This place is a dump. When it rains everything is under water- little drainage- must use pumps to remove water. Grass sites that tires sink into when wet. They use planks & plywood to help get RVs in & out of sites. County dump just down the road, and the smell is unbearable at times. Wife complained of constant damp swamp smell and the water smells like swamp water. Many old old dingy permanent trailers. Paid $40/month for Internet and was constantly kicked off or very slow. This is a Snowbird park, with a few full time residents and fair amount of park models, but not a trailer park. Out of season it's a Ghost town. We stayed 1-1-15/ 3-1-15. 850.00 a month for 50 amp. Park is old and it shows. There is a full calendar for snowbirds in season but doesn't offer much outta season. Pool is small, laundry was broke more than functional. Bathhouse weren't nasty, but far from nice. Sites are all grass, fairly level. When it rains most of the sites will flood. Multiple units stuck trying leave if it rained the night before. Roadways are paved which is nice for walking, and there is a decent nature trail. Cops were called more than once for theft and drug sales. We started referring to it as the Sun and Shady. Also there is very little shade in the park. Must purchase WiFi, can't remember the price, but it did work with pretty good speed. Location isn't bad its in between Punta Gorda and Fort Myers. They do allow all Breed and Size dogs, which is rare for SW FL. - Mikele

We recently stayed at Sun-N-Shade RV Park in Punta Gorda for 15 nights while visiting my parents in a nearby modular home park. This is an older modular home park converted into an RV facility. The streets are extremely narrow and some of the sites are difficulty to navigate. There is no cable and WiFi is an additional, exorbitant charge. Our site was mostly grass and when it rained became a septic smelling swamp. On the good side, the staff and residents were friendly and helpful and they have availability for short-term parking during the prime season. No other sites were available for 100's of miles around. They also had a storage site available for our RV while we took a 7-day cruise before starting our stay. We will probably be back due to availability and close proximity to my parents. - ram14830

Always cleaning and does a great job, always doing yard work, and helping wherever they're needed, putting new siding on trailers or building something to make the park look better. Staff is very friendly and accommodating. The shower rooms were spotless and the cleaning lady spent 3 -4 hours a day on the 8 shower rooms. Events are over the top with a dance every Sat. night. We loved it. - Sunseekers RV Park

The owners/staff could not have been more accommodating. This is an old park and many of the spaces are now permanent, older trailers, but the owners keep them looking nice. Many of the lots are on the small side but the park is quiet so the closeness is not much of a problem.
Most of the residents are winter snowbirds who have been coming there for years. Everyone is very friendly.
This is a dog friendly park which has two large dog runs.
We had no occasion to use the bathroom since our motorhome is self contained. - K9 camper

Convenient location just a few miles off I-75. New cement patio at site. Office, pool, clubhouse, etc all like new and in beautiful condition. We actually stayed here for 2 months (feb and mar). It was our 2nd time there and have enjoyed both times. The amenities were good and the people very friendly. We have already booked to go back next year and stay the entire winter. We made some great friends there. Comcast is the only vendor for internet,TV, unless you have a satellite which we will have before next year. Very convenient to supermarkets, shops, restaurants and downtown. We stayed 10 weeks at Alligator Park (snowbirds). The nightly rate is $43.00 for transients but lower for longer stays. This is a nice, clean, well kept place. The full time residence are very friendly and there is a full social calendar. The location of the park is perfect., near to Port Charlotte, Ft. Myers and Cape Coral. We've stayed at Alligator Park a couple of times in 2017 and really like it. Well kept Park, nice level concrete sites, full hookups, a great heated pool and friendly staff and neighbors. It's a resident owned park with about half mobile homes and half RV lots. Pretty busy and hard to get in during winter season due to popular location. Our only negative on this park is the 90-degree angle slim sites combined with narrow roads makes backing into the sites a challenge. - GretasDad

A heated pool, a very good library, good internet in the library-otherwise, one has to pay for it. People in the office and in the park are very friendly. Allows pets on leash. We stayed one week and it was $495. I'm sure tax is in there but their system doesn't break it down. This is a lovely, well-managed, immaculate park. There are tons of activities with strong participation. It would be easy to make friends here. No wonder this is such a popular place. The check-in process was efficient and we were guided to our site. We enjoyed taking walks inside the park and I felt perfectly safe running outside the park on nearby streets/blvds. All hook-up's worked perfectly. The wifi was excellent. We could even stream Netflix. We had good signal for Verizon cell, Sprint Mifi (we didn't need it) and DirecTV. I can't comment on dog walking as we don't have a dog. We enjoyed our time at Raintree and would definitely consider staying again. We found this park because we had lost our reservation elsewhere and had no place to go or any recourse in the height of the season in February. Calling around, the office staff really tried to help us, even though they were full. A day later they called, and offered us an overflow site with 50/30 Amp and water but no sewer and we took it. After a couple of days they then offered us a site with full hook-ups and concrete pads etc. but we opted to stay on the overflow site, since it was nice, quiet, and surrounded with very nice neighbors. We felt very comfortable there, even without a sewer hook-up, and would recommend this park very highly. The owner and his son are genuine people who have very good competent office staff, and the facilities are very good throughout this park. We would definitely stay here again. - jmorgan54

What a lovely, activity filled park. The staff was great and very helpful and the residents were all very friendly too. The laundry facility was very clean and usually very busy. The swimming pool was heated and clean. Getting into and out of the park wasn't the easiest though as the HWY right next to it could be very busy depending on the time of the day. Dogs are welcome but have particular places they can and can't be walked. We had to leave the park altogether to walk our dog, which was along the very busy highway with nothing between you and the traffic except for a narrow bit of grass. However, cats can run freely within the park. Wifi was included but very limited. Cable television was also free with a deposit on a box which was returned upon return of the box. The park was very pretty and very well kept. We would stay again if dogs had a better walking area and could be walked in the park itself. Lot spacing was spacious with some shade. Site surface was a concrete pad and grass, featuring a picnic table and patio. - Lovingretirement16

