The office is closed from 10-2, and not operated very well during office hours. We typically travel here after visiting Orlando, so checkout times of 11 in Orlando put us here before one. This has happened more than once, and the last time I called ahead during office hours to find out what site I would be on as not to be stuck waiting for the office to open. No one answered or returned my message. The Park was nice, the sites were mostly gravel. Good power and water. Nice base for the area, just needs better customer service. On both occasions the owners were in their office/house just ignoring us. - Motorhome Madness

Small park slightly off the main road but very close to I-95. Lots of traffic noise all times of day. Ran the AC fan at night and mitigated it. Dirt roads that are in good shape. Very nice and very clean restrooms and showers. It was the Jan 2108 winter chill while we were there and no heat in the bathrooms made them almost impossible to use. Sites are somewhat close. Quite a number of permanent RVs there, but no eyesores. About a 30 minute drive to the beach but mostly convenient to shopping. Sams Club just across the street. If you like pizza, go to Pavarotti's on Cocoa Beach. Will stay here again on our way home from Key West. - NC Bill

This campground, which is under new ownership, is neat and well-maintained. While we found the free Wifi very good, the new owners promise cable TV and industrial-strength WiFi by Christmas 2017. The staff is very friendly and helpful and bathrooms are immaculately maintained. For visitors arriving after hours or during lunch break, the "overflow area" w/electric hookup is a nice amenity. This park is adjacent to I95, so expect some traffic noise. For us it was acceptable with windows closed. We would definitely stay here again. - CO2RV

We stayed, for a week, in the park owned 5th wheel camper as a "test" before purchasing our own camper. We have recently retired and wanted to be sure camping is the route we wanted to go. The managers are great people. Very helpful and friendly. The facilities are very clean and well-kept. Clubhouse, laundry, showers are all exceptional. We wouldn't hesitate to stay here again. - Ginger E

We stayed at J.O.Y. while passing through on our way to Key West, and then again on our return trip. We were lucky to even find a site in the area on the way south due to the Falcon X launch that day, but they were able to get us a site on a last minute notice. The camp hosts were extremely friendly and very helpful. They escorted us to our site and helped guide us into our back-in site. Our sites were level both times. No cable, but over the air channels were fine for us. We didn't use the showers, but as a former RV park owner, I always check out the facilities and these were extremely clean and updated. Rate reflects one month. Very nice park. Managers are very friendly and helpful. Laundry facilities are very clean. $1.50 to wash and $1.00 to dry. Solar heated pool. Wi-Fi strong at my site. No cable TV but for long-term you could get hooked up with Spectrum on a monthly basis. OTA reception not too bad. Close to I-95; could hear the traffic but until unbearable. - RVingMe

Very tight spots. No Verizon signal, no cable, and trees blocking satellite. The dog walking area was postage stamp size, and because of the sites being so tight another camper was parking his car there. Because the sites were so short, we had to park sideways in front of our trailer. Our neighbor decided to put a metal rack our by the road in front of our truck. When we pulled out it was in our blindspot, so the outside dual caught it and flipped it into the fender. To many bad experiences for us here. - Wraber

I stayed here for 3 months over the summer. Although I was not at the park much I enjoyed it. There were some power issues, but the manager was very nice and willing to help. She got everything ironed out for us. When we left (Aug 2017) the park was beginning construction on the power grid which I heard was a known problem. Other than that we were very happy with our stay. The bathrooms and showers were always clean. We bought the WiFi for 3 months which I believe was $105 ($35/month). We never had a problem with connecting to it. The sites are a bit small but for the price we paid (475/month) I enjoyed it. - Justin S

If you are retired military or retired civil service/NASA you can use this park. The location is great as it sits right along the Banana River on the south border of the No Motor Zone. Fishing from the shore of this park is great, there is a very nice boat ramp that can accommodate boats up to 33'. However, some of the maintenance has fallen by the wayside over the years. Sometimes power won't work at a site, or the hose bibs are seized up, or the dump station is backed up. With that being said, anytime there is an issue, the maintenance guys are there to solve the problem immediately. - Clgordon

Rate based on a weekly rate. Park is right on the Banana River. There is a smell, but there's also a smell at Manatee Hammock and Patrick AFB. Must be the area. The park is big. There are fishing piers at the water-side sites, and a large fishing pier for the other campers. They have a nice boat ramp and boat slips, and 2 canoe launches. No sewer or cable. You can see the cruise ships docked at Port Canaveral. Birds, seagulls, pelicans, dolphins, manatees, alligators, turtles, are some of the wildlife we have seen. We will camp here again. There's a lot to do and see in the area including Kennedy Space Center, Port and Cape Canaveral, Cocoa Village and Beach, Titusville all of which are less than a 30 minute drive. - kgkaroonie

