This was an overnight stay for us in the heat of the summer. Cotton Lane has a section for pull throughs that is clean and neat. While the long pull throughs are narrow, since there were only three rigs there in the 100+ degree weather, we all had lots of empty spots between us. There was maintenance going on that started early in the morning, like around 6 am. but that was OK for us as we were already awake. We would have liked to take advantage of the swimming pool except it was way to hot to venture outside our RV to walk to the indoor pool. Cotton Lane was a great overnight spot; easy access inside the park; wide, paved roads. Lots of construction going on between the highway and the park but hopefully construction will be done soon. We camped at Cotton Lane RV & Golf Resort (55+ park) in a Motorhome.

Just in for a one nighter in motorhome with toad en route to Las Vegas. Assigned to pull through in back of park. Site was long, easy to access, and quiet. Don't know why they left a small tree on the passenger side as it made entry into the site tight, but once in there was adequate room. Electric and water were fine. No cable TV, but got all broadcast stations well by air and easy satellite access. WIFI available for a fee. Big park with lots of seasonal residents. Looks like a nice place to be for the winter. Might have to revisit. We camped at Cotton Lane RV & Golf Resort (55+ park) in a Motorhome.

A park most suitable for an overnight or long-term stay, as short term sites are very close together pull-thrus while long-term sites are large back-ins. Otherwise a typical Arizona snowbird park; crowded this time of year, lots of activities, and mostly welcoming residents. Verizon cell/data was strong, there are many OTA TV channels, average cable TV, and the usual spotty WiFi. We chose this park for it's convenience; on the East edge of town with convenient access to loop 303. Easy to access if you continue east past the 303 loop construction area and then double back. We camped at Cotton Lane RV & Golf Resort (55+ park) in a Motorhome.

The loop 303/I-10 area is still under construction and it is difficult to find the park due to all of the detours. Best bet is to exit on Perryville Rd, then south to Van Buren which runs right past the entrance.

I will give this park good ratings after a six-night stay here while attending Phoenix west area spring training games, with some caveats. First, we don't have pets and weren't here to participate in the social activities - of which there are many - so we don't know about the rules for potlucks, whether the dog park near us is adequate, or have complaint about the absence of pickle-ball courts. We have stayed in a similar 55+ park before so knew to expect few showers (most residents have their own) and narrow pull-throughs. I agree with another reviewer that this IS a huge parking lot, which is what you will find here in Phoenix in the desert. However, this one is very convenient to I-10 and the other highways to ballparks and the city, and it worked great for us. Our site was level, all facilities were nice and clean, and everyone was friendly. Oh, and through our 5 years of RV travel, I've learned to never expect good WiFi, and we are pleasantly surprised the rare times that it actually works. We enjoyed our week here. We only camped here two nights as we were picking up family at Sky Harbor before heading out again.
As noted previously, long term sites are quite spacious, while transient pull-thrus are tight. I was concerned I'd clip my neighbor's awning while pulling in, and once set up, my awning nearly touched my neighbor's rig.
That said, Cotton Lane is an okay place except that they don't offer pickleball. We camped at Cotton Lane RV & Golf Resort (55+ park) in a Fifth Wheel.

We stayed for 4 months, so the rate was actually a monthly rate. Believe the daily is about $35. Very nice, clean park. Large driving lanes, large sites with room for all slide outs. They have an indoor pool with a hot tub, lots of daily activities, and a golf course on site. Satellite T.V. reception is excellent, no Wi-Fi however, so we hooked up with Jabba Communication for $30 a month. Not sure what the short term charge would be. This park is conveniently located close to town, but not directly in town. You are close to the I-10 and 303 Loop. We were very pleased with our stay here. Would definitely return. The pros about this place: Very clean, modern and well maintained facilities and good customer service. The cons: the back in sites up front are spacious, but ugly bare lots, while the pull thru sites are extremely narrow. I parked in a pull thru spot, and could barely get my slide out because the people in the monster mobile next to me had put their awning out, jutting two feet into my site's space, and they were nowhere to be found. I had to park up on the patio to have enough space to get my slide out, and then of course had to level the other side. I will not return to this place. The cell service was very good. There was wifi for sale, but at $6 a day, so I did not try it. We camped at Cotton Lane RV & Golf Resort (55+ park) in a Travel Trailer.

