We booked our reservation at this RV Resort in October 2016. We arrived at the resort at 3:00 p.m. on 4/29/17. The sign shows office hours of 10-4. The office was closed when we arrived. Rang the buzzer, no one answered. Called the after hours number. Woman who answered said she was in town and would be back in 10 minutes. When she arrived her appearance was less than business like even for a campground. She was courteous and explained they had experienced some flooding from the river and the ground was till drying out. We understood. She offered us site 44 and it was a good thing we took it as site 43 still had standing water in it. When we got out of our rig we were greeted by an unpleasant smell. Thought it was from the flooding until we read another review from two weeks prior stating the river flooding had caused the sewer system to back up onto the grounds covering his patio rug and hoses in feces. Now we know what the smell was as the ground was still wet. It would have been nice to know this problem had occurred before my husband crawled on the ground under the coach to put the jack pads down so our jacks would not sink into the soft, wet ground. Many older, unmaintained permanent RV's in the park. All amenities are in much need of repair. Not well maintained park at all. Extremely disappointed. Will lose one day's rental fee and be inconvenienced, but we are relocating our rig to another park as even one more night in this park is not worth the price they charge. We camped at Club Royal Oak RV Resort in a Motorhome.

Tips for other Campers:

Don't waste your money. Any discount is not worth staying at this resort. Poorly maintained and managed. Nicer park down the road is less money per night. There may be rules, but they are not enforced. Permanent resident next to us was out using power tools at 7:00 a.m. and the children were running around screaming. Will be letting Good Sam know this park should not be on their recommended list.

We have been here before and enjoyed the peace and quiet of being off the road away from the highway and near the river area (only has water in mid summer) This time we were surrounded by workers who partied all night, had to pay for our electricity ($8.19 for one night) on top of the $45.00 and were charged for Tengo internet ($4.00) if we wanted it for one night. We asked for a partial refund due to the extreme noise while we were trying to sleep but no dice. We will not return. We don't need to be nickel and dimed for our stay. It is an insult. We camped at Club Royal Oak RV Resort in a Fifth Wheel.

Get groceries at the Safemart on the North side of the street while you are coming into town. the RV park is a few miles outside of town.

Was all right for a couple of nights. Do not recommend for a long term stay, did not have much to offer in way of amenities. Site map stated there were trash bins throughout the park; after a 10 minute walk we found 1 near the laundry room.

We were there in November, park had the feel it was closed for the season. We camped at Club Royal Oak RV Resort in a Motorhome.

This place is not as described on-line. There is no "marina" as the water is all dried up. Nothing but a big sand pit where the marina was. Office was closed when we arrived, but someone did come and register us. Office hours are terrible, they are never open. I like that it is gated, but there really is no reason since its difficult to find. The only people there are permanent residents. It is all dirt pads and the garbage dump was overflowing. The laundry facility was clean and nearby our site. We stayed for 2 days while we toured the area, but will not return. The place needs better management. We camped at Club Royal Oak RV Resort in a Travel Trailer.

This is not a resort by any stretch of the imagination. You have to choose between having full hookups or having some space, both are the same price. We had reserved full hookups but our site was so narrow we couldn't put our awning out. There was no water in the river at all.

The gated entrance is a hassle since newcomers have to park right in front of it to register while current residents wait to drive through. The roads are narrow. The sites are set among large trees but our views were mostly of our neighbors' rigs. I am very well acquainted with the exterior decor of a certain brand of fifth wheel. It's quiet because most of the residents are permanent and work during the day. We didn't have a fire ring since they are not at the FHU sites. We didn't even have a picnic table since our site was a pull through and the only space for one is either in front or behind our rig. This park has a lot of potential if the owners would reconfigure the sites to provide space and FHU. Until then we won't return. We camped at Club Royal Oak RV Resort in a Motorhome.

This is not a resort by any means. The river is dried up and alot of permanent residence. There are alot of run down buildings. This is not worth $40. A night and that is the winter rate. The trash is piled up. We camped at Club Royal Oak RV Resort in a Motorhome.

Alas, the ravages of No Water have descended upon this once fair campground leaving only a dried and dusty remnant. The river has been long gone for a few years leaving only a sand filled riverbed that plays host to off roaders who create dust clouds that make you cough and leave a coat of dust on everything. The park is filled with long term residents, long stored vehicles and boats, and it looks like it. The office carries no information about the surrounding area and its sightseeing features or history. The park is quiet unless the occasional drinking party is in session well past the quiet time. Lots of off leash dogs but none appeared to be aggressive. Crowded together sites, no real privacy (ie: trees, bushes between sites). I will not return to this park and I suggest you avoid making reservations here, also. We camped at Club Royal Oak RV Resort in a Travel Trailer.

