Great property with great staff. On-site managers are good folk. Although I was camped during a bad wind storm, the staff were working their best to keep the grounds clean and neat. We camped at Pismo Sands RV Park in a Motorhome.

I don't like to write bad reviews, and we've stayed at this park before and been very satisfied. So we were disappointed that this trip went so poorly. We rented a cottage for 3 relatives and an RV site for our rig. My wife arrived in our car before I did in the RV but was not allowed to put the car in the RV spot until I arrived with the RV. So she had to park out on the street and wait even though the site was open and paid for. The cottage didn't have enough hot water for even one shower. When we walked over to visit in the cottage with our small dog, management (nastily) notified us that we had violated the pet policy and thus would forfeit our $250 damage deposit. So for the 3 day stay we put out, including damage deposit, $850 for the cottage with no hot water or workable WiFi and $148 for the RV site that my wife couldn't park our car in. Big money for rude service and no hot water. Not so good. Fortunately, there are plenty of other good parks in the area. We camped at Pismo Sands RV Park in a Motorhome.

We enjoyed our stay at Pismo Sands RV Park. We arrived on a Tuesday and left on a Friday after learning that it's nearly impossible to get a weekend reservation during the summer months unless you book many many months ahead of time.

We were in space 25 which was not one of the 'buddy' sites. This was a great spot for us right by the footpath to the showers and pool and we had a bit more room that those parked in the 'buddy's sites. Our spot was too small for both our 25' travel trailer and Suburban so we had to park our vehicle in nearby parking one row away from our site.

The showers and restrooms were very clean. The showers were good and hot with adequate space to hang you towel and a bench for your shower items.

We were hoping to camp closer to Pismo Beach but those parks were all sold out. We drove up to see them and were surprised to see how close the RVs are parked to each other with no grass. Pismo Sands RV has some individual spaces if you're not in a large RV and the grass was green and well-kept.

The WIFI worked (albeit slowly) and the cable TV was adequate. We enjoyed our stay and will definitely return next time we're in the area. We camped at Pismo Sands RV Park in a Travel Trailer.

Check out Old Juan's Cantina up the road about 5 minutes away. Excellent Mexican food!

Very close to beach! Love all the trees! Just a quick walk through the forest over the little hill and you are on the beach! 5 minute drive (2 miles I think) to bowling, shops, restaurants, etc. We camped at Pismo Sands RV Park in a Tent.

When we checked in we were directed to a site near the garbage cans and the office. We were told that since we were only staying 4 nights that was all they had available. The park had other sites open. The site was under 2 large trees, there was no grass at the site, only mud. We could not sit outside and we tracked in mud every time we went into the motorhome. This was our 2nd trip to this park, the 1st one was fine, but after this trip, we will not go back. So if you don't stay for a week or more, you get the worst sites. We camped at Pismo Sands RV Park in a Motorhome.

Very well maintained but our site was against the Hwy creating a lot of traffic noise from Hwy 1. No visitor parking for guest. They must park outside the park and walk in and this can be a couple blocks or more from the site. A little busy & crowded during the summer season which I understand. Be better visited in the off season. Had to back-in travel trailer all the way back beyond the asphalt to have room to park my tow vehicle within the site. Otherwise it was suggested that I park my tow vehicle out in the street. We camped at Pismo Sands RV Park in a Travel Trailer.

WiFi was poor. They have too many rules for us. No rugs, No stakes to tie your dog to so he can be outside with you, no dog pens, no dog runs. Heck, they should just say no dogs. We have a cage like fence we like to use so our dogs can be outside with us without a leash. Not allowed. It doesn't have a floor so I don't know what the big deal was. The person in the office told us to park our car in front of our RV, which required us to have the RV back more than it really should have been. This caused the picnic table to be located in an area almost in front of our RV so it could not be used. It would have been a lot better if we could have moved our RV up and parked behind. But she was very firm on what she wanted us to do. I wouldn't go out of my way to go back here again. We camped at Pismo Sands RV Park in a Motorhome.

Most of the sites are pull-through. All pull-through sites are "buddy" sites. As a result, your slide outs are about 2-3' from one another on the utility connection side. The sites are fairly short. Our 40' MH and Jeep barely fit on our site. Sites are blacktop. No patios, but they do have grass between sites. The grass area is shared between sites. We luckily had an end site so our grass area wasn't shared with our neighbor. Can not put any rugs, etc. down on their grass. Gated campground requires a code to open traffic arm. The narrow streets and sites can require some maneuvering to get your RV properly onto the site. The park is kept clean and neat. We camped at Pismo Sands RV Park in a Motorhome.

Park is located within a short drive to the beaches, shopping, and several small towns. Nothing is within walking distance except possibly Oceano which is not very nice and not much there.

We stayed here for 1 week over New Years. We have stayed here several times and this time we had the best site in the park. Plenty of room for our 40 ft. coach and toad. Super wide grassy site with fire pit. We went with friends which had the site across from us. About 30 feet in between us but other side is close to other campers but the way the park is laid out it does not seem close. The pool and spa are spotless and grounds well maintained. We prefer this park over any others in the area. We camped at Pismo Sands RV Park in a Motorhome.

We made reservations to stay one night, but had to cancel three days before our arrival. Pismo Sands has a 10 day cancellation policy, so we were charged for the one night. I gave them a rating of 6 because of the four private campgrounds in which we had made reservations and cancelled on short notice, they were the only one that charged us the cost of one night. This is a great park. Everything about this park is clean. You will never meet a more friendly staff, who will go out of their way to assist you. We have stayed there in the past and will in the future. Have stayed at other parks in the area and always come back to this one. The park is very dog friendly, with two dog areas and plenty of pooh bags located throughout. The showers are well maintained and clean. The pool and spa were clean. Plenty of grass areas for my dogs to enjoy. We camped at Pismo Sands RV Park in a Travel Trailer.

We have stayed at this park many times and always were very satisfied with the park overall. Nice facilities, including outdoor pool, childrens play area, billiards, and large meeting hall. Unfortunately there does not seem to be organized events if you are staying long term. They are pricey but that could be said of the area in general. We camped at Pismo Sands RV Park in a Fifth Wheel.

Overall nice park, they just do not get some of the extra's campers are looking for. Our site was level with small grass picnic table and fire pit, all good. We have two dog's and the pet areas were very poor and too small. The internet was to slow and did not work the last day at all. INTERNET IS IMPORTANT!!! An internet password 5th#3N*QP%6 and then it does not work 3 or 4 times in a row. We camped at Pismo Sands RV Park in a Motorhome.

Park is pretty tight unless you get lucky and get a corner spot or one of the few larger spots. Each rig goes opposite way so you share a common area and in our case we could not extend our awning all the way. Weekdays had some open spots but fills on weekend and the pool gets crowded. We camped at Pismo Sands RV Park in a Motorhome.
