What a great find and unexpected in this small little farming community. VERY relaxing and quite, adults only . Beautiful RV park. We camped at Uncompahgre River RV Park (55+ park) in a Motorhome.

I do not give "10's" but this one is close. What a gem! Gravel roads but cement parking sites with a large cement patio too. Is very clean operation with trees all over the place. Very spacious sites with mowed grass between the sites. Bath and showers were both spotless. Staff was as perfect as they come. Not only would I stay here again, but rather I would seek it out. We camped at Uncompahgre River RV Park (55+ park) in a Motorhome.

Tips for other Campers:

Black Canyon Of The Gunnison National Park is close by and recommend taking the trip to the less traveled North Rim. Gravel roads but it is well worth it since the views are better and one can lean over the safety railings and look straight down. My advice - spend a couple of days and see both sides. Regardless of Rim choice, sunlight makes all the difference - noon time and the sun illuminates the bottoms of the canyon while sunset brings out different colors and shadows.

Our second stay here, 15 nights this time. A great quiet location with very good utilities. As mentioned, the cable is a bit fuzzy but it is a very good lineup with HBO included. We had a nice shaded back in site on a concrete slab and did not need AC for most of our August stay. People here get a solid 10. The value is a bit off as they have gone up quite a bit since our first stay. Overall a great place to spend some time. We camped at Uncompahgre River RV Park (55+ park) in a Motorhome.

We parked our trailer in the overflow area. Beautiful campground with flowers, lots of tall trees - extremely well maintained. Lots of lovely green grass. The laundry room is exceptionally clean with 6 washers and 6 dryers. We camped at Uncompahgre River RV Park (55+ park) in a Motorhome.

This campground is beautiful. Expected some trailers, etc., but was surprised to find a shady, grassy campground with long pull-thrus on concrete pads. They had happy hour outside the clubhouse and invited us to join. Everyone was very friendly and helpful. Several full-timers were there for the summer, all with immaculate sites.
The owners obviously care a lot about this park and work hard to keep it beautiful. Wish we could stay longer than the 2 nights we have. Highly recommend. We camped at Uncompahgre River RV Park (55+ park) in a Motorhome.

Beautifully landscaped clean park with mature trees. Spacious concrete pads. Would have given a 10 rating but no picnic table or fire ring. Very friendly/helpful staff. Good Verizon and Wifi reception. No Direc Tv reception due to trees on our site. Cable available, ours was a snowy reception, not sure if a park issue or our issue. We camped at Uncompahgre River RV Park (55+ park) in a Motorhome.

The rate reflects the monthly rate. We have stayed here many times while visiting relatives in the area. This park is buried back in the small town of Olathe and is quiet. Long pull thrus and beautiful landscaping make it an easy place to land for a while. The owners have worked diligently to bring this park up to its full potential. The individual bathrooms with showers and the laundry are always immaculate, something not often seen in the camping realm. Many folks come and stay the whole summer and enjoy the peacefulness. This park is convenient to shopping in both Delta and Montrose. Enjoy cherries in July, early August is Sweet Corn Festival in Olathe, and Palisade Peaches come shortly after.

Make sure if this is your first visit to the area to plan time for day trips to Grand Mesa, Ouray, Black Canyon of the Gunnison, and McClure Pass to Redstone, Glenwood Springs, and Aspen. It's beautiful country and lots of recreation in the area.

The park is well off the highway, exceptionally clean and well kept, with numerous flower beds and mature trees. We did have to back into our pull-through site, possibly because one of the long term residents was blocking access to pull-through. Our site was long and level, with a concrete pad for the RV and a concrete patio. There was plenty of room to park the toad, just not behind the RV. Utilities were fine, with notable wifi speed and strength. We had good AT&T coverage and a clear satellite view. There appeared to be only 2 transients while we were there, but the long term folk seemed friendly enough. On the less good side, it did seem a little expensive for a small town park. Maybe that's why it wasn't full. There is a large area in the unused section of the park that we used to run our dogs, and no one complained. All in all, it's a good place, and we had a good stay. We camped at Uncompahgre River RV Park (55+ park) in a Motorhome.

