The sites are roomy, basically this is a big, dirt parking lot with pedestals for electric (30 & 50 amp) and water. No pump out at sites but there is a dump station for $5.00. No bathrooms or showers here. Good location for visiting Monterey and Carmel. Easy to maneuver in our 45' RV. Would stay here again for sure. I would give a higher rating if there was grass or gravel at the sites but with this dry climate dirt flies everywhere!! - SNL

We pulled into the parking area and thought we were at an RV Storage facility. The camping fee is scheduled to go up to $25 on August 1 and it does not include the dump fee. Parking area is in need of care and tables at campsites are in dismal shape. The camp host is friendly and the location is convenient to the freeway and town, but this is not a place we'd want to stay here for more an overnight stop. - hbcamper

We stayed here because it was convenient to Monterey and Pinnacles National Park. We were in a section with units positioned to pull in from opposite ends so we shared connection locations. The space was rather tight and almost all asphalt. Unlike other spots, since we faced our neighbors, it wasn't very private. The bathrooms need upgrading and management says they are planning that. The laundry was great. Wi-Fi was not usable but Verizon 4G was fine. It served our purpose for the location but not really that pleasant. They said they are upgrading the power which is needed as we lost power the last night. The entry driveway is a tight turn and steep so follow their directions if you have a big rig. We were close to the 101 highway so noisy. Like many RV parks today, there were a number of permanent or semi-permanent residents. - bdornbush

What a great little park! Despite heavy storm damage, the maintenance staff has been working hard to clean up downed trees and make each RV site nice. Our site, the best one in the place, has a side deck and back deck, all for the price. Management and workers are friendly and helpful. Would stay here again in a heartbeat. - laurly

This is a campground that needs some improvements. Our space was tight for our 40' Class A, but we managed to back it in. The problem was electrical supplies. Luckily we have a Hughes Autoformer and a Progressive Industries 50 amps EMS. Despite having the Autoformer to boost voltage, we saw power drop down to 105 volts. I went to the office after shutting down all power to the rig and they quickly sent an electrician to diagnostic the problem. He was unable to fix the issue and we spent the night without power. It was cold in late November.
In the morning we moved to another location that became available and the management agreed to refund our stay. Nice and friendly management, but watch out for electrical supply in some spots. - Two Dogs and an RV

They have an amazing website which gives absolutely no mention that the RV Park is 100 feet from Hwy 101. They have a "site" map which shows the park and a small access road behind the park which leads to the pathways to the gorgeous beach (which is why we booked it). Nowhere on that map or on their website do they say anything about the park's location ON the highway. We arrive from a 5+hr drive to find an extremely noisy office and extremely noisy RV park as we were right on the highway. Motorcycles pass by and you are repeating every word you say as no one in the office can hear you. We decided to give it a try. They "placed" us in a space as close to the freeway as possible as that's where the "small" TT spaces are located. We agreed to "try" it for a night. The spaces were exceptionally small. The park roads are very narrow getting in and out. We left the next morning after a horrible night of absolutely no sleep. I give one star for an incredibly misleading website and failure to disclose the close proximity to Hwy 101. They sell ear plugs in the office. Beware of this park. - Gypsy Nomads

We stayed 3 nights this last time and noticed how many "full timers" appeared to be staying here. The last couple times we noticed a couple and thought it was park management. It appears there are more now. We also noticed an uptick in the number of homeless parked in and around the immediate area. This is a great location with easy access from the highway. There is also Easy Access to the beach by walking or a drive. The shower restrooms were recently remodeled and we were told just completely in the last few weeks and look great! The restrooms, laundromat club area is kept very clean ( although their seems to be an "old" odor that permeates the club.) The sites are level which is good, however some are quite small compared to some places, our rig is small and it was still tight. The camp staff are very friendly. Yes, some sites are extremely noisy due to highway traffic but it's on a highway ... simple fix white noise or music app or a sound machine will reduce much. ( we play it through our rigs sound system and it works well) Ive been called all types of names but but full time living is allowed here and they have several. It still feels safe though it's obvious when pulling in though where cars and rigs have not moved in obviously months or longer ... I will leave it at that. So cleanliness is great in most areas.... We love it here but will be cautious with how many full time people live there and how the camp goes. Some sites are very tight. Especially if you get assigned in the circular area. Come prepared for highway noise especially on the highway side. Facilities are very clean. The office/shop has all the bare necessities and staff is willing to help where needed They also patrol frequently. ( rate I posted was without discount) - Mkroadie

