Nice campground. Room enough for camper and tow vehicle, and a parking pad for another vehicle, but sites are a bit close back to back. Pool bar was great, office/store very clean. Beach needs some work, hopefully that will occur in the future as place is only a few years old. Will definitely return. We camped at Massey's Landing in a Travel Trailer.

Third year in a row camping at Massey's with our camping group. Truly ig is a camping resort and not just a campground. Sites are gravel with a mix of grass and sand/dirt. Site had no shade which made it easy to get satellite signal, however park cable is sufficient. Was a bit disappointed to find out that they no longer had bands at the pool, which we really enjoyed the first 2 times we camped there. Pool was nice the first half of our trip however the pumps were not working properly the later half and the pool got very cloudy. We camped at Massey's Landing in a Motorhome.

Place is brand new. I loved it and my wife and two younger kids did also. The older boy wasn't very impressed with the pool. Swim up pool bar for the adults and they've opened a Tiki bar on the beach since our last stay. The older boy has gotten into fishing since our last stay and I think that will keep him busy this year. This is in my top three favorites. We camped at Massey's Landing in a Travel Trailer.

Nice large park especially for kids on Indian River Bay with sandy beach and nice pool. About 30-60 minute drive to ocean beaches. Large paved parking area to stage rigs while checking in. Security gate access to camping areas. Roads are wide asphalt allowing easy backing to sites. Sites have level gravel pads and adjacent gravel area to park tow. Sites are sand/grass but spacious with room for picnic table and fire ring. Most put down outdoor carpet/tarps. They pick up trash at your site. Deluxe sites have paved pads for RV and tow and also grill stand. There is no shade so no issue with satellite access. There are several snack grille restaurants in park. Many rent available golf carts. Only issues were price is very high and wifi set up/capability is poor and does not allow streaming video movies. We camped at Massey's Landing in a Motorhome.

This was our second time visiting Masseys Landing. I'm now confident about my first feelings...someone who never camped in an RV laid out the grounds. Tow vehicle parking on your right is a waste of time and difficult to maneuver when your main roads are not wide enough. We stayed in their "Cove" section, they should all be pull thrus. Not enough room to move anything bigger than 34'. They're on the water and that is great, but face it - grass is not growing. Please pave the sites or use the gravel better. Trees parked at the edge of sites between the tow vehicle spot and the site makes it even worse. Does anyone in management realize that a park designed three years ago should pay attention to modern RVs - they're getting bigger not smaller. Not enough staff to handle their guests, how about some kind of centralized pavilion or sitting area on both sides of the park so random people can get out of the weather when weather is present. Yes, we all know they cant guarantee weather, but why only have the office as a dry spot. They close everything at 8pm? Heated pool and bar close at 8pm-really? Don't give away beach bags, keep your amenities available. I think they have tremendous potential if they figure it out - great area and setting, they just cant hit the curve. Disappointed twice...too bad, good ideas but bad execution. We camped at Massey's Landing in a Fifth Wheel.

This is our fourth time at Massey's Landing and we have never had an issue. We stayed in site 215 of the Landing Club where there is ample space between units. They have a separate parking space for your vehicle which is nice. Site was paved and level. Staff is extremely friendly. We camped at Massey's Landing in a Fifth Wheel.

New park with very clean facilities. Employees are working on maintaining the grounds and going around the park all day long. Great location on the bay. We stayed in one of the Lagoon sites, we were able to launch our kayak right from our site which was priceless. Can launch from most of the sites if you are agile. Great calm waters for fishing, kayaking, stand up paddle boarding, etc. Cute little pier for crabbing. A very small beach area but also a separate dog beach which is unique. A few options for beverages and food which is nice in a larger campground such as this. The restrooms/bathhouses were spotless and new. The sites were a decent size with a picnic table and fire ring on each. The only issue we had is we weren't able to reach the sewer hook up while parked. We had to back it up at an awkward angle in order to dump before we left. Very dog friendly, a smaller sandy fenced in dog park. A nice spacious and somewhat shaded dog walk area. Great for kids with the heated pool. We were able to comfortably swim in the end of April even though it was only in the 60's-70's. Neat little pool bar as well. Gas station, liquor store, and grocery store within 10 minutes. Ocean City, MD is about an hour away, Rehoboth/Bethany/Dewey beach also within an hour. Strong Wi-Fi. Accommodating and friendly staff. We camped at Massey's Landing in a Fifth Wheel.

This is a relatively new resort on a spit of land jutting into Delaware Bay. We stayed here at discounted rate ($40!) due to participation in owner's rally with 120 rigs (which the CG accommodated extremely well). It does live up to "resort" tag, with two large separate camping areas with gated entry, wide, easy-to-navigate paved interior roads, full hook-ups, playground, dog park, sandy beach (including a separate one for dogs!), a pool with pool bar, golf cart rentals, boat launches, small café and beer/wine store, extremely well stocked camp store and very attentive staff. Grounds are very well maintained, and almost all sites we saw were level (there are some exceptions though). Sites are either paved or packed gravel/sand depending on the loop you are in. The sites also had cable TV hookups with wide variety of channels, and easily the best WiFi we have ever had in a campground, with poles/routers spread generously around the campground. Very nice bathroom/shower and laundry facilities, although for some reason there was barely any hot water in them. One drawback of the location and new campground: absolutely no shade, and the winds during storms coming in off the bay can be pretty bad. For a resort, the sites are decently spaced, with a separate parking spot provided on curb side of RV to help define your little patch of "yard" Picnic tables and fire ring are provided. Don't know if an exception was made for our large rally, but it was nice that between time we made reservations and time we stayed, they lifted their dog breed restrictions that were listed on their website. While grocery stores and gas/diesel are not far away, other area attractions like shore towns and an array of great local craft breweries are a good distance away. The normal Fall season prices of $75-$110 are a bit too high for me to plan a return trip at this time of year however, unless it was for another discounted rally price. We camped at Massey's Landing in a Fifth Wheel.

