This is a nice park. All sites are gravel. The park is fairly new, so the trees are small and not much shade.
The one problem is the owner/manager can be somewhat over bearing at times. The speed limit in the park,is 5 miles an hour, which I understand. But if he feels you are exceeding the speed limit he chases you down in his golf cart and is quite rude in his approach of letting you know his feelings about you "speeding". Felt uncomfortable staying there because we were always worried when we might do something wrong next and get scolded. We camped at Palisades Senior RV Park (55+ park) in a Travel Trailer.

This is our 3rd year to stay here. Almost 3 months this year and on the list for next year. If staying for a month or more you really need to make a reservation a year in advance. They do have a week here and there you might get in.

We have guest speakers on Wednesday, Pot Luck dinners on Saturday, Church Service on Sunday, and usually on Tuesday or Thursday a Jeep ride or a dirt road ride for those with out a Jeep. Model airplanes fly every morning in the calm still air. Fishing is close by and a boat is not needed. Walking, hiking, river rafting, biking, gun range, golf are close by. The ladies have stitch and bitch most every day.

This is a place where folks come back year after year. The cool mornings and pleasant afternoons make this a perfect place for summer. We camped at Palisades Senior RV Park (55+ park) in a Fifth Wheel.

Saturdays they hold a pot luck meal that's been great. Drives and parking are all compacted gravel. Speed limit is 5 mph and enforced by mgmt. WiFi is 10/2 mbps, that is better than most campgrounds. Weather is pleasant in the Summertime 70's/40's for the most part. We camped at Palisades Senior RV Park (55+ park) in a Travel Trailer.

Tips for other Campers:

Several nice restaurants in Gunnison. Crested Butte, 30 minutes north, is a tourist hang out with nice restaurants also.

This is really a nice campground but you must be 55 or older to stay at this park. In addition no overnight stays by children or visitors under age 55. There are other rules, such a strict 5 miles per hour within the park. If you can live with these rules then this is a great park to be in. The park is located within Gunnison city limits.

The interior roads and sites are on pack pea gravel. The streets are very wide. The pull thrus are staggered "side to side" and the back in sites are a little wider than the pull thrus. All sites have 50/30/15 amp electrical service, FHU and a picnic table. The voltage was hovering around 119 volts. There was no problem in getting the rig leveled.

The majority of the residents stay there for at least 3 months or more. However, all of the sites were kept tidy. There are (2) bathrooms with a shower in the club house. The laundry room had (3) washers at $1.25 and (3) dryers at $0.75 for 30 minutes. The club house, laundry room and bathroom were spotless. There is also (2) dog runs.

There are weekly pot lucks, card games and scheduled ATV rides.

The park Wifi was excellent. Verizon air card and phone reception was also good.

We enjoyed our stay and would definitely return to this park. We have a 32 foot 5th wheel. We camped at Palisades Senior RV Park (55+ park) in a Fifth Wheel.

The park itself is pristinely clean and all gravel with a grass area at each site. There are a couple of trees at each site, but since they are somewhat small they only offer shade for part of the day. We didn't mind the lack of shade due to the ease of satellite reception as well as no extra charge for electricity. WiFi is excellent. Our rate indicates a monthly rate of $575 including electric. I would highly recommend this park except for the presence of the manager. He was out of control angry (kind of scary) when I accidentally entered the park going maybe 7 or 8 mph instead of the posted 5 mph. He yelled at us that we would be evicted if we did it again. I was actually afraid to open our screen door. We would have left, but we had two weeks left on our month stay and we wouldn't have gotten any refund. The rest of our stay we were scared to death that we might do some little thing to set him off and, therefore, be evicted. We will not stay here again unless the married couple are no longer managers. We camped at Palisades Senior RV Park (55+ park) in a Motorhome.

Tips for other Campers:

The RV Park provides 3 or 4 bicycles for your use which is really nice since the park is so close to downtown. Be sure to visit Black Canyon of the Gunnison, a national park 50 or so miles west of Gunnison.

Just wanted to update with a more recent review. We stayed here 10 days and absolutely love this park. Very clean and spacious areas. Camp hosts were very helpful and friendly. Also, the early morning Remote Control Aircraft flyers were fun to watch. A lot of to do in the area. 10 days just isn't enough and we will return next year! Tips for other Campers:

Too many to list, but the highlights would be Crested Butte and surrounding areas (if you jeep a ride to Tin Cup to eat at Frenchy's is highly recommended). Also, not to be forgotten the Black Canyon of the Gunnison National Park is probably one of the best and least visited parks in the NP system.

A Adult ONLY RV Park owned by the city of Gunnison. You have to make reservations a year or 2 in advance. Most folks come in for a month a time. MANY repeat customers every year.

