We stayed in this park for 2 months and did enjoy our time there. There were some negative items, but will start with the positive. The creek was close by and a walking/biking trail close. The grass was maintained by the park and it was well shaded with mature trees. Shopping for anything you need is close by. The negatives: close to a busy highway, but that didn't bother us. Try to get a site away from the highway if you can. There were problems with sewer at times, but management promptly took care of that. The Denver area is extremely hard to find places to stay and so this was the best we found. Would stay again. People very friendly in the park. Price reflects monthly rate. Wi-Fi only available in the office. - happy travelers
Jun 2013 - $35.00
I stayed here for over a month. At first glance, this place looks shabby, and it has an inconvenient entrance/exit, but once you're there, you start to see it's actually a pretty decent place to stay. It's 20 min to downtown, about 45 min to Red Rocks and it butts up to Denver's amazing run/bike trail. - riding_on_air
Jul 2012 - $38.00
This is a former mobile home park. The park has lots of shade and level concrete pads to park on. The location is nice because it is next to the creek. However, the grounds could use some updating. I don't think anything has been updated here since it was first constructed 60 years ago. Price seemed a bit steep at $38. We were charged for four people even though we had only two adults and two children under two years old. Good Denver metro area location. Most people staying in the park are long-term residents. - je23dr13

Stayed here a couple times in last couple of years to visit family and take care of personal business ( we're full timers). Recently they changed their length of stay policy. Nothing available for stays a month or less, they prefer long term 4 months or more. But who knows office could change their mind again. Management is hard to understand sometimes! - oncemore
Aug 2017 - $50.00
Only game in town! We have stayed here several times and we will most likely continue. It is the best place to stay when visiting Denver. Really a mobile home community with a few RV spots. They put us in a really tight one this time and I had to crawl under the motor home to hook up the sewer. Big speed bumps! - krj89
Jul 2017 - $43.00
Emailed from their website about 2 weeks in advance (on a Saturday) and got a response on Monday. We were told in advance what space we'd have, and because we were staying not too far away, we rode our motorcycle down to check it out. Once we arrived, we got set up in our space and stayed for two weeks. The management was very pleasant and helpful. The park is tidy, with a clean shower/bathroom/laundry building. The location just south of Hampden is easy to get to, and even though it's close to that fairly busy highway, we weren't bothered by noise at all. We hope they have space for us to stay again when we're in town to visit family. We felt completely safe here, and people who live here were very friendly. - Denise and Glenn

The park was very clean. The RV pull ins and surrounding area was clean and excellent. There was plenty of room between campsites. - sam bren
Nov 2017 - $24.00
Seems like a good deal at first (only $24 a night) but then they want to charge a day use for each vehicle or RV coming into the park. It is $8 per day per vehicle. (Motorhome and toad $16 a day. Fifth wheel and truck $8) We ended up buying annual Colorado passes for both vehicles since we were there 2 weeks. We have a 37 ft fifth wheel, and I believe we would have fit in any of the sites. They are all nice and long. Except for the A loop which seems more cramped. D loop is full hook up. C loop has nice views, but no sewer. Restrooms and laundry very nice. Keep in mind the brilliant state park system does not let you check in, or change sites until after 1pm. There will be a line forming at 1pm. An overflow lot is available if you get there early. Although the park is in town, allow 10 minutes to drive in/out of the park, its huge. - cherrytree
Oct 2017 - $28.00
First, the nightly rate does not include the daily park fee of $8 per day. This is one great park. It is immense and has lots of things to do such as hiking, biking, boating and even hot air ballooning (need to bring your own). Roads into and out of the park are very good and the roads inside the park are excellent. I would suggest that you review the park map as there are two entrances to the park and distances to the campgrounds vary. Also depending where you want to go outside the park will determine which park entrance you will want to use, so study up a little before going. The campground has 197 sites located in 4 loops. Of those 197 sites 146 have full hookups. Loops A and B have full hookup sites mixed in with water and electric sites. Loop C is electric only and Loop D, I believe the newest, is all full hookups with probably the largest sites. We choose Loop A to have full hookups and a water view. It was a pull through site with excellent hookups on a asphalt surface and a very nice concrete pad with picnic table and fire pit with grill facing the lake and nice trees and native grasses. All hook ups worked well and were nicely placed near mid trailer. Our Verizon hot spot worked well here and there were plenty of OTA TV channels to view. The only minor problem was at checkin where the line was quite long and only one very nice and efficient lady was handling all the arrivals. My hat off to her as she did not get flustered and handled everybody with a smile and in a very professional manor even though she was swamped. The park is a great location if you plan on seeing the so many places and things that the area has to offer. This will be our base location when we visit the Denver area again. - WOLFTRACKS

