Nice park in in town. Downtown within walking distance or take the free shuttle. Very friendly staff. Laundry, cleans rest rooms and showers.
Sites level, but very tight. Sites 26-47 back up to a creek. We camped at Pikes Peak RV Park in a Motorhome.

We spent one week here and enjoyed every minute of it. Price reflects weekly rate. The location is fabulous - close to Garden of the Gods, Manitou Cliff Dwellings, Pike's Peak and, of course, downtown Manitou Springs. Check-in was easy and the staff was very friendly. Because there is a one-lane bridge to enter/exit the property, there is always staff nearby to help navigate traffic as necessary. This is particularly beneficial when first arriving. They even help you back into your site. The sites are fairly close together but we find that typical for most parks near to town. There is a path behind the property perfect for dog-walking. Verizon cell and Sprint MiFi worked well. Our particular site wouldn't allow DirecTV to contact a satellite as there was a big tree blocking the signal. While there are many large (wonderful) trees on the property, I suspect most sites would offer satellite capability. We would definitely stay at this park again.

For our site (not sure about other sites?) - we had a shared power pole and water supply meaning each had two connections - one for us and one for the coach next to us. So - for us - we had to run the power cord and water hose under our coach to get to the connections. The staff very kindly helped to set it up when we pulled in. Our sewer was on the correct side. Kind of an odd set-up but it worked fine. We camped at Pikes Peak RV Park in a Motorhome.

There is a free shuttle (summer months) which runs every 20 minutes. The stop is right in front of the RV park. It'll take you into downtown Manitou and you can connect to get to Pike's Peak if desired. This is MUCH easier than trying to drive/park. We did the Cog Railway and really enjoyed it even though it's pricey. Definitely make reservations well in advance. Try to pick a day that is supposed to have good weather!

Like other reviews of this park, I found it to be a very pretty park with lots of trees. The sites are a little close together, but the park employees are very helpful and will help you back into your site and even hook you up to the utilities. There is a small, one lane bridge that crosses over a creek to get into the park. You might be afraid to drive over it with your RV, but I saw several larger 40 foot motorhomes in the park, so I imagine the bridge can take the weight. The staff is very friendly and helpful, and can help you with advice about local attractions.

My only negative comment (and this is a very minor point mind you) is that this park does not even try to include free WIFI for their campground. The good news about this is that you won't even try to get a signal and just set up your own hotspot (Verizon works well here), rather than spend your valuable time trying to get the free WIFI signal that won't work. Your time is better spent at this park trying out the walking trails that are next to the park. We camped at Pikes Peak RV Park in a Motorhome.

One of the reasons we came to this campground was because of the free shuttle that takes you to the Pikes Peak Cog Railway, since we did not have a tow vehicle. The problem is that you have to wait for free, so learned how to use Uber instead. Everything is so close together that we only paid $5 to $9 for Uber rides to go to restaurants, the Cog Railway, and Garden of the Gods.

Excellent RV park in a great location with a city park located right next door, walking trails and bike paths running past the park, shopping nearby, very close to Garden of the Gods and all the other Colorado Springs parks and just outside of Manitou Springs. Spotlessly clean grounds, showers/restrooms, and laundry. Lending library for DVDs and books (although we didn't use either since we were busy hiking in G of the G and Red Rock Canyon parks and visiting old friends.) The owners and staff were awesome - friendly, informative, and eager to help in any way. Hight recommend this park. We camped at Pikes Peak RV Park in a Motorhome.

This was a very convenient location. No WiFi or cable. It was very good for what we wanted. All sites are back ins. So be sure to get the owner to help you. We had to change locations when the camper next to us dumped their sewer on our site # 21 by accident. We got a new spot # 45 the next morning. For the night they tried to neutralize the problem with lime and Clorox. The Clorox was choking me, so we shut the a/c. They did what they could. The creek-side sites are very nice, but they are near the road, and you will get noise. There is a walking trail, and a park right next to the campground. We camped at Pikes Peak RV Park in a Travel Trailer.

Savelli's is right across the street from the park, and has excellent pizza; we highly recommend it. Get reservations for Cog RR in advance, and Garden of the Gods is a must see. Manitow Springs is a cute tourist town, it is walkable, but the free shuttle will take you there.

