This was a very nice, though very crowded and very busy, campground. The restrooms were very clean and well laid out with plenty of water pressure and hot water. There were also plenty of restrooms, which was good because of the number of campers. The sites were close together and for the most part, level. Our site required us to use leveling blocks on one side, but I didn't notice anyone else needing to do so. Thor had a nice size dog park and playground for the multitude of children. If you are looking for a quiet playground with few children, this is not your campground. We very much enjoyed it, though. Wi-Fi signal was strong and easy to connect to. However, bandwidth was way too small and we could not effectively use it. It was free, however. The staff was very friendly and helpful. We were guided to our site upon arrival. There was a very nice sitting area in the main building and the laundry facilities looked excellent, even though we did not use them. There was an arcade and a pancake breakfast was an option. The campground was very convenient to Garden of the Gods and we should have planned more than one day just to visit that park, not to mention all of the other places to see on Colorado Springs. We will definitely stay here again when we return. We camped at Garden of the Gods Campground in a Travel Trailer.

We were in a standard site, which are extremely close together. Basically you park your tow vehicle between your trailer and your neighbor's trailer. The electric and water connections were as expected, but the sewer hookup was under the trailer, requiring me to crawl part way under the trailer to dump the tanks. Our site (and all the standard sites I noticed) were mostly dirt and in need of fresh gravel.

The park was completely full when we were there (over the 4th of July holiday weekend), and the bathrooms were not being cleaned as often as they needed to be. They were usable, but only just.

The sites were somewhat shaded, however, there were quite a few dead limbs in the trees which seemed would be a problem in a heavy wind storm.

I was never able to connect to WiFi and there was only intermittent AT&T cellular coverage (not the park's fault, but something to be aware of).

The Deluxe sites closer to the front of the park had more gravel and had a bit more room. The bathrooms and showers in the front of the park were also in better shape. If we stay at this park again, we will try to stay in one of those sites.

The staff was helpful at checkin and guiding us to our site and getting backed in.

The park is very convenient to Garden of the Gods, Manitou Springs, Pikes Peak, Old Colorado City (good restaurants) and other area attractions. We might stay here again when in the area because of the location. We camped at Garden of the Gods Campground in a Travel Trailer.

Tips for other Campers:

Manitou Springs is worth visiting and the Heart of Jerusalem middle eastern restaurant was exceptional. The Manitou Cliff Dwellings are interesting. Both Garden of the Gods park (make sure to walk the paved Central Garden Trails) and Pike's Peak are must-see.

With the exception of a few spots, the spaces are horribly small for the price. They put us in a spot different than the one we reserved. We couldn't even park near our spot. And our hookups were on on the wrong side and in our neighbor's spot. No apologies no help...take it or leave it. Very claustrophobic feel... We camped at Garden of the Gods Campground in a Travel Trailer.

DH and I had high hopes for this RVC resort, since we enjoyed the Hot Springs, AR, location. Unfortunately, the park was a huge disappointment. We had a 'deluxe' gravel site that backed up to a tree, with barely enough room to park our truck. The sites are very small and RVC packs everyone in like sardines. The main factor for my overall rating is how they handle personal mail. We are full-timers and use a mail service for our everyday mail. Other items, such as what we purchase online, are delivered directly to wherever we are staying. We received five parcels/envelopes during our stay; only once did we receive a phone call informing us of our mail. Our first package was opened up to the shipping label - either someone in the office began opening it, or they delivered it to the wrong person. We had been tracking one of the packages and saw that it had actually been delivered one day early - no phone call from the office. Instead, after having been at the park for more than two weeks, there was a note on the package that said, "Who is this?" Hmm, my thought is that if you receive a piece of mail, you check your reservation system to see if they are a guest. Must have been too difficult to do that. There are no stop signs in the park and lots of children. The speed limit is not followed and, from our site, we witnessed several close calls involving vehicles, rigs, and children on bikes or skateboards. One driver was texting while she was approaching the intersection and slammed on her brakes to avoid hitting a child on a bike. The best part about the park is its proximity to Garden of the Gods and downtown Manitou Springs. Other than that, a huge disappointment and we will not return. We camped at Garden of the Gods Campground in a Fifth Wheel.

We stayed here in a 40'rv. The sites are tight. The WiFi was not good. The staff did not know a lot about the area due to being seasonal workers. We experienced a lot rain and the workers were great about clearing the dirt from the road. We camped at Garden of the Gods Campground in a Motorhome.

Tips for other Campers:

There is a great German deli/bakery. We had excellent bratwurst! Visited Manitou Springs, Gardens of the Gods.