Stayed here in February, campground was full! Very nice, new facilities. Beware, restrooms are only open from 7 am to 8 pm during the winter. Lots of open space and hiking trails. Saw four coyotes and a bald eagle on our second day, which is kind of weird in an area surrounded by freeways. Make sure you ask for the WiFi password when you enter at the gate. - daveRTHayduke

Beautiful park with kayaking, hiking, swimming, and nearby average for dogs to roam. Had a fantastic time here. Will be back. - Trailseeker
Aug 2017 - $31.00
A very nice urban campground. Decent asphalt access roads, a bit tight around the gatehouse for big rigs. Level, paved sites are generally widely spaced surrounded by low vegetation, grass, some trees. Some sites with lots of shade some with none. Level concrete pads, gravel patios, fire pit/barbie, picnic table. Miles of road bike trails within the park connecting to more miles outside the park. Around 1.5m walk to light rail station with frequent service to downtown. Power ok even under heavy load, water ok, sewer ok. Campground wifi good signal with mostly decent speeds. Verizon 2-3 bars with moderate to sluggish speed, TMobile was 4 bars with decent speed. Satellite access is site dependent. No recycle on site. We will stay here again. - SeaLandSkyPhoto

This park is truly a hidden gem! We never expected to have a campground in the city where you can't even see the city. This is a huge city park with lots and lots to do in it. They have horses, boat rentals, beach, lots of trails and biking. Electric only sites. Good cell coverage. The sites are HUGE. Easy to get to from C-470 There is a little noise from the C-470 traffic, but we didn't notice it inside. No shade. We would definitely stay here again. - jacknpeg
Jul 2017 - $25.00
Our site was very spacious and level. The road is paved and well maintained. It is an easy ride into Denver. 2600 acres just outside a big city -- great combination. The down side is if you have dogs, which we do. There isn't really any grass; it is brush, which is cut back for the sites. My dogs didn't like walking on it. There is also some foxtail around, which can be dangerous for a dog if it gets in its eye or nose, so you have to be careful. Still, it's a terrific value and we would definitely return. - Dapper

One of the best FamCamps I've had the pleasure of using. This is attested to by the long lead time for reservations. You can not reserve more than 30 days in advance, wait to 29 or 28 and you likely won't get in.
The campground and spaces are spacious, clean and for a Military Base very quiet. Many pull through and back in sites, first come first served so arrive early on your reserved date to get the best sites. Most sites have sloped entrance / exit, but the pads are flat & level.
They have a long term issue with water in the campground so the normal $24 rate was reduced to $10. - OpaS

Whilst not good, this was not the worst we have stayed in! You stay here due to the proximity to the city centre (7 miles) as there are no other parks around. We have friends who live 5 miles away so this was a very convenient location. VERY basic sites - water, electric, sewer. Our site was fairly wide pull-thru on a dirt surface. The people we dealt with were very nice and accommodating (had to get rid of wasps in power box!) NO wi-fi, NO cable but there are plenty of channels. $3 per wash!!! 25c per 5 mins for dryer! We stayed at the back end of the park where it was quite quiet even tho the light rail runs nearby. Reading other reviews, I think this park has been 'cleaned up' a lot with respect to permanents/security etc. Would stay here again if unable to get into State Park, (but just for convenience). - OzFrosty
Jul 2017 - $60.00
Worse experience with a campground yet. Came to work a job, I was told $320 over the phone, drove 1200 miles and when I arrived was told $400 a week, almost 1600 a month. Bathrooms and showers run down and nasty. No pool. No WiFi. No phone service. 3 sewer hook ups at every spot, none that fit normal camper hook up so sewer runs all over the ground and camper or 5 ft apart. Trashy park. Stayed 2 nights and decided to leave, couldn't have paid me enough to stay, she also refused to refund the money for remaining 5 nights even though we didn't stay. - DJN

