This was our first visit. We stayed over Labor Day weekend. The row of RV spaces that face the bay are spacious with a great view. But we could not justify that cost (almost $500/night) so we stayed one row back (at $290/night). This web page would not allow me to input a price higher than $222. Yes it was Labor Day weekend. I suspect that prices are lower during quieter times. Our space was 40' by 20'. We were able to fit with our toad. Our space was separated by chain link fence from our neighbors so there was little privacy. We could not level our RV. We didn't have enough blocks with us to compensate for the back to front slope. The sewer drains are about a foot off the ground so they don't gravity feed. The RV spaces are decidedly less than memorable but there are several good qualities to this campground. The staff was always helpful. In particular, the activities department staff were stellar. They hosted a variety of kids events each day starting at 11am. Our grandkids loved them. Most were free but some, like the "ice cream social" had a small charge. To us, the activities staff were the best part of this campground. The beach area on Back Bay was kept clean and is attractive. They have non-powered watercraft for rent, at very high prices ($20 to rent a life preserver for example). The pool area and bathrooms were kept clean and were well maintained. We saw staff patrolling around. But they appeared to be reluctant to enforce rules. People routinely double parked their cars and the 10pm quiet hour was merely a suggestion. We had to ask 4 people to move their cars on the morning that we left. I don't know if we will return. The inability to level, especially at these prices, and the hassles of draining the water tanks are likely more trouble than they are worth. We spent a week there in a bay view site. Our site was plenty long enough for our 39' motorhome and still park our Jeep in the site. Sites are a little narrow but manageable. Easy to get in and out of although the roads do get tight when the campground is full. This is a great spot if your wanting to explore Newport. Disneyland is only 20 minutes away. Staff is nice but not overly friendly. Every site was cleaned and raked for the next visitor. Our kids love this place with lots to do. Our row of sites had a nice grassy area to hangout on while the kids played in the sand. The sites off the water are definitely tighter but cheaper. Only negative would be the utilities. Our post was loose and the sewer hook up is 8-10" off the ground which makes it hard to gravity drain the sewer. We camped at Newport Dunes Waterfront RV Resort in a Motorhome.

Back bay bistro is pretty good and a nice walk around the bay. The restaurant at the hotel next door was good too. But you're in Newport there are tons of good restaurants and things to do in the area. Plus it's only 20 minutes away from Disneyland.

Worst managed property ever. Rented a spot for New Years weekend. Then decided to go for Christmas and leave our trailer there for the week. Called and asked specifically if I went the week before I could stay in the same spot since it was a lot of work to set up. They said no problem. Got there set up stayed for Christmas weekend then I had to return to work and left my wife and son. Thursday comes and there harassing my wife about moving. She calls me. I tell her don't worry they said we could stay in the same spot. Friday comes and she says there still harassing her. I call the office. After speaking to several people I get the manager. He tells me that if I am not moved by noon he will tow us. This is 10:30 in the morning and I am 4 hour drive away. I could not believe it. I had to pay someone who worked for them to move it to the worst spot they could find next to the bathroom and so small you could not park a car or have a picnic table. These people are the worst. We camped at Newport Dunes Waterfront RV Resort in a Motorhome.

First of all, this review is from the perspective of a full time class A motorhomer. As to this park, you could certainly find much better but you probably can't pay more. It might be close to the beach but getting there is not at all easy. This place is a traffic nightmare. The beach at the resort is actually on a back bay and is probably manufactured. If you can see this so-called beach from your site, you are paying big time. Sites are very small. Parking is a big problem. The hookups are ancient and quite inconvenient. The reservation system employed by the front office defies logic. Staff attitude, at best, is quite indifferent. We have been here 30 days. My advice: unless you have a really compelling reason to stay here, keep going. We camped at Newport Dunes Waterfront RV Resort in a Motorhome.

There is nothing special here outside of the location. it's very conveniently located, next to great restaurants, shopping and bike/hiking trails. The sites are very tight and they continue to take away parking and build more sites, finding a spot for your cars is almost impossible. In addition, the sites aren't very level and require a lot of work to safely level the spot. Not only is the nightly rate high, they charge you for all of the extra's, including the water park. My suggestion is find another park, drive 10 minutes to where you need to be and save your money. We camped at Newport Dunes Waterfront RV Resort in a Motorhome.

We have stayed at Newport Dunes RV Resort a number of times. My wife likes the ocean and Balboa. However, the Resort is extremely overpriced and in poor condition. Each time I go there (which is more seldom as each year passes and as prices continue to skyrocket - up to $497 per night with a 2 night minimum), I feel like I have been ripped out. I have never been to an RV resort that charges $18 for 2 hours for each visitor and $35 per night for a fire ring; until I stayed at Newport Dunes RV Resort. The only thing about this park is the view. If you get a bay-side spot, you'll have a view. That really is the only thing this place has going for it. The spots are not only extremely tight, but as other reviews indicated, there's barbed fencing on either side of your site. There was a ton of issues with water to and from the sites. They turned it off for a day (okay, that happens) but then we had emptied our fresh water the day before departing so as not to carry extra weight. Guess what? They had to shut the water off again. After 6 hours without water (that's two days), we left a day early. Before all that happened, they told the site next to us to use our water since theirs wasn't working. The pads are odd. They are packed sand with a paved patio, but no one used the patio because it wasn't big enough. Most bigger rigs parked half on/half off the patio. This place is NOT big rig friendly. The only reason we fit was because we hung off the front, and there weren't any trees immediately in front of us. The put the "picnic table" on the patio, which actually impedes your ability to get into the spot. The sewer hookup is raised and angled so difficult to have the hose stay. We had weights. You aren't assigned a spot until you check in. This is a lousy system because the end spots (the best spots) are luck of the draw. We booked months in advance and by virtue of us coming in on a Saturday versus a Friday, we got a "meh" spot for the same price. Do whatever you can to insist on an end spot. There's far more room on these spots. We would've liked to have a fence entrance in our spot and didn't want to impede on other people's sites so we had some walking to do to get to the beach. It would've been nice to have some choice over the spot when booking. Will we return? Absolutely not. It was nice to be close to Newport Beach and experience it, but this is a broken down campground with a million dollar view. They'll be in trouble if anyone else tries to open a premium resort with a similar view. They're coasting on that view for now. We camped at Newport Dunes Waterfront RV Resort in a Motorhome.

