Overall Rating:

Rancho Verde is a great RV Park, it's even a better home. It is both to many people who've been guests here, whether long term or short. I was lucky enough to rent an RV there for nearly 3 months. The location is 10 minutes from downtown Camp Verde and less than 20 minutes to shopping in Cottonwood. Just off I17, you are a less than an hour drive to Sedona, Flagstaff, or Prescott. Even closer to 'home' is Cliff's Casino and Montezuma's Castle, both just minutes away, Yet at home at night, the sky is black and the stars are out in force. Breathtaking! In nearby Cottonwood, there are some wonderful restaurants and even a 2nd nearby National Monument, Tuzigoot. Indeed, if you visit either Tuzigoot or Montezuma's Castle, you may see the second one the same day by showing your receipt. If you have the "America The Beautiful Pass," use it for free admission to both. If you do not, check out the pass if you are over 62, it's well worth the money. The owners are committed to making your stay both comfortable and enjoyable. The common rest rooms, showers, and laundry areas are bright and cheerful, as well as immaculate. There's even a small, honor system library that houses a decent variety of reading materials. If you need anything the owners, are usually there daily. If not, they have many fine employees that are also permanent campers at the park, also very willing to answer your needs. It's a small oasis in the midst of the high desert. With gratitude from the Audubon Society, the park doubles as a bird sanctuary of sorts. There are tens of trees, homing both local and rare birds to the area. Hummingbirds abound, fed by the flowering landscape and feeders found throughout the park. A small tributary of the Verde River flows through the back of the park, if you bring your pets, be sure to check out the river while letting them roam in a clean, fenced area close to the river. I found my rather brief stay there most enjoyable. We camped at Rancho Verde RV Park in a Travel Trailer.

Tips for other Campers:

Sedona the most beautiful scenery.A great visit for anyone that waxes nostalgic for the 60's. Bring your camera, great pictures. Prescott, for $3 you can park your vehicle at Lake Watson and hike, boat, or kayak. Flagstaff is usually 10 to 15 degrees cooler than Sedona, a bit more so than Camp Verde. It's where the locals go when the heat turns up. College town, with expected shopping and higher end chain restaurants. Some good eats are to be found in local pubs and breweries.

Loved this small, quiet and friendly park. Managers were the best! Felt welcome from the first call. Encouraged us to stay for a week and we were so happy we did. Everyone I met at the park couldn't say enough good things about their stay. Close to Hwy 17 and easy to find. Close to Sedona and a number of sites. Really nice little RV park in a residential area. Very clean, easy to get satellite coverage. Dog walk area for the pets. The laundry was clean and reasonable prices. Probably our only issue was with the long-term not having much room for their vehicles, they park in front and if the gentleman had not moved before we left, we were going to have to ask him to move to get our rig out. Luckily he left before we were ready to go. Our electric kept dropping out on us and fluctuating quite a bit. We had a power monitor and it ended up shot after all the fluctuations. We would stay here again as it was nice and friendly people. The $35 rate is 50 amp ($2/day more) and a weekly rate. I believe they were Good Sam too for nightly rates. We camped at Rancho Verde RV Park in a Fifth Wheel.

Nice park, staff is very friendly & accommodating. All hookups worked well. Park is clean & well maintained, lots of trees and close to access roads to the many sights in the area. Can be a bit tight for tow vehicles when full but not a problem. Excellent Mexican restaurant nearby and Verde Cafe in Camp Verde is quite good. We camped at Rancho Verde RV Park in a Motorhome.

This park is a nice quiet hidden gem out in the country, but not too far. Under a 10 minute drive off I-17. Owners are wonderful and accommodating. Pride of ownership is evident everywhere here. Nice wide spaces, trees everywhere. Sites are wide enough to park your tow vehicle beside your RV. Several long termers, not a problem at all. All roads paved. Everyone is Super friendly! Everyone walks their little dogs early, so if you have a pet, they're welcome!

From I-17, drive 1.8 miles toward Cottonwood, on Arizona 260, then right for 1.2 miles. Very easy in and out. No shopping close by, but only a short drive. Nice casino only a few miles away. Back in only, but the owner leads you to your spot and helps with backing. We camped at Rancho Verde RV Park in a Fifth Wheel.

Tips for other Campers:

Not a lot in Cottonwood, but Sedona is about a half hour drive and a fun place to have lunch and spend an afternoon. It's become very touristy.

Montezumas Castle National Monument is about 10 miles away, and very interesting. Shows where local Natives lived in the cliff dwellings and farmed the area 700-800 years ago. Again, the local casino is very close to Montezumas Castle, and a great place to relax or have dinner. Right on I-17.