We stayed as part of the Grand Design Rally group. All utilities worked well. Wi Fi was very strong for us. Park was very clean. A lot to do including heated pool with swim up bar, beach, restaurant, tiki bar, shuttles to areas attractions, and fishing/crabbing pier. Staff was very accommodating, especially the lady at in check in. She worked hard to help us reserve a nice site for next year. We camped at Massey's Landing in a Travel Trailer.

We came to Massey's on opening weekend last year, alot was not finished so we were anxious to see the changes. It is really beautiful. Sites are large with a separate place for your tow vehicle. Staff is very friendly and accommodating. Large store, delicious ice cream. Large well stocked liquor store. Pool area with adult swim bar, did not use, too cool, but very nice. Great restaurant on the beach area with large bar, great views, cornhole. Nice outside tables. Really came out nice.

Only reason I did not give a 10 is location for me, not their fault. The beach is more like on a bay, sand is very dry and while the views are beautiful you're not feeling/smelling ocean breezes, its too far from the Ocean.

Shuttle/drive to Rehoboth 45min to an hour due to traffic. We come from Maryland and its the same distance to another great RV resort where I can get my ocean fix. Would definitely return to Massey's but not for my annual "beach" RV vacation. We camped at Massey's Landing in a Motorhome.

The good: Nice location on Rehoboth Bay. There's a boat launch for kayaks, canoes and small row boats. Anything larger and you need to launch down the street. Well stocked liquor store on site with not bad pricing. Nice pool with swim up bar that gets crowded in the afternoon. The bad: You're on the western side of Rehoboth Bay. It takes 35-40 minutes to get to Rehoboth or any of the beaches. We arrived on a Tuesday and the park was 2/3rds full. Very quiet Tuesday and Wednesday nights. Thursday the park filled up to capacity. Not so quiet that night. 12am and small children were still running around thru sites screaming and several people were riding their golf carts around with music blasting. Quiet hours we're supposed to start at 11pm. We stayed in the outside loop in the lagoon deck which wasn't bad. The inside loops flooded after heavy rains and stayed flooded for sometime. Hopefully they regrade them in the off season. We camped at Massey's Landing in a Motorhome.

Very large, wide open park. Inches above sea level, with sand soil, so I don't expect it to be ever well treed in the future. But, very nice bush, shrub and flower plantings maintained well everywhere. Pull through sites are paved, separated by back in sites with gravel. They seem to try to leave every other site open to give more room to the occupied ones, unless demand requires they be used. Most sites are close - but ours was huge - room for two tents, and easily could have added 2 10x10 pop-ups too. Asphalt had room for 34' TT, Truck, and two cars! On a large bay, protected from the ocean by barrier islands. Full range of "resort" amenities - nice sand beach. Also a separated dedicated dog beach. Zero depth pool, with swim up bar. On weekends a DJ or live act blasting tunes at the pool. Lots of kid friendly activities. Golf carts for rent. Not needed to get around at all. Hard to walk dogs on roads due to carts, cars and bikes. Lots of "good behavior rules", but no enforcement. WiFi was pretty poor in our area. On site "to-go" restaurant, with delivery to your site. Tiki bar up and running, but not too heavily used. Desk clerks give priority to incoming/outgoing phone calls, so wait to check in can be long. We camped at Massey's Landing in a Travel Trailer.

Wifi was decent until lightning knocked it out. When calling, usually have to leave a voicemail for call back. $30 to checkout late on site is great. 40 minutes from Rehoboth Beach. No more pontoon boat rentals like last year:-( Pool bar drinks are actually kinda weak. Lots of biting horse flies. New beach restaurant/bar is great. $45 all you can eat crabs per person. Expensive compared to DE Seashore State Park. We camped at Massey's Landing in a Motorhome.

Last year we camped at The Resort at Masseys Landing just a few weeks after they opened; and we gave an honest review but said this place had some serious potential. Well I can now say they are living up to that potential! The campground sites have improved, the pool bar, store, package goods, Jackspot cafe did not disappoint. Staff was knowledgeable and always eager to assist, which is a huge improvement since the last time we camped there. We camped with a large group and I cannot recommend Marketing Manager more, she was absolutely amazing from pre-arrival planning to check in and all throughout our stay! She made us feel like we were part of the Massey Family and highly recommend contacting her if you plan on bringing a group to Massey's. We stayed in Site 71 - level gravel site with easy hookups (water is still a bit low for my liking) the extra parking pad for a toad, tow vehicle or golf cart is very nice to have. Bathhouse near our site was very nice and clean. Verizon signal was marginal to good. Wifi had some issues but for the most part worked. We plan on making Massey's a yearly stop for us and would recommend the same to you! We camped at Massey's Landing in a Motorhome.

Stayed at park while attending a FMCA chapter rally. Park is fairly new (two years). Well maintained and very clean. Site was gravel and level, only drawback was it was next to one of the shower buildings which killed the view on one side, and because of this it was a little tough to back into. The staff is great, and the free wifi is the best we have ever used averaging 9.35 Mbps everyday. Cable had over 40 channels. Campground has everything you may need. Golf cart and bike rentals, private beach, kayaks, pool restaurant that delivers to site, good store, and dog friendly. Definitely will return if we are ever back in the area. We camped at Massey's Landing in a Motorhome.