Stayed for 10 days in our 40' Raptor 5th wheel toyhauler. While the park isn't perfect, there are many good things to say. First, every one of the staff we came into contact was friendly and helpful. Great service! The place was spotless including sites, office, laundry facilities, etc. Location is convenient to all the sites in the area. The beach is a walk away. Dog friendly: both inside the park and a dog off-leash beach is a walk away. Most of the sites are wide enough to allow parking your car or tow vehicle next to your RV. If you can't, there is parking near the office that is a short walk away. Each site includes a paver patio, picnic table, and fire ring. Utilities connections are modern and work well. Everyone was quiet. Bathroom and nearby road construction is finished.
Of course all isn't perfect (are there any that are?). No pull-thrus: everything is a 90 degree back-in. Fortunately, the central road is wider than many parks, so even getting my 40' 5th wheel in was easy enough on the first try. Life would be a LOT simpler if folks didn't park on the road in front of their site as that makes maneuvering a lot more difficult. Make sure you let them know the size of your rig when you book: they know what you can fit into and what you can't.
There is some noise from the freeway, but we found it more like white noise that you got used to. Ask for a spot on the west side away from the freeway and it will be better. While not unique to this park, we are always amazed at the folks who allow their dogs to wander the park off-leash and that happened here. All in all, we enjoyed our stay and will likely return. - FireFlyer

Moss Landing is a little tourist area in the center of Monterey Bay. It's a short drive to Monterey and Carmel. This small compact KOA is next door to the marina. Parking your tow vehicle or toad can be an issue. This issue can make navigating the one loop thru the campground problematic. Road noise is an issue until the restaurants and the marina businesses close for the day. Exiting the campground is risky due to the curve in the road. Many restaurants within walking distance. - jnateg

We stayed for only 5 nights and had bought a KOA membership to save the 10%. The campground was well-kept, the sites were level, we had a picnic table, it was easy to hook-up to utilities and it was convenient to all we wanted to see. The sites are asphalt. The sites were a bit close but separated by bushes. We were at the far end of the campground so we had no wi-fi. It was a nice mix of 55+ and families. The town of Moss Landing was small but fun to walk through. Nice restaurants also. We chose this campground because it was halfway between Monterey and Santa Cruz. We also went to Felton to see the covered bridge. - swike

Park is divided into 3 or more small campgrounds. Most sites have water and electricity. Some sites are very close together. A fair amount of vehicle traffic because of the raceway, but that would be expected. Some noise from a gun range next door. Only one dump station for the entire area that is facing downhill. Entry and exit into some campgrounds and dump area are fairly tight. May be a challenge with a large rig. - Fyrflie1

We have stayed here before with a 36' 5th wheel, but this was our first time in our 43' tag axle MH. The entry road is steep but perfectly possible to navigate. The roads in the campground loops are more difficult to navigate. There are lots of trees that are now overgrown and need trimming, the roadways are narrow, and there are numerous obstacles and drop-offs waiting for you if you don't pay attention. Many of the sites that are reasonably accessible for a 40'+ Class A are not level. I had to level manually and leave the coach slightly rear-down to prevent the rear tires from being lifted off the ground (a big safety no-no because of the parking brake) Apparently there is now a problem with the old water pipes in the campground, causing the arsenic levels to exceed the federal standard for potable water. Between the overgrown trees, narrow roads, and now non-potable water, we won't be back. It's too bad because it's really quiet here at night and the starry skies are beautiful. - 45 ACP

We stayed here with our RV club during a non-race weekend. I didn't know what to expect but I liked the place very much. The good...nice large sites, very quiet at night, not crowded at all and a very good value for the money. Sites are mostly on gravel or packed dirt with water/elect only but there is a dump at the bottom of the hill. Super view of the whole valley from the sites on the hill. There is a whole section adjacent that has no hookups but there were RV's there too along with several tents. There are a lot of sites to choose from. The not so good...when we were there the water was supposedly non-potable because of higher than normal arsenic levels but it's safe to use other than drinking. Apparently during the winter it's better when the spring has more volume of water. The main issue some may have is the noise. Even on non big race weekends, there are groups still racing smaller cars so there is racing noise several hours of the day that I didn't mind but some may not like. You can walk a few yards from your site and watch the people racing. Additionally there is a shooting range across the canyon so you can hear target practice during the day. Both noises did not bother me, they get tuned out after a while but some may not like it. There is not much to do nearby but only about 1/2 hr to Monterey. - Jerry B

The staff here are fabulous. It is a large park but mostly filled with long-term residence. They did have room for our large 40' rig but just barely. It was dirt/gravel nearly everywhere so not very fun for our toddler. The biggest downside to the park is the entrance. It is directly off the freeway so you have to pull into Hwy 101 on a blind curve and immediately merge into traffic (only going North). It is terrifying!! There is also no entrance from the Southbound 101 so you have to U-turn on the freeway! We decided to leave early simply because we didn't want to continue to take that risk. If it weren't for that, it would have been an OK place. Oh, and we did get two other residence come soliciting at our door to sell us DishTV. That has never happened anywhere else! - Crown Jewel

This park is EXTREMELY difficult to find, especially at night. There are hardly any lights on the highway that it is off of and you must do a U-turn when coming from the north. Once you find the park you must cross a single lane bridge to get down to the main portion of it. Arrive early, they do not stay open late or leave information for you if they are closed. We arrived late in the evening and everything was closed up and we were left on our own to find a spot. This is very frustrating when you have paid in advance. There are MANY long term residents at this park, I would estimate about 75 percent of the spaces are taken up by people living there. The pool is closed and a murky green color. The spaces are small- to standard-sized but the roads are horribly small and the problem is compounded by people parking their extra vehicles on the small roads making it a tight squeeze for RVs. Everyone encountered though was very nice, and it was pretty quiet even though it was near the highway. We likely wont stay there again but in a pinch it is not bad for a quick overnight stay. - Nevaga Coyote