This park is now available to retired military, so we decided to try it out for 3 nights. There are sites along the river with a very nice view, but we noticed an odor of stagnant water, so we went a bit farther down the road and parked out in the fields. They do not assign the spots, you drive around and pick your own. There is a large grassy field with hook ups in different areas. We just happened to get one with 50 amps, the ones along the river are 30 amp, and the charge is $20 for the view. We had a nice view from our site and no odor, for $15. There were only about 40 campers here all spread out in a very large area. It was very quiet and we saw 30 manatees around the boat docks. We will definitely stay here again. - Mistymay

First the pros: very nice dock on the Banana River for fishing or sitting; location is convenient to restaurants, Cocoa Beach, Cape Canaveral; friendly and accommodating hosts; nice laundry at $1.75 each for use. Cons: most of the sites are occupied by long-term/permanent rv's; dirt road that is occasionally grated but has a lot of pot holes; park is older, not really kept up well and looks old. In our opinion, very over-priced and you are paying for the location. Would not stay here again. - Golfgirl

Very peaceful, small campground but each campsite was a good size. Beautiful sunsets from the camp's pier. Hosts were very helpful and attentive. Lots to do in the area so did not miss other amenities like swimming pool, gym or games areas. Will stay again when we are next in the area. - Louise King

FHU 50 amp back-in site. No shade on this one, RV behind us did not allow us to fully utilize our pad due to his overhang but managed to level the coach anyway. Approx. 55 OTA TV channels mainly from Orlando. WIFI worked fine this time around. Plenty of activity this year, 2 launches off the Cape (one 1st rocket returned for landing), submarine in/out of the channel directly across from campground and of course, the many cruise ships and cargo vessels who use the port daily. - Bob & Stephanie

First time here. We had to pay the higher price since we were out of Brevard County--high price $40 a night. Found our campsite unsatisfactory - no pad, out of level, water a considerable distance from the other hook-ups. Very much disappointed the campsites are not good, nor is the campground a "nice" place. We did, however, love the channel entertainment of ships, the pier is pretty good for fishing but the jetty is not due to rocks. The beach is ok but is very shallow and you are not allowed to fish from it. - Phillips2

A very nice county park located right on the water across from the space center launching pads. Long fishing pier. Fenced in dog walk. Paved interior roads. Forested with tall trees. The sites are very close together but there are bushes between most sites that give a sense of privacy. The campground is quiet but there is road noise. The road noise is less at night. There were no puddles after a night of heavy rain. Good Verizon cell and internet connection. Small pool but it was crystal clear. Clean laundry room open 24/7. $2 wash and $2 dry. This is a county run park and had major hurricane damage. It is mostly fine now although some sites may never be restored. No rec hall at this time as it is used for an office with plans to rebuild the rec hall. They arranged for another hall close to Manatee Hammock to be used for quilting two days a week at no cost to the campers. There is FHU and PT sites. We have stayed her often and will return if we go back to Florida. Rate is by the month and is more if you are there a shorter time. - rolling homeless

You can see the vehicle assembly building from your campsite if you are down by the water. There is a Walmart a few miles away if you forgot any items. They have a great pier for fishing and we were able to catch a lot of fish but they were all small. They have a dog park but it looks like people don't pick up after their dogs. It rained VERY hard one night while we were there but there wasn't any standing water the next morning. I thought that we were going to have to leave early but I was pleasantly surprised the next morning. My only criticisms of this park was the check in process - make sure to bring the tag numbers for your trailer and your tow vehicle or you will be running back out there like I did. Also, there were people across from us with a dog that would not stop barking any time it saw another dog. That meant that my dogs were stuck in the camper the entire time because they weren't considerate enough to silence their dog. That was a bummer because we like to have our dogs out with us but I wasn't willing to disturb the entire campground. - KimPossible

We stayed at this park for 35 days in Dec 2013. The site itself wasn't level so that was the only part that wasn't good. People were friendly, helpful, quiet. Close to shopping and beaches. The only negative was its right by a railroad track that runs about 6 times a day. We got used to it after a while, so didn't bother us too much; no whistles, so that was even nicer. Restrooms were very clean. Huge clubhouse that we used to do our internet; couldn't get it from our site. Our Direct TV satellite worked great. All-in-all we liked it here and you can't beat the price (monthly). We have a 36' RV class A. - kemosabe

This is a combination 55+ Mobile Home Community and RV Park. I stayed here for 9 months at $416 per month signing a 6 mo lease. This is a nice and economical place to "winter over" in Melbourne, FL and close to most everything including some nice parks along the Indian River, shopping, restaurants, etc. The management is great, and the permanent mobile home residents/owners are very friendly and hospitable to the campers. Electricity and Cable are extra, but water and sewer is furnished. Nice club house with regular activities. I would definitely stay here again long term in Brevard County, FL - Colorado Vagabond
