Overnight pull through very tight for 43' DP due to tree (not even for shade). Stayed in pull-through Nov '14. Pull-through sites are close together. Roads are blacktop but sites are dirt and gravel. Monthly sites are wide but 43' is max and all are in full sun. March '15 stayed one month. Assist manager checked us in and told us how to park. The next day she called to tell us to reverse direction. That would put utilities on wrong side! Manager came to site and told us to change yet another way. I asked for compensation due to my inconvenience and manager said, "No and what about my inconvenience." Really? She's the manager! She said they don't take 43' DP but 2 others were in park! I guess it depends on the day if they'll take over 40'. Regulars agreed manager is awful.

Stayed one night while visiting friends in the area. Campground is easy to access from the highway but getting back on to the highway was a bit more complicated in the morning given our route. Internal roads are paved and wide. The area of the park where the overnight pull-throughs are located are a bit narrow and it took a bit of navigation to get into our site. Sites are gravel, mostly level, and tight for our size - 44ft MH with a tow. They were however, long enough to keep the car attached. One is able to get the slides out but you are quite close to your neighbor's slides. There is a dirt dog park but it was OK as it was not filled burrs and pickers so the dog could walk around comfortably. The park was clean and quiet. Given the tight navigation for our MH, I am uncertain if we would stay again, but it would work if needed. We camped at Cotton Lane RV & Golf Resort (55+ park) in a Motorhome.Undo

We stayed here for 12 nights. The site we were assigned at check-in already had a rig assigned. It was a surprise to the management; the previous camper has not checked out. We were reassigned to a site without sewer or electricity. Maintenance was very responsive once the problems were reported. Our back-in site was very spacious. In fact, most of the back-in sites are quite spacious. After the initial chaotic check-in our stay has been very pleasant. The common areas were kept very clean during our entire stay. This resort provides excellent mail service with a designated on-site Post Office. Be forewarned that WiFi is available but not free. Stayed for 3 nights, pull thru for short term. Lot nice and long, however, could be a bit tight if 2 large motor homes were parked besides each other. We have small 5th wheel so we were fine. Nice dog park, sandy and very well maintained. Laundry was large and there's even lines besides the laundry if you don't want to use dryers on certain garments. Close to baseball spring training and Phoenix International Raceway. Lots of grocery stores and restaurants nearby. Looks like lots of activities for snowbirds too. If I were inclined to spend winter months in Phoenix, I would put this park on the top of my list. We camped at Cotton Lane RV & Golf Resort (55+ park) in a Fifth Wheel.

We stayed in the short term area. The park was quiet and spaces were nicely situated with plenty of room. There is shopping nearby and one of the best Fry's grocery stores in the valley a couple miles away. We liked it well enough to return for a longer stay in April. All of the sites are set up for 5th wheels - all of the utilities clear at the back of the site, with lines indicating where the bumper of the unit has to be. If you are in a MH don't let them park you against Van Buren - - might be fine for a 5er, but you really don't want your bedroom next to that road. Golf course is undergoing work. Sites are barren sand. We had considered this for next year, but just to far a drive for everything and the noise from the road got to us. This is a long term park. It has a mix of park models and RVs. The back in's have plenty of room. It is a straight back in but the roads are wide and the spaces are very wide. It has all the amenities and activities you would expect. We enjoyed the park. We would not stay in the pull through as they are very tight and narrow. We would return but stay in the back in sites. The reservation policy is very different; you can pick a site number. That is good in a lot of ways. Lots of empty RV sites vacant. I would say about 1/3 vacant. We had to move because our site was booked in a couple of days, after we decided to extend our stay by one week. The front desk was helpful when we wanted to move to be beside our friends that were coming in a few days. We have a small dog, and like most RV parks, the pet areas are inadequate! Very LARGE gravel sites without trees. We called and they stated there was a golf course here. Some folks told me it has been closed since before November. We are not impressed. This is a lot of park for the money; our rate reflects a Good Sam discount. It's really a 55+ retirement community, but does take in overnighters. No cable TV; Wi-Fi costs extra, so we didn't try it; but there is an "indoor" pool and a rec center with books, DVDs and VHS loans. Nice RV/mobile home park. The sites are nice and long, but a little too close. They have everything here you could need. Nice large, clean laundry with lots of machines. Office staff is very friendly. It was a convenient location for what we wanted to do, like watch spring training at Camel Back Ranch. The cell phone and internet service was a little iffy at times. Most of the sites are brand new since summer 2010. The sites are large, gravel, and reasonably level. The staff is friendly and helpful. The sites along the south edge of the park do have a lot of traffic noise but it dies down at night. Very convenient to I-10 and 303 loop. Some hookups are at the far left rear corner of the lot, so long hoses are needed. We stayed for a month and would stay here again.
