We stayed as part of the Grand Design Rally group. All utilities worked well. Wi Fi was very strong for us. Park was very clean. A lot to do including heated pool with swim up bar, beach, restaurant, tiki bar, shuttles to areas attractions, and fishing/crabbing pier. Staff was very accommodating, especially the lady at in check in. She worked hard to help us reserve a nice site for next year. We camped at Massey's Landing in a Travel Trailer.

This is a relatively new resort on a spit of land jutting into Delaware Bay. We stayed here at discounted rate ($40!) due to participation in owner's rally with 120 rigs (which the CG accommodated extremely well). It does live up to "resort" tag, with two large separate camping areas with gated entry, wide, easy-to-navigate paved interior roads, full hook-ups, playground, dog park, sandy beach (including a separate one for dogs!), a pool with pool bar, golf cart rentals, boat launches, small café and beer/wine store, extremely well stocked camp store and very attentive staff. Grounds are very well maintained, and almost all sites we saw were level (there are some exceptions though). Sites are either paved or packed gravel/sand depending on the loop you are in. The sites also had cable TV hookups with wide variety of channels, and easily the best WiFi we have ever had in a campground, with poles/routers spread generously around the campground. Very nice bathroom/shower and laundry facilities, although for some reason there was barely any hot water in them. One drawback of the location and new campground: absolutely no shade, and the winds during storms coming in off the bay can be pretty bad. For a resort, the sites are decently spaced, with a separate parking spot provided on curb side of RV to help define your little patch of "yard" Picnic tables and fire ring are provided. Don't know if an exception was made for our large rally, but it was nice that between time we made reservations and time we stayed, they lifted their dog breed restrictions that were listed on their website. While grocery stores and gas/diesel are not far away, other area attractions like shore towns and an array of great local craft breweries are a good distance away. The normal Fall season prices of $75-$110 are a bit too high for me to plan a return trip at this time of year however, unless it was for another discounted rally price. We camped at Massey's Landing in a Fifth Wheel.

We came to Massey's on opening weekend last year, alot was not finished so we were anxious to see the changes. It is really beautiful. Sites are large with a separate place for your tow vehicle. Staff is very friendly and accommodating. Large store, delicious ice cream. Large well stocked liquor store. Pool area with adult swim bar, did not use, too cool, but very nice. Great restaurant on the beach area with large bar, great views, cornhole. Nice outside tables. Really came out nice.

Only reason I did not give a 10 is location for me, not their fault. The beach is more like on a bay, sand is very dry and while the views are beautiful you're not feeling/smelling ocean breezes, its too far from the Ocean.

Shuttle/drive to Rehoboth 45min to an hour due to traffic. We come from Maryland and its the same distance to another great RV resort where I can get my ocean fix. Would definitely return to Massey's but not for my annual "beach" RV vacation. We camped at Massey's Landing in a Motorhome.

The good: Nice location on Rehoboth Bay. There's a boat launch for kayaks, canoes and small row boats. Anything larger and you need to launch down the street. Well stocked liquor store on site with not bad pricing. Nice pool with swim up bar that gets crowded in the afternoon. The bad: You're on the western side of Rehoboth Bay. It takes 35-40 minutes to get to Rehoboth or any of the beaches. We arrived on a Tuesday and the park was 2/3rds full. Very quiet Tuesday and Wednesday nights. Thursday the park filled up to capacity. Not so quiet that night. 12am and small children were still running around thru sites screaming and several people were riding their golf carts around with music blasting. Quiet hours we're supposed to start at 11pm. We stayed in the outside loop in the lagoon deck which wasn't bad. The inside loops flooded after heavy rains and stayed flooded for sometime. Hopefully they regrade them in the off season. We camped at Massey's Landing in a Motorhome.

Wifi was decent until lightning knocked it out. When calling, usually have to leave a voicemail for call back. $30 to checkout late on site is great. 40 minutes from Rehoboth Beach. No more pontoon boat rentals like last year:-( Pool bar drinks are actually kinda weak. Lots of biting horse flies. New beach restaurant/bar is great. $45 all you can eat crabs per person. Expensive compared to DE Seashore State Park. We camped at Massey's Landing in a Motorhome.

