Park is mostly full timers in modulars with spaces in between. Stayed two nights. Swimming pool is heated and well maintained. Quiet location. We camped at South Forty RV Ranch (55+ Park) in a Travel Trailer.

Grocery shopping across the street. Stadium grill in next door mall has good beer selection and food. Would stay here again.

Very nice park - well situated for those who want to be in north Tucson, near shopping and the freeway. Sites are not as close as other parks. Access to some of the rows is a bit tight. We had to back up to get out because the sites across would not allow enough room but - it was no problem. The park staff was very nice and accommodating. They adjusted our stay length with no fuss. This park has dog runs (2) and they recommend walking your dog on the perimeter which worked for us. It was VERY QUIET here. I recommend it! We camped at South Forty RV Ranch (55+ Park) in a Fifth Wheel.

The GOOD: Great location in NW Tucson with easy freeway access (I-10, exit 250) and close to a large variety of shops and restaurants. Amenities are good with a large clubhouse that includes: pool and hot tub, exercise room, library, games, billiards, kitchen, recreation room, laundry, and ice/pop machine.

Long term residents are welcoming, helpful, and get together often for potlucks, cards, planned activities in the rec. room. The calendar on the website shows the activities available.

Bathrooms were very clean, with good water pressure. Majority of sites are pull-through and large enough for big rigs.

The BAD: Wifi is complimentary but often did not work. There are a lot of long term residents and mobile homes that have the premium sites occupied (those with shade and trees). If you have a dog, you're limited to the back of the park - a large gravel parking lot area with no shade. Dog run is small and also gravel. Park is older so looks a bit dated. We camped at South Forty RV Ranch (55+ Park) in a Travel Trailer.

Stayed here 1 night while traveling through. Pull through site very narrow unable to open all slides, dog park a joke, gravel pads and narrow roads. Office closed when we got there 5:30 and not open when we left 8:30. No cable and internet very slow when it did work. Been to many RV parks and this one was way over priced for what you really get. Would not go back. We camped at South Forty RV Ranch (55+ Park) in a Fifth Wheel.

Rate based on a month stay. We were very happy with this park, mainly for the activities and friendly people. As stated in another post, the sites are very close and on gravel but have a concrete pad with picnic table. The back roads are a little tight, but we were able to get our 36 ft fifth wheel in with no problems. Electric was fine, water pressure good, but sewer hookup was beat up a bit. No cable TV but OTA was fine (although we could not pull in FOX station). Any store and restaurant you desired are within a 5 minute drive and 10 minutes to downtown Tucson. Dog park was all rocks. We camped at South Forty RV Ranch (55+ Park) in a Fifth Wheel.

Mama's Mexican and The Crying Onion are good restaurants. You can walk to the Crying Onion.
During snowbird season, lots of park sponsored activites.

We stayed for only one night and our stay at South Forty was fine. The wi-fi worked for the most part (in fits and starts). No cable, unless you plan on being there longer - then ComCast (as of this writing) can hook you right up. I checked out a bathroom and shower area and except for the very strong disinfectant smell, it was clean and usable. This is an older park and the first place where we were asked to unhook our toad, as the turns were sharper than we were used to. Overall it was fine. I think I can see the appeal for snowbirds and long-term residents when I poked around the main office area - there was a real poker room with several tables, a fairly large library and several puzzle boards. In another area, there was exercise equipment and the morning we were leaving, a small group of ladies were exercising. It's clear that there are a nice selection of activities to be had. The front desk staff was also superb - helpful and honest (saying the internet wasn't the best, when in fact, it wasn't too bad.) The hot tub was pretty popular and had we been staying longer, we would have tried both the pool and hot tub, too. The only negative was the location - it's north of the City and away from the action and in a not terribly nice location. It's not a ranch, nor a resort, but definitely a good, older park. And yes, 55+ really means - most of the longer term folks are 70+. We camped at South Forty RV Ranch (55+ Park) in a Motorhome.

Neat, clean, well run RV park. Our check-in was on Xmas Day. Paperwork and keys were left for us to pick up upon arrival. Spaces are narrow, but staff offered to help us park... even on Xmas Day eve. Obviously friendly, helpful staff. We would definitely stay here again. We camped at South Forty RV Ranch (55+ Park) in a Travel Trailer.

Stayed in Site 108, not sure how it happens but every time we check into a new campground, the unit next door is run down and delapidated. Happened here too. Otherwise pretty decent spot. Wifi is a bad deal....if you need wifi, Tengointernet is lousy.

Used the wifi at the office on a daily basis and that worked well. A nuisance to have to do that though. The train is a bit of a bother, but after about the third night you will get used to it. Pretty good place overall. We camped at South Forty RV Ranch (55+ Park) in a Motorhome.

Stayed for 3 months at $565. This was the first time I ever stayed in a RV park. The park is advertised as a 55+ park, however I was able to get a spot. The park is resort style with pool, bathhouse, laundry and clubhouse. Park is pet friendly, however pets are only allowed in one area of the park, also has a little fenced in dog park. Paved streets and gravel spots with paved patio. Wifi was not the best, had to pay electric on top of monthly fee, no cable. Did have propane delivery on Mondays. We camped at South Forty RV Ranch (55+ Park) in a Travel Trailer.

We stayed here on and off (mostly on) for a year while we prepared to go full-timing. The staff are very friendly and helpful. The new manager is excellent and has made great improvements. We enjoyed the huge pool and attended several of the planned activities. Close to I-10, shopping, and a great bike path. We would highly recommend this park and look forward to staying here in the future. We camped at South Forty RV Ranch (55+ Park) in a Motorhome.

We recommend The Crying Onion for breakfast. Their pancakes cover the entire plate! El Molinito is one of our favorite mexican restaurants. Just a few miles from the Foothills Mall, Home Depot, Lowe's, Target, Walgreens, CVS, etc.

I stayed for 2 months @ a rate of $565 per month plus power. I felt this was a bit high considering brand new apartments were for rent in this area for a similar price. However this is a nice park. Clean & well looked after. Friendly staff & many friendly long term residents. The pool & hot tub are very nice & well taken care of. It is city living not country. Lots of shopping available. Noisy with trains & sirens but that doesn't bother me. Many fun activities. Check out the calendar during your stay. We camped at South Forty RV Ranch (55+ Park) in a Travel Trailer.

Kartchner caverns was an interesting place to go.

CATO is a nice women's clothing store with reasonable prices.

Easy access to freeway but interior roads narrow. Charged extra to use credit card but staff friendly. Sites small and we barely fit. Water flowed with rust in it. Didn't hook up. Pull through sites at the very back with the units in storage and road narrow and hard to maneuver around parked vehicles. It appears run down. Trains most of the night and they blow their horns. Will not camp here again. We camped at South Forty RV Ranch (55+ Park) in a Motorhome.

We stayed here for 3 nights on a quick trip to the Southern part of Arizona. It's an older park with a lot of permanent residents and snowbirds. It's near I-19 but also the trains, so you hear traffic and trains during the evening. They have a small enclosed pet run that is heavily used. We have stayed here before and will again. The office staff is very nice and when I called to make a slight change in our reservations, they did so willingly. We camped at South Forty RV Ranch (55+ Park) in a Motorhome.

We picked this facility for convenience when visiting friends in Arizona. This park has many permanent residents and is a 55+ park. We found the sites to be gravel and well maintained. Although we didn't use them, It does have a pool and showers that are equally maintained as the rest of the park. They also accept Visa and MasterCard. When in the Tucson area, we would highly recommend staying here. We will stay here on the next trip to Arizona. We camped at South Forty RV Ranch (55+ Park) in a Motorhome.
