Nice park. Was a "mobile home" park but is transitioning to an RV park. Many full timers. Quiet, nice place. Air quality in Visalia is ranked among the worst in USA! We camped at Country Manor Mobile Home Community (55+ Park) in a Travel Trailer.

A 55+ mobile home park with a few 'overnight' spots. Attendant very friendly. Sight was big enough but concrete slab was in bad shape. In town on a rather busy street but okay for one night. We camped at Country Manor Mobile Home Community (55+ Park) in a Fifth Wheel.

Not a resort but a perfect place for a short stay. Is an older mobile home park with a few RV spots to the left of the office. The park was able a provide a spot to accommodate our 43 ft and tow vehicle. No complaints about water, electricity or sewer. A bit noisy as we were quite close to I fairly busy road, but it worked out well for us. Office staff were nice. We camped at Country Manor Mobile Home Community (55+ Park) in a Motorhome.

Overall Rating:

The park was easy to locate, even if it was in town. It was close enough to the highway to make it easy to get on and off. The attendant was friendly and easy to get checked in. The attendant did not mention anything about stealing in the area, but one of the other RVers told us that some bicycles had been stolen. I don't kn0w if the attendant was aware of the thefts or not. The interior roads are paved, and the sites are concrete. The connections were all close together, so it was easy to get connected. The Wi-Fi worked well, but we found some web sites were blocked, gambling and firearm sites. Satellite and OTA TV worked well, as did our AT&T cell phones. We camped at Country Manor Mobile Home Community (55+ Park) in a Motorhome.

This is an rv community, with a few rv overnight sites in one area near office. Very nice folks. Spacious back-in spots, Rec center just behind spot with pool table. Gave us keY to pool for use after 7 pm. Codes for bathroom and showers. Nice laundry room. We missed put on community BBQ by one day. Tips for other Campers:

Convenient to grocery, etc. 34 Miles to Sequoia park entrance. We had to drive north to go to Kings Canyon. Next time I would stay one night out east of fresno, then drive to Visalia for sequoia visit. Be sure to travel down the road that follows the river inside kings canyon. Be careful in choosing rv park too close to national parks. They get very steep for pulling rv.

Stayed here two nights to stage for visiting Sequoia. It is a hybrid trailer park with lots of older units but with a lot of space for visiting RV. Saw many high end RV's in here. Park is well kept with nice landscaping and ample room. Sites are a concrete slab with grassy adjoining area. Power plug in unusual place, on the under side of the breaker box. Staff was super and provided info on visiting the parks. They use Tengonet for internet. We Wifi networks. We had problems initially but called Tengonet help line and they had us up in no time. Good speed internet. We camped at Country Manor Mobile Home Community (55+ Park) in a Motorhome.

We stayed from Oct 8 - Nov 5. We paid the monthly rate. The staff are helpful and nice and the park is very nice. Groceries are about a half mile donuts, a nice Mexican restaraunt and Carl's Jr. are an easy two block walk. Several repeat seasonals here who repeat because it is a nice park. Prices have just increased to $50 a day and $650 a month. We camped at Country Manor Mobile Home Community (55+ Park) in a Fifth Wheel.

Tips for other Campers:

Visalia is a clean quiet town of about 100k. It has a nice Main Street downtown shopping area with plenty of eating options from 1 to 4 dollar signs. Big box stores are on Mooney blvd. Two blocks up the street and a right on 198 will take you directly to Sequoia national park in less than 45 minutes.

Although I don't usually choose a Mobile Home Community to stay in, this one had quite a few sites put aside for RV's. The park was neat and clean and the person checking us in was very friendly. They had a lovely small pool and the location was good.

It's about 3 miles from Hwy 99 but in a very quiet location close to Hwy 198. Worth the drive for the quiet. Our site was just long enough for our 40 ft Rv, although we were told it was 50 ft. Good location for shopping and getting into downtown. Not much room to walk the dog, as we didn't want him to use people's sites who live here. Verizon cell and air card were good. We would stay here again. We camped at Country Manor Mobile Home Community (55+ Park) in a Motorhome.

