This campground is located close to downtown and Rocky Mountain National Park. The sites were very close together, and hard to get into. The staff was great, and someone helped get you in your site. We camped at Manor RV Park in a Motorhome.

Estes Park is a resort town with plenty to do. Make sure you go to Rocky Mountain National Park for a day while visiting.

Staff were helpful and friendly. We stayed in a back in site on the river. It was very nice. The interior sites looked to be a little cramped for motorhomes and large 5th wheels. We camped at Manor RV Park in a Motorhome.

Second time we have stayed here and do enjoy it. Staff is excellent. New manager has made a number of improvements and place looks very nice. Park is clean, safe, and quite at night. Within a couple miles of about everything in area. Has walking path along Big Thompson river. Two campfire areas, one with children's play area. Saturday morning they host a breakfast which is well attended and a great place to meet people. Lots of wildlife in the area, not uncommon to see elk, deer, humming birds, & chipmunks near your campsite. If you are staying for a while you can get UPS/FedEX/USPS deliveries. I recommend and would stay here again. We camped at Manor RV Park in a Fifth Wheel.

To the west RMNP entrance is just a couple miles away. YMCA camp is about three and a half miles (Great Sunday lunch buffet). To the east downtown Estes Park is a little over a mile. (Donut Haus is on the way) To the south Lilly Lake is about 5 miles away.

The folks running this park are very nice and cordial. I was escorted to my level site. Everything worked as well as the wi-fi. I thought them to be high priced. For that money I would expect my pad to be at least swept. I had to sign a form that said if I smoked legal pot on their property they would evict me. That sucks. I won't be back to this park again when I return to Estes Park for more great fly fishing. We camped at Manor RV Park in a Travel Trailer.

This is a terrible campground. Pull-through sites are very close. According to Good Sam, the sites are 25' wide. My husband measured our site. It was 20' wide. With our slideouts out, our RV measures 13' wide. That leaves less than 4' on each side, barely enough room to walk. And this was supposed to be a "deluxe" site! There are two laundries at this park. The lower one has 3 washers and 3 dryers ($2 each). The upper one is outside the bathrooms. It does have a roof over it but no walls, so you're exposed to the weather when it rains. There is no view of the mountains, but we did have elk wandering through the campground which almost made up for the lousy site. We camped at Manor RV Park in a Motorhome.

This is a difficult RV park for big rigs. The roads are narrow and sloped. The site we got was not 50 amps. The sites near the top are not 50 amps. The sites below near the river are. We were OK with 30 amps since the weather was cool. The issue was the site and the roads. The site was a pull through and was long enough, but there was a big trench coming in due to water run off and the site was not level. In order to level, we had to lift the front wheels off the ground. When we left, we dragged the Blue Ox tow bar and got stuck because of the angle of the exit of the site to the road. We had to unhook the toad and remove the Blue Ox tow bar to get out. The people in the site next to us were also concerned about how they would get out although their site had less of a slope out. The people running the park were very nice and they had a great breakfast on Saturday morning. However, they need to be aware of how their sites are set up and not put RVs in sites that will cause issues.

The site was narrow and there was barely enough room to walk around the picnic table to get to the coach.

We will not be coming back to this park. We camped at Manor RV Park in a Motorhome.

Staff very helpful. Able to get us another night in the same space. Older park, needs some $$$ spent on it. Full timers had all the river front spots tied up. Did see Elk both on the river in the park then the morning we left, had a bull and 5 females right in front of the coach for about 30 minutes. Really made the 4 days we were in that park. Also had grass which was nice to have for Toby our dog. Its a great location close to the downtown. Also the short cut over the mountain to miss the traffic of downtown. Played golf, nice course and priced right. Go to the Stanley Hotel for lunch. Very nice. We camped at Manor RV Park in a Motorhome.

We spent over 3 weeks at this park so our rate reflects weekly discounted charges. Very quiet park with almost nightly Elk visits. Virtually no dust as the main road is paved. VERY friendly staff and management who truly work to make your visit enjoyable. Surprisingly good Saturday breakfast well attended by guests. Sites backing up to the river have more room than those elsewhere where they tend to be quite close to one another. Most sites fairly level with the exception of a few that are located on the downhill drive from the office area to the lower loop. The upper restroom where laundry facilities are located is nicely tiled with the lower loop restroom offering a cement floor but just as clean. Access to both bathrooms all day except when they are being cleaned. 30 Amp power at the upper sites and tends to have lower, unstable voltage, which may not be appropriate for larger rigs. 50 Amp power on the lower loop strong. Wireless worked well for the most part with occasional slowdowns during evening prime time. Good cable with several HD channels and SAT reception no problem. Very nice location close to RMNP and downtown. We camped at Manor RV Park in a Motorhome.

