Ugh, ugh, ugh. Having stayed here previously we were disappointed to see that this place has really taken a turn for the worse. Many, many full time residents. Obviously there are some issues because the bathrooms were locked with a big old padlock every night. This came as a surprise to us when we tried to use them in the morning. In the women's, one of the two toilets doesn't work and the other one doesn't work very well. The big padlock on the door was also an indication that it might not be very safe to use the bathrooms even when they are open. A Wal-Mart parking lot would be a big improvement over this place. - rfarkle

We stayed at this RV park a couple of times previously, but this most recent stay was unacceptable. The staff is friendly, but the place is over-priced, not very clean, and has other issues. It had been raining, so the floor in the bathroom was very dirty/muddy. In the women's restroom, there are two toilets, but only one of them flushes properly and the other one has no toilet paper dispenser. When we tried to use the restroom in the morning, both were locked with a large padlock. Nothing was mentioned when we checked in, so we were surprised to find the restrooms unavailable to guests. At $27, the place is far over-priced. We won't stay here again. - rfarkle

A small park, just off I-5, but not too much traffic noise from freeway. When we arrived, there was a smell of cattle, which disappeared within a couple of hours. The staff is friendly, and there is a small Mexican restaurant on the property. The restaurant isn't gourmet, but it was okay if you're tired of your own cooking. The bathroom and showers were clean, but there was no heat. The laundry room was well maintained, also. Nothing much in the way of amenities, but it was a fine place to stop for the night. - rfarkle

many full time residents but they keep their sites clean and neat. Just off US5 so the road noise is noticeable. Had a problem with the cable TV connector it took only 5 min to get someone there to fix it. the bathroom and shower next to the office was very good. The WiFi was OK could stream mostly. - chiefj

Very friendly and outgoing managers. They really make you feel welcome here. The park appears to be mostly permanent residents and I believe we were the only overnight guests here. Heavily treed so forget satellite. Very good cable hook up though. Although the park is very close to I-5 we asked to be parked as far away from the highway as possible and they were happy to accommodate us. There is also a nice dog walk area that appeared clean and cared for. - americana

Nice park in the trees which was good as it was very windy in May 2105. Showers OK. 30 amp electrical worked but may I suggest an upgrade in the future? On the Sac River and a joy to walk & see it. Kind of a pricey park for what you get. I have stayed here before and sometimes they have cable and sometimes not. They say they have wifi but they don't. At least it never works even when standing by the antenna for it. Nice grassy areas with private picnic tables for each site with hedge in between. Short walk down to the river. I will stay at one of the other parks next time on my way home. If you pay cash it is $40 otherwise $44 which I did not know and did not have that much cash on me yet. - KMB

Nice park, large spaces with plenty of space for RV and truck. Moderately pricy for winter rates and apparently discounts are not available when Winter Rates are in effect. Electric and water pressure were good. Cable was usable but we stuck with our Satellite. WiFi, like previous Reviewers stated, was pretty much non-existent unless I stood in very close proximity to he restroom. Restrooms were very clean but also very cold. Laundry was clean but SUPER EXPENSIVE at $3.25 for wash & $3.25 for drying.
Overall opinion, I stayed at this park because it was centrally located to my family. In the future I will likely opt for something in Red Bluff. - PhishMaster

The rate is based on a weekly stay, with a cash discount, for a river-front site. The campground is very pretty, particularly the river-front sites, with a beautiful green lawn. The grounds are very well landscaped and maintained. Spacing is generous. The campground is about 15 minutes south of Redding and is right along the Interstate. Therein lies the problem. The sound of the Interstate is very loud throughout the park. It was tolerable during the winter when we had all the windows closed, but we would not stay here during the summer when we wanted to be outside a lot or have windows open.
The park has WiFi, but we could not get a good signal from the one centrally located antenna. Our Verizon voice and data worked well. All utilities were good. The spaces are large and paved. They have a large clean laundry, but it is very expensive at $3.25 each for wash and dry. We have never paid that much before.
When we checked in, the lady noticed our bicycles and told us to make for sure and lock them as they had had bicycle thefts. So be aware. We did lock our bikes as we always do, but had no problems of any kind. Overall, we enjoyed our stay. We would stay again during the winter but not during the summer because of the freeway noise. - TheJim

