Nice place. They decided to clean the beach the day before we left. Blown sand and dust all over everyone's camper and trucks. Made a mess. We paid for a premium site right on the sound. People would hang out right at the rear of our camper because they didn't want to pay for a premium site. One person even took one of our chairs and used it like it was his own. The camper beside us hand kids that started running back and forth in their camper. Started about 7:00 am and lasted till about 10:00 pm everyday. Not a good value for the money. We camped at Pensacola Beach RV Resort in a Fifth Wheel.

Wonderful RV park for a trip to the beach. This place is a 3 min walk across the street to some of the most beautiful white beaches in America. The sites are level concrete pads with great hookups. Some nice palm trees throughout. Most of the sites are filled by nice motor coaches. Minutes away from plenty of great restaurants. One of the best Florida beach parks you'll find. Overall Rating:

Location is the key to this park and that is what you are paying for. The small park is located between Santa Rosa Sound and the Gulf of Mexico. The roads are narrow and the sites are tight. You park on a concrete pad, however, our coach took up the entire pad. The rest of the site is grass with a small concrete pad only large enough for a picnic table. The table is located right next to sewer connections of your neighbor. No rugs are allowed on the grass. In order to fit the car on our site, you had to pull in at an angle. The park has a small beach on Santa Rosa Sound with wooden chaise lounges, however, the chairs are in terrible condition and there were no cushions so they were unusable. There is a small heated pool, but the lounge chairs around the pool are also in need of repair. It is a great location for exploring Pensacola and the surrounding area and lots of shops and restaurants within walking or biking distance. The WiFi was strong and reliable and the laundry room was clean and priced reasonably. We camped at Pensacola Beach RV Resort in a Motorhome.

We stayed over Christmas and the place was very nice. It had a dog run with sand in it. The private beach was great, too bad we couldn't take the dogs. It was in the center of town within walking distance of shopping, and food. It was full but very quiet. The staff were very helpful. We camped at Pensacola Beach RV Resort in a Motorhome.

Overall Rating:

This is our first time here, and we love it! It is in a great location, and beautiful. You are steps from their little beach on the sound, or a few minutes walk across the street to the public beach. You can also walk to two great restaurants/bars as well as other ones that aren't as great, but okay. You can also walk to a number of little markets, shops and liquor stores ... so you don't even need a vehicle. The spaces are a good amount of space apart, especially for being on the water! They have hookups on both sides, so you can back in or pull in and be facing the water! The premium spots face the sound, so you have that beautiful view right out the front windshield if you're in a class A or C. There is a pad and a picnic table at each spot, and there's is a hole in each picnic table if you want to bring a large umbrella for extra shade. Regarding their little beach on the sound, you can walk the dogs there (with poop bags provided), but you do have to watch for sand burrs. Just make sure to check the dogs paw pads after each potty break. There are chaise lounges and umbrellas provided, and there are two spots where you can walk out and access the water. The pool is perfect unless there are more than a dozen or so people. They just don't have enough chairs, so be prepared to bring your own. They have four chaise lounges, and two of those are sort of broken. They have four wood tables with umbrellas, and four separate chairs, so needless to say, not a lot of places to lay out and get your tan (or nap) on. My only suggestions aside from adding chaise lounges, would be I kind of wish they had more tropical plants like hibiscus, etc. They have palm trees, which are perfect, but us northerners would love to see flowers we only get to see when we come south! We camped at Pensacola Beach RV Resort in a Motorhome.

You can find my reviews on Yelp for the Shrimp Basket, Red Fish Blue Fish, Flounders Chowder House and Casino Beach. Red Fish Blue Fish brings in their shrimp and fish fresh daily. Can't say the same for the other places, but Flounders has good chowder, food and a nice vibe too. For the cigar smokers, there is a nice liquor store across the street that has an okay selection. There is a big beach store next door that sells floats, clothes, sunscreen, etc.

This is our second stay at this park. We stayed for the month of August, which they consider a "shoulder" month and paid $1300.00 plus tax for one month. This price includes electricity. Our site is nice, roomy and level on concrete pads. One Saturday during our stay, the park held a Block Party for all of the guests. They had bouncing house for the kids, vendors set up selling food, drinks and items such as prints. The staff is friendly and accommodating and the park is very well maintained. Tips for other Campers:

Since we were here last winter there are people driving golf carts available to take you to area Restuarants or other activities on the beach for tips only. They also have trolley stop on the street in front of the park. Both of these and the Restuarants and Island Market within walking distance provide access if you don't want to get into traffic.

A plus plus plus! Loved this place. Such a nice staff. Perfect little dog friendly beach with umbrellas and lounge chairs. Sites weren't huge, but they fit my big rig and towed vehicle. Gulf Breeze island has a fun Key West feel, and this place fits right in. Oh, did I mention the Blue Angels doing practice maneuvers off to the west? We will be back. Tips for other Campers:

If staying on the bay front sites, they are set up for motorhomes so the picnic table is on the wrong side of the camper. I do believe they had to separate poles for each site for the utilities that could handle either campers or motorhomes. The picnic table was the onlly problem.

