Narrow road getting there. Steep hill once in the park. A little tight turning to back in. No laundry, which isn't good. No playground for kids. No river access. Lovely cute toilet and shower area. It was so great to return to our favorite RV park, in our 45' coach. Camped here many times. It is just far enough away from Carmel to be in the sun so weather is perfect. It is quiet, peaceful, and nicely landscaped. Sites are wide with 8' tall hedges between, creating privacy.
Owners are very friendly and go out of their way to make sure your stay meets your expectations. Owner is constantly improving the park. We especially like the stamped concrete patios on the premium sites.
Expensive, but any place around Carmel is expensive. It is well worth it in our opinion. Park is very dog friendly with a wonderful maintained grass field for dogs to play in. Park is so relaxing it is hard to motivate ones self to leave. - carguy

We were not happy with this place. The owners were rude, the spaces are very tight, there was dog poop everywhere on the green patch of lawn behind us and there is a very narrow bridge and road to get there. We will not be back, mostly because of the rude owners. - redtulip

This RV park is a hidden gem in the foothills above Carmel. It's a 5 minute drive up the gentle hill from Hwy 101. The park has a "communal" feel with multiple gazebos with gas fire pits and comfortable seating. They have a huge swimming pool which I am sure is enjoyed in the summer. There is no wood burning at the camp sites, but I really enjoyed meeting other campers by the fire pit. The staff is amazing. Great people that make sure your stay is comfortable. The sites are good size and the roads in and out are good. When you are driving up the gentle mountain it is "one way" so you don't run into other trailers coming down. When you are driving into the campground, you will be in a rural area of horse farms. Gorgeous views of the mountains and stars so bright at night it was crazy. This campground is exceptionally "quiet" at night and very peaceful. It was full when we were there and there were kids and dogs. But at about 9:00 pm you would never know there was anyone there but you. The park is really clean and has lot's of trails to hike. It is located less than 5 minutes from grocery stores, Starbucks, etc. I would highly recommend this RV park and look forward to going back. - Gypsy Nomads

This is an older campground on the side of a hill overlooking the Carmel Valley. The staff are great, very helpful. It is an easy drive into Carmel-By-The-Sea and to Carmel River State Beach which is dog on a leash friendly, chiefly used by the locals. The website says 28' RVs, but when we called, we were told they can handle at least 30', but that we needed to be confident with our maneuvering of the trailer to get around a tree at the top of the loop where RVs may go. We are newbies to the RV world, but I have done a fair amount of backing of trailers, so we went for it. We managed, but exited via the road in because of the way I was pointing once I got the trailer positioned. The takeaway here is go for it. Call and talk to them if you are unsure. They are very nice and helpful. When you are heading in on Schulte road, the road will get narrower and narrower, but you will get there. Wifi signal was good, but internet did get bogged down in the evening. Using my phone as a hotspot filled in just fine. - jas18

Spent less days than I reserved once I go there due to a terrible facility. To start with, they close the gates at 6PM so even if you have a reservation, you can't get in. They didn't tell me that in advance. Next, a huge undulation at the only entrance scraped the bottom of my motorhome and there were multiple gashes as deep as 2 inches from others so you will likely have an issue. OK, so I decided to take my bike to dinner to avoid the scraping but the gate opens automatically with the weight of a vehicle, not a bike ad no key pad on the inside of the gate. I was stuck for the night inside the park. All the sites are not only not level. They are undulated so I was never able to fully level my motorhome which has no stabilizers. They told me to go buy some wood at Home Depot. Really? Next, they only have one shower so I had to go back 3 times before it was available. Nowher to sit in the bathroom or anywhere to place anything. The shower was OK but the bathroom overall rarely sees cleaning. No cable available and the electrical hookups were crossed and water on opposing side. The bottom line is , you are paying to park at a parking lot site at a fairground kept up worse than a state park. This facility is a joint venture between the state and city and they hire a staff to manage it in exchange for a place to live. The only positive thing is the location is close enough to Monterey area and at least they don't call it a resort. Never again! Stay away! - Rad Rover