Easy highway access if you need a place to stay in Denver area. We had a 50 amp electric and water asphalt back-in site. Sites 8 - 12 are angled the wrong way for a driver's side back in and not that long. Sites 1 - 7 are straight back-ins and much longer sites. Sites would be cramped if all were full. Turn around dump station at end of road. Nice walking/bike path. The restrooms were the highlight - very clean and brightly lit and the showers were coded private stalls, very clean, warm, well-lit and hot water. - Our Rolling Home
Sep 2017 - $40.00
Okay, so this is NOT a resort, but more of place that you stay for a couple of days or less. For that, I HIGHLY recommend it. Also, this in one of the FEW decent places in the Denver area that allow RV older than 15 years!! We paid $40 a night for full hook-up; we only use electric though. Pros: 1.) Staff was excellent and super friendly. 2.) They only have one bathhouse, but the grounds are small so really no more are needed. 3.) The individual showers inside the bathroom areas have a code-entry for extra security. 4.) The bathhouse was always clean. 5.) They have a BRAND NEW playground that is rather large. 6.) They have a large, covered pavilion with picnic tables. Cons: 1.) They did not have a pull-through available, however it probably could have happened if I would have made prior arrangements; I just called right before heading over there. 2.) I had to leave my car dolly in a gravel parking lot on the grounds -- not in sight from my rv. No issues occurred, but I did not feel safe about it. 3.) Small check-in shack/shed that makes guests have to stand in the elements; although the attendant did invite us in to do the paperwork since it was raining. - NamasteNancy
Sep 2017 - $30.00
We found a spot in this RV park for a week-end without much notice, which was lucky. It's in the Denver metro area with close access to attractions in addition to events going on at the fairgrounds. The sites are close together and mostly in a big gravel parking lot. There are some shaded tent sites along the edge. Our site was close enough to our neighbors that they couldn't extend their awnings without hitting our slide, and we couldn't extend our awning all the way on the other side without hitting that neighbor. The only bathroom was near the entrance, so it was a few minutes walk away. The bathroom and shower were very clean and well-maintained. There was a portable john in the campground. Adjacent to the campground was a beautiful green area with a playground and picnic shelter. It was great for exercising our dog! We would stay here again for an urban experience. - Eldereaglewatchers

Aug 2006 - $31.00
I cannot believe this place. We reserved it because it is billed as the only RV Park in the city of Denver. We wanted to be close to downtown, so visit the mint, and museums. Although the park itself is reasonably clean, the neighborhood is horrible. I felt like I was staying in an inner city ghetto. Its on a major street, sirens constantly all night, and hookers walking the park! They actually knocked on our door and offered, well, you can figure that out! We didn't have a car, and when we walked a few blocks to a liquor store, we were approached by someone offering to sell us marijuana, and by a beggar. We had breakfast one morning at a nearby restaurant, where we met a local cop. From her, I learned that the owner of the RV Park also owns the run down, seedy motels and trailer houses surrounding it, and is uncooperative with law enforcement. Her comment was, "Why in the world is someone like you, staying at that dump?" Absolutely avoid this place at all costs. - Mallory

Good news: Close to Hyland Hill's Waterworld. Bad news: More squatters than RV'ers. Make sure you lock everything as it sounded like the police were busy enough in this area. - dpthdiver

This park is conveniently located to Denver area attractions/services; well laid out (with one exception below) and well maintained. Office is adequately staffed. 50A electrical services is clean and consistent; water pressure ~55psi. Cable service was disappointing (analog) - better to use OTA. Internet signal was strong (multiple Ubiquity APs), but throughput was slow and sometimes timed-out. Propane onsite is convenient, but expensive. Originally placed in site M10 (back-in on cul-de-sac). Barely long enough for 39'8" 5er. Tow Vehicle parked perpendicular and encroached on drive. Asphalt pad was a little uneven, but adequate. Asked to extend stay and was required to move sites. Evidently no back-ins available, so forced to upgrade to pull-thru (+$10/day). Scraped bottom exiting cul-de-sac that needs to be re-graded. Definitely do not recommend cul-de-sac sites M6-M13. J8 is level, concrete pad with just enough room for Tow Vehicle and coach. Observed several unoccupied back-in sites that seemed long enough (including M10!!) for the balance of our stay. We asked about this at check out and were effectively ignored, which along with high price, is the reason for Poor (4) rating. We will look for alternative parks when returning to the area later this year. - Ty Webb
Oct 2017 - $63.00
We were visiting friends in Golden, so this park was very convenient. Packed in like sardines, but enough room to get your rig in and out. The water main broke during our stay, but no discount for the issue. - Travelin' partners
Sep 2017 - $62.00
Overall this is one of the better campgrounds in the area. They keep it pretty, offer good service and work on greenery and amenities. I would have liked to see a little more space between sites with a private area for each RV. Being one of the fancier parks also means it's jam packed. In our 10 days there we never saw a site sit empty for more than ½ a day, so if you're coming in the summer, book ahead. Being busy also means it a bit on the noisy side and you do hear traffic on Hwy 6 which runs right in front. Location is decent as far as exploring the area. You're close to town, Denver and the parks. There's only one hike on-site which requires bush-whacking across the field behind the storage facility (gets you to Hogsback), but otherwise you're close to many hikes in nearby William F Hayden Park and other areas in Golden. Overall a very decent "city" RV park, but if we come back we'll probably try to find something . Dog walk area is terrible, just a drainage ditch or hillside with long weeds. Rv Site was broken making it very hard to level. - newbies2016
