We really enjoyed this campground. The setting was along the inlet with beautiful moss hanging from the trees. The campground is very convenient to drive to the beaches at Grayton State Park or Destin or shopping at the Outlet Mall. Campground is out of the way and very quiet. All campsites were clean with nice units. The showerhouse was exceptionally clean with washers and dryers on the outside patio. We did not use screened pool. Very Katy dog run area. We marked this campground for return visits for a longer stay. Note--very difficult to get reservations by phone and online did not work for me. Keep calling, worth the trouble. We camped at Live Oak Landing in a Motorhome.

We drove 30 minutes out to Sandestin to eat but parking was difficult so we ate closer to the campground. We felt we wasted our day searching for a parking place in the congestion and wouldn't do that again.

Didn't rally get a chance to use the amenities or explore the park much. Severe T-storms in the area kept use inside for our 2-night 1-day stay. However, staff was very accommodating when we asked to stay past to 11am check out so we could wait for some of the storms to pass. The park looks great, we had a very nice site. Easy drive in, easy level & easy hook-up. Wi-fi was one of the best we've had. Would definitely stay again if in the area. Will check out the other RVC Outdoor locations. We camped at Live Oak Landing in a Motorhome.

This is our second visit to Live Oak Landing. Very nice, clean park off the panhandle beaten path. Level and long concrete pads, with patio. Since our first visit a year ago, the park has expanded and increased their number of RV sites - mostly back-ins. New interior roads are tight. If you have a long rig, be careful when maneuvering and turning. Park management should have the garbage disposal company change it's pick-up time. We camped at Live Oak Landing in a Fifth Wheel.

The Live Oak Landing RV Park is located about 5-miles south of Freeport, FL. From US331 turn east on County Road 3280 (some maps show this as CR394 but the signage will show CR3280). About a mile later turn south (right) on McDaniels Fish Camp Road. There will be a gas station on your right at the turn along with a large sign pointing to the park. The Fish Camp Road will dead end at the park entrance. Turn left at the STOP SIGN to enter the park and to be on the right interior road for the office which is located in the middle of the park. This is a beautiful and beautifully maintained park with a mix of Live Oak, Hickory and Pine trees. Staff is very friendly and helpful. There are 101 full hook up, 50/30/20-amp/WifI/Cable TV level concrete pads with gravel approaches each with a picnic table, grill and fire ring. The sites are a mix of back-in, pull-thrus and park models. Spacing is very good. Pets are permitted and one of the largest dog parks I've ever seen at an RV park...roughly 35' x 300'. There is a boat launch and boat rental. Good, paved interior roads easy to navigate for even the largest rigs. Virtually all sites have at least some shade during part of the day. Most sites are satellite friendly although it will be easier for those with portable dishes. We were able to lock onto the DISH network satellites with our rooftop antenna with no trouble. The cable system is OK and we did not try OTA reception. The park wifi is adequate for light surfing and e-mail and we were averaging 2-bars out of 5 on our Verizon devices. Road noise is non-existent. There is a nice "rec hall" with a TV, chairs, tables and a few take one/leave one books and a large communal kitchen. There is a nice covered but unheated pool. If I HAVE to find something wrong it would be the laundry facilities. Just two front loading washers ($1.50) and driers ($1.50, 45-mins) and frankly the washers don't do a very good job. We will definitely be back again. We camped at Live Oak Landing in a Motorhome.

I moved to this park getting away from a Tropical Storm and this is a super park. Clean, excellent staff, and the best WiFi I have ever experienced in ANY rv park. It was rock solid and plenty fast enough. I was on site 95 which is one of their brand new ones. They said I was the first to use this new site. We camped at Live Oak Landing in a Fifth Wheel.

We stayed a week at Live Oak Landing and would definitely stay again. Level concrete RV sites with patio & picnic table. Sites weren't too close together. Daily trash pick-up. Pool was screened so it was clean, shady and almost bug-free. Only two washers & dryers for laundry. They have very nice cottages for rent or purchase (to put in rental pool at least 90 days/yr). We camped at Live Oak Landing in a Fifth Wheel.

New Publix grocery store in town. For Italian food, go to Christiano's in Santa Rosa. Grayson Beach State Park is short distance and very nice, but no indoor showers. Stay away from beach if dog flies are there.