The park was less than 10% occupied during our stay (5 nights). The sites in "the front" are large. We were put in the pull-through area way to the back, because we have a cargo trailer behind our coach (we did not request a pull-through site). Those sites are long, but VERY narrow. Fortunately, there wasn't another RV next to us - had there been, we would not have been able to put the awning out (the sites are that close). There are some small trees at these sites - it appears their only function is to be in the way of slideouts; they provide no shade. The streets are paved, the sites are gravel. A very small concrete patio. No cable, but you can get TV reception on the antenna. At check-in, the lady in the office was mostly indifferent - until the discussion of the cargo trailer: "Those are not allowed in the park, except in the pull-through area in back." A ridiculous rule, considering we saw sheds (that didn't look as nice as our cargo trailer), freezers outside, rigs with temporary dog fences. I had read other reviews about the management and "arbitrary" policies. I felt that same way, too. Dusty. Road noise from the Interstate. This large snowbird park was mostly empty during our visit, which considering the narrow sites made it acceptable for our four-slide motor home. Paved interior roads with gravel sites and a strange arrangement where the patio was at the rear of the site. Small trees, so no TV satellite obstruction and lots of OTA channels. Good Verizon cell and 4G, but park WiFi was too slow probably because of our location on the far side of the park. Convenient to I-10 and Loop 303, so a good stay for easy access, otherwise nothing special about this park. We camped at Cotton Lane RV & Golf Resort (55+ park) in a Motorhome.

Stayed one night while visiting friends in the area. Campground is easy to access from the highway but getting back on to the highway was a bit more complicated in the morning given our route. Internal roads are paved and wide. The area of the park where the overnight pull-throughs are located are a bit narrow and it took a bit of navigation to get into our site. Sites are gravel, mostly level, and tight for our size - 44ft MH with a tow. They were however, long enough to keep the car attached. One is able to get the slides out but you are quite close to your neighbor's slides. There is a dirt dog park but it was OK as it was not filled burrs and pickers so the dog could walk around comfortably. The park was clean and quiet. Given the tight navigation for our MH, I am uncertain if we would stay again, but it would work if needed. We camped at Cotton Lane RV & Golf Resort (55+ park) in a Motorhome.

We stayed here for 12 nights. The site we were assigned at check-in already had a rig assigned. It was a surprise to the management; the previous camper has not checked out. We were reassigned to a site without sewer or electricity. Maintenance was very responsive once the problems were reported. Our back-in site was very spacious. In fact, most of the back-in sites are quite spacious. After the initial chaotic check-in our stay has been very pleasant. The common areas were kept very clean during our entire stay. This resort provides excellent mail service with a designated on-site Post Office. Be forewarned that WiFi is available but not free. Stayed for 3 nights, pull thru for short term. Lot nice and long, however, could be a bit tight if 2 large motor homes were parked besides each other. We have small 5th wheel so we were fine. Nice dog park, sandy and very well maintained. Laundry was large and there's even lines besides the laundry if you don't want to use dryers on certain garments. Close to baseball spring training and Phoenix International Raceway. Lots of grocery stores and restaurants nearby. Looks like lots of activities for snowbirds too. If I were inclined to spend winter months in Phoenix, I would put this park on the top of my list. We camped at Cotton Lane RV & Golf Resort (55+ park) in a Fifth Wheel.

Overnight pull through very tight for 43' DP due to tree (not even for shade). Stayed in pull-through Nov '14. Pull-through sites are close together. Roads are blacktop but sites are dirt and gravel. Monthly sites are wide but 43' is max and all are in full sun. March '15 stayed one month. Assist manager checked us in and told us how to park. The next day she called to tell us to reverse direction. That would put utilities on wrong side! Manager came to site and told us to change yet another way. I asked for compensation due to my inconvenience and manager said, "No and what about my inconvenience." Really? She's the manager! She said they don't take 43' DP but 2 others were in park! I guess it depends on the day if they'll take over 40'. Regulars agreed manager is awful.

Convenient park but we'll never return. We camped at Cotton Lane RV & Golf Resort (55+ park) in a Motorhome.

Not too far from highway. All the amenities of a snowbird destination resort. They do try to nickel and dime you with fees, pay wifi, etc. Pull through level gravel full h/ups. Overall a good place to stay a few days. We camped at Cotton Lane RV & Golf Resort (55+ park) in a Motorhome.