Very good registration staff trying to deal with phones, already on-site campers, and those needing to register all at once. Pools and spa not open yet, as with most campgrounds this time of year in this section of the country. Electrical and water hookups were away from the back of my vehicle and down another level; escort to site pointed them out or I would've had a time figuring that out. Power and water good for our 30-amp unit per our hookup devices. No cable at our site (although it is available at some) but there were plenty of antenna Colorado Springs stations receivable. Good dog areas with "bags" and receptacles provided. Lots of shade. Manitou Springs is a fun little town and the Garden of the Gods city park is just up the street and well worth the price of admission (FREE!). We would definitely return. We camped at Garden of the Gods Campground in a Motorhome.

Tips for other Campers:

Pikes Peak cog railway is up the street and worth it if you beat the afternoon tourists.

The price reflects a weekly rate. The sites were very tight but spacious enough. They don't allow dog fences and that was a disappointment but they do have a very nice off-leash dog park. The park is putting in some new sites that appear to be larger so we will stay here again if we are in the area. We camped at Garden of the Gods Campground in a Motorhome.

Tips for other Campers:

Very close to restaurants and shopping in old Historic Colorado Springs and in Manitou Springs. Close to many attractions like Pikes Peak and Garden of the Gods.

Overall, it is a nice park but pricey for what you get - probably because of the location. It is very close to the Garden of the Gods park and near lots of nice shops and the railway to Pikes Peak. The roads are a little tight but doable. The site was a pull through site but not very level, but we were able to level using the jacks. There are lots of trees so we could not use the satellite dish on the roof. The restrooms were clean but they are old and need upgrading. The people at the office were very nice. A couple of nights a week they had BBQ dinners but we did not have the chance to try them. The internet was very slow and the cable TV was minimal but it worked well. There was a gate out to a very nice walking path that went into town. They have a nice off leash dog area. If I wanted to see this location again, I would come to this campground. We camped at Garden of the Gods Campground in a Motorhome.

Resort camping with amenities - 2 laundry rooms, 2 pools, afternoon snack bar, catered breakfasts and dinner. One night a man with his electric piano sang a variety of songs. The red gravel/dirt roads and campsites are smooth and well kept. No grass. As is rarely rains, mud is not a trouble. Most sites seemed level. Edged with trees, the campsites are wide enough for your awing and also the provided picnic table place on a concrete slab/patio. Good Verizon phone and MiFi connections. We will return. We camped at Garden of the Gods Campground in a Travel Trailer.

Previous reviews about tight turns are correct, but it was manageable. Overall, this is a nice spot. We were unable to level automatically on this site due to too much slope, but we were able to get reasonably level. We could live with it for 4 days. Some sites are level, we just weren't given one. We are a big rig and were able to negotiate all turns. The surface is coarse gravel and is very hard and stable. The sewer connections are sometimes distant from the rig, but again, manageable. Bike path is immediately adjacent to park. Great location central to many activities. We camped at Garden of the Gods Campground in a Motorhome.

This park is way over priced for what you get. We expected at least a 4 star campground for $43.00 a night. Some sites are up to $59.00. We had to wait about 10 minutes for the parking attendant to lead us to our campsite. The campsites are gravel, and not very level, although the roads are paved. There is a small cement patio at each site. Staff was not all that friendly. Rear of our MH was 2 feet from neighbor rv behind us. Wifi service was extremely slow, had to revert back to our hotspot. Pool was warm but not very clean. Highway noise was moderate. Next time we look for another campground. We camped at Garden of the Gods Campground in a Motorhome.

I have to agree this park is a little over priced for what you get, sites are not level and if you are on satellite tons of trees are in the way no matter what they tell you. Needed work done on our unit and their "recommended" mobile service person would have been better off letting the repair stay broken. Tight turns to get around, they have to escort you. Front office people tell you one thing to get you out the door but don't follow up. We are not going back. We camped at Garden of the Gods Campground in a Fifth Wheel.

Nice campground. Clean, neat and friendly staff. Sites are very close together but all the campgrounds in the area are. We had a back in site and had to park our car beside our RV which took up over half the site. Water pressure is good. Our campsite was nice pea gravel type stuff while some were red dusty dirt which got all over our dogs and created a mess, but that's OK. They did have a dog park otherwise not many places for you dogs to potty. We would choose this campground again. Oh, be sure to use the directions on the web site or you turn into a residential section. Park is close to lots of things. We camped at Garden of the Gods Campground in a Motorhome.

This park was big and right next to a wonderful hiking trail system. Our spot was spacious but we had to back down a lane to get into it. Luckily my husband is good at backing straight. Showers were tight but clean. Had visits from deer right outside our door which had the dog excited. Did not use the dog park, took ours on the paved trails next to the park. Seemed to have a nice play area. It's close to great activities around Colorado Springs. Would stay here over the one nearer our activity. Quiet and peaceful. We camped at Garden of the Gods Campground in a Travel Trailer.

We stayed here for four nights. We chose the executive pull-through because of the pictures on the web site. How disappointed we were. We were at site #1 and it was nothing like the picture. Mud and water everywhere. Our RV was a mess by the time we left. Will look for another park for our next visit to Colorado Springs. We camped at Garden of the Gods Campground in a Fifth Wheel.