We stayed at this park for its proximity to the National Parks. It is located in a quiet neighborhood, within walking distance to several restaurants. Our site was a large concrete pad, long enough to accommodate our 45 ft motorhome. Ample space on each side for slide outs. Sewer hookup is located at the back of the site, necessitating a long hose. Wi-fi was free, but slow. Verizon signal not great, but adequate. Office staff were friendly. Nice looking swimming pool, though we didn't use it. We would definitely stay here again. Very nice lady checked us in. Free wifi for all three of our devices and worked very well.
Lots of spaces for RV's that at one time were filled with Mobile homes.
Some older Mobile homes but are kept clean and everyone was friendly. Felt very safe here too!
We used this place as a base camp to see Sequoia and Kings Canyon National parks.
Would defiantly stay again! We stayed in a 34' motorhome with tow. All back-in sites. We camped at Country Manor Mobile Home Community (55+ Park) in a Motorhome.

Overall Rating:

We stayed at this park as location to visit Sequoia NP as there were no other choices closer this time of the year. The staff was very friendly. The streets are all black top and the sites are concrete. The streets are narrow making it a bit of a challenge getting larger RV's around corners and onto the sites. It wasn't a large issue, but did require moving slowly and carefully. There is some grass between sites making them adequate size and spacing between sites. The park is quite old with most sites occupied by either monthly or long term renters. Most of the long term trailers are old and not in the best of shape. There were a few sites that were empty, but not well kept for some unknown reason. An off thing I noticed was that they were supposed to have 50 amp service, but the site we were on only had 40 amp breakers. We camped at Country Manor Mobile Home Community (55+ Park) in a Motorhome.

Tips for other Campers:

It is convenient to shopping and restaurants. Downtown Visalia is an attractive "retro" area. This park is a good location for a stopping off point or touring the area, but I wouldn't choose it for a destination.

Rate is based on weekly site rental. Has the feel of a mom-and-pop operation, although it is in fact owned by an off-site corporation. The manager and assistant manager provide friendly, personalized service, and make RVers feel at home even though this is, in fact, a mobile home community for seniors. It is immaculate, quiet and convenient to all kinds of shopping and restaurants. The sites are large, easily accessible concrete pads, with grass and trees between rigs. The streets throughout the park are wide and paved. The evening we arrived the managers were hosting a barbecue for residents. We were invited, and had some of the best brisket we have ever eaten (cooked by the manager and assistant manager) with all the yummy trimmings. We will definitely return when in the area. We camped at Country Manor Mobile Home Community (55+ Park) in a Motorhome.

Overall Rating:

This is a mobile home community but with RV sites mixed in. Each site is level, concrete with adequate parking. We were placed in Space #1, next to the street, with a thick hedge separating the grounds from the street. When we started hookup the 50A outlet/breaker wasn't working and before I finished with setup and connecting utilities the staff had replaced the breaker. The staff is super friendly and helpful. Amenities are clean and well maintained. Shopping and restaurants are minutes away. We based here for access to Sequoia and Kings Canyon National Parks. The noise from the surrounding neighborhood brought the rating down a bit but this is a nice place to stay and everyone is friendly. This CG is a pleasant surprise and we would return when in the area again. We camped at Country Manor Mobile Home Community (55+ Park) in a Fifth Wheel.

Tips for other Campers:

WINCO Foods is 2 miles away. Several restaurants are within that distance and there are several fuel stops (huge differences in price per gallon). It is a long day to take in both Sequoia and Kings Canyon in one trip but it is a long drive to do it twice so get an early start.

A great location with an almost rural feel. Secure and comfortable. Staff was wonderful and accommodating. We were running late and called. Not to worry! The park's annual picnic/barbeque was the next day (Saturday). Sadly, we could not stay for it - places to go - people to see farther north!
