Office is closed Sat and Sun. Went in Sat and our packet was waiting at office. No cash or credit cards. Placed check in envelope and deposited in night box. Sites are all back in and level. Sewer hookup a bit high. We had site right by pool which was still open even after Labor Day since weather was warm. Separate space for car by side of coach. Other tows were parked in front of RVs. Didn't use any amenities but appearance of park was well kept and clean. Park is quiet with very little traffic near us. Most of park appears to be mobiles and park models with RVs sprinkled in except for those daily sites where we were. We have been through Denver many times and always stayed on outskirts. This park is right in town and easy in and out. Wish I found it earlier. Would stay here again. We camped at South Park Mobile Home Park (55+ park) in a Motorhome.

We were desperate for a site in Denver and very happy to find this park. The laundry facilities were inexpensive and very clean. The long term residences are, for the most part, neat and tidy. The park is certainly quiet. The clubhouse was clean and pleasant. We were fortunate enough to have utilities that were easy to reach, not the ones in the center of the slab. Other reviews have talked about the speed bumps which are effective to say the least. The curbs are difficult to back over. The rates were pricey and they do not take credit cards. Wow. I want to say something nice but I'm having a tough time. We needed the site for storage and electric only. There was no break on the price. That is the first time in 6 years we have paid full price when we weren't even in the unit. The interior roads are narrow for large rigs - doable, but narrow. Lots of speed bumps- more like speed mountains - they are big. The handful of sites for RVs are narrow and short, with broken concrete. We thought for sure we had busted a tire trying to back into the site. We had to park the car sideways to keep it out of the road. Not much space between sites either. It was hot so we had all three A/Cs running. After a few minutes, they all shut off. We reset the breaker at the post and tried again. Same deal. After the third time, we went to the office. They said it was due to the service that was being done on some lines in the park. Not so. My husband figured out that the 50amp circuit breaker was bad. Back to the office. The lady at the front desk pointed at a man leaving in a golf cart and said that's who we needed to talk to. We chased him down and explained the problem. First thing he did was look at his watch - 20 minutes until the office closed. Uh oh. Although he was less than personable, he did replace the circuit. And don't even think about using the WIFI. This is the second time we stayed here, terrible access to the main street, the trees and brush hang over so you have to pull almost into traffic to get out.
The first time we stayed here was Dec 14 ice and snow and no water, same price, The temporary spots are back in. If your unit is smaller than 30 ft, bad curbing and narrow drives makes it difficult for any one with a 24' trailer and pick up. And even if it just an over nite you must disconnect to be there. Second time in July 15. Same parking, back in disconnect and no parking because other pickups are there also. Grass is not cut and brush along the road is worse than in the winter.
I had hit a stump and bent / loosened my step and was rattling, so I decided to fix it by re-adjusting it. The manager came by and chewed me out for working on the step. Although his wife was a nice person . I will not recommend this place and good luck getting out of the drives. And do not park on the concrete as it may crack. Stayed 3 weeks in the short-term area. Sites are level and the utilities worked well. The clubhouse is now reopened and is very nicely renovated. WiFi has been made more powerful so the signal was strong at the site but throughput was still bad sometimes. Previous reviews summed up other points nicely. If you need to be right in Denver, this is the park for you. Traffic was a little intense getting here, and backing in was strange. Their monthly sites are scattered throughout the park and are former mobile home lots. So backing in you will need to straddle the water and sewer connections, then crawl under the RV to hook them up. The short term sites however, are much easier and nicer. Wi-Fi doesn't work, and clubhouse is under construction. Laundry room is nice, and cheap. Free day old bread from Panera Bread every Tuesday. This is the first campground I've been to where every site has their own mailbox in front of it. Although this is a 55+park, they let us stay by the month. It is surprisingly quiet. No dogs allowed. Entrance sign proclaims "Older Persons Community". Most of the sites are permanently occupied with monthly rentals, either mobile home trailers or RVs. There are 18 short-term sites, fairly close together, nicely clustered around the pool and clubhouse area. Some utility hookups are awkwardly placed. Clubhouse is currently closed for construction. Pool was very nice and clean, set at 82 degrees. Pool closed for the season on Labor Day. Although close to major roads, the park was fairly quiet and the property is fenced. The general info about this park is correct. We stayed five days visiting relatives. The facilities are acceptable except the WiFi was only available at the clubhouse. There is a lot of daytime traffic and occasional emergency vehicle sirens from nearby Hampden and Federal. The site we were assigned required crawling under the trailer to install the dump hose. The staff were nice and the park is convenient to SW metro Denver. We camped at South Park Mobile Home Park (55+ park) in a Travel Trailer.

