This is a 55+ mobile home park that also rents RV sites. Very nice and quiet. Managers are very friendly though the site we were in was right up against the permanent mobile home next to us. If you like quiet, safe, reasonably priced ($175/wk), convenient location, this is the place to be. Downside, not much space for sitting out in front of RV. - DonnaandPete

We actually didn't stay there. We were told by the Asst. Mgr. that it was first come first serve, no reservations. When we arrived the manager said they were full up. The manager was very nice and sorry about what we were told. Due to it being a gated park, we had to drive through to be let out the other side. Please note this park is not set up for large RV's even though the Asst. Mgr said it was. It is mostly filled with live ins and 1/2 the park is mobile homes. It is in a really bad neighborhood. - judyk

This place is ok, sort of. It's one of the few places around so, any port in the storm. It's in a bad part of town but they do have a security gate. Mostly permanent residents with what seems to be a bunch of illegals right outside the gate milling around waiting for the bus. The office staff was nice to us. Our site was gravel but it was level. Showers were old but clean. Wi-Fi was good, fast and never dropped out. Camp here if you have business in the immediate area - -otherwise I'd suggest that you find another spot. - Jake67

It was a pleasant surprise to find a park where we had adequate room to back into a space without fear of hitting anything. All hookups were in good condition. The Wi-Fi worked great. Spaces are rock with a concrete patio with table. It would be a little dusty for long term stays. Shade is only on long term sites. The people here were very nice. - The Alberts

We could not maneuver our 40' motorhome into this park. The manager called us earlier in the day and because we were arriving late (8pm), instructed us to make a "quick right" into the park. We had never stayed here before and came in from Consumnes River Blvd. Big mistake. The road is narrow and dark with low hanging branches all along the way. The 'quick right' was virtually impossible. A woman ran out to meet us and told us to continue another half mile to turn around to enter from the north. Even after doing that, our 20 year RVing experience told us the steep entrance road was too risky especially at night. We opted to dry camp overnight at a nearby Home Depot. - billandmemakes3

Lots of space between camp sites. Most visitors stayed at least a few nights so not so much in and out activity which was nice. Lower level has well placed mature trees for good shading Delta breezes to cool off. Great view of river. Marina has small swimming area to dip. Office staff very helpful, accommodating and friendly, the type of people you always want to find at campgrounds/RV parks. Laundry on site (2 washers, 2 dryers). Wi-Fi spotty if far from marina office but it is free so sit yourself outside office on the deck to watch the sunset while you surf the net. Rate is unbeatable. $25 day is weekly rate. Convenient location to shopping for necessities (Nuggett food, Lowe’s, Target, Earth First). Lower level does not have sewer hook up. Four full bathrooms available, 3 keyed (pay $15 deposit), one available to EVERYONE so avoid that particular unit. Lower level entry a bit steep. Our site required two layers of levelers on one side. Most other sites used some kind of leveling adjustment as parking was on grass. Upper level in full sun and mostly permanent residents (some units very old). Ownership heavily waters during summer heat to cool down camp area. This created an ant invasion every watering. Some road noise from River Road but dies down at night time. We had extended stayed due to having business and family in the area. We would gladly return for shorter stays but no sewer hook up does gets old. There is dump station but you have to exit lower level, go down the road at least a mile to turn around, enter upper level camp area, then exit upper level, go down the road at least a mile to turn around around to come back to enter the lower level. - THTH

Nice park you would never know its there. VERY close to downtown Sac- but far away. Check in is OK- Ft counter folks are kinda happy your there. Lots of shade/ weak wifi, but we have stayed here a few times, and keep coming back- Lots of shopping/food within a few miles. Old Sac, 10 min away. We will keep coming back. The daily rate is based on what we paid for a 2 week stay. As someone else pointed out, there are 2 sides to the park, a paved side and a gravel side. We ended on the gravel side, which is apparently the side reserved for the big rigs that need 50 amps. The sites are only marked by the electric meter box, with nothing showing any type of boundary for the front or rear of the site. Locating the connections was easy and for the most part, easy to get connected. There was a little bit of a problem with the sewer connection, as the hole is sunk into a concrete pad, making it a little difficult to get the sewer elbow to stay in the hole. Our AT&T cell phones and hot spot worked well. Their Wi-Fi worked well, as did our OTA and satellite TV. - Bbtj