1st impression this used to be a fishing camp. Located on a canal with boat launch that opens to the Bay. A screened pool is the only on-site family activity, although there is a Community Room. RV sites are mixed with "tiny homes" that are privately owned and rented out. As the park expands more tiny homes are being built, sold, rented. This means there was construction noise from heavy equipment during our stay. Our site was concrete, level, in good repair, long enough for 35'MH plus toad. Had picnic table, BBQ grill. Good water pressure, 50amp elect, sewer hook up, trash pick-up at your site. If you have a vehicle other than your RV, this park is well located with access to Sandestin and shops/restaurants. Without a vehicle, plan on eating in your RV and playing board games if you don't have a boat and a pool doesn't interest you. We'd go back for short stay under a week. We camped at Live Oak Landing in a Motorhome.

Rate based on month stay. Wonderful park - live oaks and Spanish moss.

Best Wi-Fi we have ever found in 11 years of rving .

Very friendly staff who are always busy cleaning, picking up trash or doing something. They never seem to stop.

Nice sized sites - plenty of room for our slides on both sides.

Planning on coming back next year for another month. We camped at Live Oak Landing in a Fifth Wheel.

72 sites, 18 of those are cottages, the rest are RV sites. The RV sites are around $43/night. The cottages range from $100-160/night. There are pull-through sites, as well as back-in sites. The website says they have waterfront sites, however I should warn that there is a road between you and the water. Not truly waterfront in my personal opinion. I suggest the back-in sites along the dog park area. There's lot of space for hanging out behind the trailers, which is awesome, especially for those that have kids or pets! There's some good trees which provide great shade in the hot Florida sun. The cottages were adorable and had enough space for a family of 4. They have a great little playground across from the pool and next to the clubhouse. The pool is screened in and is a nice size with a pool deck overlooking the water. They have some nice walking trails around the park, as well as a gazebo off the water. They rent canoes, kayaks, and fishing boats. This is probably one of my only critiques for this campground: The rentals are pretty pricey compared to other campgrounds we've stayed in. It's about $15-$20/hour to rent one of these boats. That's about double what we paid for our last canoeing adventure. Needless to say, we didn't rent one this time around. The campground is on the water, so you can bring a boat (which a lot of people did) or just a fishing pole! There are alligators in the water, so swimming only happens in the pool here. The kids had plenty to do between the playground, pool, and just exploring around. Kids and pets were everywhere, it was awesome! The dog park is a nice size, well maintained, and fenced in. I would highly recommend this campground! We camped at Live Oak Landing in a Travel Trailer.

We headed into Watercolor to explore and especially enjoyed Eden Gardens State Park just across the bridge. We could've spent all day exploring even in the summer sun! There's plenty to do over in Santa Rosa, I doubt you'd ever run out of things to see, eat, shop, or visit!

Part of the RVC Outdoor group. Very quiet, neat and tidy park with tarmac roads and concrete pads with patio and picnic table. Large pavilion, outdoor pool with insect netting, boats ramp and docks. Large restrooms and showers but only 2 of each for whole site. Friendly staff. Trash collected from site which is becoming increasing rare. 20 minutes from the beaches on The Emerald Coast. Cable tv good. We would have given the park a higher mark but the down point was the wifi. It was intermittent on first day but then failed completely for the rest of our stay meaning we had to go to the other end of the park to the office area to connect. Apart from this we recommend this park. We camped at Live Oak Landing in a Fifth Wheel.

Well located, very quiet, nicely kept up park. 15-20 minutes to beach. 30-45 minutes to Destin. We enjoyed canoeing on channel / river alongside park using their rental canoe. Many easy pull through large concrete pad sites. Each site seemed to have either fire ring or charcoal grill. We would definitely stay here again. We camped at Live Oak Landing in a Fifth Wheel.

We stayed a week, this time, so the rate is for a week stay. We have stayed here several times, this time was for just a week. This is an excellent resort. Very clean and the staff are all very nice. The pads are concrete and large. It is a quiet and restful place to relax and unwind. I can't say enough about this resort, wonderful. We camped at Live Oak Landing in a Travel Trailer.

What a beautifully maintained RV Park! Extremely quiet. My #8 rating is for the $51.00. A large share of the park is Park Homes, but don't let this scare you off as they are lovely. Concrete pads, fire rings, large picnic tables, and. We camped at Live Oak Landing in a Fifth Wheel.