Everything was perfect about this place, including an immaculately cared-for garden that was very beautiful. After weeks on dusty dirt roads in SE Arizona, it was dazzling to enjoy the sparkling clean shower, hot water, and restrooms. Most of all I must commend the staff who were so very kind and helpful to me as a new full-timer. There are many ropes to learn in this arena, and they were willing to spend however much time was needed to make sure I was safely on my way. I will recommend this beautiful and service-oriented park to everyone. We camped at Rancho Verde RV Park in a Motorhome.

We had no problem getting to it. Interior roads are paved but narrow for backing a big rig into a site. Sites are level, crushed stone, good width but not overly long. We were in the center area on upper level so we were back-to-back with another RV which is not good for the back window view and privacy. We had no patio pad. Utilities, located in the back of site (make sure you have enough hoses), worked fine. Wifi worked well. Friendly, helpful staff. Verizon signal marginal, had trouble with calls. A clean, friendly, very small park. We camped at Rancho Verde RV Park in a Fifth Wheel.

Very nice and clean park. We were in Site D1 and was a great pull through site with a grassy area. All sites had a concrete patio and picnic table. Lots of shade trees. A very nice and clean laundry facility where both the washers and dryers were $1.25 per load. The management was very friendly and helpful. Many long term residents but all sites are very well maintained. There is a nice neighborhood across the street for biking and walking. We camped at Rancho Verde RV Park in a Motorhome.

This is a gem of an RV park tucked away three mile off Interstate 17 and and a mile off Highway 260. We stayed in a back-in site, site F6, next to the canal, about 10 foot across, where the water gently flows. Very serene. the staff is polite and helpful, even offered us bottled water. The staff even helped in guiding me to the site and then backing up my trailer, nice touch. Mucho kudos. Overall, this was a very nice two-day stay, where we went sightseeing in the area. Lots to see. Note, nearby Sedona is surrounded by beautiful red hills and monuments, but be warned of crowds of tourists and traffic is congested downtown. The site is gravel and there is a concrete pad with a picnic table, with a nice grassy spot, and as such, the sites are not too close to one another. There are some longterm residents, but the parks is well maintained and not trashy. Also, there is a great dog park, which our doggies just loved. There is laundry, and they even offer to make change for the machines and the showers are very well maintained and clean. When I called to book, the manager advised me not to follow GPS and follow their directions, as there is road construction. Also, currently the park behind this park, another park is under construction, and during the day there is the noise from that but since we were out it was no issues. Cell service, weak for Verizon, only 2 bars, and my MiFi was slow. They have wifi, which I did not use. Would definitely come back. We camped at Rancho Verde RV Park in a Travel Trailer.

This rate reflects the monthly rate we were charged of $370. Very very nice clean park - They gave us the best site in the park and we loved it. There are a lot of long term residence and the other sites are very close together. But the kind owners, clean facilities, GRASS and overall feel of the park is just nice. We would absolutely come back and stay here again. Do not get this park confused with Rancho Sedona RV Park which is located IN Sedona. We went there first and were very glad we had things mixed up and actually got to stay at Rancho Verde! I think we would have had a hard time getting our 40 foot toy hauler parked in Rancho Sedona. Small RV Park with a lot of long term residents. The park was quiet and well maintained with good management. Nothing special in terms of amenities (laundry, bathroom with showers, picnic table). WiFi would drop out occasionally but worked OK most of the time. I was in a pull-thru which I highly recommend. The sites are level on gravel with a concrete pad. We will definitely be back. Some confusion at check-in, due to multiple hosts doing the same thing. The $38 for a one night stay is very expensive compared to the monthly rate of $380. Sites are level and most of them are of good size, but there are a few narrow ones. Don't accept sites F1, F2, F3 or F5 if you have a slide-out in the rear on starboard side. That slide-out will cover your concrete sitting area completely. Most of the sites are occupied by long term residents. The RV park is quiet ... yes! There is a picnic table present at the site. There's no pool, no cable, one restroom, two showers and three washers and dryers. Wi-Fi is acceptable. There are obviously a few people streaming movies in the evening what makes the Wi-Fi slow for the rest. Dear owner, there is simple way to distribute the bandwidth equally between your guests. We will be back! We camped at Rancho Verde RV Park in a Fifth Wheel.

What a terrific shady oasis. The people and staff are superior and friendly. They even cut down a branch that was touching our RV. The location was perfect for what we were looking to explore. Keep up the wonderful jobs that you all are doing. It doesn't go un-noticed. There was plenty of parking and enough area to sit outside as well.