The town, Kingsburg, has a Swedish history that it proudly displays. Downtown is a nice walk with interesting shops. The surrounding is farming heaven: grapes, blueberrys, oranges, peaches, apricots, etc. Check into the Fruit Trail, and the Blossom Trail in February.

O.K., let's be fair. This park's ace amenity is the fact that it's right alonside the beautiful Kings River. And, now, the mighty Kings River is an arid sandbar, thank's to the multi-year drought. Oh well. It's a relatively attractive park, with lots of trees, and, ironically, thanks to the sandbar, lots of good places to walk. Our little dog loves it! Only the few pull-throughs have FHU's, but I recommend the riverside back-ins instead. We camped at Club Royal Oak RV Resort in a Travel Trailer.

This is a rather unique campground in the winter. The river is a dry sand bed, but apparently is a full river in the summertime. I don't know if that applies to the current drought in California. This is an old campground with old restrooms and the laundry is tired and worn. The layout is nice, with lots of room between sites on grass or maybe a cement deck area (if you are lucky) We enjoyed the peace and quiet, the safety of the coded gate with gate card (you can enter at all hours with the gate card). I would return again although it is a few miles off Hwy 99 and away from town. We camped at Club Royal Oak RV Resort in a Fifth Wheel.

This park is right on the river. We walked in it and it was like bathwater :) I loved it, my hubby, not so much. Our dog loved it too! Our site was very sunny, but it's long and there's a cement pad for the table and setting up chairs. We did have to drive up on blocks. We had a full hook up. The park is pretty crowded, so be prepared. There was no WiFi. They have A LOT of rules, but we saw most folks breaking them, especially the one that indicates to tie up your dog. Mgt. didn't walk around, so I'm assuming the rules are not enforced well. We had two dogs race towards us. We are hoping to stay here again, but instead of a full hookup, we'll get one by the river. Good luck getting a hold of anyone in the office! Not the greatest management. The park is well kept and the spots are big, grassy, and shady. The river only has water in it for a short time in the summer. The WiFi is awful. You can't even pick it up that well right outside the office but I have yet found a park that actually has good WiFi. Overall it isn't bad. There is a big grassy area at the front that is nice for the kids to explore and play. Paved roads but grassy spots. Some have a cement patio but some don't. But I would probably try another RV park in Kingsburg next time. We camped at Club Royal Oak RV Resort in a Fifth Wheel.

The Club Royal Oak RV Park, is well laid out with paved roads and concrete patios. We called a few hours ahead of our arrival and spoke with very friendly office staff who just took our name and said she would look for our arrival which was going to be about 4:30 PM. She had our registration papers ready and gave us a nice pull through site. This is a quiet park on the Kings River, but about three miles from the US 99 freeway and the RR. All utilities were good. We did not visit the other amenities and cannot comment on them, The site was plenty roomy and had a picnic table. Of note,the park office window displays an FMCA commercial member sign, but did not permit us the 10% FMCA member discount as published in the Jan. 2014 magazine. We camped at Club Royal Oak RV Resort in a Motorhome.

Nice park. Would stay here again. Staff was friendly n helpful. The only downside is the last short stretch of road in is a little rough. We had a pull-through site - the sites are level n grass. We camped here in a 40' motorhome. We had plenty of room to park our dinghy. Located on the river, which is pretty much dry this time of year, but it would probably be nice in the summer. One review complained about the storage area (boats and RVs) and indeed that area isn't very scenic, but it was behind us and also didn't really bother us. Was a very quiet park - very peaceful; water, sewer, electric, and Wi-Fi all worked well. We camped at Club Royal Oak RV Resort in a Motorhome.

This was a great place for us. It is in the charming area of Kingsburg. Out amongst the trees and vines. We had a river site. Grassy and we had a pull in site so we viewed the river from our MH windows. The space was huge! River front has no sewer but who cares. This was only an overnight for us but I can see how locals or others would do more than one night. We were lucky enough to have great neighbors who actually lived 10 min away but came often. They had us over for dinner. Such fun. Biggest down side! Must check in by 4pm. Gates close and no one gets in after that. As an RVer I am used to coming in with a reservation or finding open sites, whenever I arrive. I think this issue will keep people from visiting. I will be back if I'm in the area. Safe, comfortable and clean. We camped at Club Royal Oak RV Resort in a Motorhome.

Stayed for a month, had to pay in advance (my fault) won't do that again. Way over priced for the place and site, very narrow pull through. They had some nice wide sites but for some reason, not available when my reservation was made. Management very unfriendly. Some staff friendly. A large part of the park was not in use. Storage area right next to sites making views undesirable. Laundry sub standard. River is a joke, obviously little water for a long time, NO way to launch a boat, gas dock out of water! One bright spot, lots of birds, place is in middle of orchards. Would NOT stay there again even if free. We camped at Club Royal Oak RV Resort in a Fifth Wheel.