I know a lot of people will gripe about this campground because, well, it's more parking lot than campground. And it's at a fairground. I'm a wilderness kind of girl, so location really matters to me. But I'm also a professional photographer - and location really matters to me. When I'm in the Monterey Bay area I like to be close to all of my favorite photography locations (not to mention good food and pubs) and this campground is the only one that fits the bill. It's centrally located, clean, very quiet, easy to navigate, has full hook-ups (a luxury for us!!), and safe as the gate is locked every night. We had no problem parking our rig and luckily, did not get hit by any golf balls. Yes, it is right next to the airport, but no, it is not loud. I am happy to give up beach access if it means I can be closer to Carmel, Asilomar, Pacific Grove, and Monterey attractions. The other campgrounds are either too far south or too far northeast for my liking. So, depending on your expectations and your needs, this is either a so-so campground or a great one. We feel it's juuuuuuusssst right. - MissCampsALot

Love this RV park. Have been several times. Always find the bathrooms to be clean and staff to be very friendly. This time, however, 2 of the shower stalls were inoperable, so just had to share the one good stall with others. No problem. I'm sure it will be fixed by the time we return. - Jolacabana

We enjoyed this park. It has a woodsie feel in the middle of a well groomed golf course. Being close to the pacific, the temperature is comfortable year round. It is adjacent to the fairgrounds which is also where the Jazz festival is held. Very convenient. The staff was very helpful. We stayed on Labor Day weekend which is also the county fair. Other than a little traffic in front of the fairgrounds it had no impact on our stay. This park is due for renovation and the plans have been approved. They are waiting on the money. - LostSoulCa

This "campground" is just a parking lot on the property of a motel. The sites are very narrow and many RV's with slides on both sides will not be able open all (or any) of them. There is 30 amp electric and water hookups and a dump station on the property. However, it's right in Monterey and we had no trouble getting a site on short notice (the other two local parks were both full). It's perfectly fine for it's intended use. A place to park for a night or two while you explore Monterey. I had a hard time deciding how to rate this place and settled on a 5/10. It's a parking lot (and a small one at that) but if you're prepared for that and it's what you're looking for, there's nothing wrong with it at all. - OpenTrackRacer

This is a first come first serve campground, just outside of Monterey. It has a very forest like feel, with trees and bushes. Our site was fairly level and spacious. There were lockers outside of the shower/bath house, and it seemed to us that others who were not campground guests used these facilities. They were loud, impolite and sloppy. - Vic and Marsha

Park is divided into 3 or more small campgrounds. Most sites have water and electricity. Some sites are very close together. A fair amount of vehicle traffic because of the raceway, but that would be expected. Some noise from a gun range next door. Only one dump station for the entire area that is facing downhill. Entry and exit into some campgrounds and dump area are fairly tight. May be a challenge with a large rig. - Fyrflie1

We have stayed here before with a 36' 5th wheel, but this was our first time in our 43' tag axle MH. The entry road is steep but perfectly possible to navigate. The roads in the campground loops are more difficult to navigate. There are lots of trees that are now overgrown and need trimming, the roadways are narrow, and there are numerous obstacles and drop-offs waiting for you if you don't pay attention. Many of the sites that are reasonably accessible for a 40'+ Class A are not level. I had to level manually and leave the coach slightly rear-down to prevent the rear tires from being lifted off the ground (a big safety no-no because of the parking brake) Apparently there is now a problem with the old water pipes in the campground, causing the arsenic levels to exceed the federal standard for potable water. Between the overgrown trees, narrow roads, and now non-potable water, we won't be back. It's too bad because it's really quiet here at night and the starry skies are beautiful. - 45 ACP

We stayed here with our RV club during a non-race weekend. I didn't know what to expect but I liked the place very much. The good...nice large sites, very quiet at night, not crowded at all and a very good value for the money. Sites are mostly on gravel or packed dirt with water/elect only but there is a dump at the bottom of the hill. Super view of the whole valley from the sites on the hill. There is a whole section adjacent that has no hookups but there were RV's there too along with several tents. There are a lot of sites to choose from. The not so good...when we were there the water was supposedly non-potable because of higher than normal arsenic levels but it's safe to use other than drinking. Apparently during the winter it's better when the spring has more volume of water. The main issue some may have is the noise. Even on non big race weekends, there are groups still racing smaller cars so there is racing noise several hours of the day that I didn't mind but some may not like. You can walk a few yards from your site and watch the people racing. Additionally there is a shooting range across the canyon so you can hear target practice during the day. Both noises did not bother me, they get tuned out after a while but some may not like it. There is not much to do nearby but only about 1/2 hr to Monterey. - Jerry B

