These sites are tight, but the parking attendant directed our back-in and nailed it the first time. Location in Manitou Springs is ideal. The RV park is right next to a city park, a great place to walk dog. The down side: the sites are so tight that your utility side is half-way into the "living" side of the adjacent RV. This makes dumping your tanks more than a little intrusive on your neighbor. Staff was extremely helpful and courteous. We camped at Pikes Peak RV Park in a Motorhome.

Walking distance to downtown Manitou Springs. Shuttle bus into Manitou Springs is just outside the entrance to the park. This is very handy, as parking in Manitou is all but impossible. You can take shuttle bus to the Pikes Peak Cog Railway. City park next to RV Park is a very pleasant place for a walk.

Pikes Peak RV is a small RV park close to downtown Manitou Springs. There is a free shuttle into town that stops right out in front. The sites are very tight. But the staff helps you park and get plugged in. They are all very nice and helpful. Restrooms and showers are clean and large. This is not a park where you sit out and admire the scenery, rather a staging point close to the town and local attractions, such as Garden of the Gods, which is within walking distance. Although most of the sites are shaded by large trees. We would consider staying here again. Not a bad place despite the size. We camped at Pikes Peak RV Park in a Motorhome.

We found this beautiful RV Park after a long day of travel. The owner was very gracious in checking us in after hours, even switched our site backing us up to a relaxing Fountain Creek. Being owners of a Arizona RV Park ourselves, we appreciated this extra service. We highly recommend this Colorado Park. We camped at Pikes Peak RV Park in a Motorhome.

This park is in a wonderful natural setting that, regrettably, is in the middle of a major tourist area. So you have soaring trees, a rushing mountain stream, and views of the mountains alongside a busy highway lined with motels, eateries and gift shops of all descriptions. As others have noted, the spaces are VERY close together. This is not a park where you come to hang out and enjoy nature, but it is a very acceptable place to overnight while seeing the sights of the spectacular region. To add our 2 cents ... we found all the staff VERY friendly and accommodating. Our site was closest to the highway, but noise was not a problem due, in part, to the white noise of the rushing stream right behind our motor home. And the restrooms and showers are as nice as any we have ever encountered. We will stay here again if we return to the area. We camped at Pikes Peak RV Park in a Motorhome.

Love this place ..manager is so helpful. Spaces are tight but comfortable. Trolley takes you to pikes peak and downtown Manitou. Close to Garden of God ...Cheyenne Mountain Zoo .. pikes peak .. second visit will go again. We camped at Pikes Peak RV Park in a Motorhome.

This park was amazing! The staff were all friendly and very helpful. We were assisted in backing into our site which made it a very stress free arrival. The site was right on a small river with some tree cover. It's location was convenient and everything was very well maintained. We camped at Pikes Peak RV Park in a Travel Trailer.

Friendly, cheerful, and accommodating -- the park's owner, his wife, and staff set the tone for a pleasant stay. All spaces are back in and are fairly close to each other. When you enter the park, you might wonder how you'll be able to maneuver into your space. Fear not: The owner guides you in quickly and easily with a precision that I have never witnessed in another RV park! We watched in amazement as he guided rigs of all types and sizes into their spaces effortlessly. (Poetry in motion!) Our space was level and backed onto a creek with swiftly-flowing water that made a soothing sound. Bathrooms and showers were clean and of ample size. No cable TV (not an issue for us) or WiFi, but Verizon and T-Mobile wireless reception and data speeds are very good here. This park's location offers quick access to downtown Manitou Springs, Pikes Peak and Garden of the Gods. We would stay here again. We camped at Pikes Peak RV Park in a Travel Trailer.

In my opinion, the sites and roads at this facility are way too small and close for anything over 25'. Oh sure, they squeeze them in every day, but It takes away from the RV experience of being outdoors. Be prepared to park your tow rig or your toad in an overflow area out-of-sight from your campsite. The woman at check-in was most accommodating prior to my arrival, therefore I gave it a neutral rating, but the rudeness of the parking assistant, who later identified himself as the owner was beyond my tolerance. After reading many reviews, I realize his rudeness to me was certainly not an isolated case. I am sure they are not expecting great reviews from my experience. Notice nowhere on their website will you see a picture depicting the space between the sites with RV's on the sites, nor the overall profile of the entire RV hanging out into the road. There is much more, but these words to the wise are sufficient, caveat emptor... There are alternatives, thank goodness for Google !! Most importantly, y'all have safe travels... We camped at Pikes Peak RV Park in a Travel Trailer.

Just the nicest people. Nicest gentleman guided us in. Hooked our stuff up for us. No WIFI, but we had a strong phone signal, so we were good. No Cable, but a wonderful supply of DVDs. This is a perfect small campground. You are close to your neighbor, but for some reason, in this campground, it felt ok. We hope to spend lots more time next year and this would be a great fit for us. If you can handle 30 amp, request a site by the really pretty creek. Loved this little place. We camped at Pikes Peak RV Park in a Motorhome.

Make sure to pickup some BBQ next door at Pike BBQ. Yummy! Don't be a fraidey cat, and do drive to the top of Pikes Peak. The road is two lane but wide enough. The edges are close, but what a breathtaking trip. Don't miss Garden of the Gods. I am sure there is so much more, but we only had two days.