$30 is a blended rate. One night at $20 (PA) and one night at the full $40. This is one of the nicest parks we saw this Summer. Well managed and well maintained. Site was a concrete paved FHU pull-through. Dead level.
Wi-Fi and cable were rock solid

We will visit here again. We camped at Uncompahgre River RV Park (55+ park) in a Fifth Wheel.

Great rv park to use as a base to visit Black Canyon (both sides), Telluride, Ouray and Silverton. Concrete slabs for site with lots of grass and trees at each site. We backed up to the pond and it was nice to hear the water running at the waterwheel. No picnic tables so bring something with you. Showers and toilets are single rooms and are among the cleanest I have seen in any rv park. Laundry room also very clean with a good number of washers and dryers. Owners, staff and other guests very friendly. We were able to enjoy the Olathe sweet corn while there and it is some of the best we ever had. We camped at Uncompahgre River RV Park (55+ park) in a Motorhome.

Very quiet, lovely campground set way back from the highway. Sort of two campground in one - the front part was nicely shaded with well kept grass, concrete pads for rig and gravel for the toad. And the back part (perhaps just under development?) - minimal shade, gravel access road, concrete pads for rig, some vegetation, but not at all as nice as the front part. Reasonable asphalt access roads. Sites are mostly level with concrete pad for rig, concrete patio, gravel parking area for toad, surrounding by grass and lots of large trees. No highway noise, but you can hear the train when it comes through (only 4 trains in a two week period). Power ok (with occasional A/C loading), water pressure good (60psi), sewer ok but we did have to use an extension. Wifi was very good for a campground - good signal strength and mostly good data rates. Did not have occasion to try the Verizon data service. Satellite access is problematic unless you have a portable dish. No recycling on site, but there is full recycling at the transfer station in Montrose. We will definitely stay here again. Price reflects weekly rate. Clean & relatively quiet (some agricultural noise). Concrete pads have been broken & buckled by nearby shade trees. No picnic tables and Internet is overloaded. The main problem with this park isn't the park itself; it's the clientele that it attracts: people who are BETTER than the rest of us and complain to management about the most petty of things if you aren't "one of them." Unfortunately, management accommodates those petty complaints, making your stay somewhat miserable. We camped at Uncompahgre River RV Park (55+ park) in a Motorhome.

Ditto what others have said. You have to have faith; don't give up this place as you travel through town. The downtown area is old and there is a trailer park full of old trailers just after you turn onto Church Street. The wait is worth it; it is one of the most pleasant RV parks I have stayed at. I saw no trailers that appeared to be permanent, but several people I talked to were here of the season/summer. They serve coffee in the morning and host happy hour in the afternoon (BYOB). We camped at Uncompahgre River RV Park (55+ park) in a Travel Trailer.

We have stayed at this park about the same time for the last two years. It is one of the best kept secrets of RV parks in the Montrose/ Delta area. The management is great. The park is spacious with lots of room between sites. The sites have concrete pads for parking and patio areas with grass between sites. The bathrooms and showers are immaculate. Wi-Fi and cable TV worked excellent. There is a happy hour (BYOB and munchies to share) in the evenings and group coffee in the mornings. We will stay here again and again! Cottonwood, Mountain View and Garrett wineries are close by. The Rocking W Dairy is a great place for local dairy products. Fishing on the Gunnison and North Fork of the Gunnison rivers is very good. The Olathe sweet corn festival is fun in August.

Nicest park in 48 states. Concrete pads and patio, nice wide grassed area between spaces and the cleanest laundry I've seen. Nice walking track, pond, asphalt roadway throughout. They like animals and don't mind you washing your RV. Good wifi.

We stayed a month and hated to leave, knowing we wouldn't find that quality again. $550. Per month. We camped at Uncompahgre River RV Park (55+ park) in a Motorhome.

Grand junction is 50 miles with a great downtown. Great scenic drives. Olathe sweet sweet corn was being harvested. Follow a truck down 348 to where they are harvesting. Amazing harvester. Drive into Escalante canyon and to Crawford and needle rock. Antique shops along 65 and 92. Walmart 10 miles either way. Mennonites run 'the pantry' going into delta with good deli meat and bread.
