We stayed here for 2 nights so that we could ride the bike trails along the Gulf (Santa Rosa Beach to Miramar Beach), so we did not really need all of the amenities offered here (did not use the pool, fishing or boating, etc.) The sites are roomy, but not spacious. Easy to get in and out. Nice paved roads, interesting things to see while taking walks - it is on a river - nice views. A lot of vacation cottages. Our spot had a slab for RV, patio and picnic table and shade pine trees. We would look for something more reasonably priced next time, if no luck, we would definitely stay here again. We camped at Live Oak Landing in a Motorhome.

Only here one night on our way across country from Orlando to LA, but would love to come back and do some fishing. A bit of a drive off of I-10 for a one night stay. Other parks are closer, but not rated as high. We reserved an "RV Waterside Site - pull through". We were steps from the bank of Black Creek. We camped at Live Oak Landing in a Travel Trailer.

Great place to spend some time. It was "spotless", sites were clean, fire pits shoveled clean, great water pressure. Place you trash in a bag in front of your RV daily, around 8-12 am, and it's picked up there. Easy in and out, mostly pull through sites. Wi-Fi was great. The road into/out of the park ends at the entrance to the park. If you could travel 10 feet further on the road, you would be in the river---- Super clean Dog run area We loved it there-- Max H. We camped at Live Oak Landing in a Motorhome.

A brand new "Publix Grocery Store" is located 4 miles north on Hwy 331. The road into the town of Freeport is on the side road of the Publix complex.

This is a beautiful RV park located at the end of a road so it is very quiet. Unfortunately we arrived after sunset and there are not many lights in the park making it difficult to find our spot and get into it. While that was not a good thing on our arrival, every other night it led to the ambiance of being away from town. Most of the sites seem to be fairly level. Streets and sites are all paved. Some have grassy areas, other have more sand. The wifi was fairly good, although it did slow down on weekends when there were more people in the park. Satellite tv was disappointing because it is low quality standard definition. The restrooms were always clean. This is a decent size park with over 100 sites, about 3/4 were RV sites, the others were rental cabins. Our biggest complaints concern the size of the bathhouses and laundry. With over 70 RV sites, the park only had two washers and two dryers. It was not unusual to have people waiting to use them. The men's room had one private toilet and one urinal. Again, quite a few times during the month there was a waiting line to use the men's toilet facilities. Women's was a larger with two private toilet stalls. Both men's and women's had two private showers. There is definitely room on the grounds to provide more of these amenities to the guests. While we enjoyed our stay at this park, we will not return for these reasons. We camped at Live Oak Landing in a Motorhome.

We really enjoyed this campground. The setting was along the inlet with beautiful moss hanging from the trees. The campground is very convenient to drive to the beaches at Grayton State Park or Destin or shopping at the Outlet Mall. Campground is out of the way and very quiet. All campsites were clean with nice units. The showerhouse was exceptionally clean with washers and dryers on the outside patio. We did not use screened pool. Very Katy dog run area. We marked this campground for return visits for a longer stay. Note--very difficult to get reservations by phone and online did not work for me. Keep calling, worth the trouble. We camped at Live Oak Landing in a Motorhome.

We drove 30 minutes out to Sandestin to eat but parking was difficult so we ate closer to the campground. We felt we wasted our day searching for a parking place in the congestion and wouldn't do that again.

Quiet campground just off of Choctawhatchee Bay and near the emerald coast beaches. My site was in the newer section of the CG. I needed to level the trailer which I found strange on a very new pad. They have done no landscaping in the section so you have construction trash, roots and tree branches surrounding you. Laundry is outside with only 2 washer and dryers. Rule enforcement is non-existent. Cable worked but was fuzzy. Utilities worked fine. Typical CG Wi-fi. We camped at Live Oak Landing in a Travel Trailer.

Didn't rally get a chance to use the amenities or explore the park much. Severe T-storms in the area kept use inside for our 2-night 1-day stay. However, staff was very accommodating when we asked to stay past to 11am check out so we could wait for some of the storms to pass. The park looks great, we had a very nice site. Easy drive in, easy level & easy hook-up. Wi-fi was one of the best we've had. Would definitely stay again if in the area. Will check out the other RVC Outdoor locations. We camped at Live Oak Landing in a Motorhome.

We stayed for 2 months. Rate reflects monthly discount. Great Wifi and good cable. Park has 2 washers and 2 dryers for $1.50 each. Lovely community building for gatherings. Too cold to use the pool. Felt safe, no issues with leaving our kayaks, chairs, table out day and night. We launched our kayaks at the boat launch. Plenty of places to paddle to right from the park. Many full timers and residents in 'tiny homes' stay here all winter. This park did not have any scheduled activities/activity calendar. We camped at Live Oak Landing in a Motorhome.