The parking assistant was extremely arrogant and rude. We left during the parking exercise. When we told him we would not be staying he said good! Several reviews I read indicated this man's attitude was not limited to us. We camped at Pikes Peak RV Park in a Travel Trailer.

This is a very small park in a very great location. I so wanted to give it a 10 but there were just some of those "point deductions" that didn't allow me to do that. One being no WIFI and the other is that it is on a very busy road (Hwy 24 Business Loop) The owners are very friendly and greet you as you come in and help you park (which is great since the spaces are so tight). There is significant road noise although it seemed to really drop during the night, so may not be a problem to many. There is a free bus that stops right outside the park entrance that takes you right into downtown Manitou Springs and you can catch another free bus to the Cog Railway or Incline. All utilities worked well. It was hard to get satellite coverage due to the trees. The place is immaculately clean. The laundry is also very clean and plenty of washers/dryers ($1.50 each I think?). They have a gate that goes out of the park right into a city park. Great for walking the dogs. The sites are all gravel and some had a patio. We will stay here again if we are in the area. The rate is a weekly rate. Think the nightly rate was $45. We camped at Pikes Peak RV Park in a Fifth Wheel.

Savelli's Italian Restaurant is almost directly across the street and they had very good pizza, and Sahara was in downton Manitou and had very good Mediterranean food.

We picked Pikes Peak RV Park based on other reviews...boy, was it a great choice. A small Mom&Pop type park. The owners great every arrival, helped us park, and a Workamper hooked up our utilities. We went in later to pay once we were settled...who offers that type of hospitality any more? Restroom, showers and laundry were IMMACULATE! Grounds were groomed daily and our site was level gravel. All the staff were helpful and engaging. The owners make this park heads above all others, and helped us during unseasonable cold & snow. Park doesn't offer CATV or WiFi, but the convenience to town and all area attraction made this a perfect choice. A small dog park with supplies is at the front. The owner was helpful recommending attractions to visit (and ones to avoid) and gave great dinner out advice. Definitely recommend and will stay here again. We camped at Pikes Peak RV Park in a Travel Trailer.

Sevellis across the street is great Italian. Edelweiss on Ramona has great German food. Manitou Cliff Dwellings are not original content, so if you're seeking authentic ruins, pass on this. Royal Gorge railway is great trip.

The park is in a beautiful setting, a little bit of wilderness right in town. Everything was clean, quiet and well maintained. The laundry room boasted a small library. There was even expert help in parking our trailer. We camped at Pikes Peak RV Park in a Travel Trailer.

Wonderful friendly little Rv park in the center of everything in Manitou Springs but still quiet and beautiful. Very friendly owners. Nice creek through property and walking trail to city park with pond and ducks. Lots of ammenities like book exchange, free movies to borrow, gift shop, laundry room. Knowledgeable staff and next to visitor info center. We camped at Pikes Peak RV Park in a Travel Trailer.

Definitely visit the tourist center nearby for a map of the mineral springs. Lots of cute shops and many places to eat within walking distance. Really pretty area and fun town to visit. Go in October for the Coffin Races and parade!

Stayed at this small but cozy park for 7 days. The park staff were very helpful in backing us in. We were instructed to set up before registering. Checking in was easy although we were given a sheet with instructions on evacuating in the event of a flash flood - we would have to move immediately to a nearby school that would not accept RV's (?) or a Wal-Mart 8 miles away that accepts RV's. Our site backed up to the creek. That night it barely rained however we kept our eye on the creek level.

There were no park activities - socializing between RV'er was good but that rating is most often predicated on your willingness to reach out and initiate. The office has minimal RV supplies and no groceries - no cable or Wi-Fi - use Subway, McDonalds or Starbucks. There is a Subway, a liquor store and pizzeria within easy walking distance. The free shuttle into Manitou Springs (MS) stops right at the park entrance. We took the shuttle up the hill into downtown and walked downhill through all the shops back to the park - easy walk. Restrooms and showers are clean although showers are small - park water pressure very low.

We took a great jeep tour of Garden of the Gods and MS. In MS the tour guide (she) showed us a row of houses that the river flows UNDER through a channel about 6 feet deep. She said there was a torrential rain the year after a massive forest fire 3 years ago west of town and the river rose 8 feet in 5 minutes as there was no vegetation to hold the water. She said it surprised everyone in town as it was barely raining in MS (yikes!).

When we were breaking down camp we noticed one of our tires was low on air. The park had an air compressor that we wheeled over to our site and resolve that problem. Park employees were friendly, helpful and available. Sites are dirt and gravel and fairly level - very close to main road - some noisy. In spite of flood warning we would stay here again because of the close proximity to activities. We stayed in a 22 foot trav. We camped at Pikes Peak RV Park in a Travel Trailer.

Lots to do - Garden of the Gods, the COG railway up Pikes Peak, hiking trails, shopping, fishing, scenery, a zoo and Colorado Springs. Air Force Academy closed to public - no tours. Check out the 110 year old Broadmoor Hotel - free valet parking for day visitors - it is the nicest hotel we have ever seen - the very rich and famous stay here - the grounds are amazing - went to take a look - stayed for 3 hours walking the grounds and ate lunch - historic and architectural tours available.
