This is a Snowbird park, which was fortunately half empty - lots of Mobile homes and permanent residents. We were in a smaller "pull through" section, sites were level but very close together - not even 10 feet between campers. Small concrete pad at back of site, no picnic tables and with a tiny wannabe tree, so no shade from the high Arizona temps! Location was very close to all major shops and services but a long way from downtown Phoenix. We camped at Cotton Lane RV & Golf Resort (55+ park) in a Motorhome.

Excellent short term park, with nice gravel sites. I did notice long term sites were all dirt, and no picnic tables at any sites in the park. This is only complaint I have, otherwise great park. We camped at Cotton Lane RV & Golf Resort (55+ park) in a Motorhome.

I don't recommend this park if you want to be parked in one site for your whole visit. They think nothing of moving you from site to site saying someone else is coming when no one does. Very poor management and office staff has no idea about running a park. We camped at Cotton Lane RV & Golf Resort (55+ park) in a Fifth Wheel.

Friendly park with huge, almost double sites where we were. Great laundry with industrial washer/dryer. OTA TV with good reception; pay for WiFi; trash bins close by. Very quiet park with some park models. New ownership and rumor is that they want to go to all park models. We liked campground and would stay here again. Only complaint is, it is on west of Phoenix, most places we wanted to visit were on east side & traffic very heavy. We camped at Cotton Lane RV & Golf Resort (55+ park) in a Motorhome.

The park is a mix of RV and modular homes, mainly for winter longer term guests. They have all the amenities' and activities for the longer staying guests. The people are very friendly. The back-in sites are very wide and the roadways are wide. Getting in with a bigger unit is not a problem. We were staying only a few days and we in one of the few pull through that they have in the back of the park. This served our needs just fine. The pull through are narrow but long enough to stay hooked up or park in front or back of the RV. It can be tight with slides and awnings depending on how the neighboring rigs pull into the sites. plenty of room to maneuver big rigs. We would still stay again. We camped at Cotton Lane RV & Golf Resort (55+ park) in a Fifth Wheel.

We were in the 'overnighters section'. Long, level pull through sites were very narrow, but park wasn't full so it wasn't a big deal. Nice fenced dog run in this area. Utilities all worked as expected. Only real complaint is quite a lot of urban noise from nearby interstate and airport; this is more the nature of the beast given the park's location rather than any real shortcoming of the park itself. We camped at Cotton Lane RV & Golf Resort (55+ park) in a Fifth Wheel.

Good location for access to Avondale area; many snowbirds; assigned to a site that apparently had not been used for a long time (many cobwebs/spiders & defective 30 amp service); concrete pad broken in several places. Moved to a different site. Have stayed here in the past & probably would again due to the location. We camped at Cotton Lane RV & Golf Resort (55+ park) in a Travel Trailer.

This was our 2nd visit here for one night. Like the last time, it was empty (maybe because Goodyear hits 100+ degrees by May). Pull thrus were easy to navigate. Close to Interstate. We were a little surprised when we arrived at 3:08 pm to find that the office had closed at 3pm. I think there was a typo on one part of their website re: winter vs. summer office hours. Self check-in was easy but we did not get a wifi password. I would stay here again for an overnight. We camped at Cotton Lane RV & Golf Resort (55+ park) in a Motorhome.

There is a new owner and management in the park, and the difference in attitude is apparent - greatly improved over previous stays. The pull-though sites in the back of the park are very close together, the sites forward of those are back-ins, and very spacious. New this year - the management did away with the "no cargo trailer" rule, which never made sense to me. It is a typical desert RV park, with gravel sites. Tips for other Campers:

Plenty to do in the Goodyear/Phoenix area. Our stay in March was convenient for spring training baseball games. Currently, there is major construction happening on the Loop 303, adjacent to the park; as well as building demolition in the storage lot next door - making for noise and dust. I would imagine that will be done in the coming months.

