The park has a lot of full timers and office staff is rarely there for working people's hours.
Manager treats some residents with no respect.
Sites are very unlevel and electricity shuts down due to overload on a very old infrastructure along with only a row or two having 50 amps.
Asphalt is is need of replacement in pad areas and concrete patios are a trip hazard on most sites.
Ants and bugs along with limbs that need to trimmed are an everyday issue.
I have dealt with this park due to job locations for the past 3 years and it needs new management that has respect for park residents that pay the bills.
You have to rake and bag your own site.
If you get put in the field, it's overrun with stickers and ants.

We have stayed here several times, over the years...usually during the off season, so the rates are less, and the park isn't crowded. This rate is the off season, monthly rate. The staff have always been very friendly, and accommodating. The recreation room, pool, laundry facilities, showers and bathrooms have always been clean, well maintained, and in excellent condition. All the sites we have used had picnic tables, concrete patios, and were level. The sites are fairly close together, but not so close as to be a problem. There is a large no smoking section, which is nice. We will be back. - cliffw42

The rate reflects a monthly rate plus electric at a rate of .1188 per kwh for electricity. This is a very nice park. The sites are very tight to get into. It took us several maneuvers back and forth to fit our 36' trailer into the spot. The streets are very narrow. Everyone is very friendly and many are in the park for the winter or live there in park models. There are many activities planned during the month. - krisbw

The park has outstanding laundry facilities, a billiard room with 5 tables, large pool, card room, library, and a huge rec room. There are numerous activities every day and since many of the folks who are there are french Canadian many of the activities are offered on alternating nights in either English or French. The management was terrific, the people living there were incredibly nice, and it was exceptionally clean and well maintained. I would absolutely recommend it for long stays since it is centrally located in the Clearwater/St. Pete area. - Lee and Trace

RV section roads are rough. Low hanging branches. Park is old. Manager is trying to fix it up. There are a lot of working class and old people who live here year round. There wasn't much of an area for a dog walk, and other people didn't pick up after their pets. The sites are tight and close together, making it difficult to get into your site. Restrooms and laundry room could be cleaner! The Front office staff was nice but could be a little more personable and smile more. The lady who cleans, needs to deep clean more often! The pool was not working properly in the 3 months we were here. Long term people had to rake and bag there own leaves to have a nice yard. The trees are over grown, blocks satellite service. This was one of the worst sites we have ever been in. We were here one night and would never return. The road to the site that we were given was so close to the perimeter fence that we had trouble backing in. The staff didn't really care if we were there or not. The neighbor had his extra water hose hooked up to ours and he was no where in sight so we had to disconnect it. The city road that the campground is on is very busy and noisy. Worst camp ground I have stayed at in the last 20 years. Site was so small, I could not fit between sewage hookup and concrete patio. I could not put out any of the slide-outs. Tree branches scratched the sides of the coach. Lots of branches rubbed roof too. No grass at all on the site. Young men on motorcycles driving around park most of the night. Lady in a 40 year old park model next to our site played music ALL NIGHT and load enough to hear it in our coach. we didn't sleep much so we just got up at 7 am and went home. - Mike And Jan

We found this site through Encore. Although we are not members, to call it a "resort" is too big a stretch. The sites are tight, with neighbors very close beside. The place did not have a "resort" look to it at all. After having no luck finding other places to stay in February, we took this one for 5 days. The park is on extremely busy Ulmerton Road in Largo. RVers approaching from the east should not count on being able to make a U-turn to get into the park on the south side of Ulmerton. Just west of the park, Ulmerton Road is under major reconstruction and the daily traffic jams are epic, to say the least. We stayed here to visit friends and see the sights in the area. The Pinellas bike trail from St. Pete all the way to Tarpon Springs (43 miles) was great fun and the Pinellas county parks were very nicely done. If we were to visit this area again, we'd likely look for another place to stay. - Jay Rutherford

This is not really a campground, but an older trailer park with permanent and seasonal residents. They have a few sites available for short term stays. It is a quiet park (sign says for over age 55). Most sites are nicely shaded by the oaks and mature landscaping. The gulf beach is 2.5 miles over the causeway. Manager was very friendly and helpful. There were 2 restrooms with shower (1 men, 1 women) - no paper products supplied; we had to bring our own toilet paper. There is a large laundry area and community room. No picnic tables on RV sites. It was fine for a night, but I wouldn't want to stay much longer. - On the Road again 11

The previous two reviewers pegged this park perfectly. It's small, the sites are tight and it's looking very old. But this friendly, little park is all about location. It's just a few minutes to the beach and, if you have a bike, you can ride a bike trail to the Blue Jays stadium in about 20 minutes. As a bonus it has excellent, free Wi-Fi, an open-air clubhouse and lots of friendly people. We'll be back. - Johnnyonthespot