Had a flat, level, gravel, pull through spot. Total length was about 70 feet. The staff was very friendly and helpful providing directions to save time driving to a club Christmas Dinner. The gravel was packed down and as long as people drove slow, I saw no dust. There is a decent, fenced in dog park with three trees, grass and dirt plus a pooper scooper. Good place to spend a night or two. Heard a few trains, but not a major issue. I would definitely stay here again. - travelcouple

This club is in an industrial part of town. After 5 pm the area closed up and had virtually no noise. Businesses open at 0700 with their accompanying noises. Paved lot with maneuvering room for big rigs. (I'm 43') Easy driving to restaurants and shopping. Normal Elks Lodge amenities. On site black water dump with odd rules about dumping. We stayed here for 2 weeks due to good reviews on the internet. We called, made a reservation, and had no problems.. The staff were very friendly and accommodating. We were put into a very large and shady spot, and we had no problems. Rate was very affordable. We would stay here again. Was very close to everything we wanted to see and do in Sacramento. There was a lot of stores and restaurants nearby. - avonjudy

Do not even pull in to this campground. It's noisy at all hours of the night with motorcycles, loud cars, and fireworks. The homeless people wander through the park night and day digging in the dumpsters and stealing anything that's not locked. My daughter lost her bicycle. The Wi-Fi will not connect and only shows 1 bar when it shows anything. The only thing going for this park is friendly staff and the price. - possumtrotky

Stayed at this park to visit friends. Our site was across a 2 lane road from I-80. Loud all the time. Use your earplugs! The pool is not heated so was too cold for me. They have a small grassy, fenced dog area that our dogs liked. Be sure to park your car with traffic. If you don't, various police agencies patrol this private property and ticket cars regularly. - Go often

This park facilities and sites are well-maintained, and there is a small dog run in the back. The park is primarily for full-timers who have gated yards, and it only has a couple of overnight spots. All spaces are incredibly small and close together, the roads have tight turns around buildings and brick landscaping walls, and we had trouble backing in our 34' motorhome onto our gravel pad, especially with all of the full-timer's vehicles parked opposite our site and everywhere else. At check-in, after a long day of driving, the owner talked to me--at length--about how they don't allow dogs anywhere but the dog run and how anyone caught with a dog relieving itself anywhere else on the property would be immediately asked to leave with no refund. Our site was as far as it could be from the dog run, and the roads were freshly paved, black asphalt in 90+ degree weather. We used the dog run once, but the roads were too hot for tender paws. We had to take our dog to the side of the freeway feeder road, near our site, where there was speeding traffic and a rocky surface with no grass. On the bright side, the little lawn outside our motorhome was immaculate. I can understand wanting to maintain the beauty of the park--and it was beautiful--but we felt like the management was constantly watching for any potential rule-breakers, and it didn't make for a welcoming atmosphere. Also, $55 for a tight gravel pad right next to the freeway is a bit ridiculous. - The Farrells

This is an older park, but it is being maintained adequately. The campground host was very helpful. There is some disparity between the name in TrailerLife directory and the campground's website versus the park signage you actually will see when you drive up. Either it is *becoming* "Sacramento Shade RV Park", or it *used to be* called that, but as of today's date (4/2008) it is "Oak Haven RV Park". Although the park is close by the highway, the park is actually pretty quiet. VERY convenient access to downtown Sacramento, Old Town, and Arden Mall. This park seems oriented more to full-time residents than transient RV'ers. - JimF