Stayed a week. Crowded this time of year (pre-season major league baseball). This is always our go-to place when visiting. Sites are close together. I saw awnings up against other coaches. Sites are long enough for just about any rig. Utilities work well, area is clean. The bath/laundry/indoor pool is several hundred yards away, but are modern and clean. They have changed pay wi-fi providers since our last visit, and it is better thid year. Close to Phx Int'l Raceeway, easy-in to downtown PHX and the rest of the valley. Overall Rating:

We stayed at this park for 4 nights. The majority of the Park is set up for Park Units or long term RV'ers. We were in the back of the Park which is a dedicated RV area. This area is nice because it is next to a great dog run and your neighbors are RV'ers. Check-in was prompt and very friendly. WiFi cost so we used our Verizon hot spot. There was some road noise from I-10 that you may not get if you were not at the back of the Park. We camped at Cotton Lane RV & Golf Resort (55+ park) in a Motorhome.

Tips for other Campers:

There is currently construction happening on Cotton Ln east of I-10 so Cirtrus may be the best exit off of I-10. We came in from the north on the 303 and exited on Mcdowell to Citrus and over to Van Buren St.

We had a confirmed reservation arriving on a Saturday afternoon. Office building open but everything inside locked up and no registration packet waiting for us. We pulled in and took a spot. This place was deserted! Definitely out of season - this park is primarily park models with two huge parking lots for RVs. No Trees. Gorgeous Mountain views. Good utilities. Landscaping is young therefore small. Appears a lot of landscaping has died. Wondering if the park is in financial difficulties? Park is on far West side of town. Easy freeway access with no freeway noise. I do not think we will return to this park. Phoenix has lots of alternatives. We camped at Cotton Lane RV & Golf Resort (55+ park) in a Fifth Wheel.

Normally we stay at the Destiny resort next door, but thought we would give this place a try. It's ok for the night or two, but it lacks personality. All flat and rock and concrete and asphalt. Not much in the way of trees. Wi-fi costs extra. The spots are plenty big enough for our 38' rig plus full sized pickup. Very clean. It has a 4 hole golf "course" (par 3) that was closed during our stay. Like I said - ok, but I think we'll go back to Destiny next time. Stayed at Cotton Lane for 2 nights in our 5th wheel. We had previously made a reservation. Staying at this park (mid-Sep) was a surreal experience!

We arrived early Saturday afternoon. Stopped to check in at the office. The door to the office lobby was unlocked but the registration window counter had the blinds shut. We called the park's number several times. Calls were directed to a brief voice message saying "Welcome - the office is closed". Not a particularly useful message! No information was posted or provided for arriving RVers. No emergency contact numbers were posted. We talked about what to do, and considered going to another park. We finally decided to stay. We had our choice of sites, as we were the only ones in the entire pull through section. Never saw a soul for the 2 nights and 1 day we were there. Really strange.

Very long sites (abt 100'), but VERY narrow sites. All the pull through sites barely allowed an RV to squeeze between the service pedestal on the left and the small paved patio on the right. With a bit of careful positioning, I was able to open the left slides. The pedestal was between two of our slides, but only cleared the side of the rig by 18"! The right side wheels of the rig were only several inches clear of the small concrete patio. Adjacent site sewer connection was right next to our steps - ugh!

On Monday morning, we finally received a telephone call back from the park at 11:00am, when we were on the road. No apologies, no concerns, or explanations provided. Basically, they were just returning our calls and wanted to know what we needed. We said that we had been in the park for 2 nights now, could not find any staff, had left, and would like to pay them for our site. No explanations, apologies or concerns expressed on their part.

Most definitely not a "resort".

We are full-timers and have stayed in a 100+ different RV parks throughout the US and Canada. This ranks as one of the worst. Definitely would not stay here again. We camped at Cotton Lane RV & Golf Resort (55+ park) in a Fifth Wheel.

This was an overnight stay for us in the heat of the summer. Cotton Lane has a section for pull throughs that is clean and neat. While the long pull throughs are narrow, since there were only three rigs there in the 100+ degree weather, we all had lots of empty spots between us. There was maintenance going on that started early in the morning, like around 6 am. but that was OK for us as we were already awake. We would have liked to take advantage of the swimming pool except it was way to hot to venture outside our RV to walk to the indoor pool. Cotton Lane was a great overnight spot; easy access inside the park; wide, paved roads. Lots of construction going on between the highway and the park but hopefully construction will be done soon. We camped at Cotton Lane RV & Golf Resort (55+ park) in a Motorhome.