Small park in town with narrow back-in sites. Don't worry, the guidance you get when backing-in is excellent!
Friendly staff checking you in. Clean showers and (small) restrooms. Six washers and dryers, standard pricing. Park is well maintained, clean and quit.
One big disadvantage: the park has no Wi-Fi. Maybe that is of less importance when you are an US-citizen with 3G/4G or hotspot-connection, but as a visitor from outside the USA you are more or less committed to Wi-Fi to escape the ridiculous roaming charges. Unfortunately, we booked for a week after reading the Apr 2015 review on this website, stating there was perfect Wi-Fi installed, but there isn't!
We had, however, a very pleasant stay and there are numerous free Wi-Fi connections available in town, which is a five minutes' drive away by free shuttle bus (every 20 - 25 minutes).
One tip for the staff: pretend to like your guests also on day of departure... We camped at Pikes Peak RV Park in a Fifth Wheel.

great location for seeing the area. they have free shuttle buses that stop right beside the campground, great service from the city. It did have tight spots, very doable, not lots of room for truck when unhooked, but worked fine. Staff was great. We camped at Pikes Peak RV Park in a Travel Trailer.

Beware

Was excited about coming to Colorado for the first time. First experience was no hot shower. Was told the pilot light was out. Also had restrictions of 5 min showers. The bathrooms situation was very uncomfortable and strange.Then noticed the male owner spying on people at all hours. Also hiding behind trash bins staring at customers. Was a very uncomfortable situation. We camped at Pikes Peak RV Park in a Fifth Wheel.

I was hesitant to stay since all sites are back-in, but, with the assistance of the owner, the experience was almost as easy as a pull-through. (Don't try it without him.) Park is immaculate, staff is friendly and helpful (they make you feel like family). Entire park is gravel, sites are level, but a little narrow, especially for multiple slides. If you like the look or sound of water, the creek side sites are great. Some park puddles during hard rain, but good drainage after. Good utilities (30 and 50 amp); high water pressure (use a regulator). AT&T worked fine. Antenna TV provided excellent reception. Dog walk area, and in-park gate to city park and walking trails. Laundry not open until 10 AM (to allow morning showers). This is the closest RV park to Manitou Springs attractions: Garden of the Gods, Pikes Peak Cog Railway, Cliff Dwellings, Cave of the Winds. No campfires, no Wi-Fi, 40' rigs maximum, but if you want a quiet, pleasant, safe, comfortable base to sightsee, this is it. We camped at Pikes Peak RV Park in a Fifth Wheel.

This is not a large park and that... IS what makes it so special!

The Owners are the warmest and most helpful people that you will ever meet. They give a 100% effort from the time of your arrival to your departure to make sure that your stay is a good one! The other guests staying in the park were happy and very friendly. We planned to stay a week but ended up staying two weeks because we were so comfortable there.

The Wifi (always a concern since I build and maintain websites) was excellent and water pressure was good at around 50 psi. The laundry, showers, and restrooms were always clean and secure.

The location puts you within walking distance to Manitou Springs Historic area, walking trails, the Cog Railway, Garden of the God's and many other attractions. Of course the view is magnificent as you are viewing Pike's Peak from your window each day.

I wouldn't hesitate to recommend this park to anyone...and we will return again! We camped at Pikes Peak RV Park in a Motorhome.

Extremely attentive owners. Great help in backing into very narrow spaces. Couldn't open awnings. No WiFi and very little water pressure, but everything clean, neat, and easy to hookup. Great location close to Manatou Springs and Pikes Peak. We camped at Pikes Peak RV Park in a Fifth Wheel.

Convenient for a weekend trip around Pike's Peak and surrounding areas. Tight spaces, but great parking assistance from staff, who were waiting at the door as we rolled in. While being situated next to (read: one foot away from) a fast-running creek was interesting and tolerable for a weekend, it would not be my choice again as safety with a dog and kid on board is primary. Overall, attentive and friendly staff, efficient Wi-Fi at the site, and polite neighbors made for an excellent brief stay. At times, an overwhelming dump-tank smell wafting around made outside relaxing a bit tainted. With the recent flash flooding in Colorado, I'll admit the sound of the rushing creek wasn't quite as calming as it might have been pre-flood. We camped at Pikes Peak RV Park in a Travel Trailer.

The owners really make this a nice park. We were here during the flooding of another park in September and had to change our plans to Manitou, and the owners of this park were very nice. Only complaint is it is a bit close to Hwy 24, so it can be a bit noisy at night in our Pop up, but all in all would HIGHLY recommend. We camped at Pikes Peak RV Park in a Travel Trailer.

The staff make this campground an outstanding place to stay while visiting the Colorado Springs area. It’s close to town and the cog railway. The restrooms are spotless. The Wi-Fi was excellent. The only drawback is that the sites are very tight for a big rig and many sites are not good if you want to use satellite. Local TV works fine. All in all this is a very good RV park. We would stay here again. We camped at Pikes Peak RV Park in a Motorhome.
