After calling dozens of RV parks, this is the only one that did not have any restrictions on age or occupancy and it was the most inexpensive (only $400 monthly!) Due to mechanical issues we arrived after midnight, and the owner was nice enough to get out of bed and show us to our spot. We stayed January-May with our 5 children age range 12-4 and all of us were sad to go. So peaceful and quiet. It's perfect for the low maintenance traveler who wants to just relax and enjoy the beauty of the Sonoran desert. I felt safe here with the kids while my husband attended school in Phoenix (an easy commute.) The only drama was residents who refused to pay had to be removed from the park, but that didn't affect us. About a quarter of the park are long termers who are either helpful or keep to themselves. The landscaping is nice with mature trees that provide shade and a citrus orchard. Clean bathrooms and large laundry facility. Wifi seemed to work better closest to the office. The office also seconds as a small convenience store. Oversized slips, plenty of walking trails and desert area to explore. Amazing sunset views of Tabletop Mountain and huge saguaro cacti. The kids enjoyed movie nights in the clubhouse, riding their bikes around the park, and plenty of nights around campfires with new friends. We have nothing but great memories of our time here. We camped at Wild West Ranch and RV Resort (formerly John Wayne RV Ranch) in a Motorhome.

Be sure to check out Copper Sky in Maricopa. It's a very reasonably price family fitness center, but also has free community events and a huge farmers market once a month!

Extremely dusty and not very attractive. Sites are large and level, and park was generally clean. Biggest issue was sporadic long-term residents among the sites with very old rundown units - broken windshields, certainly not "driveable" in any way, with piles of rusted bikes, coolers, chairs, etc shoved underneath but yet the park rules clearly stated that this was unacceptable. The dumpster was full (overflowing) for most of our 4 night stay. Located away from the sites but had to just pile trash on top of what was there. Nice little office store with wine and craft beers. There is a pleasant staff and they seem to be working to improve, so if that happens could be a nice place. Right now I would not return. We camped at Wild West Ranch and RV Resort (formerly John Wayne RV Ranch) in a Motorhome.

Great RV park! Large, level spots. No noise- very quiet. Great neighbors/other guests- really friendly folks. Owners have put a lot into the place to make it really neat- large fruit orchard (free), fresh eggs and honey, craft beer & wine store, lots of cookouts and fires going each night. Used to be owned by John Wayne, which is a cool part of history. Wi-do strong. We'll be back, and for longer next time. Date of Stay: February, 2017 - $30.00
Overall Rating:

We had a one month reservation but did not end up staying for several reasons. 1. Upon arrival, they were completely unaware of our reservation which had been made 3 months prior (they took a $100 deposit) and told us they were fully booked. 2. Site they had advised was allocated to us was unavailable. 3. We felt very uncomfortable at the state of the part and the tenants. We planned to leave our RV for 10 days while we flew to CO to visit family but did not feel confident the RV would be safe. 4. We left after 2o minutes and did not stay at all. Manager had disappeared so we left a voicemail to arrange a refund as they were unable to deliver on promised reservation. Our emails and phone calls were ignored for a week so I filed a disputed claim with my bank. Manager falsely state to bank that we we "stayed overnight and used $30 of services" - an utter lie. I also discovered later that a previous reservation we had made 6 months earlier but had to cancel due to travel plans was not refunded the promised $100, despite advice it had been credited (the booking was cancelled 4 months prior to scheduled arrival date). So they had $200 from us and we never stayed a night. $100 was eventually refunded and the other $100 was not. I have found similar reviews by other RVers on other review sites so sadly, this is not an isolated incident. While we understand mistakes and miscommunications do happen and I wanted to give them the benefit of the doubt, this is clearly a case of blatant dishonesty, poor service and unethical business practice. On the bright side, in 3 years of RVing full-time, this is the first and only experience we have had like this so fortunately, most RV park owners are decent people running a good honest business. Sadly, Wild West RV Ranch is not one of them. We camped at Wild West Ranch and RV Resort (formerly John Wayne RV Ranch) in a Motorhome.

Tips for other Campers:

Avoid this RV park unless you are desperate and no other options. Avoid paying any deposit or giving any $ in advance - if you need to cancel or change your reservation - or even if they mess up or lose your reservation - you will not see your money again. Even if they promised you a refund, good luck getting it back.