Went to the $5 Tuesday movies at the Carmike Theatre in Miramar Beach. Had our tow vehicle tires rotated and an oil change at B&M Tire in Freeport. Great services and very reasonable prices. If you like Jets pizza, there is one in Destin! Good mountain biking in the Point Washington State Forest and on 30a. Blue Mountain Beach has beautiful sunsets!

Nice enough facility but we were instructed to park in an area that they knew had a bad wifi antenna and therefore no internet access. We asked for the password when arriving and was provided one but never told there was a problem. There were many open spots they could have put us in that would have had internet access but they choose not to do so. RV parks need to understand that internet access is VERY important to many campers. We had similar problems at this campground last fall also. I will return to the area but not to this campground. We camped at Live Oak Landing in a Motorhome.

This is our second visit to Live Oak Landing. Very nice, clean park off the panhandle beaten path. Level and long concrete pads, with patio. Since our first visit a year ago, the park has expanded and increased their number of RV sites - mostly back-ins. New interior roads are tight. If you have a long rig, be careful when maneuvering and turning. Park management should have the garbage disposal company change it's pick-up time. We camped at Live Oak Landing in a Fifth Wheel.

The Live Oak Landing RV Park is located about 5-miles south of Freeport, FL. From US331 turn east on County Road 3280 (some maps show this as CR394 but the signage will show CR3280). About a mile later turn south (right) on McDaniels Fish Camp Road. There will be a gas station on your right at the turn along with a large sign pointing to the park. The Fish Camp Road will dead end at the park entrance. Turn left at the STOP SIGN to enter the park and to be on the right interior road for the office which is located in the middle of the park. This is a beautiful and beautifully maintained park with a mix of Live Oak, Hickory and Pine trees. Staff is very friendly and helpful. There are 101 full hook up, 50/30/20-amp/WifI/Cable TV level concrete pads with gravel approaches each with a picnic table, grill and fire ring. The sites are a mix of back-in, pull-thrus and park models. Spacing is very good. Pets are permitted and one of the largest dog parks I've ever seen at an RV park...roughly 35' x 300'. There is a boat launch and boat rental. Good, paved interior roads easy to navigate for even the largest rigs. Virtually all sites have at least some shade during part of the day. Most sites are satellite friendly although it will be easier for those with portable dishes. We were able to lock onto the DISH network satellites with our rooftop antenna with no trouble. The cable system is OK and we did not try OTA reception. The park wifi is adequate for light surfing and e-mail and we were averaging 2-bars out of 5 on our Verizon devices. Road noise is non-existent. There is a nice "rec hall" with a TV, chairs, tables and a few take one/leave one books and a large communal kitchen. There is a nice covered but unheated pool. If I HAVE to find something wrong it would be the laundry facilities. Just two front loading washers ($1.50) and driers ($1.50, 45-mins) and frankly the washers don't do a very good job. We will definitely be back again. We camped at Live Oak Landing in a Motorhome.

I moved to this park getting away from a Tropical Storm and this is a super park. Clean, excellent staff, and the best WiFi I have ever experienced in ANY rv park. It was rock solid and plenty fast enough. I was on site 95 which is one of their brand new ones. They said I was the first to use this new site. We camped at Live Oak Landing in a Fifth Wheel.

We stayed a week at Live Oak Landing and would definitely stay again. Level concrete RV sites with patio & picnic table. Sites weren't too close together. Daily trash pick-up. Pool was screened so it was clean, shady and almost bug-free. Only two washers & dryers for laundry. They have very nice cottages for rent or purchase (to put in rental pool at least 90 days/yr). We camped at Live Oak Landing in a Fifth Wheel.

New Publix grocery store in town. For Italian food, go to Christiano's in Santa Rosa. Grayson Beach State Park is short distance and very nice, but no indoor showers. Stay away from beach if dog flies are there.

1st impression this used to be a fishing camp. Located on a canal with boat launch that opens to the Bay. A screened pool is the only on-site family activity, although there is a Community Room. RV sites are mixed with "tiny homes" that are privately owned and rented out. As the park expands more tiny homes are being built, sold, rented. This means there was construction noise from heavy equipment during our stay. Our site was concrete, level, in good repair, long enough for 35'MH plus toad. Had picnic table, BBQ grill. Good water pressure, 50amp elect, sewer hook up, trash pick-up at your site. If you have a vehicle other than your RV, this park is well located with access to Sandestin and shops/restaurants. Without a vehicle, plan on eating in your RV and playing board games if you don't have a boat and a pool doesn't interest you. We'd go back for short stay under a week. We camped at Live Oak Landing in a Motorhome.