Very large, wide open park. Inches above sea level, with sand soil, so I don't expect it to be ever well treed in the future. But, very nice bush, shrub and flower plantings maintained well everywhere. Pull through sites are paved, separated by back in sites with gravel. They seem to try to leave every other site open to give more room to the occupied ones, unless demand requires they be used. Most sites are close - but ours was huge - room for two tents, and easily could have added 2 10x10 pop-ups too. Asphalt had room for 34' TT, Truck, and two cars! On a large bay, protected from the ocean by barrier islands. Full range of "resort" amenities - nice sand beach. Also a separated dedicated dog beach. Zero depth pool, with swim up bar. On weekends a DJ or live act blasting tunes at the pool. Lots of kid friendly activities. Golf carts for rent. Not needed to get around at all. Hard to walk dogs on roads due to carts, cars and bikes. Lots of "good behavior rules", but no enforcement. WiFi was pretty poor in our area. On site "to-go" restaurant, with delivery to your site. Tiki bar up and running, but not too heavily used. Desk clerks give priority to incoming/outgoing phone calls, so wait to check in can be long. We camped at Massey's Landing in a Travel Trailer.

Beautiful location. Everything clean, great staff, plenty to do, good food. New in 2016 and they are still adding more features. Sites are large and almost all of them are level. Great location for day trips or deep sea fishing. Small boat launch at the campground and a full size public boat launch right next door. Great for biking, walking, whatever else you want to do. Onsite snack bar (lots of choices on the menu), ice cream, splash bar, tiki bar on the beach (opening soon), beer and liquor sales. Great for kayaking (rentals available). Check in was fairly quick. Trees are still growing so much of the park doesn't have much shade, but there is always a nice breeze blowing off the bay. Can't wait to go back. We camped at Massey's Landing in a Motorhome.

About 45 minutes to Rehobeth Beach and Boardwalk. Traffic and parking in that area is limited. Massey's runs a shuttle bus on most days. Very convenient.

Spent 2 weeks here. this is their second year in business. Last year I gave them the benefit of the doubt as they were new. This year, the Tikki bar still is not operational. The pool bar was closed on a 90 degree plu day because either the lifeguard or bartenders didn't show up (depends on who you ask) The weekends are a disaster, the office closes early and the phone number for security goes to voice mail. Young kids ripping around on golf carts, cutting through sites and repeatedly almost hitting people. The place is ok during the week but AVOID IT during the weekend when the weekend warriors arrive. Waterfront sites not level, I almost had my rear tires off the ground and was still not level. I will NOT go back. We camped at Massey's Landing in a Motorhome.

Stayed at park while attending a FMCA chapter rally. Park is fairly new (two years). Well maintained and very clean. Site was gravel and level, only drawback was it was next to one of the shower buildings which killed the view on one side, and because of this it was a little tough to back into. The staff is great, and the free wifi is the best we have ever used averaging 9.35 Mbps everyday. Cable had over 40 channels. Campground has everything you may need. Golf cart and bike rentals, private beach, kayaks, pool restaurant that delivers to site, good store, and dog friendly. Definitely will return if we are ever back in the area. We camped at Massey's Landing in a Motorhome.

Last year we camped at The Resort at Masseys Landing just a few weeks after they opened; and we gave an honest review but said this place had some serious potential. Well I can now say they are living up to that potential! The campground sites have improved, the pool bar, store, package goods, Jackspot cafe did not disappoint. Staff was knowledgeable and always eager to assist, which is a huge improvement since the last time we camped there. We camped with a large group and I cannot recommend Marketing Manager more, she was absolutely amazing from pre-arrival planning to check in and all throughout our stay! She made us feel like we were part of the Massey Family and highly recommend contacting her if you plan on bringing a group to Massey's. We stayed in Site 71 - level gravel site with easy hookups (water is still a bit low for my liking) the extra parking pad for a toad, tow vehicle or golf cart is very nice to have. Bathhouse near our site was very nice and clean. Verizon signal was marginal to good. Wifi had some issues but for the most part worked. We plan on making Massey's a yearly stop for us and would recommend the same to you! We camped at Massey's Landing in a Motorhome.