There are only a few spaces available for the RVer passing through. Most of the sites are taken up by long-term units, many of which are run-down with expired registrations and surrounded by junk. The park is right next to the highway, and truck noise is significant day and night. However, the office personnel were friendly and refunded our second and third nights' payment when we told them we were unhappy with the accommodations and wanted to leave. - nmroadrunner

This "campground" is just a parking lot on the property of a motel. The sites are very narrow and many RV's with slides on both sides will not be able open all (or any) of them. There is 30 amp electric and water hookups and a dump station on the property. However, it's right in Monterey and we had no trouble getting a site on short notice (the other two local parks were both full). It's perfectly fine for it's intended use. A place to park for a night or two while you explore Monterey. I had a hard time deciding how to rate this place and settled on a 5/10. It's a parking lot (and a small one at that) but if you're prepared for that and it's what you're looking for, there's nothing wrong with it at all. - OpenTrackRacer

Yes, this is an older park, but it worked for us as a one night stopover. There is actually a TV cable hook up, but no viewable channels can be seen (just ghostly images with snow). You can, however, get several HD channels on your roof top antenna with about 4 of them in Spanish and about 6 in English. There is a long dog run which is not fenced and right beside the highway, so keep your dog on a leash. The roads are paved and the sites are on old gravel, which can get a little muddy if it rains. The sewer hookups are old and have not been well maintained. Wi-Fi is limited but worked OK for us in our site. The park itself was relatively quiet at night, however the highway was certainly a continuous noise. We would only stay here again if necessary. - Snoet

In San Juan Bautista near mission/SHP. Just off highway but very quiet. Well kept park with shady sites. Interesting historic buildings on property. They don't seem to advertise much; not crowded. Staff was friendly and helpful. Excellent restrooms. My kids relocated near recreation building to use the Wi-Fi. The signal was weak at the campsite. Don't understand previous reviewers concern about long term residents. There were some but immaculately kept spots. I could see why someone would want to stay for a month or two. We used the location as jumping off point to visit attractions in the San Jose/Santa Cruz area. Would definitely return. - MMLM

Spent less days than I reserved once I go there due to a terrible facility. To start with, they close the gates at 6PM so even if you have a reservation, you can't get in. They didn't tell me that in advance. Next, a huge undulation at the only entrance scraped the bottom of my motorhome and there were multiple gashes as deep as 2 inches from others so you will likely have an issue. OK, so I decided to take my bike to dinner to avoid the scraping but the gate opens automatically with the weight of a vehicle, not a bike ad no key pad on the inside of the gate. I was stuck for the night inside the park. All the sites are not only not level. They are undulated so I was never able to fully level my motorhome which has no stabilizers. They told me to go buy some wood at Home Depot. Really? Next, they only have one shower so I had to go back 3 times before it was available. Nowher to sit in the bathroom or anywhere to place anything. The shower was OK but the bathroom overall rarely sees cleaning. No cable available and the electrical hookups were crossed and water on opposing side. The bottom line is , you are paying to park at a parking lot site at a fairground kept up worse than a state park. This facility is a joint venture between the state and city and they hire a staff to manage it in exchange for a place to live. The only positive thing is the location is close enough to Monterey area and at least they don't call it a resort. Never again! Stay away! - Rad Rover

I know a lot of people will gripe about this campground because, well, it's more parking lot than campground. And it's at a fairground. I'm a wilderness kind of girl, so location really matters to me. But I'm also a professional photographer - and location really matters to me. When I'm in the Monterey Bay area I like to be close to all of my favorite photography locations (not to mention good food and pubs) and this campground is the only one that fits the bill. It's centrally located, clean, very quiet, easy to navigate, has full hook-ups (a luxury for us!!), and safe as the gate is locked every night. We had no problem parking our rig and luckily, did not get hit by any golf balls. Yes, it is right next to the airport, but no, it is not loud. I am happy to give up beach access if it means I can be closer to Carmel, Asilomar, Pacific Grove, and Monterey attractions. The other campgrounds are either too far south or too far northeast for my liking. So, depending on your expectations and your needs, this is either a so-so campground or a great one. Love this RV park. Have been several times. Always find the bathrooms to be clean and staff to be very friendly. This time, however, 2 of the shower stalls were inoperable, so just had to share the one good stall with others. No problem. I'm sure it will be fixed by the time we return. - Jolacabana

We enjoyed this park. It has a woodsie feel in the middle of a well groomed golf course. Being close to the pacific, the temperature is comfortable year round. It is adjacent to the fairgrounds which is also where the Jazz festival is held. Very convenient. The staff was very helpful. We stayed on Labor Day weekend which is also the county fair. Other than a little traffic in front of the fairgrounds it had no impact on our stay. This park is due for renovation and the plans have been approved. They are waiting on the money. - LostSoulCa