We're here for the winter, so we didn't actually pay the nightly rate, for a 'deluxe' spot, we're paying $845.85 ($750 plus tax) monthly. This is the first long term spot we've stayed in that didn't have metered electric, so that's a definite plus since one day we have two a/c on, and the heat on the next day. We haven't used the pool, but they have a pool service now that maintains chemical levels and cleans, so that's an improvement from what others had reviewed. Wifi is really non-existent, but we've never found a park with great service yet. The laundry facilities are not my favorite ($1.50 each machine) because their water is smelly, and one of the dryers doesn't have a good seal, but the nearest offsite laundry is $3.00 each machine, so that gets pricey. The other things that folks have mentioned are all true, decent beach, but not barefoot friendly; two dog walk areas, but weeds overgrown in one and the other is full of sand burrs. Staff is super nice, and they address all concerns pretty quickly. We've had mail issues since being here, UPS says the office refused a package, the office never got package; similar situation with a fed ex package. My complaint is the sprinkler situation - surrounds the concrete pad, and sprays up under our rig and right at our front door. We wake up with soaked bikes and chairs every morning. It's a pretty decent place, love the area, and everything is very convenient.

side note: they have been doing construction on Via De Luna since we arrived which makes it a bear to get in and out with our truck, so I hope it's completed before we leave with our rig! We camped at Pensacola Beach RV Resort in a Fifth Wheel.

Tips for other Campers:

Sidelines restaurant has great wings, burgers and the 'blitz' which is yummy! Native café has an amazing seafood omelet! Shrimp Basket is most reasonably priced restaurant we've found. The Island Market has good selection, but they are pricey, so plan your grocery trips before coming across the toll bridge. NAS Pensacola Aviation Museum is very interesting.

Nice location on the barrier island. Trolley stop directly in front of campground. Level, clean sites. Reason for 4 stars: only 3 laundry machines upstairs; 3 working showers/toilets for entire park, also upstairs, for the 3 nights we stayed. Most guests are staying multiple nights and a park this size should have more facilities. Dog run was not used by us or any other campers - needs serious help. Since most sites are pull-in, a place to reattach tow vehicle would be nice. We had to leave the park to attach our tow car since others were also trying to leave. Love, love, love this place. Stayed here before and I've seem some nice improvements. The sites are level, hoo ups on either side, the park is close to any and every thing. They added lounges and umbrellas on the beach at no charge to the guests of the park. There are kayaks for rent for a nominal fee. The beach part does have some shells but the sand is too hot to walk on anyway so it wasn't a problem when wearing flip flops. One small thing we were not happy with was there didn't seem to be a "quiet time" and our neighbor was playing music with a heavy bass until 1 AM. Thankfully our AC muffled much of the sound except for the annoying bass. We stayed in a premium spot and enjoyed seeing dolphins swimming in the bay, an osprey fishing, a heron standing on the rocks doing some fishing too, the para sailors, wave runners and of course the spectacular sunsets. It was much cleaner than the gulf side which had a ton of seaweed and the beach was very lopsided to walk on so we stayed right on our own little beach in front of our motorhome. We even caught sight of a couple of Blue Angels flying way high off to who knows where. Very cool. Still didn't like the front dog run area. It's just too close to the road. The other one is sand which wouldn't be too bad but the sandspurs need to be kept down. Staff is nice, professional, and helpful. We will return again and again. I wish I could review the park beach area separate from the park. The park is fairly new and it's really wonderful. The sites are all concrete and level. The spots are also very deep. Our 36' with Jeep in tow fit without the Jeep sticking out in the road. They're a little close together but not any different from any other beach park that I've been to. It's on the bay side but there's public beach access to the gulf side that's only a few yards from the park. The choice of restaurants and shopping within walking distance from the park is HUGE. You have no less that 15 places to eat that are less than 1/8 of a mile. The staff was very friendly and helpful and the park was spotless. They have a small pool and the entire area under the club house is for customer use with a large gas BBQ pit and picnic tables. The ONLY negative is the beach for the resort. It's full of shells and rocks. When I mean full you really need shoes or flops to walk in the sand. The water's edge is lined with large limestones with only three small wooden walkways to access the water which also has limestone boulders near the shore. With two small kids this beach area was totally useless. They have businesses a few hundred yards to the west that have nice sandy beaches that you can walk right into the water. It's really a shame because the park has a GREAT view of the bay. If they'd haul in some CLEAN sand, remove the boulders, and make a usable beach this place would be a 10+. But even with the beach in the condition it's in we have stayed here twice and will definitely be back again. Oh also all the palms and landscaping are new so not much shade to speak of. Your rig will be in full sun for the entire day. We camped at Pensacola Beach RV Resort in a Motorhome.

The lots are jammed together and the pool is just a little bigger than a hot tub. They put me on a "waterside" campsite after first trying to put my 42' camper on a 30' site. Thought I was getting taken care of however, all I have a view of is a chain link fence. I made my Rez months ago and 5 minutes before I got here they gave my lot away to a another angry/upset customer.

Friendly staff, very well maintained campground. Sites are a bit close together and pricey, but it's more than reasonable for a beach resort. My pull-in site was level and long. Lots of restaurants nearby and within walking distance. My dogs had fun on the private beach, as they are not allowed on most of the nearby public beaches. It was the first time their paws had touched sand. They also have recycling, which I like using. We camped at Pensacola Beach RV Resort in a Motorhome.
