Like most Encore parks, this is an RV resort, NOT a campground. Many parks in Florida are designed for the multitude of snowbirds that come down from the cold, frigid north. They don't have very many spaces for transient customers, but that's really to be expected in this part of the country in the winter! We needed a night to fill in our stay at a nearby state park because we couldn't plan far enough in advance. This worked, but just barely. Because of our size, it was a challenge to get into our space. Fortunately for us the site was wide, because the roads in the park are narrow. Not much room to back up a 45' fifth wheel, but we managed. Restrooms were clean, and the park was very tidy. We wouldn't choose to come here again, but because we had an activity planned and needed to stay in the area we were glad it was available for the one day we needed it. - Denise and Glenn

I made reservations for this campground through my Thousand Trails membership, which I shall not renew because this is the kind of campground they feature: closely packed spaces, difficult to navigate, poor site maintenance, but lots of "resort" activities. Nonetheless, snow-birds and retirees seem to love it. They flock down by the thousands to nest in such places for the month or the season or the year. Not me! Ain't my type of place! If you're looking for a campground, you'll be disappointed. If you're looking for a convenient location to see the Tampa sites, it's great. The park is clean, restrooms older but well kept. Sites are small and interior roads are very narrow. The employees are very nice and there's usually an activity almost every day. About 75% of the sites are annuals, but they're generally show models and the majority are well kept. - dseipel2

Rented a space for Winter 2017/18. Pros: Emerald Pointe Rv Park is a gated, extremely, well maintained park. Owners of deeded parcels comprise an association that runs the park. The streets are immaculate and compliance to rules is striking. Cons: The park sits on a busy highway. It sits between a quarry (2,000 ft) and concrete block plant (1,000 ft) and a mile from the Municipal Airport and train track (1,000 ft). The concrete block plant is the worst. When atmospheric conditions are right there will be a constant, maddening slamming and drilling sound that often goes for days and nights at a time. We ran our hvac fan and used ear plugs to sleep. The rock trucks during the days made the ground shake. The loud sounds and rumble of tractor trailers and cars filled the days and nights. Sometimes the passing train (2 or 3 times per 24 hr period) sounded as if it was coming into the park. Flight training and sky divers contributed occasional droning sounds for hours. Contrary to being a retirement community, many owners start their days running loud tools such as leaf blowers, pneumatic tools, powerwashers, hammering, slamming etc.. There is a constant state of property improvement either erecting small buildings, lanai, ports and adding structure to park model homes and replacing driveways. To top it off, the average person here talks twice as loud as needed. As I said, this is not a quiet place to relax. - Wagonwheel

Emerald Pointe is an IMMACULATE park that caters to snow birds and full timers. You won't find a neater, cleaner, more well run park. All lots have large concrete pads for both RV and patio. Most include a shed, Lanai or port. Lots of activities and amenities available. Privately owned RV lots and park models are available to rent (by the month) or purchase. Nightly rate was quoted, based on approximate monthly rate. Excellent park to spend the winter! Free WiFi is provided only at the clubhouse but unlimited high speed is available from two local providers. - jpainter01

The entrance is directly across from Majestic Oaks. Emerald Pointe is 100% site owner owned. To rent a site you deal directly with the lot (site) owner. The office has a listing of available sites or you can do so with the web site. Park is very clean, people friendly, and more than enough activities. We stayed for 1 month for $675 which included water, septic, electric, cable, and garbage. This is 55+ community with a mixture of park models and RV's. The lots for RV's are VERY spacious and wide open with sun, and have a large concrete pad ( @50' long) at all sites. The roads within the park are paved, and are greatly used to walk or bicycle within the park. VERY clean and maintained.
Unlimited activities with tennis courts, horseshoes, pickle ball, shuffle board, community building and game room. On site laundry. Numerous daily activities with cards, poker, bingo, etc. and game nights. Swimming pool was clean. Residents and others were super friendly, and I would definitely recommend this park for long or short term stay.
Park is big rig friendly. Roads are well marked and easily manuverable.
Only negative is there is a cement plant that is at the one end of the park. VERY NOISY during the day and into evening. (They must have a 2nd shift working there.) LOTS of dust/sand from it: but it was tolerable and still could enjoy being outside.

Stayed here while visiting my snow-bird brother & sister-in-law who are residents. Made reservations well in advance as there were very few sites available for short-term visitors. This campground is a snow-bird destination. Nice friendly office staff. We were parked way in the back of the property, but a nice back-in site with good 50-amp (only) power. If you are 30-amp, you'll need a dog-bone 50 to 30 amp reducer. Good over the air TV reception. Park your RV on the grass and not on the concrete patio! Your tow / Toad parks on the concrete. Plenty of activities at the campground clubhouse. - thetravelkids

We stayed here three weeks at the weekly rate of $200 including full hookups. Wi-Fi available for a fee. We were placed on an interior site so highway noise was minimal. Office staff was pleasant and park offered lots of activities to chose from. Monthly rate posted about $565 plus electric. We stayed here several days checking out the area as a potential snowbird destination. This is an Active 55+ park/ resort. Campsite was not ideal. The hookups were at the very rear of the park model behind the site. The site was not very level and tree made it a little tight. Water, power, and sewer were all fine. Having said all that, this park was AWESOME. There are some sites, but mostly all park models.The snowbirds here are very friendly and this park has a ton of stuff planned to keep you as busy as you want to be.They have an exercise room and Hot Tub as well as a heated pool. The park is also very flat and great for walking or biking. Roads were marked well but some were quite narrow. We will definitely return to this park. - jeffs

We have been full-timing for almost ten years now and the people (both the residents and the staff) are among the friendliest we have met anywhere. They have a great activity staff and frequent live entertainment. The location is local to mostly small businesses in Zephyrhills, and a half hour from Tampa. We've been there four times now, over two seasons. All that said, it's pretty tight with a big rig. If you have a big rig and don't mind the road noise, ask for a spot in the front (along Chancey). - melissabrvs

Park is lovely. Winter residents are very nice and friendly - made us feel very welcome. New pool - great! Will not return, however, because of the current management team. they are two very nasty people. He will yell and scream even while he is parking you in your site. This park is owned by a corporation and we couldn't understand why they keep this management team here. Talk to the winter residents and none likes them. Careful if you reserve here. This is a Carefree park with mixed units about two thirds permanent and the rest RV sites. The management is responsive, the park is older but well maintained and clean. The sites are about 25X60 and quite close together. Everyone seemed friendly and they have a lot of activities. The pool is covered, there is a decent on-site laundry. The rate shown is the monthly rate. While the park is "pet friendly" you are presented with a page and a half of single spaced rules for pets. I would rate it more pet tolerant. Cable and WiFi are available from a contractor and aren't cheap. - shenandoahvalley2