This is a very large, modern and new RV park opened in 2016. It is located on a beautiful point of land in the Long Neck region of the back bay south of Rehoboth and Lewes. There are restaurants and stores nearby, in addition the Rehoboth shopping area is 30 minutes away off season. We stayed here in early May so the rate was reasonable and the place mostly empty. The park restaurants, bar, and even the store and ice cream parlor were closed early in the week (off season). The pool (heated) was open and is very modern and inviting. The bath house and laundry in the Landing Club area were modern and clean. Fire rings are provided and grills at some sites. Individual sites are very large, both deep and about twice as wide as a normal RV site and they provide a separate driveway for a second vehicle, great for fifth-wheelers and toads. Hookups are good and well situated if you back up all the way. Employees are generally helpful and friendly. Wifi was great (off season) and cable was OK (analog worked well, digital occasionally). One minor concerns. Yes, backing in is a bit tight since the spaces are almost perpendicular to the road but my wife negotiated it just fine after a bit of back-and-forth. One complaint. Why when we were parked at the extreme end of the park in an almost empty campground with quiet hours until 8 AM did someone feel the grass around my RV should be cut before 8 AM in the morning? Very irritating. We camped at Massey's Landing in a Fifth Wheel.

Fishing and Rehoboth are the main attractions but Lewes is a cute town with some nice shops. Henlopen State Park is great for hikes and even better for bikes. A museum that'll open soon is located next to one of the 16" guns taken from the Missouri (where Truman signed the treaty to end WWII).

This is still a new, developing RV Park. Grass is barely growing. Two dog parks, one fenced with mulch ground cover and one unfenced with sand. Building still going on but a pretty OK park. Just one thing that left a bad taste in my mouth ... there is one set of restrooms that has a code pad that you have to pay for as an upgrade. I'm told that in high season you have to wait to use the other restrooms but you can pay to share this one with less people. I saw no one use this restroom. Maybe if they opened this restroom as a regular restroom there wouldn't be so much pressure on the others. Sites are roomy with an extra gravel pad for tow vehicle. They are staggered which really helps it feel more roomy too. The Pool is awesome! But NO HOT-TUB!! In a Resort like this I'd expect to see a hot-tub. I think this will be a really nice, mature RV Resort in 3-4 years. We camped at Massey's Landing in a Motorhome.

Cape May-Lewes ferry is fun for a days outing. Really nice beaches and tons of Victorian homes! You can also canoe/kayak right from the campground but bring your own as they don't rent them.

We came for the Halloween festivities on Oct. 22. It was our first time here, and not our last! This was their first season. Everything was nice and clean, they had a nice pool area which has a swim up bar area (for adults only of course). Very dog friendly here. There is a dog play area and there is also a doggie beach so your dog can have a little swim. They have a kids beach also that is nice. All in all we had a nice time, could have been better if the weather was better, but that isn't anybody's fault. We camped at Massey's Landing in a Travel Trailer.

We came in Labor Day Weekend during TS Hermine. Staff was very friendly & kept us up to date on storm even sending an email prior to our arrival regarding safety precautions during the storm. Our stay was great. Staff very friendly. Campground is clean. Bathhouses & laundry facilities very clean. Sites are level & large with extra parking space. Love the private beach. Lots of activities for kids. Dog park is nice. Golf cart was in our site waiting & ready. This place looks like a resort not a campground. Pool is big & divided with adult only 1/2 with swim up bar. Our family loved it here. Will definitely return & recommend. We camped at Massey's Landing in a Travel Trailer.

We prepaid for express check in and that didn't work. We had reserved a golf cart which was supposed to be on our site and was not there. We went to get the cart and had to wait 20 minutes for a key. The next day a second cart showed up which we did not need. The layout of the park is terrible. The parking lot at the office is so down hill you cannot unhook your tow vehicle so you have to unhook on the road before backing in. For being a new campground the sites are not very level. The turn at the gate coming in is so sharp you must go around the block to access your site. We camped at Massey's Landing in a Motorhome.