This urban, over-55 park is primarily for seasonal residents in permanent park model type trailers but they do have some narrow short term sites with neighbors close on both sides. Our price represents a AAA discount, and is very reasonable for the location. There are very few choices in this area, but this park works well for us because it is central for visiting family. Unfortunately there is major construction underway on Ulmerton Road in front of the park, noisy at night. Newly renovated pool area gets a lot of use. There are several bathroom-shower combos, and washer-dryers. Management is well-organized and park is well maintained. Will return. - NC Writer

Very nice RV Park. The few residents that were still here for the summer were very friendly and helpful. The sites were comfortable, but very few. Most are modular homes. The pool was wonderful. They are remodeling it now. The laundry needed air conditioning. The location is close to everything Tampa, Clearwater, St. Petersburg, Orlando and more. The only negative is the TV reception: very bad. You need a dish if you want to watch TV. We would stay here again. - happy retired travelers

Rename park to Canadian Traveler, not very friendly! They have a lovely pool well maintained. Laundry room available small but kept clean also a nice drying area. The park is an older one filled primarily with park model homes and maybe 40-50 spots for RVs. Only a few of the RV sites have 50 amp electric service. We were in a 30 amp site, and the voltage routinely dropped to 110 and occasionally even 105. The laundry has a sufficient number of machines; each at a cost of $1.50. The laundry building, like the office and meeting/events hall are old and could use a lot of updating. The park is managed by a father and son both of whom we felt were not as friendly as any of the hundreds of park owners and managers we have met in over 8 years of full timing. The park is next door to a shopping center with a grocery store and a lot of retail shops including a thrift store. There are a couple of restaurants as well so it is all very handy. We could walk through the back gate of the park and do grocery shopping easily. Before we made our reservation we asked if there was any prohibition against washing our coach and we were told that is not a problem. When we arrived we were given a copy of the park rules and there was indeed such a prohibition. There is a prohibition against using electric heaters of any kind. Do not ask the park to have their propane supplier stop by and fill your tank. We did and were charged $5.50/gal at a time when LP was being sold at Flying J for $3.50/gal. Bottom line is; the park is nice, safe and the people who live here or return every year as snowbirds are the only true asset. Management does nothing of value that we saw and this view was shared by others we talked with. Would we stay here again if ever in the area? No. Customer service and attitude is the worst we have ever experienced in 8 years on the road. - User422

Very nice park. Owners extremely accommodating. We were able to get a spot at the height of their busy season. W/E/S easy to get to and worked beautifully. We were right across from pool and hot tub/spa. Our site was very long, but extremely narrow. Could not open our window awning on our LR slide without hitting neighbor. Could only open full awning if site next to us was empty. Less than 5 feet of walking space between sites. Nice laundry facilities, heated pool, spa, bocce courts, deck shuffleboard and paved roads for bike riding. Very convenient to shopping, attractions, beaches, restaurants. Except for proximity of sites, it's a nice park. Would stay again if just for a few nights. - usamacdonald2

The most friendly park we have been to. No matter where the people are from, they all say: "Hi how is it going?" When we got here on an unusual cold Florida day, the manager parked our travel trailer for us. One we got settled in, we found so many park activities that we didn't even have time to do them all. There are even monthly dances and dinners. There were so many couples who come here year after year I am surprised the place is not fully booked. I am so happy that we chose this place for our winter stay and we plan on being another couple who makes this our yearly winter place. I cannot wait for next winter! - jessesgirl333

This is not a luxury resort. They are a 9 in their class. Grass sites with concrete patio. Patio's need work in some sites. This is our third winter here and they are improving some sites each year. I stayed here, because a resident referred me. The sites are all back-in sites. They are fairly close, but I am more used to State-Park type of room, so may be a little biased. If the neighboring sites are occupied and you aren't used to backing your rig, I'd suggest passing.
Backing in can be a problem, since the roads are not real wide and a lot of times someone owns the area across from where you are trying to get into. This means you can't count on using the extra space across from you to help straighten out. No matter what you are doing, you will likely be driving on the grass either beside or across from your site.
There is a mix of permanent, long-term, and transient campers here.
The staff is nice and the price is great for the area.
Pet campers are segregated from non-pets. I thought it kind of weird, but I saw this in many Florida campgrounds.
The property is fairly well kept, the bath-houses are clean, and the location allows for good access to area attractions, etc.
The sites were getting soggy (more rain than normal), but the management was pouring gravel in the sites, which needed it the most.
Would I stay here again? Maybe. - ben31rv

Gravel is only under the trailer, there's a concrete pad to step on and to set chairs on. The tow vehicle is parked on blacktop. Everyone is friendly, the park is very clean and their working to improve new sites. This is a adult park. It's close to the beaches, lots of restaurants and too many places for my wife to shop. Over priced for it's location. Not in a very appealing neighborhood. Passport America list price was $24, but they charged $30 a night saying their price had gone up. Overall park well maintained and clean.

Rate reflects average for 16 days including weekly/daily. This park was excellent. We are most likely going to stay the winter there. Pet Friendly (even has a dog park), brand new pool about to open, efficient front office and maintenance staff, and welcoming residents.