Stayed here in a motorhome, property is a very old and dated park, with little or no improvements., open septic pond in the middle of the park, I don't know how the state health department even allows them to operate , garbage overflowing at the dumpster site ,manager not available most of the time -too busy with her crony friends siting in her home smoking with all her full time camp buddies .., sun goes down , the bugs will eat you alive ... never again will I go back... - Daveharley

Rate reflected is a monthly rate. The park is older has about 150 spaces with 50 saved for travelers. All other sites have full timers in it. The sites are average size and the park is friendly. A few park get together are planned throughout the month. The pool and hot tub are on the small size but never crowded and kept very clean. The park could use some nicer patio chairs around the pool.The entrance is gated and you use a key pad to drive in. The lots are grass and each one has concrete patio. Previous reviews spot on. Not a resort, but a wonderful location right on the water...as in no more than 50 feet away. A lot of good places to eat within easy walking distance. Nice community area, fire pit, chairs on the sand, a hammock. Nice rustic clubhouse with community library. Would certainly stay here again. Was not crowded when we were here, not sure how it would be with all 10 or 11 sites full. Can't remember if there was a discount for AAA etc. - X-OEM

This is a great tiny RV park, with only 9 or 10 total spots. We felt lucky to get in here (2 nights @ $70/night), and it's really worth it. The site is back-in only, shell and quite level. Some had picnic tables but we did not. Otherwise, good full hookups. Free WiFi; we had two large RVs between us and the WiFi router, with no signal for us. But I put our external WiFi antenna up, sticking way above the RVs, and got a great signal... enough to stream movies. The shared community shack was quite nice -- including book and DVD lending library -- and the dock and view of the bridge and river was very nice. Did I mention it's right on the water? Very nice! The grounds are well kept, with lots of landscaping, community fire pit (which we enjoyed one night), places to sit, etc. Free use of washer/dryer, too. Due to our short stay we really didn't have time to explore or enjoy the local area, but when we drove through the town it was quite lively and seemed like it would have a lot of interesting things to do and see. Even though it's a bit pricey, we would love to come back here for a longer stay. - RobtL

This park totally fits the vibe that is Matlacha. Very eclectic. Walk to shops, bars and restaurants. There is a clubhouse with a kitchen, TV, etc. that appears to be in the finish stages. A community fire pit , tiki bar, lounge chairs, boat dock... We met several nice couples and had a great time. The spots are tight but everyone, including some really big rigs fit in. The Yacht Club in Coral Gables, about 20 minutes away provides a beach and a pool. We would return. - SteveandAnn

We stayed here for three nights while on business. The park is very convienent to I-75 but without the noise. You can be in downtown Punta Gorda in 15 minutes. The sites are very spacious with planting between them. This is a new park so the plantings are still small. The sites are all topped with pavers and very level. There are many amenities available including a pool, pickle-ball courts, shuffleboard, horseshoes and bocci courts. We were escorted to our site and were assisted with backing in. Hookups were very well placed. The park is protected by gates requiring a code at night and whenever the office is closed. Trash is picked up at your site each morning at 9:00 am. - Rd yacht

It's really a manufactured home park with a few RV spots and we stayed here eight nights. The homes are well maintained, not the decrepit mildew stained structures you see in some parks. It's a good location, and the price is in accordance with the location. You do here noise from 41, and we would not consider this for an option for an entire winter - especially at this price. Our site was actually just outside the park entrance, one of three sites jammed together next to the maintenance building. We couldn't locate our sewer hookup at first and realized it was about 10 inches from our neighbor's picnic table. That's close! When we pulled our slides out we were less than two feet from his screened awning. Some of the people in the office were friendly, one in particular seems to run the place and snaps at the others who work there. Unfortunate for them. Pool/hot tub/clubhouse are well maintained, along with the rest of the property. - Roaming Together

Called ahead and asked about accommodations for our 40 foot RV. Told we could be accommodated. We drove there and were greeted less than kindly. The woman at the counter looked out the window at our coach maybe not realizing I was already at the desk and said "So this is it huh?!" I waited a while before she came around to ask what I needed. She then proceeded to tell me they couldn't put us on this park. I asked why they didn't tell me this when I called. She didn't have a good answer. There was inadequate space to turn around once we had pulled in. This should NOT be listed as an overnight accommodation in any of the RV listings!! - RNRVtravler

A couple of areas that weren't perfect but the service and helpfulness more than made up for it. Stayed for over 3 months due to medical issues and we were treated very well.
Power wasn't very good. Meter showed a consistent 108 volts so we were careful with what appliances we were running. Needed three 10' lengths of sewer hose, slightly up hill at our site (G28).
Mostly seasonal sites. Expect winter time would be hard to book.

This RV Park was very clean, many amenities (pool, laundry, showers, dog park). The dog park is wonderful. All the dogs played so well together. Near a Walgreens, Dollar General, Publix, Walmart, Shell Factory across the street, which has a flee market 3 times a week. Everyone was very nice and helpful. We stayed here after the storm passed and they were still doing clean up. We called in advance and made reservations with their office and picked up our site assignment and information package when we arrived. Their off is now closed on weekends since it is off season. They provided us with several maps of the area and many discount coupons. We will definitely stay here when we come to the area. They fill up fast in the winter season.