Ok, so this is all about the location! Close to the water, Balboa, Corona Del Mar, walking and biking trails, and a wonderful selection of restaurants. We stayed for a month in site 3102, which was a back-in. The sites are pretty close together and on packed sand....with a concrete pad/picnic table. Parking for our Ford F150 was really tight and it felt cramped, so we hunted out a parking spot around the corner. The weekends get crowded, so those few parking spots are hard to find, unless you park at the front of the complex. It's pretty pricey, but so is the whole area! The summer prices double+, and it gets very very crowded. This park IS under in the flight path of John Wayne airport, but because of airport restrictions, flights start at about 7a and continue through 10 ish.....pretty quiet throughout the night. It didn't bother us during the day whenever we were at the site. Guard gate at the front, easy check in, nice little expensive convenience store, and Back Bay Bistro just across the parking lot (it's an OK place). We were monthly renters for 6 months. We had a good time having the bay at a short walk. Clean bathrooms, market place has all you need if you run out of something. Pads were all dirt and it is noisy on the weekends. The water park is expensive and most kids last an hour and need an adult to help get them up on to the floats. Most staff is nice some is not. The pool is a zoo in summer with the summer camp that comes in there. Off season it is quiet here. Laundry machines were always broken and most were dirty inside. We camped at Newport Dunes Waterfront RV Resort in a Travel Trailer.

Don't arrive too late. The way people park their tow vehicles makes it hard to back in to the sites. You'll most likely have to ask a few people to move their cars.

Newport Dunes is a beautiful RV park close to everything in coastal Orange County located right on Newport's Back Bay. There are lots of amenities (heated pool, gym, laundry room, etc.) and activities for kids and adults, and the staff is friendly and helpful. The sites are reasonably level and the wi-fi is strong. We have stayed here the past three years between Christmas and New Year's but are going to look for another option for next year. Their prices have gone way up, and we don't feel we are getting our money's worth here any more. We have a smaller motorhome and use the resort's showers, but they are awful. The water only runs for 10 to 15 seconds at a time, so you have to repeatedly push a button below the shower head to keep the water flowing during your shower. Oh, and they don't heat the bathrooms in the winter, so you're cold the entire time. For almost $100/night I expect at least heated bathrooms. Also, we had to pay an additional $10 per night to reserve a specific site. All of these things make sense during the summer, but not in the winter when it is cold and the crowds are gone. The resort is very nice if you have a site near the water which, of course, costs more. There are many amenities and activities.

We were here for three weeks and will stay again because it is the nicest park in the area but there are some issues. They have posted rules but do not enforce them. Noise beyond quiet hours, kids racing golf carts and motorized mini bikes ignoring posted stop signs and speed limits. The site we were on had a locust tree that dropped leaves, flowers and sap constantly requiring us to clean twice daily and have the RV washed. The RV is still covered in sap.

Very crowded on weekends and parking on street in front of each site not limited to one vehicle per site (or not enforced).

Overall though, a very nice park with many things to do and very convenient location. We camped at Newport Dunes Waterfront RV Resort in a Motorhome.

While this campground has a great location right on the bay, with plenty of water sports available, I just can't give it a good rating. It is incredibly claustrophobic in spacing. We could not even extend our awning all the way. Most people had their outdoor chairs and fire pits in the street in front of their RV's because there is just no room in the spots to do so. Kids play in the street despite the fact that there is a beach 2 minutes away. It is so crowded that our neighbors had to move their cars and tow-vehicles in order to let us and others maneuver our trailer into the spot. The people are nice, the bay is nice, but it is just to tight of a space to be comfortable. Really cramped! We camped at Newport Dunes Waterfront RV Resort in a Travel Trailer.

We stayed here for a month in a 40 ft motorhome. The park is very old, outdated and the sites are too small for motorhomes with slides. Our site had a broken chainlink fence in the back that make it very difficult to position the coach correctly or safely. We used bath towels to protect our rear light lenses (honestly!). Garbage was left at our site. LOTS of rules, but no enforcement of them. Speed limits are not enforced or is picking up after pets. Parking is a joke. Yes, we took our concerns to management. No, we will not use this park again despite it being so close to our family. The fact that they are on water is keeping them in business. Very disappointed. Guy on front desk was very helpful when we asked for a different spot. Pitches are sandy gravel which make a real mess when walking in and out. Showers were Luke warm at best. Communal shower room with plastic curtains on each booth. Curtains too small. Building big and cold. I feel they are trading on their location of Newport Beach. NB may be one of the richest places in the country but even so, for $88 per night it really needs to be better than this. We camped at Newport Dunes Waterfront RV Resort in a Motorhome.