I will start off with a positive comment. This park was well kept and clean. Beyond that, our stay was the absolute worst during our 2 month, 7,000 mile vacation. The manager, and his staff were the most unprofessional we encountered and had the customer service skills of a box of hair.
There was a situation where we were treated very rudely by a cleaning staff member and we defended ourselves. Big mistake. Manager has a chip on his shoulder and escalated the situation instead of diffusing it. He was threatening, and refused to believe his cleaning person acted completely inappropriately to us. He stated several times that he backs his employees 100% and believed the story his staff member gave to him regarding our situation with her. I respect how he backs his employees, but he was too dim to realize that sometimes the staff is in the wrong.
Additionally, the park is not big-rig friendly. Curves are tight and permanent residents are allowed to park multiple cars on the street. Unfortunately we had a minor finder bender with a permanent resident upon leaving. Several permanent residents, the manager and staff blocked us on the street, pointing, staring and laughing at us as we waited on the police.
The place is right next to a very busy I-80 and noisy. The management is not pet-friendly in spite of allowing pets. We exceeded the pet limit, and management made it clear later that it was not acceptable for us, yet they allowed long term residents to exceed the limit with no repercussions.
Due to all the permanent residents, and the customer service skills of management and staff, the place feels like a trailer park and not a RV park. All that pales in comparison to the atrocious people running this place. I am not surprised at all to see all the many negative reviews regarding the staff. I'm also not surprised to see their rude replies to those who experienced this awful RV Resort and shared their reviews online. - kuppajoe

First, I could never have parked my trailer without the very helpful assistance from the manager. We arrived after dark and the cramped quarters and lack of visibility made it very difficult for me to back my trailer safely. I'm sure the park was established when RV's weren't so large. Most of the spaces are occupied by long term residents. The two available spaces were very small. We came in for a short stay on a weekend with our 37 ft. 5th wheel and two small dogs. Knowing the park office was closed for the weekends, we called ahead and nice young lady took our info and explained the do-it-yourself check in system that was set up at the office. Upon arrival we noticed how close to town the park was and the level, paved aisle-ways of each row. Not a shred of grass in sight or a dog run, the pups would have to "ruff" it on the gravel rocks for a few days. The park itself was simple in its layout and live-in residents seemed friendly. Sights were level, easy alignment to back into, and RVs are parked on packed gravel with updated concrete patios. The traffic noise in the surrounding area was considerable but again, we were here on a weekend. This was a decent stop for a quick business trip. - RVLife4us

As others have noted, it is a big shame on the capital of California that there is not one decent park in the entire area. All the parks are a compromise either in location, facilities or cost. This park is in an economically depressed area of West Sacramento with the potential for danger. WE have heard gun shots at night, we see gang members walking by at night and do not feel safe. We were parked in site 2 upon arrival and had our rear bedroom (escape hatch) window smashed by a rock throwing teenager. If you come here, do not allow them to place you in site 1, 2, 3 or anywhere against the west fence facing Glide Ave. Although they are larger sites and most often used for the larger motor homes and 5th Wheels you are seriously at risk for vandalism by teenagers who walk by every day to and from the high school south of here. Bicycles have been stolen at night inside the park, all personal belongings left outside are at risk of theft, and any bays left unlocked are at risk of being rifled. Teenagers wander around the area late at night looking for mischief. The owners have covered themselves for any liability in extensive legal language on the rental agreements. They refuse to take any precautionary steps like providing security or putting in taller fences to protect client vehicles. Emergency vehicles with siren noises are common in this area all hours of the day and night. There is no place to walk any dog except on busy Glide Ave which can be quite dangerous at night with traffic passing at high rates of speed. This park is not worthy of a city the size of Sacramento! Nice playground area for kids. The camping spaces are cramped, to be polite. Literally, there is no room between sites. The utilities (electric/water/sewer) are not located on the same side of your rig. We had to move our truck so our entry steps didn't hit the electrical box/outlet. We had to step over our neighbor's electrical cord and tv cable to enter our camper. The grounds are well-maintained in this older park. It is conveniently located, about one block south of the I-80 freeway. The management personnel are cordial. Overall, this park is way overpriced. - yblaw

37 ft Class A with toad. Not a lot of choices in Sacramento. Good location to see area. Near 8-80 and US 50 junction, most western exit in Sacramento. Located near freeway but not noisy. Good park, friendly people and staff. Nice pool, food truck, see other reviews. Not a lot of landscaping. Large dog run area and tent camping space. Site was not overwide, but pull thru was long enough for RV and toad. Not too many 50 Amp service, was on a 30 Amp during hot August, voltage dropped to 105 from branch loads when park was full. Not a lot of shade trees, gravel site in good condition interior roads good. Would stay here again. - starsekr