This place was one of the best RV park we've been to. It's very beautiful maintained, it has green beautiful grass everywhere, the sites has gravel with a paved patio and grass in between sites, even though the sites are nearby you still feel privacy since there are trees in between.

We loved our site, it was second row from the river front. The river front sites most of them are absolutely beautiful, they have the front river grass and trees, make sure to ask for the ones that are closer to the community fire pit. They have nice benches and you can walk and enjoy the river view.

There were elks going through the camp ground which added a nice feel as well. Their wifi isn't strong and took long to check email etc.

They put together fun evenings for everyone, like: potlucks or holiday (they had Christmas 8/1 when we were there).

It is such a giving, friendly staff operation.

We made the mistake that a lot do and we booked 4 nights at another location. We canceled 2 of these nights and came to Manor which helped our stay to be so homey. We camped at Manor RV Park in a Fifth Wheel.

Explore RMNP hikes and trails from Wild Basin (it's 30min away drive)!!! Less less less people.

If on the weekend, make sure to start your hike by 6:30am the latest since parking is very limited.

Guided to the site and assisted backing in. This site was minimum width for our 40' motorhome, but adequate to back into. You have to be cautious of the sewer and water connections when parking. We were right on the river and it was wonderful to hear the rushing water at night. Stayed 3 nights but wish we would have had more time. We camped at Manor RV Park in a Motorhome.

If you like salt water taffy, go to the Original Taffy Shop. Very friendly folks and outstanding taffy. Also try Baba's Burgers on Moraine Ave. Outstanding burgers but beware you had better be hungry if you order the double. They also have Gyros and chicken sandwiches.

We stayed here for Memorial Day Weekend in a nice river site lot; bonus was a concrete patio. The site was fully serviced including cable TV and great wifi. Service at this campground was good; the staff all seemed quite helpful. Really no complaints at all. Location wise, not bad at all, convenient to Estes Park and Rocky Mountain National Park. We camped at Manor RV Park in a Travel Trailer.

Very pleasant park, centrally located to town and the national park. Quiet for the most part, well maintained (grass was mowed while we were there). If you've stayed at other parks in Estes you'll appreciate there is grass to be mowed. Paved roads; friendly, helpful staff; sponsored activities. That's the park; its the individual sites that bring down my rating. It's an old park, sites are small and close together. The interior road resembles a college town rental neighborhood with cars parked end to end on both sides. That can make getting in a challenge for big rigs but the staff (see above) seems to have lots of experience directing all kinds into sites. Sites also could use some gravel and leveling work which is actually the only thing the park could do to improve the situation short of cutting the number of sites in half to make double sites. Because so many are crammed into a small space if you've got a riverside spot be prepared to have people walking through your site. We camped at Manor RV Park in a Motorhome.

Manor RV Park Estes Park, CO - $300 a week + tax / 45 per night. We stayed at this park in a 43 foot motor home. We stayed here for one week May 22to May 29, 2013. We were pleasantly greeted and escorted to our site #91. I must say that upon arrival at our site we were a bit dismayed due to the closeness to the next RV - we had exactly 7 feet between our RV slide and the next RV’s slide. Picnic table is practically right under there slide and up close to there sewer hose, not enough room to put out our awnings, not enough room to even use the table, we felt we had to whisper in our own RV. Defiantly not a good site for family, or eating out or anything other than sleeping. Upon seeing the other sites I had asked to get another site, preferable on the river. The gentlemen immediately went to the office to check availability for us, they were all taken since it was Memorial Day week. I must also say that there are many nice sites at this park with a bit more room, we did not land one. Our intention was to go to the Rocky Mountain National Park, in which case we did not spend a lot of time at the campground. I will also say that the nicer sites along the river are probably worth the extra money. The internet is very good and the laundry and restrooms are clean. Although every one in the camp ground can use the “Public” area along the river, they have several access paths between RV sites on the river, approximately 30 to 40 feet between the river to the back sides of other campers - we did utilize this option. We enjoyed it a lot after a day of hiking, bringing our chairs, a small table, cheese, crackers and wine, not a problem and it was very nice, We had 50 amp power, it was very good and up to date, no voltage drop right at 123 volts. I would say do not go to this park unless your are there for the National Park 1 ½ miles to entrance, and about a mile or so to the downtown Estes Park. There are no real amenities at this park, other than location, location, location, location. The park is quite. We would return, but ask for a larger site. We camped at Manor RV Park in a Motorhome.