Social hours weekly, Friday nite pot luck dinners with guest speakers from the local area. Weekly off road trips lead by the manager's. Some trips are Jeep only, some are just dirt road most cars could do.

The showers and bath rooms are cleaner than your house.

They open mid May/close late September. Rate I used is monthly divided by 30. Single nite rate will be higher.

The sites are side by side parking in the middle of the park with each site having a nice grass area and aspen trees. The sites around the edge are back in with grass in the rear of the sites. Two dog run areas, one for small dogs and the other for larger dogs. Fun to watch the dogs play every afternoon and the cows next door come to touch noses with the dogs thru the fence. We camped at Palisades Senior RV Park (55+ park) in a Fifth Wheel.

Tips for other Campers:

Don't just show up expecting there to be a spot available, during the peak times they are 100% full for several weeks and the NO Children is enforced. If you have your grand kids or grown kids with you, they can not stay in your RV in the park overnite. They must leave the park.

This is a Senior Park. No kids, No Campfires.

We stayed for 2 weeks in August, 2014. Stopped for a week and ended up staying 2. We love the 55+. There are a lot of return folks and we signed up for 2 months in 2015. The hosts are excellent. A nice covered area for pot lucks. The pull-thru sites are large enough for the largest rigs. We camped at Palisades Senior RV Park (55+ park) in a Fifth Wheel.

Level crushed stone sites with buddy setup for units with nice patch of grass and a tree or two on entry side. Excellent water pressure. WiFi was fair and gets bogged down when park is busy. Good Verizon 4G coverage. Friendly staff with weekly pot lucks, talks and more. Very quiet dead-end street with horse pasture and woodlands around. Rate reflects monthly stay. What is important to us: We are full-timers in a 45 foot class A coach. We don't care about bathrooms, or amenities for kids. This is a great park, with really great work campers. Many of the regulars that stay here, are dog people, and the large fenced in dog park is a great place to meet other folks staying at the park, and a great place for dogs to play with each other. The spots are ample in size, and well maintained. The verizon 4G signal is strong, so Internet access is very good. Many of the sites are "buddy sites", so if you are coming here with friends, try to arrange to be together. We camped at Palisades Senior RV Park (55+ park) in a Motorhome.

This is a great park located in a residential area. It has gravel roads and sites but that was not an issue. We had site 21 which was a back in site at the rear of the campground. It had a creek and some grassy space at the back of the site. We preferred this over the pull through sites. The park is quiet and Wi-Fi was adequate. There were dogs, but there was little barking and owners seemed responsible. The bathrooms were spacious and very clean. The laundry was clean and reasonable, but only 3 washers and dryers so there was usually a line. The campground has weekly potlucks and Wednesday night happy hour. Location of the campground was great. If they had cable I would have rated it higher. You could get the major channels over the air. We were here for two weeks. The nightly rate reflects a weekly rate and tax. We would stay here again. We camped at Palisades Senior RV Park (55+ park) in a Fifth Wheel.

Great RV park, close to town. The managers are very helpful, friendly and welcoming. Lots of social activities: potlucks every Sunday, a lecturer for social hour every Wednesday, a stitching/crafts afternoon every Monday. Nice dog park where people socialize as well as the dogs! Most of the sites around the perimeter have mature trees; the rest have a grassy areas, picnic tables and newly planted trees. The park is very clean and the clubhouse is as well. We camped here for six weeks. We camped at Palisades Senior RV Park (55+ park) in a Motorhome.

This is one of the friendliest park I have been in. The two ladies that checked us in could never be beat for hospitality. The rate is 36 dollars but there is room and state tax added on makes it about 40 dollars a night. The campground is very clean and well maintained. I would stay here again if traveling through the area. We camped at Palisades Senior RV Park (55+ park) in a Travel Trailer.

This is a well laid out and maintained park in a residential area of Gunnison. Gravel sites and roads are crushed granite. Very dusty when the wind blows. Friendly campers and managers. Clean dog park. Wi-Fi was good. Will return. Rate is $510 monthly rate. We camped at Palisades Senior RV Park (55+ park) in a Motorhome.

The fact that it's a 55+ over park is great! The park is very quiet, and located at the end of a subdivision. The park managers are very nice. The manager/husband had to come out to see our dog when we checked in. They have a little putting area for those that like to golf/putt. Sites are level with a green area for your site. From all appearances, the park looked relatively new. The manager/wife was planting flowers in a small garden while we were there. We also liked the fact that our check-out time was 1:00 p.m.. We didn't feel like we were rushed to get out the park. We would definitely go back again if we're in the area. We camped at Palisades Senior RV Park (55+ park) in a Truck Camper.
