Swing wide and square-up to enter the park. This is your "basic" rv park. Not one you would take pictures of and send home to brag about. We have stayed here before and would again. We are 57 feet long, had to disconnect, but plenty of room to park next to the fiver! We camped at Sundance RV Park in a Fifth Wheel.

Convenient to Mesa Verde National Park. We ate twice at Jack & Janelle's restaurant, which has a walkway from the front of this RV Park. The food is much better than the appearance!

We stayed 4 nights passing through the area to visit the nearby National Park Service sites. While the park is centrally located along a 5 lane busy commercial road in the center of town, the access is very difficult due to the angle getting off the street, over the sidewalk and down into the park. This arrangement posed a scrapping and collision hazard. We had made reservations in advance of our arrival. After we registered, paid for our stay and started setting up in the assigned pull thru site (#37), the staff informed us that we were going to have to move as the site was needed for a departing host. The site we were told to move to (#35) would not work for us due to the tree canopy and slope. Every excuse a woman who seemed to be acting in a manager role used to explain why we needed to move applied to the host she was trying to put in the site so there was no justification for us to move but she maintained that we had to move. She offered no compensation or incentive to mitigate this poor treatment that resulted in a significant inconvenience. This was the poorest customer service we have ever experienced in our 5 plus years of full timing. We tried to go to another park in town but they were full so we had to stay in this park. We ended up in a back in site that required extensive blocking in order to get level. The interior roads are paved and site parking pads are compacted gravel. There are a mixture of pull thru and back in sites. Some of the P/T's were not easy to get into due the angle from the roads. Some of the P/T's were long enough to remain connected to the toad but the others were wide enough to park 2 vehicles abreast if needed. As the park was built on sloping field, it showed the park didn't completely understand the simple concept of the importance of a flat, level site as some of the sites had a slight 2 directional pitch potentially creating a leveling problem.

For being in a hazardous/severe weather area, there was no underground storm shelter. None of the structures in the park were identified as a severe weather shelter. Don't stay here due to the poor customer service displayed by the female who seemed to be in charge! We would not stay here again! We camped at Sundance RV Park in a Motorhome.

Stayed 3 nights while visiting the area and Mesa Verde NP. Very friendly and helpful staff. Rest rooms, shower, laundry very clean and well maintained. Site was gravel, roads paved. Very convenient to town with the Colorado Visitor Center and public park right across the street. We camped at Sundance RV Park in a Motorhome.

Tips for other Campers:

Rear entrance / exit leads to a neighborhood road, then to highway at a traffic signal. Makes it much easier to enter the highway at the traffic signal.

Sundance RV Park is an interesting place in that there are three camp hosts that rotate duty in the office. The entire park is well maintained by said on-duty hosts and there is a professional cleaning service that does the central laundry and showers/toilets daily. I used the laundry - $3 total for one load to wash & dry.

All sites are gravel with many sites enjoying plentiful shade. Some with partial shade and some in full sun. 50A power, good sewer connection pipe (must have sealed adapter) and strong water pressure that >>requires<< the use of a pressure regulator. Generous distance between sites means that your neighbor IS NOT so close as to hear their evening beer belches.

I stayed for 4 nights, and would have stayed a month ($640 w/discount) if my site had not been reserved by another traveler. The only sites available for a month were near the main street and its noise - I declined.

Wi-Fi is as it should be in every RV park - strong signal and FAST! Fast? Well, compared to other parks it's like lightening fast here. But in reality it does bog a little when there are lots of users on-line. But I was able to view a couple of youtube instructional videos at off-peak times with no 'buffering'.

Cortez is a working town that has lots of diversity of resources for the traveler without being too touristy. I prefer this versus the opposite.

Were I back this way in the future, I'd definitely book a long stay here. Good folks, great park and interesting town. We camped at Sundance RV Park in a Fifth Wheel.

Tips for other Campers:

The Burger Boy Drive In just down the street offers some absolutely delish fast food - burgers as good as they get - rivals In-n-Out, minus the 'animal style' grilled onions. Do check 'em out if you're as big a burger fan as I am.

A nice park with friendly hosts and all utilities worked well including good WiFi and cable. High water pressure so a regulator is a must. Good paved roads with gravel pads which are rather closely spaced but roomy enough to easily maneuver. Nice clean shower/restroom/laundry facilities. Very busy road in front of the park but quiet at night. I'd suggest stopping for gas at the outskirts of town at either end as the ones in town are a tight squeeze for anything large. We camped at Sundance RV Park in a Travel Trailer.

This is a very well run park with 3 park hosts that rotate schedules. They are out and about the property all day every day, cleaning, raking, monitoring. Called every day to let us know we had mail or packages arriving. Very efficient, very helpful staff. Library exchange, meeting room, group gathering area and cute little dog park. Laundry area clean and neat, as were the bathrooms. Quiet at night. We would definitely return here any time in the area. Strict 5 mph speed limit enforced. We camped at Sundance RV Park in a Motorhome.

Tips for other Campers:

Located just blocks from core of downtown, all necessary services and restaurants are very close by. Easy drive to Mesa Verde NP, Durango, Hovenweep, etc.

Casita Cortez serves up some of the best, freshest Mexican. Their house Margarita was excellent, and salsa was almost to die for. The Colorado Visitor Center is 1/2 block away, just across the road. Go there to get your tickets for tours at Mesa Verde--you beat the crowds, and get better selection of times, etc. vs. waiting til you arrive at the park with the rest of the crowds.

We had a nice pull through area close to showers/laundry with some grass and trees. Site was large and plenty long for 45 ft motorhome and tow vehicle. Shade was welcome as it was hot in early July. Would stay here again. There is a camp host designated which is nice for late arrivals, questions etc. We camped at Sundance RV Park in a Motorhome.

Weekly rate with Good Sam discount. Very nice park, lots of shade trees, Sat dish marginal, worked on non-HD. Sites 52 to 60 (East side) back up to a rental company yard that can be noisy in the AM. Otherwise very quiet, no street noise even though it is right in town. DW says cleanest laundry facility she has ever seen! We camped at Sundance RV Park in a Fifth Wheel.

Tips for other Campers:

If you are a walker there is a beautiful city park across main street. Colorado Visitors Center right across street. Mesa Verde obviously; Hovenweep Visitors Center worth the long drive. Instead of park directions to Hovenweep, go North on US 491, West on County CC, then South on County 10. Better road, about the same distance.

Nice clean park near downtown Cortez. Close enough to walk to stores and restaurants.
One side of the campground abuts a machinery rental business. It gets rather noisy when they are moving the bulldozers and other machinery around or they are power washing the equipment. We camped at Sundance RV Park in a Travel Trailer.