Can't say enough good things about this place. Definitely a great value. Concrete, spacious sites with grass between your neighbor. Very nice pet parks. Picnic tables at each site and maturing trees. Club house and pool area just what you'd expect from a resort. Some sites are facing the water feature with fountains. Staff picks up your garbage each morning at your site. This is one of the best parks we have stayed in. I won't go over all the excellent comments from others. We always stay here on our way to AZ and back. Not only are the sites concrete, level and long, but they are nice and wide as well. Hookups are conveniently located which is a big plus. Highly recommended. - BoatEscape

Un-secure wifi. VERY slow. They use CheckBox, which routes ALL your Internet through a company in Canada. A simple search confirmed this is not secure. It's a system that most motels use. Not really good for an RV park. - Mr Zorg

If you are staying in the park 'short term' it's great! If you are staying a whole month or longer, find another park. The new husband/wife managers are not up to the job. The owners have allowed a once beautiful park to flounder. Rates are up yet the quality is down. Water leaks, pumps down (no water- now a common occurrence). We arrived at this park and decided not to stay. The roadway in was through a lot of old run down mobile homes. Lots of junk and trash in the yards. Previous posters mentioned the large wide spaces for overnighters but the spaces have shrubs and bushes down the middle so they are not wide. Also noticed several strange smells and odors like cat urine and trash in the air. - mnkcusa

This is an older RV park with many full time residents. Our host was very friendly and quite accommodating. The center area of the park is reserved for short term stays with 7 paved "double wide" pull through sites. Asphalt parking was somewhat level and the sites are landscaped with grass and medium size shade trees. He had us park in the 1st site near the clubhouse so we could use the internet with no problems.
Please note when following the signs into the park, don't pull too close to the office when checking in. You will need to make a sharp right turn to get to the pull through area. There are two poles that you need to maneuver in between. It would have been easier if I had known this ahead of time so I could make a wide sweeping turn. (for those who can't back up with a toad like me!)
If your looking for a 5 star gated resort, keep looking. This is a great overnight stay with a Walmart and grocery store a few blocks away. This was probably the cheapest place I have ever stayed at, a super value if you have Passport America. - PacNorwester

Stayed two days at this members only ELKs Club. Approximately 8 pull-thrus and eight back-ins. Water, Electric, and Dump Station. Easy access to I-5. The only negative was mentioned in another post. there are lots of ants which will invade your RV is short order. All sites are on gravel. - richdoreen

Glorified parking lot. Has good 50 amp, water and sewer, spaces are just big enough to accommodate a big rig and towed. Wifi from the Casino is good. Elements restaurant inside the casino is a jewel. Friday is prime rib, roast pork, leg of lamb, baked potato, mashed potato, vegetable .. ALL YOU CAN EAT for $20. - walt66

As stated in other reviews, this is basically a very clean parking lot with concrete pads and hookups.
Pluses include: fairly level concrete pad; use of hotel pool, fitness room, and hot tub - ask for "room" key when registering. Electric cart service to and from the casino. Grass areas on the perimeter of the area with grills and tables. Nice river walk accessible across the street from the RV area.
Decent restaurant in the casino; and $10 free play (that includes an extra $5 for staying at the rv park).
Cons include: super bright all night long. Super hot during the day (it was 100+ out) since the RV area is all asphalt and concrete. - Bay Area Early retirees

Stayed on Saturday night. Park was mostly full. Glad we made a reservation. FWIW, we noticed a couple rigs were parked in sites during day, but not hooked up. They left before dark and the sites were subsequently filled by incoming rigs.
Be wary of the speed bumps, they only partially cover the whole width of the entrance and exit lanes. They can cause a lot of rocking and rolling as you drive to and from the RV parking area. - GerMarV

Site 24 was perfectly level for us. With the water and electric hookup, paved sites and bathrooms with showers this forest service site is a steal at the senior park pass rate. No useable ATT service at our site without a booster. - ALbums

Good value with Senior pass. We had a fairly tight pull-through and were barely able to keep our tires on the asphalt. The campground is mostly level, but no effort was made to level out the sites. So they do have some slope to them, but we had no problem getting level. The 50 amp electric was good, we did not use water. No dump station is available here. The bathrooms had a code to access them. The host who we never saw has the code for them. Very quiet and dark at night. Lots of empty spots when we arrived mid-week. Where else do you get a paved site with W/E hookup for 12.50$ (after discount for National Park annual pass)? Good privacy too, since the sites are well spaced. We enjoyed the hiking/cycling trails around the campground and the quiet night just a few miles off the I-5. - TheSchweitzers
