Wandered into this place for an overnighter. Place was run down. The new manager was nice but apologized for the deficiencies and mentioned the previous manager bailed for no reason. No WiFi, water pipe broken at our site, pool closed, bathroom doors open for proper ventalition. Some seedy looking permanants around but kept to themselves. Converted asphalt parking lot but was right next to a nice shady park. The place has good posibilities for improvement. We camped at Manor Oaks Overnighter RV Park in a Travel Trailer.

Found their local number on internet, called, got answering machine, left message we need a spot in 2 days, please call back and confirm. Next day, hadn't heard from them, called twice telling them we were on our way. Heard nothing. Got to the place, office was closed (1:00 pm on Sunday, 10/3/10), no one at the assist mgr trailer, no forms to fill out to register on the outside desk. There may have been several open spaces, but cars or pickups were parked in them. General impression was of run-down facilities, uncaring management, somewhat hostile/indifferent permanent residents. We ended up staying elsewhere in Ukiah, and chatted with two other people about Manor Oaks; they confirmed our poor impression of the place. We camped at Manor Oaks Overnighter RV Park in a Motorhome.

This RV park was a little too pricey for what it is. The park seemed to have a lot of permanent residents and was a little run down. Our kids did love the pool and it was clean. The showers and bathrooms were clean. The one thing that bothered me the most was the used condom I saw laying in the empty spot next to ours, eeewww!!! We camped at Manor Oaks Overnighter RV Park in a Travel Trailer.

Conveniently located in the small city of Ukiah right off Hwy 101. Surrounding area is
lovely: wine country and lakes, river, mountains are all nearby. Nice friendly park with clean facilities. All asphalt, trees on perimeter of this small park do not offer much shade. The only negative about this park is the extremely narrow spaces (no room to fully extend patio awning). Most spaces occupied by long-term monthly residents. We camped at Manor Oaks Overnighter RV Park in a Motorhome.
