Rt. 49 to Mannich Rd. and follow sign. Thoroughly enjoyable stay and hope to return again. We camped at Magnolia Farms RV Park 2 in a Fifth Wheel.

Please note that the park is under new management. We were very happy here in our stay. Speed bumps are in many of the campgrounds to keep speeders down and we did not have any problems with them. Clean bathrooms, laundry and clubhouse. Close to many attractions and Mobile for Mardi Gras. We camped at Magnolia Farms RV Park 2 in a Motorhome.

One of the best parks in the area of Gulf Shores, Al. This small park is west of Foley, Al about 7 miles and north of Magnolia Springs, Al about 1 mile. The park is about equal distance to Gulf Shores and Fair Hope. Reported to originally have been part of the RV park next door with the intent of selling lots (rather than rentals). It currently has a combination of privately owned lots (21) and unsold lots (20) for rent. Nice club house, laundry, showers, pool, and all concrete pads & patios. The property has been well maintained and has nice landscaping of grass, shrubs, and trees. The park manager is also the HOA president and is very pleasant and helpful. The host was was also pleasant and helpful. Internet work very good and had two antennas in the park to aid in signal strength. This is a very affordable park by the month, quiet, clean, well managed, and is great to rent for winter stays 1-3 months (or purchase for yearly stays). Propane is available in Magnolia Springs at a reasonable cost. Note: No web site for Magnolia RV Park II. We camped at Magnolia Farms RV Park 2 in a Travel Trailer.

The rate reflects the weekly rate. We loved this park. Quiet and peaceful. My only criticism is that they do not take credit cards. The park is immaculate and away from any road noises, yet an easy drive to the gulf coast. The staff are very friendly and helpful. I highly recommend this park. The sites are on grass; some have a concrete patio or a wood deck. The grounds are well kept and attractive. Shopping is about 15 minutes away. The managers are friendly and work hard to make it a great place to stay. We stayed here a month and would come again. We camped at Magnolia Farms RV Park 2 in a Motorhome.

The second best park we have been in. The manager maintains the park exceptionally well. Grass sites with full hookups and a wooden deck. Quiet park with occasional helicopter noise. Fields of cotton, peanuts, and/or winter wheat surround. Seven miles from Foley but easy to get there. Full hookups. Military rate. We would stay here again - if we were in the area. We camped at Magnolia Farms RV Park 2 in a Motorhome.