We stayed a month so the rate is monthly rate including what we paid for electricity. We really liked our stay including the no dogs rule. Cheap laundry. Facilities are clean and worked well. Everyone is friendly. Great walking/biking path near by. The only reason I give a 9 rather than 10 is because the water and sewer hookups under the RV home is a pain on the monthly sites. I am spending the winter here. This is the (only) closest RV park to Denver that allows long term stay. There are 20+ regular RV sites for <2 week stays w/WiFi/full hook-up. The long term RV sites are converted mobile home slabs. Water and sewer hook-ups are under your rig and some of the sites are difficult to get into as they are nestled between mobile homes. My site is very nice, but it took time to carefully get in and hook up. The price is right, the park is quiet (sans kids and dogs,)has a beautiful pool, but the park expects you to water and mow the grass on your site. They provide rotary mowers, but no sprinklers. The clubhouse is dated, but a nice place to hang out and meet the neighbors. We camped at South Park Mobile Home Park (55+ park) in a Motorhome.

We are full timers and life long campers and have just finished up an extended stay at this park. First the bad news. There has been little to no money spent on upgrading the facilities since the 1960s. Bathrooms, club house, laundry, RV sites are all as they were built and laid out when the parks was first open. However, everything is clean. Most RVers will have to crawl under their rig to hook up sewer, concrete pads set up for single wide trailers, are too far apart for an RV wheel base. The owners are making good money so it would be nice if they would invest some funds into upgrading the facilities to accommodate RVs. There is really no internet service. This is an over 55 park so families are not welcome and no pets either. Turning into the park can be difficult and the speed bumps are on steroids. If you are here for long term you will be responsible for cutting your own grass with a push mower from 1966. There are no picnic tables and the short term sites are on top of each other. There is no recycling. They do not take credit cards or cash. Checks only. The park is well maintained and, since it is older, full of mature trees and landscaping. The permanent trailers are well cared for and not junked up. We personally checked out every private park in the Denver area and this is the best. Management is helpful and friendly. When you stay here you are part of a community. It is an easy commute to Denver. Major expressways are close, but the park is quiet. We regularly saw police patrols and there is no speeding on Federal Way. Super Target, Cosco, a new King Soopers (Kroger) are close by. A bike/walking path borders the park. We explored most of Northern Colorado with this park as our base. The park is always busy and I would not attempt a stay here without reservations long term or short term. We were pleasantly surprised at how tidy and quiet this park is. Utilities were fine and facilities, although on the old side, are kept up and clean. We were in the short term area so picked up Wi-Fi from the clubhouse. There is a recycle bin at the south end of the park. The high price is our only complaint. This is an over 55 manufactured home park with a number of sites available for RVs. Very conveniently located, near highways but fairly quiet. The staff was friendly. We stayed here a week and enjoyed mail delivery to a mailbox at our site. Wi-Fi is ok for the short term sites located near the community center. This was a unique RV park. It is a mix of mobile homes and RV sites for long term or short term stays. The place had a really nice feel to it. Everyone we talked to was extremely nice. We really liked the Panera breads they had in the club house on Tuesdays, day old but was really fresh. We had a site opposite the club house and were able to pick up the Wi-Fi signal. The sites by the club house are known as "on the square". I recommend you ask for a site there. All sites are back-in. We took the light rail into Denver, this was a 20 minute ride to the center of town near the 16th street mall. Light rail was just a few miles away. We stayed at this park for 2 months. We found the park to be quite nice. We parked in a mobile home spot with other mobile homes and it was alway quiet. We have a 36 foot RV. The management is very nice and accommodating. Neighbors are nice. Laundry facilities are nice. $1 for wash or dry. Has a clubhouse with two pool tables, kitchen, seating area for the 10 a.m. coffee club each day. Also has bingo, potlucks, ongoing puzzles, BBQ grills for anyone's use, swimming pool (which we didn't get to enjoy). It's a clean park, close to a Target, Chili's, Costco, and golf course and walking path. Would recommend this to anyone. We camped at South Park Mobile Home Park (55+ park) in a Motorhome.