They have an amazing website which gives absolutely no mention that the RV Park is 100 feet from Hwy 101. They have a "site" map which shows the park and a small access road behind the park which leads to the pathways to the gorgeous beach (which is why we booked it). Nowhere on that map or on their website do they say anything about the park's location ON the highway. We arrive from a 5+hr drive to find an extremely noisy office and extremely noisy RV park as we were right on the highway. Motorcycles pass by and you are repeating every word you say as no one in the office can hear you. We decided to give it a try. They "placed" us in a space as close to the freeway as possible as that's where the "small" TT spaces are located. We agreed to "try" it for a night. The spaces were exceptionally small. The park roads are very narrow getting in and out. We left the next morning after a horrible night of absolutely no sleep. I give one star for an incredibly misleading website and failure to disclose the close proximity to Hwy 101. They sell ear plugs in the office. Beware of this park. - Gypsy Nomads

We stayed 3 nights this last time and noticed how many "full timers" appeared to be staying here. The last couple times we noticed a couple and thought it was park management. It appears there are more now. We also noticed an uptick in the number of homeless parked in and around the immediate area. This is a great location with easy access from the highway. There is also Easy Access to the beach by walking or a drive. The shower restrooms were recently remodeled and we were told just completely in the last few weeks and look great! The restrooms, laundromat club area is kept very clean ( although their seems to be an "old" odor that permeates the club.) The sites are level which is good, however some are quite small compared to some places, our rig is small and it was still tight. The camp staff are very friendly. Yes, some sites are extremely noisy due to highway traffic but it's on a highway ... simple fix white noise or music app or a sound machine will reduce much. ( we play it through our rigs sound system and it works well) Ive been called all types of names but but full time living is allowed here and they have several. It still feels safe though it's obvious when pulling in though where cars and rigs have not moved in obviously months or longer ... I will leave it at that. So cleanliness is great in most areas.... We love it here but will be cautious with how many full time people live there and how the camp goes. Some sites are very tight. Especially if you get assigned in the circular area. Come prepared for highway noise especially on the highway side. Facilities are very clean. The office/shop has all the bare necessities and staff is willing to help where needed They also patrol frequently. ( rate I posted was without discount) - Mkroadie

Stayed for 10 days in our 40' Raptor 5th wheel toyhauler. While the park isn't perfect, there are many good things to say. First, every one of the staff we came into contact was friendly and helpful. Great service! The place was spotless including sites, office, laundry facilities, etc. Location is convenient to all the sites in the area. The beach is a walk away. Dog friendly: both inside the park and a dog off-leash beach is a walk away. Most of the sites are wide enough to allow parking your car or tow vehicle next to your RV. If you can't, there is parking near the office that is a short walk away. Each site includes a paver patio, picnic table, and fire ring. Utilities connections are modern and work well. Everyone was quiet. Bathroom and nearby road construction is finished.
Of course all isn't perfect (are there any that are?). No pull-thrus: everything is a 90 degree back-in. Fortunately, the central road is wider than many parks, so even getting my 40' 5th wheel in was easy enough on the first try. Life would be a LOT simpler if folks didn't park on the road in front of their site as that makes maneuvering a lot more difficult. Make sure you let them know the size of your rig when you book: they know what you can fit into and what you can't.
There is some noise from the freeway, but we found it more like white noise that you got used to. Ask for a spot on the west side away from the freeway and it will be better. While not unique to this park, we are always amazed at the folks who allow their dogs to wander the park off-leash and that happened here. All in all, we enjoyed our stay and will likely return. - FireFlyer

To clarify about the price, we stayed in a river site ($70) for one night and non-river ($60) for one night, plus an add-on fee of $5 apiece for each of our dogs for each night. Voila, the average was $75. Pretty pricey, like everything else in the area seemed to be, plus they all seem to tack on a dog fee because they can, while not offering anything like a fenced run for dogs. It was certainly a beautiful setting with the sites among the redwoods and very pleasant management. Restrooms/showers received very heavy use and not particularly clean. The complete lack of cell service was a nuisance and for that kind of money it seems they should at least provide Wi-Fi. There's no TV either. It is a lovely setting, of course, but a lot of money when those services are non-existent. - Puppie96