Revolting odor and many flies from nearby cattle operation. Appears to have many long term campers. They do not honor Passport America. Sites are long enough with properly functioning utilities, including the only real positive in my opinion, strong wi-fi. This park might be okay for an overnight spot at the former Passport America rate of $15.00, but no way is it a 'resort' worthy of $30.00. We camped at Wild West Ranch and RV Resort (formerly John Wayne RV Ranch) in a Fifth Wheel.

Great RV Park, definitely recommend. The spaces are huge! 80 feet long pull thru's, so we didn't have to disconnect- we're 52 feet with the MH and trailer so this was just perfect. The park is very clean and well kept, nice bathrooms and showers, great wi-fi. We'll be back! We camped at Wild West Ranch and RV Resort (formerly John Wayne RV Ranch) in a Motorhome.

We stayed for the entire month of January and this campground checked all of the boxes for us, because we wanted a desert experience where we could sit around a campfire, make new friends, and enjoy the impressive night sky and we always felt safe.Yes, it is close to a feedlot but the odor was never an issue! The management team were always extremely friendly, helpful and they all went out of their way to deliver mail, daily, in a timely fashion and answer any questions. Being able to walk to the office for a bottle of chilled wine or beer was a lovely touch! There was always someone available when I needed coins for the clean laundrymat ($1.75. / wash) or propane. Considering how full it was, it was exceptionally quiet. We were traveling with our poodles and being able to walk onto the desert at anytime was a special treat. It's a very dog friendly park and the other dogs never created any problems. We definitely would stay here again as it is a refreshing change from the typical commercial campgrounds. It has a real "family" feel and we made new friends, from both sides of the border, what we will stay in contact with when we are back home in Canada. ( It is a 20 minute drive from 2 very nice full service towns with excellent grocery stores) We camped at Wild West Ranch and RV Resort (formerly John Wayne RV Ranch) in a Travel Trailer.

Sand and gravel parking but typical for the desert area. Some trees for decent shade. Interesting check in, call a number and then the camp host comes over to check you in. Worked okay. Friendly camp host. No cable tv but over the air brought in many channels. Restrooms were dimly lit and stall was small in the men's restroom. Dumpster was continually overflowing with trash surrounding it frequently. Lots of flies here I think due to the feedlots down the road. Very obnoxious smell at times depending on the wind. We stayed for two nights to visit a few spots in Phoenix. It's about 45 minutes from this RV park into Phoenix. It's one of the few parks in the area that is 100% family-friendly, which is why we picked it. Great value at the Passport America rate. Site was reasonably spacious. It just was just dirt, but that's pretty normal in this part of the country. Hookups were all where they should be and without issue. We'd stay again. Stayed here last winter 2015 to 2016. It's a nice park with allot of desert to walk. The only down side is some days the smell of cows can be over whelming. The laundry facilities were great. We camped at Wild West Ranch and RV Resort (formerly John Wayne RV Ranch) in a Fifth Wheel.

Signs to get into the park and locate the office are poor. It is a Good Sam park in transition and has a long way to go. The whole park is gravel and the sites are wide and level, hook-ups are good, Wifi was really good. No picnic table. About 10 miles to Casino and Maricopa. Reserved a site - arrived with no one around to direct us or collect. Waited till the next day - did not find anyone and the heat was unbearable so we left. Left a note and a voice mail - no responses. Park in need of upkeep - seems to be people working on it. Large park - about 5 campers. Still have not heard from the proprietors as to what I owe. We stayed here for 3 months and loved it. Not just loved it, but LOVED it! First, the previous comment about electric price is wrong. It is 16c/kWh because that is what the electric company charges them. They do not mark it up. A lovely young couple owns the park and appear to be spending a whole lot of time and money to make and keep it the lovely park that it is. The lots are all large, the park is well maintained, and the WiFi was updated to accommodate everyone. There is no issue getting on and staying on! I run a business from the road and depend on wi-fi. No issues. We camped at Wild West Ranch and RV Resort (formerly John Wayne RV Ranch) in a Travel Trailer.
