Great park, about half year round summer homes and permanents, the sites are not real wide but location can not be beat as it is only about 2 miles to the bay and downtown Pool and laundry room were excellent WiFi was strong and worked well We camped at Bay Pines RV Home in a Motorhome.

Great friendly owners. Site was fine. Pool was clean - kids loved it. On-site laundry was fantastic as we'd just come from a few days in Big Sur. We camped at Bay Pines RV Home in a Travel Trailer.

A nice quiet park. Friendly and helpful staff. Great pool and hot tub. Clean restrooms and laundry. Spaces accommodate motor home and vehicle alongside. Would definitely return if I return to the area. We camped at Bay Pines RV Home in a Motorhome.

Pretty good place to stay. It's near to, but not within walking distance, of the ocean, state park and town. Management is friendly and helpful. The sites are extremely close together, frequently requiring somebody else's vehicle to be moved in order to wedge in a newcomer. There's approximately 20 vehicles parked outside on the road because they won't fit near the owner's rig. This place is mostly full time stays, probably 80 of the 110 slots will never move again. Rest rooms are clean and each site is groomed before your arrival. Laundry works well, but expensive ($2.25/load.) Overall monthly price wasn't bad. Pool/Spa stays open all year. We camped at Bay Pines RV Home in a Motorhome.

Only park in town with a heated pool and spa - important to us after long hikes and mtn bike rides in Montana de Oro State park. We used the spa every night (closes at 8pm). Quiet park, some road noise from Hwy 1. Lots of long term, mostly older residents. We had no problem getting our 27' trailer in our spot, although it did slope down quite a bit at the rear. As a bonus, there are free DVD checkouts available. We will definitely stay here again. We camped at Bay Pines RV Home in a Travel Trailer.

Nice park, but very narrow spaces. Every space is a back-in, and we had trouble getting our 36-foot 5th wheel into our space. The manager finally came and helped my husband back it in. It is close to Morro Bay and San Luis Obispo, Cayucos, and Hearst Castle. Be sure to see the Elephant Seals on the beach north of San Simeon. Hookups are at the rear, and we didn't have a long enough electrical cord, so had to go downtown and buy an extension. Had to use two sewer hoses also. We came to this park because it was a holiday weekend, and they were the only one with any available space. I don't think we would come back due to the difficulty in backing in. Small RVs are no problem and it is a nice park. Laundry is very nice, but a bit pricey Swimming pool and spa looked clean and swimming pool is salt water. We camped at Bay Pines RV Home in a Fifth Wheel.

Montana de Oro State Park, which has an RV Park, but only for very short RVs and tents, Elfin Forest, and Morro Bay State Park, which has a great RV Park, electric and water, but no sewer. Be sure to see Hearst Castle, Elephant Seal beach, San Luis Lighthouse tour at Avila Beach, and Madonna Inn at San Luis Obispo. The Shell Shop in Morro Bay has an amazing selection of sea shells. Place to eat is Dockside II for seafood and Fat Cats in Avila Beach. Both are very good.

We stayed here for a month. The rate reflects the daily rate. The monthly rate was significantly cheaper. This RV park was situated perfectly, near many beautiful parks and tourist sites (Morro Bay State Park, Elfin Forest, Moonstone Beach, Fiscalini Ranch Reserve, Cambria to name a few). The park was very well kept, with clean showers, bathroom, and the trash area. There was no noise to be heard and everyone was very friendly. We would not hesitate to stay here again - in fact, we tried to extend our stay but they didn't have a spot open for us. Our RV took a bit of effort to get level on the gravel site, but other than that, I found no problem with our RV site whatsoever. It was pretty spacious. There were many long-term residents as well as a few people passing through. Overall a very quiet, low-key, well-situated park that'll meet all your needs. Mostly long-tern presidents, yet park is clean and well maintained. Location convenient to downtown and beaches. Gravel sites are level and mine was wide enough to park a toad on the side, but then cramped. Hookups accessible although shared with another site and location made them a little difficult. Nice heated pool and spa. Wi-Fi and cable were OK, but nothing to brag about. Laundry and bathrooms are clean and serviced. In summary, better than the other places I saw while exploring yet nothing remarkable. We camped at Bay Pines RV Home in a Motorhome.

We got the last space so phone ahead. Tight spaces and had to disconnect. Level gravel spaces not very wide. Park is well maintained; pool 84 deg. The wifi was poor unless you use it late at night or early morning. Probably too far off the 101 for an overnight We camped at Bay Pines RV Home in a Travel Trailer.

We stayed in this park several years ago and so stayed here again on our way both south and north for a total of 3 nights. The park has mostly long term residents, but there are also a number of spaces available for short term. They post a lot of rules about pets and where you can walk them, but no one actually hassled us. We walked our pets outside the park, across and up and down the street the park is on which is a country road. There is a pool that we didn't use, but we did use the hot tub every night we were there - that was delightful. The Wi-Fi worked well and we were very satisfied with our sites. They are covered in pea gravel and marked with a line staked in the ground. They are quite wide so you can park a vehicle alongside your rig without any difficulty and there is also street parking just outside the RV park proper. A park host checked us in the first time when we arrived late and was very nice and helpful. We would stay here again when in that area. It is one exit south of Morro Bay off Hwy 1 so it's easy to go into town for activities. We camped at Bay Pines RV Home in a Motorhome.

We got the only site available for overnight so best to call ahead. Most sites occupied by seasonal or permanent residents. Site was a well gravelled almost level back-in. Electric, water, and cable TV were shared from another site, but no problem connecting. All utilities worked fine. Cable TV selection fairly basic, but did have most major cable channels. Wi-Fi worked most of the time, but got bumped due to limited bandwidth. The laundry is old, but clean and efficient. Most sites have a table, but there are nicer tables and BBQs on some grass strips set aside down the middle of the park. We camped at Bay Pines RV Home in a Motorhome.

Have to agree with other reviews. Very nice and well maintained. Although close to Hwy 1, it was quiet at night. Had no trouble getting my 19 footer in. Saw lots of RV's on leveling blocks, including mine. $34 for full hookups, clean restrooms and laundry facilities is a bargain in CA! We camped at Bay Pines RV Home in a Motorhome.

This is a small but very well kept park with mostly permanent or long term residents. The spaces are very tight and we had a little trouble getting into and out of our site with our 40 footer. It is easy to get to from the highway and close to Morro Bay sights. There is only 30 amp service but you don't need AC so it is adequate. The Wi-Fi was good. The host was very nice. The laundry was old but clean, with a very nice paperback book and movie library. We camped at Bay Pines RV Home in a Motorhome.

Really lovely people here. Site was a bit tight to back onto (38 footer) but made it fine with the help of one of the hosts. Nice and quiet site but easy to get to off the freeway and close to the State Park, beaches and town. Lots to see in the area and would definitely stay here again. This is a nice park. It is older but well maintained. A little tight getting in, but experienced drivers shouldn't have a problem. I saw the managers putting people in with a tractor. Staff were all very friendly and accommodating. Clean bathrooms, laundry room, etc. Wi-Fi was working well: all new equipment they said. Lovely view over a meadow with deer, wild pigs, etc. We camped at Bay Pines RV Home in a Fifth Wheel.
